The property is spacious and not only can it sleep 7 people but they can comfortably be seated in both the sitting room and at the dining table (which is not always the case at larger properties we have stayed in). The house is perfect for families, there are lots of toys, games and books to keep them entertained and little touches like children’s chairs in the sitting room. The kitchen is really well equipped with everything you would need and probably the best equipped kitchen of any property we have stayed in. There is lots to do in the local area for adults and children and plenty of facilities within walking distance. The bonus is its flat too, ideal for buggies or people who are less mobile. We did have some issues on arrival. The downstairs shower room and some areas of the kitchen were not clean. I can only assume this was an oversight as the rest of the property was spotless. We also had some other issues that we had to flag to the owners. Unfortunately they do not live locally so could not attend to the problems themselves and their cleaner was also unable to attend, but they did give us the information we needed to resolve most of the problems ourselves. Also be aware that although it says you will get your £150 good housekeeping bond back within 48 hours, we had to chase ours up as it had not been returned by then. It turns out the money is not returned until the property has been inspected after you depart. We left on the Friday but the owner told us they weren’t due to visit the property until the following Thursday. In the end it was repaid on the Tuesday but I have suggested to the owner that she makes this clearer when requesting the payment. If we hadn’t encountered these issues then I would have happily given it 5 stars.- Sarah, September 2021
“On arrival there was dog mess left outside - the outside table was filthy - The bin in the kitchen stunk & we had to wash it out - the frying pan was filthy and unusable- We had to clean out tumble drier as fluff had been left in the filter - with all the rules it felt as though we were on trial - you expected us not to let the dogs upstairs, but there was no stair gate - loose cold water tap in kitchen which kept falling off.”
Would definitely not go to a place where they charge £150 up front again as we were frightened to move because of all the rules It was also noticed that the visitors book had a section yorn out, which seemed to suggest that a bad report had been left and the wners chose to remove it- Rick, September 2019
I feel very upset that you did not contact me whilst you were a guest at my holiday home and I could have resolved most of your issues. The beach retreat is very much our holiday home and infact we stay there throughout the year. I have had some excellent reviews particularly about the cleanliness of the house. I will take on board you feedback and address the items that you felt were not clean and agree this is unacceptable. The tap is a maintenance issue and you should have reported the fault so that I could get it fixed. No one has ever suggested the need for a stair gate to prevent their dog going upstairs before. We welcome well trained dogs who do not go upstairs or on the furniture. The rules you complained about are in fact Sykes Holiday Cottage terms and conditions of booking which you tick and agree to when you book. The refundable good-house keeping bond is to encourage people to leave the house how they find it. I have had a guests in the past cause hundreds of pounds worth of damage and since its introduction deposits have always been returned in full. You fail to say that the £150 is a deposit and was returned in full to you. You assumed incorrectly that I have removed an addition in the visitors book, this was a previous guest and for what reason I do not know. The letting is well equipped, decorated and beautifully clean accomodation in a very convenient position for Minnis Bay and the rest of Thanet's coastline. All in all a home from home. We find this home has everything you could possibly need for a family with children & dogs. The location of the home is within 3-4 minutes to the sea front, so no need to take the car- there is a flat walk for those with mobility problems (which I have) great areas for the dogs and children to play. There is also a child’s play area nearby. A few minutes walk will take you to The Minnis Bay Bar, where you can get a lovely meal and it’s dog friendly. Or next door to the Bar is the most Dog Friendly Cafe I have ever been in, in fact when we went, there were more dogs than people! If you are feeling energetic behind the Bar is a Bike Hire - great for all the family to go and explore. For us it is the most perfect Home from Home in a Great Location.- Jennifer, March 2019

For us having such a large family who visit us while we are there from a large kitchen dining table which seats 8 to an endless supply of crockery! The house is, for us, in the perfect place, a few minutes walk to the beach then an endless flat walk along the front / beach absolutely perfect for children & dogs. There are 2 Refreshment places along the front within 5 minutes walk or 2 minutes drive by car with paid parking behind the establishments by the bike hire. The Minnis Bay Bar is a the perfect place for either Lunch / Dinner / drink . Next door is the most dog friendly place I have ever visited- you can get anything from a sandwich to a 3 course meal with wine - we visited 3 times over our 2 week stay and once there were more dogs than people - great for all you Dog lovers out there. Excellent facilities locally including shop, pub etc. House is comfortable and nicely furnished. We had a couple of very minor issues on arrival and Verity, the owner, was extremely helpful. As has been mentioned previously the curtains could do with attention / replacing but a relatively minor issue on the scheme of things. Nice neighbours and a nice feel to the area generally. Some lovely coastal walks and Birchington is a lovely village. Very pleased with our stay overall.- Richard, March 2019

Our house has, in the last 8 months, had a major refurbishment upstairs with new curtains, carpets, bathroom and the house has been painted throughout. “It would have helped if the holding fee was mentioned to me at the time of booking rather than me finding out later from the property owner.”
Making it easier for all people is very important to avoid surprises. A few places to visit near the area could also help especially for those with less IT knowledge. Lovely place otherwise. “We booked The Beach Retreat so we could host a Family & Friends Reunion as we now live on the Isle of Wight.”
We were really pleased at the amount of crockery, cutlery & serving plates (much better than the plastic ones we brought with us) that were there. We hosted a group of 8 and a group of 12 for lunch plus 2 evening get together and there was plenty of room for everyone. Everything has been thought of for a perfect family holiday. The beds were very comfortable and very welcome after our busy days and nights. The area is great for dog walking and the beach is only a few minutes walk from the house. We went to “The Minnis Bay” Bar only 5 mins walk along the beach, quite a few times forlunch and an evening meal - as long as you sit in the Bar area your 4 legged friends can join you ...plus they are treated to dog treats and a bowl of water. The house itself is very well equipped and the bedding is to die for! It has such a feel of home and is a great family house - the kids will love the array of games and the dog will love the garden. It is a stones throw from a glorious beach, which provides wonderful walks in either direction and the dog friendly Minnis Brassiere is a must - very welcoming with great food. A lot of small details had been thought of and the house was perfectly equipped. The house has a great location as the beach is just at the end of the road.
