  • "We enjoyed our stay at Redwood."

Although nestled in residential housing, it offered a sense of privacy through both its position and the fact it is detached. There was plenty of space for seven people, and we never felt like we were getting in each others’ way. Bathrooms and kitchen are definitely a plus - pleasant to use and well-maintained. Only downside was the room with two single beds at the top which seemed to be cooler than other parts of the house, but you can remedy this by boosting the heating as needed. The location in terms of being close to Stone Bay and town is fantastic, and we ventured out a lot, despite the wet February weather. I’m a runner and also enjoyed running out towards Botany Bay and back.

The only complain was about the cold room and she thought me how to boost the heating system whenever required. Thank you.

  • "Excellent property with all equipment provided."

I can't think of anything missing. A small torch would be worth putting in your bag as the driveway is dark. It was a very easy walk to the beach at the end of the road. We drove to the property, parked the car and didn't use it again till it was time to go home, but instead used the excellent bus service. The Loop buses run every 10 minutes and take you to Margate or Ramsgate, or change for Canterbury or Sandwich. Would highly recommend.

  • "Unfortunately, our stay (including an elderly disabled person), was not as it should have been."

It gives me no pleasure leaving poor feedback, but sadly our holiday was marred owing to the issues we experienced. Firstly, upon arrival, we were tired and hungry, and desperately wanted a cup of tea and some dinner. Upon taking the lid off of the kettle, it was clear that this was so badly scaled up, it adversely affected the taste of the beverages, even upon using the filter water tap. From that moment onwards, throughout the holiday, we ensured we only boiled our water in a saucepan for tea and coffee. Secondly, upon trying to set a teen boy (after a long journey) up on the internet with the wi-fi code provided in the emailed letter and instructions the owner had forwarded to me, we found it impossible. No matter how many times we carefully input the code, it simply did not work. It was only upon double checking the hub itself that we realised that a digit was missing from the code of the emailed paperwork. This wasted over an hour of our time upon arrival. Schoolboy error, really, and should have been checked by the owner prior to sending to (we assume) all guests. Thirdly, despite following the instructions to the letter, we simply could not get the oven to operate. We'd put a frozen pizza and chips in, for speed, after our long journey, and there they stayed, defrosting miserably, with no heat coming through. We, of course, telephoned both the owner and the housekeeper, who appeared to suggest that it was something we'd done to the oven, by stating "it's very odd, it wasn't like that when it was left". This both frustrated and infuriated us, and made us feel as though we were being blamed for an error on the oven which was present upon our arrival. We just wanted to eat our dinner after a long journey, but this was sadly ruined, half defrosted and cold, therefore we resorted to eating cereal instead, and threw the dinner remains in the bin. The next thing was an issue with the TV's. There were two TV's in the property, one in the main lounge, and one in the playroom. Firstly, we had problems with the screens on both TV's, as after being left for a few minutes, they kept reducing to a small size at the top right hand corner, preventing proper watching. The other issue was that if you switched one TV on one channel, the TV in the other room would automatically also switch to that same channel! So, effectively, it resulted in us only having one TV to watch for the entire week. With four people in our party, all of different generations, this made for quite a challenge, and put a dampener on our holiday, particularly in the evenings, when we all wanted to watch different programmes. Three of us are of an older generation, whereby TV is still important to us, and we do not watch programmes on our phones or tablets etc. The owner did send the housekeeper round that evening, but did make a point of stating that "it was her Saturday night", to which my husband promptly reminded her it was also OUR Saturday night, too (and moreover, our Saturday night on our holiday)! Unfortunately, the housekeeper was unable to resolve the issues with either the oven or the TV's, despite attempting on numerous occasions. Regarding the playroom TV, the remote control buttons kept sticking, and she could not get the back off the remote to change the batteries either. We communicated with the owner again later that evening, but to be honest, were so fed up and tired of the problems presented at that point, that we just wanted to stretch our legs and get a bit of fresh air on the seafront, with my elderly, disabled mother having a nap whilst we were gone. We therefore made arrangements for Paz, the owner's handyman, to come and visit first thing the next morning (Sunday 22nd October). Paz turned up the next morning, and managed to resolved the issue with the oven, which we were thankful for. However, he was unable to resolve the issue with the TV's, and informed us that he would speak to his 'aerial people'. However, this did not help us on our holiday, and we had no option but to put up with just one TV the whole week, in the main lounge, as it was impossible to watch the other one without it automatically switching over channels. We did not hear back from Paz in respect of him speaking to his 'aerial people'. During the holiday, we noticed a revolting, lingering, pungent smell emanating from the kitchen. We realised this was coming from the kitchen sink, where the macerator was. Upon peering into it (and nearly choking from the smell during the process), we realised that the stench was coming from a previous guests' waste they had put down there, which was still very much visible. We found the macerator switch under the sink, and pressed this, but unfortunately, it made no difference to the stench. There was little in the way of cleaning products left for this type of thing, and so we were left the whole week with an extremely unpleasant smell in the kitchen, which was NOT of our doing (we bagged and binned all of our foodwaste appropriately). We could have contacted the owner again, but to be honest, having already spoken to her, and having got the impression that she viewed us as a bit of a nuisance (especially on a weekend), we decided just to put up and shut up, since we did not want it to further impact our already somewhat marred holiday. The next thing we noticed, was that the heated hand towel rail in the upstairs shower room did not work. Regardless of whether the heating was on, it was stone cold throughout the entire holiday. There was no thermostat on this, so no way of increasing heat ourselves. Again, we simply put up and shut up, because with the housekeeper and the handyman already having visited, this had already caused an intrusion for our holiday, and we did not wish to have to wait in for further visits. The kitchen/dining room had no curtains or blinds whatsoever. This might be the modern way of doing things, but particularly in the kitchen, we found on the mornings whereby the sun was out, it was simply far too bright when preparing meals, and the strong sunlight shone directly in our eyes. Also, in the evenings, it felt very 'open', and we did not feel comfortable parading around in our nightwear without any protection - this particularly applied to my mother, who is disabled and elderly, and felt self-conscious walking around in that area without being fully dressed. Coffee - no instant coffee provided, only filtered stuff, which, when in a hurry and time is of the essence, is not much use. Filtered coffee is great, but I do think being given the option of instant is a good idea also. Because of all the issues we experienced, we were all thoroughly fed up by the time Friday came, and decided to leave a day early, as we'd had enough. We have stayed in numerous cottages throughout the UK for nearly 40 years. We have also stayed in Broadstairs itself (where this holiday cottage is situated) for many decades, and have family who live nearby). We have never felt it necessary to leave poor feedback previously, but in this instance, we feel it cannot go without highlighting. Had it been just a couple of minor things, we would not have bothered, but when everything was added up, this whole experience left a very bad taste in our mouths. This holiday was supposed to be for my mother, who is dying from a severe condition, and her last wish was to see the sea one final time. Although we managed to fulfill this wish, and made some lasting memories for mum, the whole experience of staying at Redwood affected our holiday adversely, and therefore sadly did not become the special time we had hoped for. We all left feeling very disappointed and upset. I hope the owner takes time to consider our feedback, and put in place appropriate remedies for all the issues we experienced - none of which, I reiterate, were of our own doing.

I am very sorry you did not enjoy your stay at Redwood. Over the 5+ years we have been running the house as a holiday let we have received overwhelmingly positive feedback and have a 97/100 rating. We have an extremely high level of satisfied repeat guests. Our housekeeper Sarah takes a real pride in keeping the house immaculate and delivers a consistently high level of service. We also have a local handyman who is very familiar with the property and we pride ourselves on responding quickly and efficiently to any issues that occasionally may arise. We responded promptly that evening - myself on several phone calls initially and then my housekeeper attended in person and I also offered the handyman which you declined that evening but he attended first thing the following morning to make sure you were comfortable with how to operate everything in the house. We resolved the issues ( resetting the oven, how to operate the tv and heating) promptly however we can’t help with things that we aren’t told about- my handyman gave you his number and said you could call him directly with any further concerns so it’s disappointing to learn there were other things you were dissatisfied with. We have checked the kettle which seems fine but I would’ve ordered you a new one had I known. We do not provide a Sky multi room package to watch different channels in different rooms but this is never advertised as being there and if it was a crucial component of your stay this should perhaps have been verified prior to booking. No mention was made of any smell from the kitchen. I would’ve been happy to have answered any further calls of course. My apologies regarding the upstairs towel rail I think it needed bleeding - if you had mentioned it to my handyman when he was in attendance this could have been recitified but is now resolved. Instant coffee was provided in the cupboard but I will make sure this is more visible in future alongside the Nespresso machine. I am disappointed that the week did not give you the holiday you wished for particularly given your mother’s ill health - however I am satisfied we responded promptly to help with the issues we were informed of, and in the face of some verbal aggression towards each member of my team as we tried to assist. It is equipped with everything that you need. Even small details, like enough toilet roll provided to cover your stay. There are towels provided, including separate beach towels , should you need them. I would thoroughly recommend this property for any larger party. With two doubles (a king and a SUPER king). Two twin rooms (one even has two slide out child beds under the twins). Technically, there is room for 8 adults and two further children. The additional games room is a bonus if you have children, or just want a separate room to watch something different on TV. There was plenty of room for our family group of three generations, six of us. My older adult daughter was very comfortable in the upstairs twin room. And my granddaughter was safe in the room next to her parents’ room downstairs. The playroom was an added bonus for this little girl to play in. We appreciated the extra things eg teabags, sugar, coffee capsules and machine, dishwasher capsules, washing machine capsules and welcome bottles of milk and prosecco in the fridge. The house and garden is private being set back from the road. Yet only a short walk from the beaches and the shops, restaurants etc. We highly recommend this holiday home and town. And hope to return in the future! Many thanks to the owner Karenza and to the housekeeper Sarah.

The whole family were very impressed with the property and the area. There were things provided that we weren't expecting like laundry tabs ect which was really handy. The kitchen was very well equipped with coffee machines, milk frothers, blender, many pots and pans. The only issues we found were to do with having 3 small boys, one of which being 2 yrs. We would have benefit from having a custom stair gate. We did take our own but the stairs are not a regular width so it didnt fit. There was also a huge pane of single glazed glass in the hallway through to the kitchen which needed constant supervision for safety reasons. There were also no plug socket covers and lots of exposed wires in the playroom and lounge. I only mention these, not as criticism, but the property is obviously family oriented and these are basic safety precautions.

One or two suggestions. With an active walking eleven month old it was difficult to relax in the garden with all the steps. Maybe it Would be possible to place a small fence and a gate between the front wall and the house wall. It would be safer too. Maybe a stair guard at the bottom and or the top of the open staircase. The fire in the lounge with the coals was very interesting to the little man. He handed the coals to us but could quite easily thrown one and hit the television screen. Maybe a small fireguard? The playroom was enjoyed and used daily. We did not manage to put anything in the Guest Book but would have recommended Redwood highly and would come again in the future.
