  • "Great place for our needs."

    Very smart, stylish and with generous spacious living areas. OVERALL RATED VERY HIGHLY! I would recommended for anyone who wants a rural retreat and would definitely return. Too small comments. 1. The bathrooms into the eves with sliding doors were a bit tight. Given how spacious the rest was - a little bit of a squeeze (mind your head if tall) 2. The hob was fiddly and hard to fathom out.! But we pressed enough buttons and it worked.

  • "Needs a little sprucing up everywhere especially for the amount you pay to stay there."

    There is also a problem with the heating system or something as a pump keeps going on and off through the night and was really noisy and disturbed all our sleep. Was a little disappointed to be fair and wasn’t as relaxing as we wanted

    Hi I'm sorry about the pump. We have the housekeeper on site so that we can deal with any issues experienced as soon as they happen. If you could give us some more ideas on the sprucing up we would be grateful. We recently replaced all the sofa covers cushions and throws for the beds.   • "Overall we had a lovely week."

    The Barn itself is full of character and the grounds are beautiful. The space is perfect for a large group. The kitchen was well equipped and dining space was big enough for 12 guests. The living room was cosy with the log fire. Edenbridge Town is 12 minutes away with Lidl / Waitrose, shops and take aways. Plenty of places for dog walks. I do feel the mattresses do need replacing. They are extremely uncomfortable. The Barn sits in an estate with other properties, one of which hosts Weddings etc. So on our last night we were unable to go sleep until the music had stopped from the main building and that was a big shame. We few times I had to contact the hosts and they were quick at replying to me along with sorting out any issues we had.

We don't book weddings when we have holiday let's so whoever was making a noise was not adhering to our holiday let rules.   • "Overall a lovely stay, within a wonderful setting."

    Very welcoming arrival, in general the barn could do with a bit of TLC, decorating etc, particularly relating to carpets/flooring. Our main issue with the property was the beds, they are in a real need of replacing with springs poking out and extremely uncomfortable. Very well stocked kitchen, however a coffee machine would be a great addition and it would have been nice to have shower gel within the bathrooms. The barn had ample space which made it great for socialising, and it felt very festive with the wonderful Christmas tree.

  • "Batts Barn is a beautiful barn conversion in a stunning setting."

    The location is within easy reach of many lovely villages, pubs, farm shops and castles. The barn has been finished to a beautiful standard with a very impressive kitchen area. The pool was an additional bonus, although "heated", it isn't the warmest. The housekeeper who lives onsite was very welcoming and friendly and nothing was too much for her. Thank you. A few things that let it down, without focusing on the negatives as it was lovely. But this certainly would improve the listing: There was no welcome pack, nothing at all. For the price of the barn, this was a shame. When I say nothing, not even tea bags, kitchen roll, coffee etc. This was disappointing and being very remote, it wasn't easy to "pop out". Most other accommodations we stay at, at least provide the basics along with a welcome pack and letter. Simple touches make a big difference and would make for a better review. The property could have been cleaned to a better standard, mostly the amount of cobwebs. We also had a huge problem with flies and wasps in the property. We understand you can get cluster flies this time of year but this was ridiculous. We were up until 1am trying to sort the problem. Once again, a lovely property. Just attention to the finer details would certainly benefit.

  • "It was a lovely 3 night retreat, we had lots of fun."

    The actual house is very cute, bedrooms are nice. I would recommend perhaps getting new sofas/sofa covers. The pool is shared with 2 other houses which isn’t clearly specified in the description, but you get 3 slots a day, between 9am and 6pm, which isn’t too bad. Overall I would recommend Batts Barn to other people, it’s nice to be away from the city for a while, and the housekeeping lady was sooo lovely and friendly. Thank you!

  • "Where to start?"

    a. Safety must be the first concern, especially in case of fire in such a wooden building. However, when you lock the main door at night, from the inside, it is virtually impossible to unlock. To do so we had to climb through a window every morning, to unlock the door from the outside. This is a known problem as there is a note on the door frame. REPLACE THE LOCK as a matter of urgency. b. Most of the smoke alarms have been removed. c. The kitchen induction hob's glass top is badly broken, with bits detaching. Yes it still works, but really.. d. The sink in one of the upstairs bathrooms has a big (~2") hole in it and is unusable. e. The tv in the downstairs bedroom has no signal. This was reported on day 2, and nothing done. f. Broken glass by the swimming pool. g. The outside "key safe" is upside down, and does not appear to work in any case. h. Most bedrooms very basic/small with picture hooks but no pictures on the walls. The pictures are very flattering. We paid £1800 for a week and expected more, having done this many times elsewhere. i.e. we are not that hard to please. The above is a pity as the property could be reasonable if furnished to a better standard, and is further let down by poor maintenance. We reported the sink and hobb on arrival the first day and were offered a £50 (!) discount. It has not appeared as yet..

  • "We really enjoyed our stay and would definitely recommend to others."

    Lovely barn and surroundings. Couple of minor details, no outdoor umbrella to protect from the sun, there was a base but no umbrella. The upstairs toilet/shower door was really noisy - could probably do with an oil! Afraid to close at night with fear of waking people up. Overall though we had a good stay and would come back. Ideas for the future around the pool, some sun loungers by the pool with uk now having good spells of hot weather. Also if the barn had a hottub would be ultimately perfect. Thank you

    This place was amazing, went there for a girls weekend away, and couldn't have wanted more, the pool was lovely, kitchen area well stocked, comfy beds, great location, we were also really lucky with the weather, my only suggestion would be an parasol, the garden had no shade, but would definitely recommend

  • "The property was light, clean and spacious."

    The stairs would have been awkward for an older person but luckily my 95 year old father could use the downstairs bedroom. There were issues with the blind in his bedroom and the shower door in our en-suite but other than that it was all fine. The fairy lights around the beams in the living room were a nice touch.

  • "The property was spacious comfortable and very well equipped."

    It was spotlessly clean and inviting when we arrived. We particularly enjoyed the swimming pool even though the weather wasn’t brilliant as it was heated and we could swim with the cover over. There was only one real drawback and that was the bathroom upstairs. The sliding door made a very loud squeaking sound and wouldn’t close completely! Apart from that it met all our expectations. Just sad to see how booked up it is until 2025.

  • "My family and I (x3 adults, x3 children & x1 dog!"

    ) have just arrived home from a lovely stay at Batts farm. The barn itself is beautiful, modern and clean. The kitchen has everything you could possibly need and the lounge area is huge but still cosy to curl up in in the evening. The pool is available on a 1hr slot timetable with the other properties so you still have private use which is perfect. On the day we were looking at, Batts Barn had x3 separate 1hr slots spread throughout the day so plenty of time if you want to make use of it. We kept the cover on to try to keep in as much heat at possible but I imagine in the summer it is lovely. The grounds and the views are breathtaking. A lovely place to stay for a couple of nights and we look forward to coming back.

  • "We were a group of ladies who stayed for 3 nights at Batts Barn."

    The barn and its surroundings are phenomenal and we felt at home as soon as we arrived. We have a very passionate cook in our group who was over the moon that every appliance and utensil she needed to whip up a culinary delight was provided. Loved the pool and cosy nights in the lounge with the log burner lit made for a truly magical stay. Wonderful memories made!

    The Barn felt spacious and welcoming and very true to the listing. We loved the pool, the clever design proved that outdoor swimming can be enjoyable even in February. We also loved the living room, that was even more comfortable than the photos showed. Thank you to the owners who were very kind and accommodating of our family party.

  • "This is a lovely property with lots of room and plenty of equipment for cooking which was useful as we were a family group at Christmas and New Year."

    Decorations were up and there was a decorated Christmas tree. It's in the country on an estate where we could take the dog for walks. The owner was very helpful about us adding on an extra day at either end of the holiday when we could see on the Sykes website that the property was free. Some minor problems: We did ask for the bed in the downstairs bedroom to be made up as two twins (as my husband snores). The bed was listed on the website as super king size but actually it was only king so the twin beds were narrow and not very comfortable. When some of the family left I slept in one of the other rooms where the bed was more comfortable. There was a minor power cut part way through the holiday and the owner helpfully came out twice to try and sort out the timing on the heat pump that provided the heating but it didn't work consistently for the rest of the holiday. However there was a log burning stove in the lounge that we could have used if it had been colder. There was a pump in a cupboard in one of the upstairs bedrooms (the one with the en suite) and even before the power cut it would come on in the middle of the night making a banging noise every couple of seconds and kept my daughter awake. Some of us used the undercover outdoor pool once but maybe to be expected at this time of year despite being heated it wasn't warm enough to be comfortable.
