  • "Lovely characterful house!"

    Very well kitted out kitchen for large groups (we were 10 adults and 8 children). Games room and pool kept the kids entertained and a comfy sitting room and fire kept the adults happy. Very Responsive to enquiries re équipement. The grounds and views were also stunning. Thank you, we will come again.

  • "We had such a great stay at Tudor Wing at the weekend!"

    There were 15 of us and the house worked PERFECTLY for the number ! The best part about having a big group here is the customisation of the rooms, pretty much all the rooms can either be set up as a twin or a double bed, which means with a group of friends (mixture of singles and couples) we were able to allocate rooms very easily, making the weekend much more enjoyable for everyone! The giant dining table is perfect and so cosy in the evenings to sit around for dinner and caused lots of excitement in the mornings at breakfast! The table tennis table and snooker table were a huge hit and were played on constantly throughout the weekend! We even went in the pool in February! I definitely wouldn’t say that it’s heated and the cover over the pool is very low down, meaning you have to bend over quite low and shuffle through it, much harder if you’re tall which a lot of us are! Overall, we had a brilliant stay and I would highly recommend this house for a large group!! Thank you to the owner and the housekeeper who made the trip even better through great communication and prompt responses when issues with the oven arose!!

  • "The Tudor Wing of Hoath House is an amazing place to stay!"

    It has so much charm and character. It is perfect for a large group. Sleeping arrangements are really flexible, as all the rooms have large double beds which can be split into twins. Some rooms also have sofa beds, so are suitable for 3 people. The dining room has a very large table which 17 people can sit around. The sitting room is large and cosy with a log burner. The kitchen has so many utensils and crockery that cooking for a large number of people wasn't a problem. We even had 3 fridges and 2 freezers. There is a BBQ area with chairs and tables, which we didn't use as it was February. We did brave the heated outdoor pool though! Overall, we had so much fun. I would definitely like to stay there again.

  • "The Tudor Wing is functional not luxury but it suited us well with lots of children in the group."

    We had good space in the house (it’s a hide and seek haven), a games room that appealed to everyone (take your own table tennis bats) and a cosy log burner in the sitting room for the evenings. The shared swimming pool was much enjoyed and we found lovely walks with the dogs from the house. The property looks tired but it can work well for a special relaxed family celebration weekend.

  • "Lovely building & we had a lovely time."

    However the maintenance of the place was terrible - ironic as there was a housekeeper & office. WiFi didn’t work & we contacted Richard. Missing & broken lightbulbs, v dusty in places & v grubby. Outside bits of path broken & left lying around- hadn’t been swept for a long time. Pointing missing on patio area v deep - all a huge trip hazard - chair legs got stuck in the v deep gaps. A panel of the secondary glazing in our room left on floor, bathroom shelf coming off so couldn’t use, door seal in oven came off, wheels on dishwasher shelf missing, legs on highchair coming apart, parts of carpet badly stained, all door shelves missing in fridge. Clearly not spending any money on the place but happy to take it. We are always v fair in our reviews & aren’t fussy. Some people would have been furious but we were with our lovely family so had a great time despite the worse kept place ( maintenance & cleanliness) we have ever stayed in & we have stayed in hundreds of places. I have photos if you are interested. Would suggest someone from Sykes should visit.

  • "Had a lovely family celebration for my 70th birthday."

    Children enjoyed pool and all the nooks and crannies for hide and seek! There was no dustpan for us to sweep up a broken champagne bottle but fortunately the house keeper located one and mopped up floor for us. We would like to suggest that information file be updated as it states there is a tennis court which we couldn’t locate plus the Wi-Fi codes were not correct. We had an issue with adjoining door to main house which Richard sorted very quickly for us. Overall we had a lovely time and any enquiries were soon dealt with. Great for a family weekend.

  • "What a wonderful weekend we had."

    3 generations getting together for a long overdue get together. Just happened to coincide with our 45th wedding anniversary. Weather was ideal, kids loved the pool and finished off the weekend with obligatory water fight. Perfect weekend in a gorgeous house. Thank you x

  • "A really great stay at the Tudor wing."

    The beds were super comfy and everyone slept really well. The kitchen equipment was excellent, great selection of glasses , nice champagne bowls too! The ping pong was a hit, as was the piano. We thought the garden would be larger for dog walking, but there are walks nearby. Suited us all 2 - 80 years , warm and cosy.

  • "Tudor Wing was a great location for our family get-together, 13 of us in all, plus a dog."

    The house has the terrific character of a genuinely historic building. The grounds even in early March were a delight as was the heated pool for the kids. The house has plenty of space for a large group with the large kitchen, dining room and sitting rooms, and the characterful bedrooms. The games room is an additional asset, although it is getting a little 'tired'. Maps of the local area with footpaths would be helpful.

  • "We thoroughly enjoyed our stay in the Tudor Wing 12 th to 14 th November."

    There was plenty of room for our entire family of 14 who really enjoyed the pool table and the swimming pool. Fortunately the outside temperature was warm enough to stay in the pool for longer than we expected. A really lovely feature, most unexpected in November. The table arrangement in the dining room was excellent, seating all the family together . The lounge was big enough to accommodate all of us and for us to play family games and have the log burner going. Some of us found the scratchy wainscot guests a little disconcerting. I guess this is inevitable in such an ancient building. Altogether a delightful venue for all and the kitchen was well supplied with everything necessary for family meals. We have already recommended your facilities to others. It was great to find the atmosphere so informal and unfussy. We shall hope to come again.

  • "Just so wonderful!"

    The Tudor Wing of Hoath House was the perfect place for a family gathering of 15 to celebrate my 60th Birthday. The games room, the pool and the huge dining room complimented by the many comfortable bedrooms and lounge spaces made this a perfect stay. The bathrooms were good too and the showers perfect. We were all astounded by the beautiful character and charm of this historical house and its gardens. We had a BBQ one evening, an Indian takeaway another and visited both Chiddingstone and Hever Castle close by, as well as local pubs and shops. A fabulous stay. Thanks to Richard and family. Would love to go again.

  • "A magnificent house for a large family celebration which is the reason we hired it."

    The house is very well equipped with good facilities especially the shared use of the heated pool. A timetable was given to us on arrival for the use of the pool and that worked very well with all the tenants of the other properties respecting each others arranged times. It is a very old building so you must expect low beams and twisting corridors which is part of the charm of the place. We loved it and would readily go again for a similar occasion.

  • "We had a lovely stay here for my partner's surprise 60th birthday celebration."

    Everyone was bowled over by the character of the place, and how cosy and warm it was. The dining room was great for everyone to sit round to share a takeaway on the Saturday eve (a fantastic Nepalese from Gurkha Planet), the kitchen a central gathering spot and the lounge very spacious (there were 20 of us for the cake cutting). The highlight for many was the games room - we started with the pool table but it soon got converted to table tennis and a tournament ensued! The bedrooms and bathrooms were great and a few brave souls even had a swim in the outdoor pool. It was covered over so was quite warm, although you have to crouch down to get in! We had a lovely pub lunch at The Kentish Horse and a few of our visitors raved about The Rock. We got a keg of pale ale from Larkins brewery and had a Sainsbury's delivery too. Rachael was very helpful when the toaster stopped working and also sorted out a few problems with the stove and the heating controls (it's NOT the one at the foot of the stairs). One teeny tiny negative was that some of the pans/baking trays were not clean and despite the quantity of saucepans there didn't appear to be a decent sized frying pan - essential for holiday cooked breakfasts! I was also a bit surprised that there weren't basics like salt & pepper and oil. On the admin front there was a bit of mis-communication - I filled in the bed form over a month before our stay, but got chased for it quite late the evening before our stay - and the beds had not been made up as requested - but nobody was really that bothered. Would definitely recommend and return if the occasion arose.

  • "The Tudor Wing was absolutely beautiful."

    A house with so much character and so cosy for a group of 17 and three dogs. The staff on site couldn’t have been more helpful; we had problems with the WiFi and they came and fixed it straight away. The house was warm and very quiet which is rare for such an old building. When the kids were in bed they could hear anything from downstairs. The pool was a massive bonus, it was very warm and a brilliant addition to the house.

  • "We had a long awaited family weekend away together at this lovely property."

    It is in a beautiful setting with lots of places for walks and visits close by. This is our third visit to the Tudor Wing and the swimming pool was a bonus for us this year. Our children and our grandchildren had a wonderful time swimming in the winter in an outdoor pool. Thank you Richard for your immediate response to the couple of queries we had when we first arrived.   • "Tudor wing is a great property for large family breaks."

    Cleanliness does need improving. There was a stench in our bedroom which the owner did try to resolve but didn’t go away. Also quite a few dead bugs around the house and on the bathroom roof etc. Amenities were great and there was plenty of crockery etc for us all (13 in total). The pool was also a great bonus.

  • "Tudor Wing is an historic, fascinating and roomy holiday house."

    We had a lovely family holiday here, and it suited our requirements very well. The younger members enjoyed swimming in the covered, outdoor pool every day (though a little chilly at times!) and there is plenty of space to play in the gardens. The house is very well-equipped (with the exception of bowls/serving bowls as mentioned in a previous review), and it is great fun sitting round the large table in the old dining room for meals. Barbeques in the garden (weather permitting) are also fun, and pool and board games provide entertainment at other times. The owner, Richard, was very helpful and all Covid guidelines (as at that time) appear to have been followed.

  • "I was disappointed not to be able to get in before 3pm and then had to be out by 10am."

    I felt we ‘lost’ a day of our break. I realise there must be a turn around time but I felt 3pm -12noon would have been better or 2pm-12noon even better. A team can easily get through a property to change beds, clean bathrooms, kitchen etc and vacuum through in 2hours., the team size needs to be appropriate to the size of property, though. Tudor Wing was really comfy, but tired. Lots of leaks going on but the weather has not helped this beautiful old property. Nothing worried us unduly. However, sitting room furniture was a little careworn but again, I appreciate that as dogs are permitted, it is never going to be pristine. For us in particular, the Friday, earlier would have been great as most left on Sunday to get children to bed for school on the Monday and in this particular instance, the rest left by 8.50 to get people to the airport for flights so 10am out was not a problem, except I spent the evening after majority vacated, checking their rooms and packing up what we could before departure. So, an earlier ‘in’ on Friday would have given us all a little more time together. Dog aspects were brilliant, walks etc..the gardens delightful despite all the recent rain.

  • "This was a family celebration of 17 with various ages (7 - 80)."

    It was a quirky place, with plenty of space for the younger children to play hide in seek, for the bigger children their was the games room and a fantastic lounge for the old/older people to relax in. Used all facilities including the swimming pool, but unfortunately due to storm Ciara a leisurely walk around the property was out of the question, although three members did venture out for a short time.

    The tudor wing was perfect. The communal areas were a great size, the kitchen was well stocked and have plenty of fridges to accommodate all the food and wine! The hosts did a number of really helpful touches like providing the basics and they were on hand and really prompt with anything further needed. We loved it and would definitely cone back.

    .. the formal dining room was an excellent place to eat, the sitting room was a great place to relax and chat and the games room was an added bonus. It was a real privilege to stay in the Tudor wing... atmospheric and comfortable with remarkable views of the beautiful local countryside.   • "A great place to stay for a family holiday, the facilities meant that there were plenty of activities to entertain various ages including 6 teenagers, a couple of younger folk, 4 parents and a couple of grandparents."

    We were blessed with warm dry weather so the pool was very popular, the surrounding area was fine for watching the wet ones. I think the Sykes description suggests there is work outstanding to complete the surrounding area, but it was fine. The tennis court is rather stony but again it is OK for a casual game. The indoor table tennis table was another favourite for us. There was an ample supply of other games and kit, much of which we did not get to use. I guess we may have used more if the weather had been cold or wet. I don’t think it gets a mention in the details, but there was a barbeque, with fire lighters and matches supplied. The garden by the Tudor wing is supplied with garden chairs and tables. The grounds and gardens are extensive, attractive and well kept with plenty of space for outdoor games. An interesting and comfortable house. The owners, who are most helpful and friendly, live in the grounds, which is a bonus.

  • "This is a beautiful old Tudor house, although the inside is very tired."

    Our guests commented the beds were not very comfortable. The outside space off the kitchen was in need of a lot of attention, there was a broken table and one chair and a broken down old shed, also the rotary washing line was broken and unusable! The garden to the front of the house was very pretty and well kept. The swimming pool was kept well and all the children enjoyed this (the holiday would not have been good without this facility) The kitchen was very well equipt and had everything we needed. There was a broken window in one of the back rooms which had been boarded up with cardboard and was large enough for someone to climb through (which left some people sleeping uneasily) The two top bedrooms had an unusually large amount of wasps flying around, it didn't seem to make any difference if the windows were open or shut we could not get rid of them, we therefore didn't use these rooms!!

  • "The photos don't show just how beautiful the Tudor Wing is and all of our party of 15 loved the place immediately."

    The kitchen was well stocked with equipment and utensils (though one tiny suggestion would be to have some bigger bowls) but otherwise it had more than I could have ever expected. I booked this place for my sister's hen and I'm so glad I did because this place was the perfect setting for a weekend away with beautiful surroundings, great local attractions (we went to Hever Castle) and of course the pool which was one of the many highlights of our stay here. Beds were comfortable and bathrooms clean and apart from a spider or two we were all happy with the rooms. Richard was so helpful and even put away our food order as we got stuck in traffic and always replied promptly to my emails and calls making my experience such an easy and pleasant one. I will definitely be recommending it to friends and hope to visit again.

  • "Lovely qwerky Tudor house with everything needed for a big family party."

    Beds were all extremely comfortable and the rooms large, airy and clean. Plenty of kitchen equipment with a large walk in pantry. We all had a lovely time. One suggestion would be to replace the outside table and chairs which were very rickety. As the weather was good we did eat outside and this wasn't the best table to use. Otherwise a super 80th birthday break with all the family.

    Richard (owner of property) was very welcoming. Excellent bedrooms. Lots of plates and cutlery, glasses, baking trays etc, if I was to make one tiny criticism perhaps a few middle size bowls and a measuring jug or gravy boat (we had to use a large teapot for our gravy!). This is a very small and intended as a constructive criticism. This was a birthday celebration and it was everything we hoped it would be, and who would have thought that we would have been using an outdoor swimming pool at the beginning of March!

  • "We have just returned from a wonderful week in the Tudor Wing."

    We were a group of 16, across three generations including kids and teenagers. We found the house charming and quirky, full of character. The owner Richard was very welcoming and made sure everything went smoothly for us. If we had a problem, he responded immediately. We enjoyed the very generous welcome hamper we had been left. Our favourite room in the house was the cosy lounge which we all fitted in and were able to enjoy the piano, wood burner and the large coffee table which easily accommodated every board game we brought with us. Even though it was February, we enjoyed the swimming pool, finding it a really pleasant temperature, and with the roof over we felt we were indoors. The only problem was we didn't want to get out as it was a very 'nippy' walk back to the house. (We all wished we had brought flip flops to make this little trek easier). The games room was another bonus to the house. Table tennis, pool and skittles were enjoyed by all and the large TV in this room with sky sports was an unexpected surprise for the sports fans amongst us. Overall we were all extremely pleased with our stay. We couldn't have picked a better place to spend time with extended family. It really felt like such a relaxing holiday. We would all like to return again.

  • "The house was spacious, some rooms had low ceilings however."

    The shower and bathrooms were very nice , there were plenty of towels. Over all well kitted out with everything you would need. We were warned about the fire alarm going off when cooking and this was a concern! The largest tv was in the play/snooker room, which we felt was a mistake as in the lounge there was only a small one and we had to move the sofa around to see it. We had 4 little children in our party and the outside grounds were lovely for them to run around but there were a few sets of steep steps to negotiate. The pool which I had some trouble finding out exactly what it was like, was very disappointing. It was winter but I had been led to believe we could still use it. This was not the case as the cover was very low so you could not stand up and the changing room was only a shed! Again as it was winter ,the upstairs was very cold. We did have a very enjoyable weekend. Richard the owner was very helpful and on hand.

  • "We gathered as a family to celebrate a 70th Birthday, and had a wonderful Week-end at "Tudor Wing" Chiddingstone."

    There is a great deal of history to the place (which was well documented) and the owner who lives on the site was extremely helpful and welcoming. The large Dining Room was ideal for all the family to gather round for celebration meals and we could all fit comfortably in the big sitting room with its attractive log burner : great ! We enjoyed long walks in the surrounding countryside and all gathered in a wonderful nearby Pub, "The Rock" for Sunday lunch. The house was well equipped and spacious, though it took a little time to find all the rooms and sometimes it was important to remember to bend low through doorways for the taller members of the family. We enjoyed the games Room and the Swimming Pool.   • "Wow, what a wonderful time we had at the Tudor Wing."

    6 granddaughters racing around this lovely house, they had a go at the piano and swings, played hide and seek, swam in the pool and generally exhausted themselves and all the adults who also tired themselves out with long country walks to enjoy the fabulous views. The house was perfect for the family celebration we had hired it for, it is relaxed, comfortable and has a cosy feel despite being spacious. The beds are comfortable and the owner Richard was very friendly and helpful. We had a very nice lunch at the Kentish Horse pub where the children had fun in the playground after we had eaten. All in all a brilliant weekend and thoroughly to be recommended.

  • "The Tudor Wing was a delight, labyrinthine with a great sense of history ably expended upon by the owner Richard who could not have been more helpful."

    We enjoyed an early morning swim in the pool, temperature was ideal and the chlorine level low. The dining room made for most convivial meals and the lounge was most comfortable, the piano a treat and overall cleanliness, excellent. To top all that, the local pub, The Rock served excellent food in a fine setting, friendly locals and great local beer. Walking and cycling both grand but recommend wellies for the former at this time of year.

  • "I rented The Tudor Wing of Hoath House for 3 nights to celebrate my 60th birthday in December."

    There were 15 of us altogether. The property was perfect for the occasion & we all had a wonderful time. My 3 ‘boys’ in their twenties & thirties even made use of the outdoor pool on the 18th of December! We met the owner, Richard, who couldn’t do enough for us & made us feel really at home. The property is near lots of attractions & we had a family outing to Hever Castle. I would recommend the property 100%.

  • "The oven was not working."

    We hired the house for a Christmas family get together and the plan was to cook a Christmas dinner. We had to use one small oven as the main oven failed to heat up. The cleanliness of the house was very poor. We had to rewash all of the glasses plates and cooking equipment. There was rubbish at the front of the house and the floors and carpets were filthy. This house needs a deep clean. The ensuite shower rooms are tiny and unable to use by the men in the party. It is such a shame because the house could be beautiful. The owner just needs to keep on top of maintenance and house keeping. Also you advertised a heated pool. The pool was not heated and led to one of the children having an asthma attack due to the cold. On a positive note the owner was very polite, the beds were comfortble. The house was well equipped just unorganized and dirty. The surrounding area and local pub was great. We would stay again if the few faults were met.

  • "I originally booked Hoath House for a week in order to celebrate my partners 50th birthday and was going to have a surprise party on the first Saturday of that week."

    I was contacted by the owner of the property who informed me that Sykes cottages had double booked Hoath House for the same week. As my booking was taken after the first I was informed that my booking could not be honoured. At no point did Sykes cottages contact me to apologise for this. The owner offered me the Tudor wing but could not offer it for the weekend I required for the surprise party so all my plans had to be cancelled.

    Stunning features. Desperately need steps leading up to property looked at as they were slippery also needs a sensor light in the driveway for when cars are leaving at night as it was difficult to menouvre out of the property.

  • "I think it might be a good idea for their cleaning team to look behind the piano!"

    A bit of mould in bathrooms and the cafetieres were not functionable (someone had removed the filters without telling the owners) Beds were really comfortable - house was lovely and warm and the three fridges and a chest freezer were an extra benefit. Loved the tv in each bedroom - real luxury. It would, however, have been very much appreciated if we could have driven the car up to the back door in order to load everything before going home. I realise this would have been through the 'private' section but it would only have been for one hour and would have saved our backs tremendously as we had a lot of stuff to take home. Otherwise - and these are really only niggles - we had a lovely time.

    The house was lovely in a beautiful setting But we had issues with the cleanliness One of the duvet covers had a blood stain another was torn I don’t think that the tennis court should have been advertised for use

    We have apologised to this customer for falling short of the standard she expected and offered a form of compensation. I want to reassure future customers that we have good systems in place for ensuring that should one or two items have been overlooked in the change over that we are on hand on arrival and during the stay to rectify those immediately, indeed I unblocked a sink at 7.30pm on Saturday evening for this customer that had become blocked. At no time during the stay were the other issues mentioned or we would gladly have rectified them as well. We really do want your stay to live up to expectations and for any minor issues not to overshadow your time away. Best wishes, Property Owner

    THERE WERE STAINS ON THE LIVING ROOM CARPETS AND THE ON SUITE BEDROOM. THE GARDEN WAS VERY OVERGROWN AND THE PREVIOUS PEOPLE HAD LEFT BIRTHDAY CONFETTI ALL OVER THE GARDEN TABLE AND GRASS AROUND IT WHICH WE HAD TO CLEAN UP AS WE HAD A SMALL CHILD WITH US WHO TRIED TO EAT IT.     So nice to be able to have our family altogether in such a beautiful house in lovely Kent countryside. The house was exactly as I had imagined it to be, warm, comfortable, plenty of room for everyone, dogs included. Best of all I loved the sense of history of the building, it made it so special. Richard was very welcoming, with many little extras included. The children had fun in the swimming pool, and the games room especially kept them busy. Thank you for everything.

  • "I could not have asked for a better location to hold my 30th birthday party!"

    The only downside was that it had to end!! The house is amazing, and all the bedrooms were of equal quality and all good sizes, so there was no squabbling over who would be sleeping where. The living room was really cozy with a good sound system and a lovely log burner so we spent a lot of time in there. I was worried the house might be cold as it's so huge, but it was really lovely and cozy the whole weekend and the showers were hot and good water pressure. The dining area was ideal for a big sit down dinner and there were fairy lights already hung which really added to the ambiance. I cannot say enough good things about this house!! The only advice I can give to those going there was bring your own bathmats and extra toilet paper as those were the only things missing that I wasn't expecting. Thanks so much Richard for having us, I would recommend this place to anyone looking for a weekend getaway in amazing surroundings.

  • "Our room at the top had no wardrobe, it was opposite a bathroom, a cheval mirror was outside, so it would have been great to have had a little rail outside too, to hang clothes on."

    Also, we couldn't find the metal bin outside the kitchen, for the ashes from the wood burning stove. Other than that, we all had a lovely time. The beds were very comfy. We slept well.

    This is a beautiful old house and perfect for a large family get together. The house was warm, comfortable and relaxing. The kitchen was well stocked with everything you could think of and we cooked all our evening meals at home with no problem. The beds were lovely, so comfortable and everybody enjoyed their stay. This is a beautiful area with plenty of lovely walks. We hope to return next year.

The Tudor village of Chiddingstone can be traced back to the 12th century.
