The property

Nestled on the outskirts of Hartfield in the hamlet of Coleman's Hatch is Cubbs, an attractive two-bedroom cottage attached to the owners’ main home.

With beautiful views of Ashdown Forest from each of the charming, leaded windows, this property is ideal for two couples, a small group of friends or families to relax and take in the breath-taking scenery, which is East Sussex.

Accessed by a gated driveway, ample off-road parking and the garden ducks greet you at this characterful property.

Upon entering the property, the underfloor heating provides you with a warm welcome, offering a ground-floor cloakroom.

Moving into one of the two kitchens, you will find an electric oven and induction hob to rustle up tasty meals in the evenings, the second kitchen is well-stocked and home to a fridge/freezer, coffee machine for the chefs of the group as well as a washing machine and dishwasher.

Stepping through the property, the plush sofa in the living area invites you for a well-deserved cup of tea while reading a book or watching the TV with your loved ones, while showing off the traditional white beams.

Beyond here, discover the main dining room, seating six people.

Continue up the stairs to the first bedroom, a double room with a wardrobe to store your belongings and more fantastic views over the forest where you may be able to see some of the wild deer roam freely.

Back on the ground floor and outside, the multi-level garden with furniture is perfect for an alfresco dining experience on balmy summer evenings, while discussing the next day’s adventures.

If you can tear yourself away, the centre of Hartfield is just a stone’s throw away from the property, most famous for being the home of A.A.

Milne, the author of the Winnie the Pooh books and offering quaint shops and pubs for all your needs throughout your stay, such as Pooh’s Corner, a Winnie the Pooh themed gift shop, and The Anchor Inn with gardens and outdoor seating.

The Ashdown Park Hotel is only a stones throw away for that special meal or afternoon tea.

For the leisurely walkers or fitness fanatics of the group, Ashdown Forest is right on the doorstep and home to 6,500 acres of forestry, wildlife and stunning scenery, ideal for cyclists too, with the award winning Hatch pub being only a few minutes walk from the property.

Branching outside of Hartfield, visit the Standen National Trust property, a Grade I listed building, for an arts and crafts experience and a stroll through the luscious gardens or even the Royal Botanic Gardens popular for its biodiverse plants and fungi.

A scenic drive will bring you to East Grinstead, home to the East Grinstead Museum featuring exhibitions telling the story of East Grinstead and surrounding areas with information dating back one thousand years.

Hartfield is a picturesque village located in East Sussex and was famously the dwelling of A.A. Milne, the author of the Winnie the Pooh books.
