  • "We thought the house was in a great position and we enjoyed our stay."

    The chairs ,settees were uncomfortable to sit on for a long time ,they may look modern but on holiday you need comfort. Also a curtain on the front living room window would give privacy to occupants on holiday. Elaine,Diane ,Marie and Bill

  • "What a fantastic holiday property."

    We stayed over Xmas 2023 and there is every facility you could want. Quite apart from the location, on the cliff top above the promenade right on the sea with essentially unbroken sea views from the conservatory and two back bedrooms, the house itself is wonderful. The owners could not have been more helpful, we had some concerns over some of the more recent feedback but they gave detailed reassurance of fixes and changes that had been made including replacing the patio doors and central heating controls. A vast kitchen fully stocked with every gadget and tool you could need, a huge living/dining room with a wonderful log burner, and four very comfortable bedrooms, that's without even mentioning the wonderful welcome pack and beautiful Christmas tree. Thank you so much, Christmas was a triumph.

  • "It was the worst holiday we have ever had in the 50 years we have been renting holiday homes in England."

    Not a day went by without being confronted with issues. On our arrival at first glance we quite liked the cottage and also the welcome pack. But this soon changed when we ran into one problem after the other starting with the exit door in the conservatory which couldn't be opened, the heating which didn't come on by itself because the thermostat was faulty, it took 12 days and the installation of two new thermostats and four visists by an engineer to sort out the heating problem and even then it didn't come on automatically and we had to operate it manually. The service engineer didn't even tell us how to operate this new Thermostat. When we wanted to cook a meal it turned out that all pots and pans were really dirty, the cooking range was greasy and like the extractor hood filters, full of old fat. When we put the oven on at 200 degrees it started to smoke badly and the kitchen was suddenly full of smoke which set the alarm off. A frightening and potentially dangerous experience as we could hardly breathe. We managed to switch the oven off, opened all windows and after a while were able to check what the cause for this had been. We noticed a large amount of old fat on the bottom of the oven which must have started to burn after the cooker was switched on. This old fat must have been in there for a very long time. There were other safety issues with the gas hob and water coming through the patio door. Last but not least the sofas in the sitting room were really dirty. This place needs a lot of TLC. This cottage was in an unsafe condition on our arrival and should never have been rented out to us without a thorough safety inspection beforehand especially with regard to the whole cooking range, the heating system and the leaking patio door. We had so many issues with this house that we thought that the 200 pound discount the owner had offered us wasn't in the least adequate for two weeks ruined holidays. When we threatened to take this matter to the Small Case Court the owner eventually increased his offer to 300 pounds which we finally accepted as we wanted to put this very unpleasant matter behind us. It is worth mentioning that neither Sykes nor the owner have apologized to us for this.

    We are sorry that your stay was not to your satisfaction. Particularly, as we had made extensive efforts to address all of your needs throughout your stay and our family had stayed at the property before your stay and had thought that everything was in good condition. To take the comments in turn: The property manager did go round and opened the conservatory door for you. You also had garden access through the patio door located 1.5 meters from the conservatory door at all times. The heating was working before your stay. The heating was also working throughout your stay, however you had to override the standard settings to achieve the temperatures well in excess of 23 degrees Celsius that you desired. We made every effort to assist you in this. I understand that you had strong words with the heating engineer when the heating engineer proposed to leave the small box with the unused thermostat behind so that we could return it. This may explain why the heating engineer did not linger after installing the thermostat. Also, the thermostat has a link on the front to the instructions. We feel we did make every effort and incurred plenty of expenses to meet your needs. The pots and pans were clean when we left the property and were reviewed and clean by the cleaning team. We had also examined the pots and pans and oven trays which had all been in use for less than 24 months. We had found some signs of scouring and wear and tear and bought some new oven trays. We had concluded that the wear and tear on pots and pans was normal and that these items were still good for use and should not be replaced at that stage. Nevertheless, the property manager visited you promptly upon you raising this issue and bought replacement items to meet your needs. The problem with the fat at the bottom of the oven arose during the second week of your stay. We immediately called an engineer and the property manager who attended the property. The engineer confirmed that the oven was in good and safe working order, but replaced a door hinge to make it easier to close the oven door. The engineer also confirmed that the smoke was caused by fat at the bottom of the oven but was not a safety risk. Neither the cleaners nor we had seen the fat before your arrival at the property and several of our family members thought that the oven was clean when our family left immediately before your arrival. It is also worth mentioning that the property has two ovens within the same oven/cooker unit, so you had access to at least one fully functioning oven at all times. We have also used both ovens simultaneously since your stay and confirm that they worked without any problems. We do agree with you that the fire alarm going off can easily cause some stress. The fire alarm is close to the oven/cooker, so it can be set off rather easily. We set it off briefly while cooking bacon and sausages for 10 people. The patio door did indeed allow leakage on to the doormat during certain wind and rain conditions. We have replaced the patio doors in November. We have also replaced the off-white sofa covers. We had cleaned these periodically, but no matter what we tried they just never looked quite new again. We are now using a darker new set that we hope will be more suitable in the long run. In respect of your comments on the safety check. Each item that you had identified during your stay was checked by a professional and confirmed to be safe. We also had professionals carry out the annual gas and electrical safety checks at the property since your stay and are pleased to report that these did not raise any problems. Regarding the communications about the discount. Sykes had understood from you after your stay that you had accepted the £200 discount (which we had offered immediately to allow you to host a restaurant dinner when we believed the oven might not be operational temporarily and before the engineer confirmed that the oven was in fact operating safely). When you presented a demand for additional money after Sykes processed the £200 discount, Sykes told you that the matter had been closed. We had incurred great expense and made extensive efforts to attend to your needs without ever being dismissive of anything that you raised as an issue. Reading your feedback, it looks like you did not appreciate these efforts as much as we had hoped. In respect of your comment that neither us nor Sykes have apologised, please re-check your emails from us during your stay. Property Owner

  • "Arrived to garden full of weeds, pvc around doors and conservatory filthy."

    Between patio doors ( opened) were mouldy and rusty. Kitchen tiles mouldy, jacuzzi path jets thick with mould. Towel rails on floors which had fallen off walls but never replaced. Ceiling light had visible wires from ceiling as plastic covering was off. Overall yellow radioators and walls needing repainting. Shame as property had lovely views but the overall condition is not up to a standard you expect when you pay £1300 for a week.

The previous feedback had complimented the cleanliness of the house, but we understand that the garden needed addressing and that the status of the property may have slipped slightly. We have discussed the issues you raised with the property manager in detail and changed the gardening arrangements with immediate effect. We also replaced the patio doors in November. The rust on the lock of the patio door is due to the cliff top location and sea spray. The lock itself had been replaced only a year earlier and the rust was only visible when opening the door and looking at the door from the side. We did investigate your reports of mould and did not find any. We have also rechecked to assess whether we need to repaint the property, but have not yet planned to do so. Property Owner

  • "Lovely house and kitchen very well equipped."

    Beds very comfortable and house lovely and clean. We appreciated all the equipment for the children, great travel cot, high chair. Nice enclosed garden for children and dogs and great location. We did phone agent and asked for the grass to be cut, the garden generally looked untidy and patio slabs need Jet washing . Would have liked a simple bbq - we took our own but struggled with what to stand it on. Had a wonderful week and weather amazing which made the seaweed smell! Thankyou.

  • "No 17 st magnus close, was wonderful, great sea views walking distance to shops."

    Had everything you need for a perfect holiday. We are definitely going back. The only thing letting the property down was the maintenance of the rear garden, it’s a nice size garden, it would have looked a lot better if the garden was landscaped and new paving slabs put down

  • "Apologies in delay to give feedback."

    We were extremely happy with this lovely property. It has everything to make the stay perfect. It is situated in quiet cul-de-sac overlooking the sea. We loved sitting in the conservatory watching the sea. The walks from the property were lovely. It was a surprise holiday with family for my wife's special birthday, we all had the best time.   • "Booked St Magnus as we were visited family in Birchington."

    Found the property very comfortable and extremely quite. It was well equipped with everything you might need on your visit also had the instruction manuals which in our case was a bonus, a home from home. The walk along the front each morning certain cleared the cobwebs. The view of the sea changed every hour and passed many an hour with the sunsets. Would certainly recommend!

  • "We found a number of issues with the fixtures/fittings and the cleanliness was not of a good standard (used coffee cup on sill/wrappers on floor etc)."

    A plumber was required but was totally unreliable and took the house keys with him! We notified the owner on these matters who was forthcoming with compensation. In addition my back suffered from one bed which was relieved by playing musical beds each night! The sea view welcome, but this is not a section of beach to spend any amount of time On. Best beaches: Broadstairs and Minnis Bay. The house was roomy and in a quiet area. The garden sparrows were most welcome! Also the local golf at Quex was one of the best we’ve played.

  • "Lovely house well equiped with stunning view across the North Sea."

    Biggest anoyance was lack of TV. TV is only connected to the internet with no other service. One has to sign in to own BBC iplayer to watch so no flicking between channels . As the net locally seems to drop out every 20 minutes not a good experience. Enjoyed the stay with plenty of interesting places to visit and walking locally is pleasant. Poor mobile reception

  • "A beautiful home."

    This is such a great place to stay, there is everything you could need, plenty of space, very clean and comfortable and an ideal base for visiting Kent’s attractions. We enjoyed our stay here and would definitely recommend it. Nice touches also like the welcome goodies, which even excluded some treats for the dog plus there was dog bowls, and bed supplied. We couldn’t fault the place.

  • "Cleaned to a very high standard."

    Position of property first class. On the top of the cliff overlooking the sea is to die for from the conservatry and both back bedrooms waking up opening the curtains WOW. Decorated well. Kitchen well equipped. Finding a little gem as we walked around the side of the house two layers of steps through a tunnel straight done to the promenade. Will definitely be back as a return customer providing price is right. One thing that needs to be done is the front door adjustment when door is closed there is a massive gap this could be a security issue. Perhaps a bit more lititure of things and places around would be helpful. 5 stars

  • "We had a wonderful stay at 17."

    For us it was a family getaway to celebrate my Dads 70th Birthday and it really is a perfect property for celebrating a special occasion. The location is incredible and we loved sitting in the conservatory looking out to sea and enjoyed lovely walks to explore the nearby sands of Minnis Bay. The property is beautifully furnished & presented, the owners have thought of everything and it's extremely well equipped with everything you could possibly need. There was even a dog bed, bowls and treats provided as we were travelling with a dog, which the owner even took the time to e-mail us about before we left to help with our packing - we felt extremely welcome before we actually arrived! We would highly recommend this property and will definitely return.

  • "This property was great and really felt like a home from home and would not hesitate in coming back!"

    The owners left the most thoughtful welcome package which was thoroughly enjoyed and made going away with a toddler so easy by having a travel cot, high chair, baby monitor there for us. The view was amazing and had a lovely walk to Minnis bay where you will find a great cafe and pub. Thanks again for a great stay!

  • "A fab place , everything about it is just amazing."

    The views are to die for, the house has basically everyhing you need , you can feel like in your own home . We had a lovely welcome pack goodies and Prosseco also treats for the dog, ballons, New Yers Eve banner for our party ,we were very surprised in a very good way!
