  • "A well equipped house ,warm and cosy."

    Would have been nice if some coal had been left as a starter for the log burner and a washing tablet for the washing machine . The toaster is quite poor ,only 1 and a half out of 4 burners work !!!! As a suggestion some large bath sheets for the bathroom.

    We only use logs in the log burner and put this out when the weather is below 5 degrees in the day, the gas heating is always available. Washing powder, Sykes recommends that guests bring their own. We do supply dishwasher tablets for the week. The toaster I have ordered new elements. Large bath sheets, please remember this is a self catering holiday let and not a 5* star hotel, happy to provide more but the rental cost will need to increase. Property Owner

  • "We had a wonderful stay, the house was very comfortable and spacious for five of us plus a dog and had everything we needed."

    The location was great, only a few minutes walk to the promenade and with shops and restaurants nearby. I would certainly come back to the house if I was visiting the area again.

  • "We had a wonderful holiday and thoroughly recommend staying in this home from home."

    It's a spacious property with lots of storage. The bed and sofas were really comfortable and everything was very clean and well maintained. The property is conveniently located within a few minutes walk of the seafront, railway station , bus stops and town centre so we didn't always need to use our car to get to places. We look forward to staying here in future. One slight improvement would be to have a warning note on the door leading from the kitchen to the utility area about the step down into the area. Also some of the pictures on the Sykes site need updating as they show the previous furniture that was in the kitchen/dining area as well as the more recent furniture.

    Never had anyone comment on the step in 3 years ... really don't want to keep adding signs everywhere, we have requested a new professional photo shoot with Sykes. Thank You for your feedback though. Property Owner

  • "Absolutely wonderful house!"

    Very well equipped with luxury sofas in the living room and very comfortable beds! Near the center of the town and the waterfront; also near the train station. Both on walking distance (5 minutes). One point of attention would be the blinds in the bedrooms: at sunrise the rooms were fully illuminated, so the nights were really short..

  • "Holly Tree House is a very spacious, clean and well maintained home with nearly everything needed and without having to bring anything from your own home."

    Rooms are spacious with plenty of storage with the utility room being an added bonus. The only things we found missing that could have been useful was a mop for the kitchen floor and a hard sweeping brush for the patio area outside. Very minor things though and we enjoyed our stay immensely.

  • "We had a very enjoyable week at Holly Tree House."

    On arrival the property was spotlessly clean and some refreshments had been left for us which were much appreciated. The beds were very comfortable as was the lounge and the kitchen was equipped with everything one would need for a self-catering holiday with hot water always available. The only thing one needs to remember to bring is a Tea Towel. The shops and seafront were about a 10 min walk and we enjoyed Fish & Chips and a Chinese takeaway during our stay and had delicious tea and cake at Makcaris at the Bandstand in Herne Bay. There is a well stocked Morrisons and an ALDI in the town plus a Tesco Express very close to the property. We used Holly Tree House as a base to walk some of the Saxon Shore Way and visited Sheerness, Whitstable, Birchington, Westgate, Margate, Broadstairs and Ramsgate during our stay. We travelled to Herne Bay by train and Holly Tree House was in a most convenient location, being about a 6 min walk from the train station and the local buses stopped nearby too. We travelled on the trains most days and found them to be punctual and reliable but maybe we were just lucky! We hope to return to Holly Tree House again one day. Thank You very much to the owners.

  • "This was our second visit to this property and some changes were improvements."

    We were interested to find ants walking across the living room carpet, although not in numbers. We were also concerned about the attitude to vaping. It was lumped with smoking and drugs and the notice said, not within 500 metres of the front or rear garden. Whereas I can understand a request to not smoke or use drugs on the property, the 500 metres is ridiculous as the public footpath is about 5 meters from the front door and the immediate next door neighbour vapes. 500 metres takes you into the next street. Ridiculous. Also this information was not available until arrival and I think it should be available before booking. Otherwise the house is really lovely, comfortable and spacious with excellent parking.

  • "Holiday Tree House was a lovely place to stay, a real home from home and perfect for discovering Kent."

    The furniture in all rooms was very comfortable and the house was nice and warm. The only negative for us was that the kettle could have benefited from descaling and a water filter for filling the kettle would have been good.Coming from a hard water area ourselves we of course understand that the water is not the owners fault but a water filter would solve the issue of ‘scum’ on your tea. We did get around this by buying bottled water for filling the kettle so it was only a minor irritation. All in all we had a lovely time reconnecting with my cousins and rediscovering my roots

  • "We had a terrific winter stay at Holly Tree House; The house was warm and cosy, super comfortable beds and we had the wood burner running most nights which made the evenings special."

    Great location just 10 minutes walk to the seafront, then another 5 minutes gets you to the centre of town with a good selection of pubs and shops. Ideal hoilday property; easy parking, local shops and a decent garden for summer breaks.

  • "Holly Tree house is a real home from home."

    It is spacious and comfortable. It is set in a quiet residential street close to all amenities. It is ideal for coastal walks and close to the station and bus stops if you don't want to use a car. This is the third time I have stayed at this property because the set up means it is ideal for friends or family to share. Hope to return again .

  • "A really nice respectable property in a residential area, about 10 minutes stroll to the sea."

    Clean and comfortable, enjoyed it very much and have booked it twice more in June and September. The only improvement that I would make is to put the TV in the master bedroom into the lounge, and the lounge one into the bedroom as it is quite an aged model and does not have a electronic program guide so if you don’t have a news paper you are scotched. The owners should be proud of the way this property is presented and I hope future guests will respect and look after the property. Jeff Golding.

  • "This house takes dogs, doors removed downstairs and replaced with gates, to keep dog’s out of kitchen and lounge, this is a trip hazard to the elderly."

    No handrail on stairs. As we have 2 over 75’s with us it was a problem. Downstairs toilet not good, undecorated, no flooring, in utility, smelt very damp and musty.

  • "Renovations in the house next door completely ruined our holiday."

    Sykes and the landlord offered nothing in return. we should’ve been informed about the noise. we paid a lot of money and my husband gets up at 4am everyday for work and doesn’t come on holiday to be woken at 7.45. the noise was absolutely awful and we came home the day before we were due home just so we could get a lay in the next day.

  • "Lovely cottage, very clean, but renovations going on in adjoining property spoilt our stay, contacted owner not really interested, just said sorry, told us that would be the noisiest day, not true, contacted Sykes also not really interested, owner came back again and was more concerned over having to give people the choice to stay or cancel."

    We came home a night early just so we didn’t have to wake up again to the constant banging before 8 in the morning. It’s a shame as we should’ve been given the choice to go or cancel. My husband gets up at 4am everyday for work, and came away to relax. Not to be told oh well the weather is nice you can go out.

  • "Lovely house - owners have thought of everything - fully equipped - even a safe in main bedroom."

    Very Comfortable and well looked after. Ample parking. Location fabulous for visiting Whitstable, Canterbury- visit the Cathedral- walk round the gardens - take a punt along the Stour or just unravel the history. Sandwich Margate, Ramsgate and Broadstairs - are also close by - Broadstairs also has a shopping Centre Westwood Cross . Highly Recommend this property.

  • "Me and my family had a lovely long weekend in Herne Bay visiting family, it is the 2nd time we have stayed at Holly Tree Cottage, we had everything we needed and the wood burner was the highlight as it was lovely to chill in the evenings with the log burner roaring away, house is close to a local Tesco Express and a short walk to the beach."

  • "Lovely house."

    Comfortable clean and well equipped. Mind you we are old fashioned and we had to buy a teapot but that is not a complaint just us being awkward!!! Great location for getting everywhere. Used the train instead of driving which was brilliant. If you stay here take a trip to Ramsgate and visit the tunnels. Very interesting. A great couple of hours.

  • "The only things that let it down was lack of teapot, coffee maker and hairdryer."

    There wasn't a first aid kit. And the house could have been cleaner. Those are the negatives. Everything else was very positive and we enjoyed our visit. Lovely house. Great location.

  • "Clean and well-equipped."

    Wonderful kitchen. Lovely garden. Had to play at the shower to get the right temperature and the shower played too by giving cold bursts just when you thought you'd got it, but by the end of the week we didn't notice. Loved it so much we've booked the same cottage for the same week next year!

  • "The cottage was beautiful, clean, and in a lovely location."

    The owners left bread, milk, tea and biscuits which was really lovely. Only criticism would be, that it advertises having a game room, and it doesn’t, intact there are no games at all in the house so it shouldn’t advertise that. But apart from that we were very impressed.

  • "The house was in a great location and very good value for money."

    The house was plenty big enough for 4 adults and a child. It was just a shame that the owners hadn’t the time and care to finish better standard, mainly the painting of doors and wood work. It really let the whole house down.

  • "The mattress on my wife single bed, you could feel the springs and was extremely uncomfortable to sleep on, fortunately we were able to swap a mattress out of the spare bedroom which was a lot better."

    the shower was a bit under powered and the hot control was rather stiff and awkward to use. otherwise we were happy with the property.

  • "The property was close to the beach for dog walks and had all the amenities we could want."

    We were wonderfully surprised that the owners had left us bread, milk, tea, coffee, sugar and biscuits. Also washing up liquid, dishwasher tablets and washing powder. It saved us having to buy any of those. Also we were impressed with the recycling bins.Not many places we have stayed in provide this.

The property

This cottage is located in a grass-lined residential area of Herne Bay, in easy distance of local amenities, with historical monuments and a shingle beach bringing the village to life.
