    Everything was clean, every conceivable need was anticipated, the cottage was cozy and well decorated, and the beds were comfortable. The owners provided a very clear, detailed document covering every aspect of the house and everything we needed to know regarding our stay. To top it off, the view on the Hythe churchyard and ocean is lovely. We would certainly recommend this cottage to anyone wishing to stay in the area.

  • "Fantastic views from the cottage, sitting on the sofa in the living room you can look through the glass in the door and see a beautifully framed view of Hythe."

    Having a shower, again, looking over Hythe. What a wonderful way to start the day. The cottage was spotless and has absolutely everything and more that you can think of for a great stay. A lovely welcome pack with a packet of biscuits, milk and bottle of wine was a lovely touch. The cottage is dog friendly and there are loads of places to go with the dog nearby. The cottage is situated in a perfect location for getting to Folkestone, Dymchurch and Dungeness. We caught the bus easily to Folkestone for the day and went on the Romney, Hythe & Dymchurch Railway to Dungeness, again all dog friendly. The Steam train is absolutely amazing, definitely worth a trip and our dog loved it too. Brockhill Country Park is closeby and a lovely place to walk the dog and there is a little cafe there too. St Leonards Church is opposite the cottage and there is an Ossuary (Crypt) which is amazing to see and again we were allowed to take the dog in with us. We had lovely walks along Military Canal. All this is on the doorstep, I just can't rave enough about this cottage and its location. The bed was comfortable and we have never slept so well, maybe due to climbing lots of hills too lol. Even the dog was tired out by the end of each day. It was a really relaxing and fantastic holiday at the cottage for us all. We would definitely recommend coming here to stay especially if you have a dog and we would definitely love to come back and stay again. Oh, maybe leave a pen by the visitor book, we weren't able to sign the book as we didn't have a pen, sorry. We would have loved to have signed it for you.

  • "A lovely cottage well fitted out with superb views over the channel and France."

    We normally managed to park in North Road but expect to park in the road behind if back late. We had a dog and it's a 2 minute walk to woodland. Minor gripes. Netflix went off part way through our stay, it said there was no account. Terrestrial TV tends to stop when it rains. Finally the back garden is very steep and the path is far from good. Despite that we loved it.

    Restaurants, pubs and supermarkets all within walking distance with regular bus services to nearby and further away towns, you could just park up for the week . We loved coming back in the evening and enjoying the cosy space of this cottage and its views and would love to return....

  • "Cannot fault this place."

    Probably people need to know it has a lot of steep steps to and from the property which I think kept us fit! The stairs in the house were actually not too bad, for an old property. We really enjoyed our stay in every way. The view from the front is outstanding. Walking from the cottage was good into town in 7 minutes. Some good dog walking areas. Kitchen was the best stocked kitchen yet , we have stayed in, with extras supplied of necessities such a toilet paper, soap, shower gel etc. plus fleece throws. We always come prepared but it was lovely for the consideration that was given. We definitely will consider a revisit or recommend it to friends and family.

    The views are amazing from the front of the property and just a short walk in to Hythe where there are shops, restaurants and coffee shops. We can recommend the Red Lion pub, Hythe Imperial Hotel for Sunday lunch and the Nutmeg Café. We had a great week and will be booking again.

    Great communication. We were blessed with perfect weather but even with less idyllic weather the setting is gorgeous. Couple of things stopping a five star review - beds were hard which we aren’t fans of and pillows were poor. Garden is lovely but isn’t for anyone with mobility issues and the back gate doesn’t shut so watch your dog or children. But stunning views front and back. Would return but with our own pillows and mattress topper

    Can recommend the whiteHart for a meal if you go sunday make sure you book in a advance it is very popular . close to rhdrailway and a few miles to folkstone and canterbury . We got round site seeing the sitesvery easy as the busses are very reliable and quite often as well . The only issue we had was the back and front door . to open . But it did not stop enjoying our holiday. The views were amazing .

    Our holiday home was wonderfully situated above the town where we could enjoy drinks on the patio overlooking the town and onto the sea. We could even enjoy those views whilst taking a shower! Thankyou to the owners for providing some treats for us to begin our holiday- they were very welcome! Our dog Molly enjoyed the various walks in the area- Eaton lands; the Canal and of course the promenade. And the humans enjoyed the little shops and cafes along the high street too!

    There was everything you could want or need by way of domestic appliances, kitchen utensils. There were even batteries, cellotape, pens. Unbelievable. The owners left us nice bottle of wine, biscuits and ground coffee. Position was great too and easy parking. Will definitely go again

    The views overlooking the church and sea are stunning and equally the rear garden is lovely. Our dog loved taking walks in the nearby Eaton Lands area, which can be easily accessed via the rear garden gate. It was full of springtime flowers, birds, bats and trees. The cottage was warm, comfortable and immaculately clean. The views from the bathroom window overlooking the sea have got to be the best bathroom views anywhere the world! Our only gripe was that we had difficulty locking the front door, but the trick is to pull it very hard and then lift the handle firmly before turning the key

  • "Kits Cottage is a fantastic place in all respects."

    Very well equipped, cleaned to the highest standards with plenty of cleaning materials left as well. Excellent communication before the holiday meant we knew exactly what we were doing. The cottage has been refurbished quite brilliantly, combining the character and charm of a 200 year old cottage with modern facilities, bathroom and kitchen were both excellent. The book of photos of the refurbishment was also very interesting for the story it told. The cottage is very bright and airy, the back garden very dog friendly which was much appreciated. However it is the front garden and table that is completely breast-taking!! The views across the old church to the sea will be long remembered and as we were lucky with the weather we had several meals and also coffees at the table. I would return to this cottage just for those views! An easy access walk into town, which is delightful, the delights of the Military Canal, the lovely seafront all make this place a must for anyone that likes a decent walk. Easy access too for lots of attractions, Folkestone, Dover, Rye all within an easy journey. Would thoroughly recommend a stay at Kits Cottage.

  • "Cottage was lovely, spotlessly clean and well equipped."

    Contact with the owners in emergency was great. The garden was not really dog friendly mostly because the back gate was not secure at all as the gate is not even wide enough for the gate opening so it was basically open. Also the wooden steps to access the garden are not particularly dog friendly. However as long as people are aware of this on booking it was lovely to have a cottage where our dog was welcome. Would definitely use again and would recommend

    Our issue was with Sykes as we had hoped to be able to change the dates of our holiday and this was not possible. We had booked the cottage as we had planned to attend a wedding that was cancelled due to the pandemic. This has been rearranged but unfortunately we have not been able to rearrange our stay.

    Very comfortable with panoramic views over the channel. An excellent base to explore this area of Kent and if you want to forget about driving there are regular buses from Hythe to Folkestone, Dover and Canterbury, which we used. Several good pubs and restaurants in the town and the walk back up the hill isn't to bad.

It is well-suited to families and friends looking to tour the area, with plenty of attractions to appeal to all tastes.

Feel welcomed into the lounge from the moment you arrive and get cosy around the wood-burning stove as you relax into your evening and tune into the TV or grab a good read.

Move to the dining area to enjoy a deliciously prepared meal as you take in the coastal views from the far window and catch up on the events from the day.

You have all you need to put together a feast in the modern-style kitchen to the rear of the cottage, which boasts an electronically operated Velux window streaming in the natural light.

Climb the twisted staircase to the bedrooms, where you will find a king-size double and a twin room, ideal for those travelling with children. About the location

Folkestone 4.3miles; Channel Tunnel 4 miles; Dymchurch 6 miles; Dover 13 miles, Canterbury 20 miles.

Hythe is one of the five original Cinque Ports identifed by Edward the Confesssor as ports that would provide ships and sailors to protect this part of the English coastline from invaders, and in exchange the towns would retain all legal fees assigned in court cases. Of course this made these towns far more prosperous than most towns of the same size, and the result of this can still be seen by visitors when visiting Hythe. Running through the centre of the town is The Royal Military Canal. This was dug during the Napoleonic era as a defensive measure against possible French invasion. Now this lovey waterway is more popular with walkers and those taking a break from work; the grassy banks are a delightful place to picnic or sit and read. You can even hire a rowing boat and row yourself along the Canal and this unique part of Kent. A five minute stroll from the town and you will find yourself on the sea front. This wide promenade overlooks a long stretch of beach, with views over the English Channel to France, it is ideal for a summer picnic and safe bathing. Hythe offers visitors so much with golf, tennis, riding, bowls, squash, boating, windsurfing, freshwater and sea angling all available. Romney Marsh lies west of the town and can be explored by foot, car, bicycle or using the world's smallest public railway. Hythe is the eastern terminus for the Romney, Hythe and Dymchurch Light Railway, so why not climb aboard and alight at Dungeness where you can visit the nature reserve, explore the lighthouse, and perhaps get a chance to see some painters and artists at work, before returning by the narrow gauge railway back to the delights of Hythe.
