  • "A warm welcome from the owners who live close by."

    A quiet and comfortable cottage/barn for a couple to stay in, with parking close to the door and a small enclosed patio area. Wi-Fi very hit and miss. Kitchen well equipped, apart from no washing up bowl or drying rack (which could explain why the previous occupants were not very good at washing up). Some good pubs and restaurants in the area (Satnav recommended to find your way them).

  • "Clearly a place with character!"

    The cottage is clean, cosy, comfortable and truly dog friendly. It's well equipped and everything seems to be in a right place. The welcome pack was a nice surprise, especially the fruit cake (just delicious!). Lovely views around, super friendly and very quiet horse in stables next to the cottage. Great place to recharge the batteries and have some rest, but also to explore Kent (Lenham, Whitstable and Dover are worth to visit). We really enjoyed our stay. Thank you for having us

  • "We had a lovely week using the country lanes."

    Couldn’t be made more welcome. Particularly pleased at tea/coffee and milk supplied as I had forgotten ours. We got them the following day. Visited family and friends and taking a trip to Sea. Our dog Charlie enjoyed himself but wasn’t keen on horse, not sure that he had seen one before. Peter enjoyed the model railway in the other barn. Altogether a good time was had by all.

    The owners were very friendly and welcoming but not intrusive. We found dog walks locally without having to drive. We really appreciated the little extras the owners had made a special effort with. Really couldn't fault the accommodation or owners and we had a fantastic stay. Was ideally located for visiting the Medway towns, Hastings and Rye, and pretty Lenham was a handy stop en route for supplies.

    This can easely be done by a good wifi-repeater. The contact with the owners unfortunately was very minimal. Although we are not British we had hoped to gave a little more interaction and interest from them.

    Thoughtful touches , which included a cake on arrival , were much appreciated. It is obvious they have considered the care & comfort of their guests . When the boiler broke down they invited us to use their shower & were very generous in offering a partial refund . I highly recommend Bolton Barn for a clean & cosy break in the beautiful countryside .

  • "My partner and I with our little dog had a lovely stay at the barn."

    The barn was nice and clean and had every thing we needed for the week. Also the little extra supply's to get us started was a lovely gesture. The owners were very friendly and helpful, including allowing us use of a field to run the dog. The barn we found was situated central to all areas we plan to visit.     However the bed mattress has seen better days and not comfortable . Also there is a tiny window above the bed with a terrible condensation problem and very very cold draught on one’s head . This would not be noticed in the hot weather.I appreciate the barn is listed but some small secondary glazing would sort cheaply . The sofa and chair very comfortable and everything else excellent

    Dogs are welcome and there are dogs that sometimes roam around the grounds. There are also horse stables next to the barn. It is stated that there is no wifi but also there is no system network reception so we were not able to use personal hotspots which did cause us some issues with no communication network. Lovely little place though and lovely owners. Really enjoyed the stay

    The only thing I would suggest is that a foot stall or poufee to put your legs up of an evening would be nice but other than that I would highly recommend to friends and family and if the need arises would definitely book again.

    Everything we needed was there, great welcome pack even included our dog. Sounds petty but having things like coffee, washing up stuff, hand wash, milk, salt & pepper provided a bonus how often you forget them or have to go & buy. Good selection of books dvds etc. Owners very friendly & helpful wish we could have seem them more (perhaps if had stayed longer). Polly loved Jake & Loki fellow Jack Russels. Having no WIFI made it more relaxing still had phones for emergencies. Really did not want to leave & wished we could have stayed longer. Well definitely come back. Would love to stay in the summer so could access the walks (obviously everywhere still waterlogged due to all the excessive rain recently)

  • "Bolton Barn was excellent."

    However, I booked through Booking.com and communication was not as good as it should have been. In response to an email from Booking.com, I advised my arrival time. This was acknowledged by an email. When I arrived at the specified time, no one was available to let me in. I went off to buy some provisions and when I returned an hour later, the owner was home. She told me that I should have been given the code to a key safe. I was not given this code by Booking.com or Sykes Cottages. It all worked out but it was an avoidable problem.

    All those little extras i.e. cake, egg, milk and even snacks for your pet if you happen to take one. For the railway enthusiasts there is a railway line at the bottom of the paddock. You will be very close to Lenham which has a Co-Op and several pubs and Ashford is not too far away either. The owners Sally and Craig are always on hand if you have any questions and if you are lucky and interested I am sure Craig will give you a tour of his railway.

    We found the entire Barn experience was home from home, we were permitted to share Craig's Station Master's role as well as Sally's love of her equine friend. All of our needs were catered for in a warm and friendly environment. An ideal location for exploring the Kent countryside or sit on the patio and chill with a glass - or two.   • "This lovely cottage was well located within the farm."

    In fact next to a stable block which was wonderful. The owners were welcoming to both us and our dog. The property is a very carefully refurbished barn conversion spotless and with all amenities. Far reaching views to the North Downs/ Pilgrims Way were glorious. The surrounding countryside was Kent at its best full of exquisite villages, historic churches, magnificent buildings and estates and really good pubs. Canterbury and the North Kent coast (Whitstable) were easily accessible. Located in prime walking country, most notably the North Downs Way, there are an abundance of interesting, well signed rights of way at every turn. All in all a very enjoyable break in an underated and beautiful part of England.

    We were welcomed with a homemade ginger cake, fresh eggs and a lovely jar of homemade lemon marmalade, which was all lovely and shows that the owners care and want you to enjoy your stay. We will definitely be going back and will be recommending Bolton Barn to friends and family.

  • "Bolton Barn very comfortable and equipped with everything possible."

    It was "homely", which is very important. Mr and Mrs King were around; going about their normal lives and tremendously helpful. There was milk, eggs and homemade cake when we arrived - which was lovely. There was a fenced-in paddock for the dog (who has returned home shattered). Well-stocked shops in Lenham, plus fish and chip shop and several pubs. Picturesque villages, towns and castles. Especially if you have a dog and are interested in industrial archeology, go see the gunpowder mills at Oare (I am soooo sad I've now been twice). Natural scenery is lovely too - we had the benefit of beautiful weather at the end of September and the trees beginning to turn.

    The cottage was very well equiped, very clean and comfortable, in fact, we could quite happily live there! It's set in a beautiful, peaceful part of Kent and even though the railway line goes past the bottom of the paddock you soon don't notice it.     Lenham township had all the services a traveler would need. The cottage is spacious and well appointed. The only downside was the lack of wifi which makes it difficult for people from overseas.
