    The property had everything we needed and was so cosy and warm. It is in a good location, close to the town and easy access to Camber Sands, Hastings and Bexhill-on-Sea. We will recommend it to our friends and family.

  • "We first stayed 2 years ago in the same property and did notice that a few things could do with improving, bedside lamp quite a bad switch very flickering, kettle could do with a limescale , these are only minor points ."

    The property is lovely, warm and cosy and the welcome pack and prosecco are very generous ,a very big plus is the free parking right outside !! Also it is a easy walk into the town , a bit dark but a torch is provided. Would recommend 3 Tidal.

    Everything you could need & a thoughtful welcome pack provided. The view from the property is lovely, overlooking the river & sitting outside on the balcony, with a tea/coffee or something stronger later in the day, watching the wading birds as the tide went in & out was perfect. Would highly recommend a stay. Rye is beautiful & there are lots of places around to visit.

  • "Quiet location and the balcony overlooking the river was a pleasant retreat, even when the tide was out!"

    The facilities in the apartment were all you needed for a weeks break. We should have followed the directions in the booking email and not the sat nav which took us down Shipyard Lane but we soon learnt our mistake. All in all a delightful location with plenty of places to visit in Rye and the local area.

    The number of waders feeding in the mud were varied and enjoyable to watch. It is a very peaceful and relaxing place to stay. The apartment is very comfortable and has everything needed for a pleasant stay and is only a short walk into the town of Rye with all it's shops, cafes and restaurants.

    The accommodation was good but a little let down by some lack of attention to detail. For example: a light appeared to be faulty and flickered on and off, the bathroom bin had not been emptied from the previous occupants and the mattress topper was stained.

    We had a wonderful stay at 3 tidal comfortable and clean and a good location with free parking outside bedroom window just one or two things could improve it even more You could provide more tea towels 1 for a whole week is not very hygienic More mugs yes 4 for two people seems plenty but if you like your tea or coffee then they soon run out unless you continually wash them and dry in the only tea towel The bed was too soft for my own personal taste but kingsize and reasonably comfortable Loved the heated bathroom floor made the tiled floor pleasantly warm

  • "Not a good start, found toilet full of poo , not sure what in depth cleaning had happened ?"

    Only a quarter roll of toilet paper left and no spare. No bin liners in bins. Found one bin bag in welcome pack so put it on bin in kitchen which I then noticed was very dirty. I stayed here last year and all very nice. Such a shame as a lovely flat and great location and view.

    We have asked the cleaner on her comments to which she has advised us that you had arrived early she allowed you to use the toilet although she was still cleaning the property and she had left with the toilet being spot less as well as extra toilet roll which she needed to get from the cellar and that she had left an extra toilet roll on the side. We apologise for any inconvenience that this has caused you. Property Owner

  • "Boiler in bedroom noisy at night ,cobwebs all around the ceiling ,kitchen hob left covered in grease , bedside light wiring dodgy kept flickering and tv kept turning itself on and off or freezing and had to turn it off at socket to get it to work again ."

  • "Great apartment and location."

    What you see in the photo’s is what you get very accurate, clean and well maintained. Arrived on the Friday simply turned on thermostat, ordered fish and chips online from Marinos ( they do 20 min time slots a good system. 10 minute walk max. Just enjoyed and walked around the town then ventured out by car to Hastings and just up the road to WinChelsea beach. Very good value week away thank you very much highly recommended

  • "Cleaning of this property was very poor, crumbs on work surfaces, the sink was not clean, we found a dirty tray on the work top."

    The oven was dirty, windows and mirrors were not clean. Cobwebs everywhere and dusty corners. The shower base needed a good scrub. Only one hand towel and tea towel provided. The bed linen had not been ironed. The tabletop washing machine was not fit for purpose you could probably fit no more than 2 items in it. Lightbulbs were missing. A new cleaner is required, or are they not being paid enough and given enough time to do the job properly ?

    I am so sorry for this. My regular cleaner was off with ill health and had got other people to do this which clearly wasn’t up to our usual standards as it’s always pristine. I apologise for any inconvenience this had caused you. Property Owner

  • "Property well equipped and comfortable."

    Short walk into town for a good choice of restaurants and shops/galleries. Board games much appreciated - scrabble on the balcony with a glass of wine watching birds on the river was a great end to the day. Cleanliness was OK but a dirty bin and dusty/ cobwebby corners let it down a bit. Tourist info a nice touch but much of it was out of date - some of it dated 2019!. However we had a great week and would recommend both Rye and the property.

  • "Although the house looked clean on inspection we found areas of dust and cobwebs."

    My husband cleaned the bathroom extractor fan as he couldn’t bear to look at it.The fridge had crumbs inside which suggests that it hadn’t been thoroughly cleaned. The bathroom sink was blocked but this was sorted within a few hours once we contacted Sykes. The house was bright and pleasant in a great position for walks into Rye.

  • "We found the property to be well appointed and very comfortable, the welcome pack and bottle of bubbles was much appreciated."

    Regrettably on our arrival although kitchen, bathroom and linens were spotlessly clean, we did find two empty yogurt pots and some screwed up paper under the armchair, a ladies bra down the side of the bed between the bed and bedside chest of drawers, it was quite dusty and had obviously been there some time. The sink in the bathroom was very slow draining so probably needs a clean out. Other than cobwebs on the bedroom ceiling and the decking everything else was fine. We would quite happily re-visit 3 Tidal, it is an ideal situation with just a few minutes walk into Rye.

    The welcome pack was very much appreciated, as was the Prosecco in the fridge. It is in a very quiet area and easy walking distance to Ryes shops and cafes. Only one small problem, the hand basin in the bathroom is not draining properly.

    Quality furniture, fixtures & fittings made for an enjoyable week's self catering stay. Extras such as binoculars to observe the sea-birds and underfloor bathroom heating added to the quality feel. Everything was spotlessly clean. Location was perfect for exploring Rye on foot and other places such as Camber Sands, Dungeness & Hastings a short drive away. Only complaint - the arrival instructions (and satnav) tell you to access the property via the very narrow Shipyard Lane which was only just possible with our small car. We found that continuing another 100m to St Margaret's Terrace gave better access for all traffic to Rock Channel Quay.

    The designated car space was worth its weight in gold. We enjoyed watching the birds on the tidal river from the comfort of the lounge in the evenings. Although the apartment was in a very peaceful location it was within walking distance of Rye and it's many and varied pubs, shops and restaurants. We both enjoyed our stay in 3 Tidal and would confidently recommend it to anyone.

  • "This apartment was just as described."

    A very pretty location on the river. The only thing I would mention is that the road leading to the apartment is in a poor condition, anyone with walking disability may find this an issue if they wish to walk into the town. This apartment is small but we found it met all our requirements the only thing that would improve it was a washing machine. We had beautiful weather and thoroughly enjoyed our week.

    Tremendously thoughtful little touches. Very quiet and with a lovely sunny view and little balcony . Excellent location and an easy walk into Rye centre. Thoroughly recommend this top quality place. No serious negatives but the 17:00 key collect time may be a little late after the hour change as it's just a bit tricky to find in the dark. Very enjoyable break.

    It DOES NOT take 8 hours to clean a 1 bedroom property that comprises 3 small rooms. Unlikely to use Sykes again due to this.

  • "The change of arrival and departure times is unwelcome."

    5 pm is very late to arrive and more difficult to time travelling. 9 am departure is frustrating, especially as you are requiring more actions to be taken before departure. 9 am also coincides with peak travel times - 10 am is much easier. It certainly does not take 8 hours to thoroughly clean a one bedroom apartment.

The property

Situated alongside the River Rother and a stones throw from the historic town of Rye but placed ideally to enjoy the peace and tranquillity.

The apartment is accessed via some steps as it lies above ground floor level; head past the seating out on the balcony and through the glass door to the open-plan living space.

Facing towards the river view is the sofa where you can snuggle up after a fun day in front of the TV, or just admiring the last bit of evening light.

Although compact, this room has all you need in the form of a modest dining table for two, perfect for serving up a romantic meal cooked in the kitchen, fitted with the essential appliances such as a fridge, electric oven and hob, and microwave.

When you need to rest your head, travel down some steps to the bedroom where a double bed awaits, a delightful room benefiting from plenty of wardrobe space for your belongings.

A contemporary shower room has a walk-in wet room shower, with basin and WC for a refreshing start to the day.

Camber 5 miles; Hastings 12 miles; Battle 16 miles.

Rye is a 13th century cinque port in East Sussex, host to the River Rother, Romney Marshes and a history dating back before the Norman Conquest. A cobbled town offering an excellent array of unusual shops, antique emporiums, galleries selling local artist paintings and pottery, Rye also has a delightful range of tea rooms, restaurants, pubs and historic inns. There is also a weekly general market on Thursdays, as well as a farmers’ market every Wednesday morning. The town played host to BBC film crews for nine weeks in the summer of 2014, while filming of the TV series Mapp and Lucia took place, which has now been made into a DVD. All coastal scenes were filmed in nearby Camber Sands and bits of filming also took place in Hastings and the Tenterden Town railway station. Walkers and birdwatchers can enjoy a footpath leading across the marshes to Camber Castle built by Henry VIII. Local attractions include miniature or full-size steam train rides, local vineyards, stately homes, castles, gardens and beaches, including the beautiful nearby Camber Sands. Artists and photographers will especially enjoy the scenery; big skies, winding roads, and picturesque villages with ancient inns and tea shops. A truly relaxing and wonderful holiday destination.
