The location was excellent but everything else was lacking. We booked 2 nights in Jan but there was no heating on, it took 24hrs to warm up so essentially felt like we were camping during winter . No welcome pack, queried this and was told tea and coffee was the welcome for short stays. There were 5 teabags and some happy shopper instant! There was dog hairs, paint peeling, wallpaper peeling, multiple bulbs that didn't work, the world's noisest bed, terrible electric shower, a bedroom door that doesn't remain shut to allow any privacy, bricks that fall out of fireplace. I raised concerns with the host but to no avail. It very much feels like due to the location the hosts do not have to try. I do not recommend. £700 for two nights and all these issues is ridiculous. Reviewed by Phillippa2.5★Jan 2024 "I stayed for two weeks, and the facilities fell far short for the money charged." This place offers just enough for a couple of nights stay, and I have based that on one person. Terrible wifi TalkTalk service- it was stronger and more reliable to hotspot from my phone. No washing machine when there is no suitable laundry in Rye to cover. No sharp knives and then no sharpener. Tiny fridge - how would manage with 6 people?! No draining board for washed up cutlery Luke warm hot water tap in bathroom with very poor pressure. Same for kitchen. Shower is very small and you step out to a steep drop. No toilet brush - for basic cleanliness. A general odour downstairs of wet dog. And at the end of the stay you need to strip beds and put washing in a pile, presumably to cut down the expense of a cleaning person. Hopefully these notes will be considered and help improve the place for others that pay to follow. Reviewed by Alistair3.1★Sep 2023 "The property was a little disappointing but its a great location for beautiful Rye The fridge is tiny, not good enough for 2 let alone 6 people!" No where to put the washing up! The back yard was a bit over grown and untidy! No normal TV Channels had to login to my Netflix only! The smoke detector ran out of battery so I text the number I had and never heard back from them! Just lots a little things that could make our stay a little more comfortable. Reviewed by Caroline3.1★Sep 2023 "Knot Cottage is a lovely, clean, tastefully decorated holiday house." However the kitchen falls short if you want to cook at the house, there just aren’t enough saucepans (or big enough saucepans for a house that sleeps 6!) and we found that the larger bottom oven didn’t heat up just leaving us the small top oven to use. Would also have been nice if oven gloves were provided to make it safer. Also in the photos they have quite a large fridge freezer under the stairs which has now been replaced with a small under counter fridge freezer. Was also disappointed that there were no drinking glasses (apart from 3 wine glasses and 4 champagne flutes?!) but there was a supply of paper cups in the drawer - would have preferred proper glasses at my age! The bed and mattress in the largest bedroom was super uncomfortable and we had to move into the back bedroom which was a little better. The small shower room is small but ok. The lounge is really comfy, but I cannot imagine how you are supposed to sit 6 people - there are two 2 seat sofas and two footstools. It might also be nice if there was some privacy film on the lounge window as there is quite often traffic queuing outside and you feel like everyone is staring in. All this aside, it is a lovely little holiday house which I would recommend for 2-4 people, but definitely not for 6. Reviewed by Sarah5.0★Aug 2022 "Very well decorated and fitted-out cottage, in a perfect location in Rye." Lovely little garden. Reviewed by Alice5.0★Jul 2022 "Although in a great location, the property is not really suitable for 6 people, as currently listed." There were also a few niggles like very wobbly cupboard that contained glasses, really difficult shower control, empty salt and pepper, blinds that couldn’t be lowered without removing vases, no blinds in attic room etc that felt that no one had tried the rental out. Reviewed by Susan3.1★Apr 2022 "Very disappointing cottage." It was not clean when we arrived so we had to request a re-clean. Bed in main bedroom is very uncomfortable and should be replaced. Light in second bedroom did not work. Kitchen is very poorly equipped (no glasses…). Whilst the location is good, the house is very expensive for what it is (very basically furnished, very small). Would not recommend. Reviewed by Katharine2.2★Feb 2022 "Lovely cosy cottage in a great location." Highly recommend. Reviewed by Natalie5.0★Feb 2022 "Wonderful cottage in a wonderful location." We would love to book this cottage again. Reviewed by David5.0★Sep 2021 "The hot water system needs to be looked at as it only delivers slow running water, especially in the bathroom." We loved the welcome pack which we weren't expecting. The location is fantastic. The bed in the front bedroom is very creaky and uncomfortable. Minor points that would improve the facilities and comfort scores. Reviewed by John3.8★Sep 2021 "Really enjoyed the location and house." We had a great time Reviewed by James5.0★Aug 2021 "We had a very nice stay thank you." The house had most things we needed although I’d definitely say a bigger fridge is needed. The fridge that is there is not big enough for 6 people Reviewed by Tina3.1★Aug 2021 "The main problem was the existence of only one toilet and shower room on the ground floor to also serve 3 bedrooms on the first and second floors." A bit tricky for the people on the top floor at night (if necessary) to go down 2 flights of stairs, one of which goes through another bedroom. Apart from that it was a good place. Reviewed by Colin4.7★Jun 2021 "Thoroughly enjoyed the cottage and this is not a criticism but as a property for 6 people there should be more mugs ( there were only 4) more tumblers and more cutlery as it was constant washing up and better Saucepans as the ones provided were very small ." Otherwise the facilities were excellent with very comfortable beds , furniture and a lovely little courtyard garden . Fantastic position within Rye for all amenities and excellent car park very close by . Highly recommended. Reviewed by Marie4.7★May 2021 "No hairdryer." No oven gloves. But brilliant location. There is also a weekly general market on Thursdays, as well as a farmers’ market every Wednesday morning. The town played host to BBC film crews for nine weeks in the summer of 2014, while filming of the TV series Mapp and Lucia took place, which has now been made into a DVD. All coastal scenes were filmed in nearby Camber Sands and bits of filming also took place in Hastings and the Tenterden Town railway station. Local attractions include miniature or full-size steam train rides, local vineyards, stately homes, castles, gardens and beaches, including the beautiful nearby Camber Sands.
