"Fabulous property."
Very clean, bright and extremely comfortable. Lovely little welcome pack on arrival and every facility you could need. I would have no hesitation in recommending this to anyone for a superb stay.

"House instruction book needs updating as television page does not apply."
Need codes to get on prime, Netflix. No idea how to get on Apple at all! Spent evenings having to watch BBC iplayer. Tried tv in other room - couldn’t get any channels at all.Tried calling owners and Sykes to no avail.
Spoilt an otherwise nice holiday at a nice house.
Also the children’s sand pit needs a proper fitting lid.

"Waterwynch-what a find!"
We spent a glorious week in this spacious, well equipped, comfortable house. The welcome pack and milk in the fridge on arrival was appreciated.
Set in a quiet location, the house was ideally situated to explore the East Kent coastline. A pristine, shingle beach is within a 5 min stroll from the front door.
The large, mature garden( secure for children and dogs) offers total relaxation throughout the day. We eagerly anticipated the arrival of the rabbits morning and evening.
We only wished for a longer stay.

"Our third visit to Waterwynch."
We love this property and its location. We didn't want to leave! The property was spotless and well maintained. We love the lay out of the house and the proximity to the beach. There are so many great beaches / seaside towns to choose from along the coast from Deal to Whitstable. We visited Howletts Wild Animal Park and had a great day. The conservation work they do and sending animals back to the wild in conjunction with The Aspinall Foundation is amazing. We would definitely recommend Waterwynch to friends and family.

"My mother and I stayed for a few nights at the end of August and my goodness, what an absolute pleasure it was."
The house is modern, clean and has everything you could possibly need.
The garden is stunning and the evening visits from the rabbits was a pure joy.
You are a couple of miles from any shops so make sure you bring whatever food and drink you need.

"This is a lovely large house in a great location with a short walk to the beach."
The rooms are a good size with a well equipped kitchen.
Large garden.
However we did notice a lot of cobwebs and dust around the front door when we arrived.
The small living room has a large bump in the floor which you had to be aware of.
The patio area should have been swept and tidied up as there were lots of old cobwebs and spider webs around the windows. There were leaves and play sand underneath the garden table and chairs.
There is an old rusty swing chair at the top of the garden which should be removed.
Extra seating around the garden would be welcome.
The baby swing has a large crack in the back and needs replacing. We did use the swing for our two and a half year old grandson with care.
We felt more attention should be paid to housekeeping.
In all other respects it a lovely holiday house.

"The property is in a lovely location and is a great size and set up for a family break."
However, it definitely needs a bit of TLC. There are some obvious things that could be updated and cleaned up a bit. - There's a broken swing seat in the garden which is dangerous for children playing, it ought to be repaired, replaced or removed. - The children's slide/swing is fairly old and looks tired and close to breaking. It looks ready to be replaced. - There are also several scruffy parts of the garden where broken bits of furniture or bikes are gathered. These could be removed easily to give a much tidier appearance. - There are multiple lamps in the living room but with insufficient sockets (or weirdly lightbulbs) - The second living room has a really bizarre fault with the floor whereby it's significantly raised in one portion. - In general the cleaning was a bit lacking. Despite being cleaned before our arrival, there were cobwebs in nearly every corner. Please don't take the above as an awful set of feedback. Overall it is a great property for a family break and we'd likely book again. It could just be so much better. The huge positives were the proximity to a brilliant beach, the really comfy beds and the well equipped kitchen.

"I would advise some caution when booking this property."
As the other reviewers have said, the house has a great location, but the house needs more TLC and attention to detail. The housekeeping was lacking, communication poor and we noticed the same issues mentioned in earlier reviews - rusty old furniture left in garden etc, broken dangerous swing, cobwebs, no toilet brushes in some toilets etc. On top of this the dishwasher was broken when we arrived and I had to make several long calls to sort this out and then wait in for a day for an engineer. This should have been spotted by cleaning team as it would have been very obvious to cleaners it wasn’t working. Quite hard having a relaxing holiday without a working dishwasher (and no dish drying rack either). No effort made to apologise or compensate. On top of this, and by far the most concerning, we were sent a bill for £300 for extra cleaning at the end of our stay. We’d taken out the optional insurance when booking so I assume this was an opportunistic claim to get paid on insurance by the owner. When we asked for proof, some very unclear photos were sent with some sort of tiny mark on the sofa that we didn’t make, a cheap oven tray with a scratch on and a mark on a duvet that we didn't make, a picture of broken arm on the garden chair (which was most definitely broken on arrival!). I’ve not accepted liability and refused payment and so far not heard anything back after I sent my letter a few weeks ago. I would advise being weary of owners billing £300 for the extra cleaning - we have rented dozens of properties over the years and have never heard of this happening before. Such a shame as it’s a lovely location but cleaning and service were very poor and facilities more 3 star level.

"We had a very enjoyable stay."
My sister and I came with children and a dog. The garden is great and we even got to enjoy a drink outside in the late afternoon winter sunshine too! The rest of our stay it rained but that didn’t affect us much. The local amenities and towns are great and overall friendliness of the area was very welcoming, as was the daily walks to the beach. The rooms are a great size and lots of cupboard space. The kitchen is comfortable and stocked brilliantly and the 2 lounges too. The heating works well.
We had a great stay and would book again if down in Sandwich. Thank you

"This is a lovely house in a super area with just a short walk to the beach."
It is well equipped. We contacted Sykes to ask about an ironing board, but never heard back. It could benefit from a waste paper basket for the second bathroom. The fluff filter in the tumble dryer is torn. Small things.
We would happily stay here again.

"Great house in a fabulous and beautiful location."
The house is well equipped and comfortable with a big garden which even in November we sat in and enjoyed the Kent sunshine. We explored the Kent coast which is lovely. The dogs enjoyed great walks and the walk to Deal was great.

"Location is great to explore Kent, both by foot and by car."
Walks along the coast to Deal or Pegwell Bay, both great. Deal you have the pier, shops, Castle and Great fish & chips. Pegwell you have Nature, peace & quiet, tranquility. By car you have Ramsgate, Canterbury and the coast along the north shore. The house was great, big enough for 6 ( and a little old dog), great Kitchen which opens out to a grass garden, large lounge which also led out to the garden. 4 very comfortable bedrooms, ofa decent size. Great place to relax after a day out.

"It is always a bit hit and miss when booking holiday accommodation."
Last year was a definite miss with a different booking company but this year we were very pleased with Waterwynch. The property was clean, in a brilliant setting and we had a very good time. We went with our son and his family, so 3 generations and we all thoroughly enjoyed the whole experience.

"Waterwynch is a lovely house with a good sized garden which was perfect for our family and large sized dog."
A short walk to a quiet stretch of beach. Really enjoyed our day at Winghams Wildlife Park. Plenty of choices for beaches and towns / villages to visit. We particularly enjoyed our day in Broadstairs, stopping off at Dumpton Gap for a nice dog friendly beach on the way home. Would definitely recommend this property. We hope to return next year.

"The house was beautiful, loads of space and all finished to a high standard with all the facilities we required."
The location was exceptional. 5 minutes walk from a stunning private beach where the kids could play in peace and feel safe. Not many people around which was perfect. Then easy driving distance from other towns and attractions. Really loved our stay and wished we booked longer.

We were worried about the costs for our 3 cars every day before arriving!
On arrival we discovered that visitors to Waterwynch don't have to pay.
Please put that in property description as it caused undue worry and upset before arriving.
