The main entrance into the property leads you straight into a fabulous dining room with a spectacular table which comfortably seats twenty people. With the woodburning stove and baby grand piano this is a natural hub for any memorable family celebration with the sitting room and kitchen immediately leading off it. The spacious kitchen is extremely well-equipped with all you could need to prepare wonderful meals and entertain even the largest of groups. In addition the large oak kitchen table, seating areas and spectacular views make it a great place to socialize over breakfast and catch-up before heading out for the day. The lavishly furnished and extremely comfortable sitting room has ample seating to relax and unwind in front of the fire, listen to some music via the Sonos system, read the newspapers or enjoy the fabulous countryside views. From here doors lead out onto the balcony where drinks can be enjoyed while overlooking the croquet lawn and the valley beyond. This is also the perfect place to watch the sun go down before adjourning for dinner. Relax and indulge whilst stargazing from one of the luxury baths for two or drench yourself in the rainmaker power showers before retreating to the warmth and comfort of one of the seven bedrooms. All the rooms are well-appointed and arranged with beautiful wool carpets and comfortable beds. Set in the middle of two acres of private gardens, there’s no better place than the terrace to catch some rays on hot summer days whilst tossing some steaks on the barbecue as you enjoy a few beers. With ample and stylish furniture for the whole group, as well as outdoor beanbags, this area is perfect for casual get-togethers and dining alfresco.

The village of Withyham is set within the High Weald Area of Outstanding Natural Beauty and is a fantastic location with a number of its own local amenities near the village of Hartfield. Nearby Ashdown Forest is a must see as this is the home of Winnie the Pooh, discover the places which inspired the many tales and walk the fantastic scenery. There are several villages scattered around full of exciting places to visit including National Trust properties, heritage steam railways, art galleries, theatres and museums. There is fun and activities on offer for the whole family: cycling, canoeing, climbing, bush craft, survival skills, golf, walking and wine tasting, to name but a few. A short drive will take you to a variety of beautiful visitor attractions; if historic houses are your interest, then you are truly spoilt for choice with beautiful Scotney Castle, Penshurst Place or Hever Castle. Bedgebury Forest and National Park is only 11 miles away with plenty of walking and cycling paths and a “Go Ape” park where you can swing through the trees. Just up the road is the Bluebell Railway which houses a large number of steam engines or you can visit Bewl Water and take a walk around the reservoir and go sailing, canoeing or windsurfing. If you fancy a round of golf, there are four golf courses in this vicinity, including The King and Queen Championship Course. Lingfield Racecourse is just a short drive away, so have a flutter and either celebrate in style or drown your sorrows. A visit to Royal Tunbridge Wells is a must; it is a very attractive town with great shopping facilities. It is a pleasant place to wander, admire the architecture and visit its antique shops and cafes. Brighton, Lewes and Rye are approximately an hour’s drive away and are also well worth a visit. This area of Sussex is a fantastic choice at any time of year.
