  • "Disappointing to find scaffolding and a ladder making awkward access with suitcases when we arrived."

    There were 3 days in the early part of our week (Mon-Wed) when builders' diggers etc were moving earth and delivering bricks just behind our bedroom, starting 8.15am.. Main problem was that when we arrived the house was not ready for us: Cleaning hadn't been done (dead flies in abundance), previous occupants' linen was lying around and beds/towels weren't ready. Out of hours contact numbers for Lakelovers provided with arrival details were unobtainable. We only got hold of Sykes in Windermere by ringing a competitor to ask what we could do. We were compensated with a meal out c£30 per head, but the whole experience was the worst we've had in 40 years of staying in s/c houses. Needless to say, we shan't be recommending or booking via Lakelovers again.

  • "The cottage is a very beautiful one,very spacious."

    The property had no out side lighting ( would recommend the owner adding some),because off the time off year we went 9th December 2023 the cottage was freezing, took nearly 2 days to heat up, a small heater was in the cottage but not sufficient enough to create enough heat to warm the cottage up as it’s all open ( would recommend for future winter bookings that the care taker go an put the heating on 24 hours before an arrival), there was no cutlery in cottage so had to go an buy some the following day so we had something to eat with. The electric cooker top was also left filthy. We all get charged for internet but the internet did not work the whole wk we was there,little speakers to the upstairs couldn’t be used as it’s only way of working is via internet, bit silly really when Bluetooth speakers would be more beneficial. Had we not come across these hiccups we would off gave it 5 star rating all day long.

  • "The cottage was absolutely beautiful but there were a few issues that could cause problems later."

    The 2 wooden benches outside need looking at as they a coming apart. We had to clean the hoover as it needed emptying, the dryer need its filter cleaning. The pots need checking as needed cleaning before we could use them. Sofa needs a clean and the cushions too. The bathroom floors were a bit like ice rinks. It isn't the cottage that is the problem more the maintenance which I presume you are paying for. Sorry to point all these things out but thought you should know.

  • "Well equipped cottage."

    Comfortable. Beautiful garden. Table round the back needs 4 chairs for outside dining. Strange arrangement in second bathroom with shower in front of loo and no heated towel rail in second bathroom which made the room feel bit damp. Unable to use that toilet till floor dried. We had a power cut and really appreciated emergency lighting. Small torches in bedside drawers would be helpful.

  • "A lovely well appointed house."

    Spotlessly clean and had all the facilities needed. The property does have an adjoining cottage, which would be ideal for groups travelling together. Access to the property is across a field via a farm track with ample parking next to the property.

  • "We loved the house however there appears to be an issue with the water supply."

    In the morning when we used the shower water pressure was fine at first but by the time a second person showeredd the water supply either dropped to a dribble or stopped completely leaving the occupant without the ability to shower effectively - or all. For a period each morning there was no water supply to the house which meant we couldn't make a hot drink either until it returned. Could this issue be addressed or at least acknowledged as a problem at the time of booking? This did cause discomfort and detracted from what was otherwise a perfect house.

  • "We enjoyed our stay at this high-quality property."

    The only point we would make is that we had not realised that the property is attached to the cottage next door. The patio next door is directly beneath the landing. This did not cause any problem during our stay as the cottage was unoccupied but it might have done if it had been occupied. We think the property description and photos should make all this clear.

  • "Having stayed here in September 2019 we were disappointed to find that internet/wifi no longer exists in the property."

    We just assumed that the facilities would be the same as last time. We discovered that it was no longer provided. Having no internet in this day and age is a deal breaker in terms of future bookings. We visit the Lakes 3-4 times each year and often re-book properties we like, so sadly no repeat bookings for Low Melbecks House. Most people like to share photo's with friends and family, sign into netflix and watch a film, some might need to check the odd work email. I am sure many will be put off from booking this property. The underfloor heating works on the ground floor. But is does not work well on the first floor. Given an unseasonally cold May we were chilli. Heaven knows how this would feel in colder months. The convector heater does not work well either. This property has so many great features and clearly the owners have taken time to produce a wonderful environment and it could be fantastic if the heating improved and wifi was reinstated. Trying to contact Sykes is impossible. We spent more that 90minutes to get through to them to express concern about wifi and heating. I would suggest to the owners changing agents to more client friendly agency.

  • "Low Melbecks House offers excellent accommodation though at a premium price."

    We found it a quiet and comfortable base for a relaxing holiday. The house is very spacious and kept very warm by underfloor heating, the only downside to the heating being that is was difficult to regulate quickly. Though the lounge is on the first floor, views of the surrounding hills and mountains are limited by the low position of the property, the lack of large windows and the hedges and trees surrounding the garden. The garden is pleasant to sit in with a stream flowing through it but the provision of a larger outside table would be useful. Though Low Melbecks House and Cottage are one building the walls are thick and we were barely aware that people were staying next door. There is no dividing fence in the garden and privacy could potentially be a problem given that the bedrooms and bathrooms are on the ground floor and have clear glass in fully glazed doors, though there are internal shutters or blinds. A third, larger, property, Low Melbecks Barn is situated nearby. Parking for Low Melbecks House is not immediately adjacent , it is the far side of Low Melbecks Cottage and entails a walk of about 50 metres. The one big drawback is the poor and at times non existent Wi-fi signal. Sykes were not open about this and we were only made aware a few weeks before departure. Our son had originally been intending to work for several days from the property using the internet but this would have proved impossible. We found mobile phone reception to be good. Despite the reservations about the Wi fi we would thoroughly recommend this property for a relaxing holiday.

  • "We really enjoyed our stay and the house was lovely and well equipped."

    A couple of things which could have been better. The cleanliness was ok, bathrooms were clean but the sofa kept pulling apart revealing a very dirty floor beneath. When we arrived the dustpan and brush was still full of broken glass from the previous occupants which wasnt great considering we had a toddler running about. The hoover didnt work and seemed to be blocked. Wifi didn't work throughout our stay but wasn't a huge inconvenience. The underfloor heating control wasn't accurate and the sensors either need recommissioning or replacing.

Nestled on the outskirts of Bassenthwaite, less than ten miles from the bustling town of Keswick, is this charming white stone cottage.

The owner's other property, Low Melbecks Cottage, can be booked alongside this one to accommodate a larger group.

Low Melbecks House has a quirky reverse-level accommodation with the ground floor hosting two king-size bedrooms.

Each bedroom comes with a selection of contemporary furnishings for storage purposes, whilst one bedroom has a lovely built-in bookcase and a floor-to-ceiling window with stunning views across the surrounding fells, the perfect spot for enjoying a quiet read.

Both bedrooms have en-suites, one with the choice of a double-ended bath and separate shower, so you can decide how best to prepare for your day.

Following the steps up to the first floor, where you will be welcomed into a large open-plan living space, boasting a contemporary decor, with characterful features such as the exposed beams.

The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre.
