  • "Pleased to see kitchen upgraded since last visit."

    Unfortunately, the two large beds desparately need the mattresses replacing. They are diabolical, as others have already commented. Had a prompt visit from Jez, the maintenance man, who quickly resolved our heating issues. The pool is very enjoyable but we experienced an overpowering smell of oil, which probably needs looking at.

  • "The house is lovely, has a really homely feeling and is more spacious than the photos suggest."

    The bathrooms bedrooms and living room are all comfortable and well maintained, although the beds are extremely soft which gave a couple of us back ache after a few nights. The kitchen is clean and easy to use but could do with a few more knives, just a bread knife and large carving knife available. A couple of other dishes and serving bowls would be useful but there was enough to make do. The swimming pool was great and much warmer than previews reviews suggested but there was a sort of petrol smell in there near the door. The catering building next door was not an issue at all, barely even knew it was there. There were a few issues with the boiler initially but the owners quickly sorted it and we were toasty warm the whole stay. There's plenty of parking and a small outdoor eating space, a bit of grass but on an incline so not suitable for small children really. The views are lovely and on a cold winter afternoon with the fire on and a good book it was just what we needed. All in all it was a great space to relax and we would happily recommend and/or book again.

  • "House, gardens and pool are great."

    Nice and warm in most of the house, poolhouse ok, even when very cold outside. All the rooms in the house are huge and well furnished. There were a few issues: the ensuite was freezing and totally unusable, (but the toasty bathroom made up for it) Lacking a few bits in the kitchen, only three knives for food prep, one big chopping knife which we didn't use, 1 rather blunt bread knife and a small wobbly-handled knife. Tin opener useless, no large bowls for meals or making salad in, only little cereal bowls. Cooker extractor door would not stay open. Communication great during the stay, but it took a month to get an answer a question asked at the time of booking. I'd asked how deep the pool was because I am both short and a poor swimmer and was told it was six feet deep all across the pool, no shallow end. Having bought a swim vest and swim ring, turned out that information was completely wrong, it has a shallow end and even the deep end wasn't six foot! Having said all that, we enjoyed our stay and would definitely book again.

  • "Generally too cold cH off too long and set too low."

    Poor range of cooking utensils. Not enough cutlery Swimming pool ladder too high for older people. Hot water system needs to be better balanced. Either boiling hot but then swamped by the cold when mixed at the tap. Could be easily scalded. Scalding to cold with very little in between. Kitchen sink needs unblocking. Very slow to empty. Shame the aga and jacuzzi weren’t working Otherwise ok we had a good Christmas

  • "We had an absolutely amazing time at Dale View and will definitely return."

    The views are stunning, it’s in a very tranquil and peaceful location with excellent access to many beautiful places to visit. The swimming pool was perfect for our family. Don’t worry about it being cold, even in December the pool room was toasty warm and the pool water a really good temperature. We were absolutely delighted with the size of the pool too and also the toilet and shower in there as well. I agree about the previous comments of the noise next to the twin room. If this cupboard could be sound proofed somehow the accommodation would truly be outstanding. We would happily put up with this small niggle again though for all of the positives. The rooms are huge, there is plenty of parking and a large garden. You won’t be disappointed. We created really happy family memories here and are looking forward to going back.

  • "Stayed here September 2023."

    Stunning property, great views, perfectly situated for walking in the lakes. Lovely clean well maintained property. The pool was great but our elderly guest couldn’t access it because the steps were too steep for her which was a real shame. The rest of our party made full use of the pool and loved it. The beds were a little too soft for us … but I guess that’s just a personal preference. Would be perfect for families with kids in the summer. We had a very rainy week… so it was great to be able to spend rainy afternoons in the pool.

  • "This is a fantastic place to stay, but if I'm honest it is a little dated and could do with some more cutlery, glasses for the larger party's staying there ."

    That's me just being picky. We absolutely loved it, so much so we booked it again while we were still there. It's comfy, roomy, nicely decorated and the beds are a dream to sleep in. Not forgetting the indoor swimming pool, the wife and my 91 year old mother didn't want to get out. Just a shame that the jacuzzi wasn't up and running. All in all, I can't wait till the next stay and I highly recommend a stay at Dale View.

  • "Beautiful cottage that is deceptively large inside."

    Very comfortable and superb location. Despite the weather not being that good for July/August we still had an amazing time. The swimming pool was a real bonus and the Grandchildren absolutely loved it. Pool felt a little cold on the first couple of days but the cottage manager soon came and sorted that for us. Lovely gardens and views from the cottage. Not far from Cockermouth for supermarkets and the local pub does great food, but is closed Mondays and Tuesdays. Even closer is the Embleton Spa hotel which was nice for a drink but we didn't eat there, so can't comment on food. Would love to visit the cottage again in the future. Owners and Sykes very helpful.

  • "Pros: - Very spacious - surprisingly so - Very clean and in good condition - Sole access to the pool - The pool had a good set of inflatables for children - Picture-perfect view from the lounge - Lovely and well maintained gardens - Well located for the Lakes and Cockermouth supermarkets - Peaceful Cons (these are minor): - A bit more cutlery and crockery would be useful - also so you don't have to run a half load of the dishwasher - The pool is a bit cold, but we did adjust to the temperature - You can't tell from the pics, but the property overlooks a lane and is next to a warehouse, so it isn't really secluded, though we were not at all disturbed - The cottage was a little cool at times, and the thermostat went up to 19."

    5 degrees max, but we managed by using the lounge electric heater - A barbecue would be a good addition for when the weather is warm We loved our stay and would definitely recommend the cottage. :)

  • "Second year at Dale View and it did not disappoint."

    The kitchen seemed better equipped this year which was good. There was a problem with the washing machine, the owner is very helpful and tried to fix it but it only managed one wash. Apart from that we had a lovely week and enjoyed the pool and the outside areas. Its a great holiday cottage.

    The rooms are comfy and everywhere is pretty clean. Cockermouth isn’t a difficult journey away, with a nice take away and shops. I would recommend this stay to anyone, and will be returning myself. Thank you!

  • ""Dale View is a great, spacious property in a peaceful location with beautiful views."

    Easy to get to and from local towns" The property is comfortable including the beds and once inside, being all on one level we found it more accessible due to wheelchair. Only problem with wheelchair is the two steps but got over that. Jacuzzi not working. SatNav takes you further up road, look for Caterite as you enter Embleton from east and its right next door. Pros: All on one level – Good swimming Pool with shower and wash basin – Great views while sitting in lounge – Quiet and no noise from Caterite next door – Allows Dogs (see below) – 2 mins from A66 – Locals very friendly – Lots of wildlife to watch from kitchen & lounge windows – Well equipped kitchen. Maybe many Cons, but did not make stay bad. Cons: No recycling done (all in one bin, every other property had recycling bins out on collection day) – TV impossible to watch during daylight, due to its position beside a window without curtain (better over Fireplace) – Not dog secure as walls around property very low, allowing dogs to get out onto road even my Shih Tzu – Wi-Fi very intermittent, affects catch-up and Netflix (Freezing) – No soap powder/liquid for washing machine – No dishwasher tablets – No local shop information (information in book left for you) – No radiator heating (3 days very cold). Bassenthwaite Lake Station has a lovely café and restaurant and only 6 mins down A66 towards Keswick. Out of cottage left, 1st right, left onto A66, 1st right. On left just down lane. Dog Walking entrance to wildlife area just further down lane past station on right by bus stop, with a great walk around lake on purpose-built walkway.

    Good location, close to some stunning scenery, Buttermeres well worth a visit. Only issue was the directions, sent us a bit further up the road. w3w for the front gate is: workbench.spruced.isolated, other than that we really enjoyed our stay, and will use Sykes again.

    Dissapointed jacuzzi not working. Wasnt working when we booked. Waiting for a pump! And still waiting now!! Also Aga not working which was a shame. Aside from that very nice. Lovely location comfy beds. Great showers and bath.

  • "We had such an amazing stay in a perfect location."

    Dale view is very spacious, clean and has everything you need in the well equipped kitchen. The pool was great and we had great fun everyday! Only have one negative and that was we had no hot water on one morning. I had read a previous review who had a similar issue so didn’t need to contact owner as all was ok later in the day. Overall a fabulous stay and would highly recommend this property for a great holiday.

  • "We have just had such a lovely stay."

    The cottage was so comfortable and suitable for us all including my 1 year old baby and my nan who is 85. We've booked again for next year as we all felt so relaxed. Only slight negative was there didn't seem to be any warm water this morning (not sure if it was related to the snow) but everything else was great all week.

  • "We loved staying at Dale View over Christmas!"

    ! The swimming pool was obviously the main draw of this place as well as the close proximity to walks and the lakes of course. The actual pool was as cold as other reviews have stated but once inside the pool complex you forget about it as there is a heater that comes on at intervals that keeps the place warm for when you get out the pool and want to dry off. We also had some issues on the first few days with no heating or hot water but this was soon rectified by the owner… Really couldn’t fault the place at all it was lovely.. Amazing hill views from the front windows too.. We would definitely go back again but perhaps in summer….

  • "We had a truly magical stay at Dale view, I stayed here as a family, 2 children, hubby and mother in law and my small dog, everything and everyone was catered for, the pool was excellent, a little chilly at times but you soon got used to it once you were in, we missed the 1st night due to having a sickness bug but we thought it was a lovely touch all the lamps were left on for us arriving and the Xmas tree and decorations were a lovely surprise!"

    Made it all that more festive while being away from home, and waking up to frosty white outside just added to it! the cottage had a lovely homely feel to it, beds were extremely comfortable, settes comfortable enough for hubby to fall asleep on watching tv! bathrooms were exceptional, the rainfall shower was heavenly! It was a lovely home away from home, it was extremely cold through the nights there but the cottage kept a constant warm temperature so we never really felt the cold, we will definitely be back, I could imagine it to be just as wonderful in the summer!

  • "The holiday property was lovely - very spacious."

    It was well stocked with utensils and crockery and glasses. Some glasses were chipped and a knife was broken when we arrived. We left a little note for the maintenance team advising them of these things. The swimming pool was great. We would certainly recommend the property and would have no hesitation in returning.

  • "We had a lovely week at Dale View."

    It is well located for access to the scenic areas of the Lake District and towns for shopping for self catering, but situated in a quiet village, so was not busy as with key locations for tourists. There is ample off-road parking. There was a problem with the central heating which was resolved promptly by both the owner and Sykes Cottages team. The bungalow is spacious with plenty of room for six. Thank you for a lovely holiday; you may well see us again.

  • "Fantastic property in a wonderful & peaceful location."

    Great views and easily walkable to local restaurants which were kindly suggested by the owner. Short drive to Cockermouth and Keswick, which was perfect for us. Slightly longer drive if you're heading to Ambleside or Windermere. We enjoyed the pool - a great way to unwind after a day of trekking or taking in the sights. Well maintained all round.

  • "Lovely property, beautiful views, swimming pool great success with the children, it was just a little bit cold - could do with being 2 degrees warmer, but nonetheless the children had great fun."

    Had a bit of a problem with a smoke detector, the owner was very helpful and eventually it was sorted out. Beds very comfortable. I agree with another guest who mentioned the noise at night - every hour or so, not sure if related to the hot water system. Overall though very good and well appointed property.

  • "We had a lovely week at Dale View."

    The property is spacious and well equipped. The view out the front of the property are beautiful, and even though it is next to a distribution warehouse you would not know it. We heard no noise from it at all. We did have a few niggles. The temperature of the hot water is set too high, very dangerous for you children. On the opposite side, the swimming pool temperature, in our opinion, is set too low. We did use the pool but it took a long time and will power to get in, slowly acclimatising your body to the temperature. As with most things, once you're in its not too bad but don't expect public swimming pool temperatures. The WiFi is very slow, only just adequate. As mobile signal in the area is patchy a good fast internet speed is essential. Also the occupants in the bedrooms next to what we assume is the boiler cupboard complained of intermittent noise during the night from the cupboard between them. This took a bit of go getting used to and resulted in disturbed nights sleep to start with. Overall we were very happy with our stay and would recommend the property but with a few minor tweaks it would be 5 star and 10/10.

    The views are wonderful, the walks lovely and the pool is a terrific bonus. We had lots of enjoyable family time. Keith, the owner, is very responsive to any equipment problems we might have. The kitchen is modern and very well equipped and there is loads of space. There’s are lots of places for coffee/meals and family activities. This is just a beautiful area to stay in. We are coming back next year. It is now easy to book online.

  • "Lovely cottage/bungalow very clean and warm ,the pool was nice went init everyday ,however the jacuzzi area was a bit open not filled as broken looks like it had not been used for a while I would suggest making it more safe if a child slipped in there would be terrible, the mattress needs replacing and also it said open fire which we was looking forward to when we got there it was a electric not in description also would be good idea it was a more secured garden so dogs could play."

  • "Lovely large rooms."

    Pool was great. Temperature sometimes changed but not enough to put us off using it. Iron ironing board and hairdryer wasnt on property details but were in the property Garage was a bonus great to store trailer, boat and bikes. Wall around property very low so had to keep dog tethered to a lead. Property very clean on arrival. Had everything needed. One small minor detail could do with a larger rubbish wheelie bin. It was full on arrival we had to wait for it to be emptied on Tuesday before we could use it. Owner contacted us at beginning of holiday. We had to call due to a power problem in utility for washer and dryer. Owner came out very quickly and sorted it. Enjoyable holiday would return. Private pool made our stay very relaxing.

The pool was such a bonus and the reason we booked - as others have said it was a little cool but that didn’t stop us enjoying it every day. It was a great location for exploring the area and the Embleton Spa hotel down the road was perfect for eating out… all in all, an excellent stay, thank you.

    Very cosy and warm. Pool was a real bonus. Great views from bedroom and lounge. Downsides. Cooker requires replacement. This is acknowledged by the owner. The ensuite is so cold we used the 2nd bedroom and main bathroom.

  • "This cottage is exactly how it’s described."

    We loved it and will definitely be booking in the summer. The pool was fabulous. Temp is same as public pool temp and in winter months you’d think you wouldn’t fancy going in but the pool room is tropical and we wished we’d gone in sooner but took a couple of days to brave it. Shame as we went in more once we knew how nice it was. The location is quiet and once your inside it’s cosy and having option for lighting a fire was perfect. I can imagine in the summer the cottage will be perfect with the option for opening up the sitting room with large double doors out to the garden and same with pool. The cottage is very spacious and was very clean on arrival. The garden is not completely enclosed so if taking dogs they could easily jump the walls. All in all a lovely week and perfect cottage, thank you

  • "Dale View is beautiful and spacious and also accommodates dogs which is great."

    It is also close to some lovely villages which made shopping easy and it is surrounded by gorgeous scenery and plenty of walks. The indoor pool is the reason we chose this particular cottage and it was a real treat. I would recommend perhaps a welcome basket with the basics like milk and teabags as there was literally nothing after our long drive and we were desperate for a cuppa. We are definitely going to book again.

  • "The cottage was very comfortable and the one level helped the less mobile person."

    We would hope to come back next year. The lighting in the living area was rather dim and the sewing fraternity were forced to do close work in the kitchen! The cooker/oven were dirty. Two of the trays were very dirty. Could have done with a few more pieces of cutlery. Beds, linen and bathroom facilities were extremely good. The Pool. The ladder was inadequate. The treads were too narrow and the ladder did not reach deep enough. One lady could not get out until a bucket was sunk below steps and assistance given. We sorted out the pool cover, so the rope reached the length of the pool. Nice and warm.

    Trust me, photos don't do justice..lol. Fully equipped, massive kitchen. Me and my family enjoyed every second of our stay. Very tastefully decorated throughout. We have stayed in various holiday cottages up and down the country but, this one is by far our favourite property for a relaxing family holiday! The swimming pool was amazing, pool water temperature was just right. The shower in the pool area was really good. Me and my family thoroughly enjoyed this well deserved break since Covid. Would highly recommend and definitely return with my family! Sykes rated this property 3 stars, after my personal experience I would give it 5 stars :)

  • "On our first day we only had hot water and heating for approx one hour in the morning."

    I phoned Sykes Cottages reporting this and the owner phoned me back in the afternoon and the problem was rectified immediately, although the radiator in the lounge barely got warm. Dog poo was found in the lounge in front of the patio door. The large rug in the lounge is a trip hazard. My elderly mother had to be extra careful! The pool was very cold which was a great disappointment as I booked this property because of this added bonus. There was no hot water coming out of the shower in the pool room. The kettle lid was broken. May I suggest in purchasing a bread board and butter knives for the kitchen. Overall, the property was clean and as it was all on one floor it was great for my mother.

  • "The cottage is in a great location and is much bigger than we were expecting with everything we needed."

    Having the pool was a lovely treat. The only issue was that the first half of the week the pool was quite cold but by the end of the week the temperature was very comfortable. This is definitely a cottage we would return to.

  • "Communication from Sykes before the holiday was not very good."

    I raised a question which was not answered by them, but by a review on the property. I then sent another question which again they didn't answer and I which I had to chase for answers. However, on arrival at the property (good instructions for finding it) the house was perfect for our needs and especially as it is on one level throughout for my elderly parents who have limited mobility. The seat in one of the showers was particularly useful and was a real bonus for them. The beds were comfortable, the kitchen was well equipped and the front room and dining table were a lovely family space for chatting, playing games, etc. Most of our group enjoyed the use of the pool which is a fantastic size and private, but it was too cold for my elderly parents to use. In fact the pool temperature was very up and down, not at all constant. We had one day in which I would say it was a comfortable temperature to get in. All the other times it was on the chilly side. The shower in the pool block was consistently scalding hot, far too hot to stand under. However, on the whole, the pool was a great addition to the holiday for most of our family. The house is situated in a great area with Bassenthwaite Lake very close indeed. The other lakes we visited were Derwent Water, Buttermere and Grassmere. All beautiful and not too far away from the property. The whole area is beautiful and we had a lovely holiday.

  • "Had a absolutely brilliant time at dale view lovely property and a great swimming pool (could of done with being a few degrees warmer)."

    Dale view as everything you need for a perfect stay and also great location with stunning views of the fells.also supermarkets and garage in cockermouth only 5mins away, Keswick 15 mins. Definitely will be going back and thank you Sykes cottages

  • "The owner could not have been more helpful."

    He is exceptional. I really love the facilities and location. We will go back. It was however a nightmare to get through to get a cot and high chair via Sykes. We wasted hours trying to get through in the week before we went. I have the owners mobile number now thank goodness. I will book via the Sykes mobile app. which to be fair really is excellent.

  • "Loved the cottage and it’s location."

    Comfortable throughout. Only criticisms was the availability of hot water, with 3 of us staying the hot water was not always available on demand. System could do with updating or a different setting. Also previous tenants left some oven trays that were not cleaned thoroughly. Apart from that we would book again when the opportunity arises.

    Within easy walking distance of pub which serves great food and a spa hotel that also serves good meals and is dog friendly. Easy driving distance to several lakes.

COCKERMOUTH

Bassenthwaite Lake 7 miles; Keswick 13 miles.

The small country market town of Cockermouth is situated in the quiet north-western part of the Lake District, a largely undiscovered and unspoilt area, yet only 13 miles from Keswick. The town is famous as the birthplace of both William Wordsworth and Fletcher Christian (of Mutiny on the Bounty fame) and Wordsworth’s Georgian family home, on the main street, is now a popular visitor attraction, owned by the National Trust. Cockermouth offers a good variety of shops, pubs and places to eat, but (of course) the main attraction of the area is the beautiful scenery and excellent walking in the northern lakes – Bassenthwaite Lake, Ennerdale Water and Derwent Water.
