    “Hilltoft Barn is a well-designed property, in a conveniently-located area of Ullswater.”

    We enjoyed our time in the area and also in the space. There are nice walks from the barn and the neighbours are friendly. The nearby pub was also very good. We’ve tried 5 holiday lets in Ullswater in the past couple of years and this was the best. The only other thing that would have made it better, would have been a wood-burning fireplace ... but still, enjoyed our stay tremendously.

The property

Hilltoft Barn is a largely open-plan barn conversion in the peaceful Cumbrian village of Dockray.

This beautifully refurbished property has a mezzanine level and provides high-quality accommodation for up to four people looking to explore the Lake District around Ullswater.

Entering at ground level, the striking refurbishment is immediately clear as you take in the glorious oak beams straddling the open plan living space.

The oak effect is all around, with floors, furniture and panelling all benefitting from the thought put into this beautiful design.

The spacious sitting room space has large patio doors welcoming in the sunshine and the well-equipped kitchen boasts a stone-hidden oven hood and further oak finishes consistent with the charm of the property.

A ground-floor twin bedroom is on offer, whilst a delightful feature is the mezzanine level double bedroom, enjoying further oak furnishings and accessed via a wooden staircase from the sitting room.

Outside lies the peace and tranquillity of the area, with plenty of space to enjoy it.

Take in the stunning views from your private furnished patio area, with ample gravelled space to take in the vistas from all angles.

Dockray is a tiny village, but still has its own pub to wander down to for some local fayre, and the gorgeous Aira Force Waterfall is a short walk away. Further on are the ample attractions of the Lake District around Ullswater.

Energetic pursuits abound, with cycling a particularly good option, or maybe try the National Trust’s walk around Aira Force and the Gowbarrow Trail.

In a tranquil location, this beautifully finished conversion is an ideal spot for a couple or two to enjoy a Lake District break.

POOLEY BRIDGE

Penrith 6 miles.

The picturesque village of Pooley Bridge sits on the northerly edge of Lake Ullswater in the Lake District National Park. The name Pooley came to be due to the forming of a large pool, which was left by the fast flowing River Eamont, and the word Bridge was later added when a bridge, which is now 250 years old, was built over the river. Pooley Bridge has many traditional inns and tempting tea rooms, plus the Ullswater Steamers depart from the village, from where a tranquil cruise down the lake to the villages of Glenridding and Howtown can be enjoyed. There are numerous walks with breathtaking views nearby, plus a short walk up to Dunmallard Hill reveals fascinating Iron-Age remains, whilst the towns of Penrith and Keswick are within driving distance. Pooley Bridge is an ideal base for a cottage holiday stay in the stunning Lake District.
