..kitchen facilities good. The front room layout wasn't great ..TV too far away for everyone to see. The wood burner was too small...we took logs with us and they wouldn't fit in the fire. All bedrooms being ensuite was a bonus although the one one the 1st floor needs updating.

What we didn't like: 9am checkout! - there were reminders everywhere of jobs to do on leaving - strip beds, hoover, clear rubbish, food etc, preferably leave dishwasher empty. We then got an e mail reminding us of all these expectations again. Tidying up is fine and we always leave places clean, but to achieve all these chores with baby and dog by 9am means no breakfast. The note about leaving absolutely no dog hair is pretty impossible when the vacuum provided pumps out smelly air and the attachment head is filthy dirty itself!

It was very comfortable, warm, clean and in an excellent location for accessing the town, lake and lovely walks without using the car. I acknowledge some of the negative comments from other reviews about no wood/tools for log burner and bench seating at the dining table which was actually plenty big enough. These were minor issues though compared with the comfort of spacious bedrooms each with modern en suite facilities and comfortable seating for all in the living room. We definitely hope to return to Keswick as a family and stay in Latrigg house again.

It would have been nice to have been able to switch on the central heating at 6 a.m. when we rise, as the house was quite cold. Sufficient hand wash, dishwasher tabs, laundry products and toilet paper would also be a welcome enhancement at c.£200 per night. Overall, a lovely property.

  • "There were several disappointing things about this property and some good ones."

There was a bad smell from the drains in the bathrooms on the 1st and 2nd floors on the east side (St Herberts Street side) which didn't go away despite applications of bleach. There was poor water pressure to the top floor (west side) bathroom shower and the hot water to the bath in that bathroom didn't provide enough hot enough water to run a proper bath. The central heating and heated towel rails were not working properly to begin with and there were no instructions in the house to help us resolve this. The plumber came very quickly to help with this (and also to fix a toilet which wasn't working) and he explained that it is a 3 zone system with a thermostat on each floor, that the towel rails run off the heating system and not the hot water, so it's necessary to have the heating on to make the towel rails come on. The top floor radiators etc were not working because they needed bleeding, which we could have done ourselves had there been the appropriate tool. The house information folder was sparse - not only was there nothing to help us with the heating, there were no instructions for some of the appliances, eg. the washing machine and tumble dryer. The towels were very skimpy, thin and poor quality. This had been mentioned in previous reviews but doesn't seem to have been addressed and indicates some lack of care for the finer details from the owner. There was little in the way of cleaning products supplied, apart from washing up liquid and dishwashing tablets (the latter were not replenished at the end of our first of two weeks). There was no bathroom/toilet cleaner, nor proper cleaner for the ceramic hob which doesn't appear to have been cleaned properly for very long time. There were enough dishcloths and tea towels. There were only 4 dining chairs - other seating for dining was benches (which are not comfortable), presumably because the layout of the kitchen/diner with the large central island made what was a fairly large space actually quite cramped and there wouldn't have been room. We're glad to see that the reference to the "gorgeous patio" in the description of the property on the website when we booked has been dropped - it is a small space squeezed between the front of the house and the parking area and faces north. The automatic motion sensitive lights in the hall/landings are a good idea for energy saving but they don't always come on in time to give light as you pass and as there's no way of overriding them to switch on lights it's potentially hazardous on the stairs. Good things: the local rep responded as quickly as she could to our problems with the heating and plumbing and got the plumber to come immediately - he mended the toilet on the spot and sorted out the heating. She also went out and bought 4 new anti-slip mats for the bath/showers and brought them round the same day. On another occasion the local rep brought round batteries for the TV remotes at our request. Location, location, location - the house is very close to the centre of town Parking - very good (and rare) for such a central location - ample space for 3 cars, 4 if you're clever. 4 good sized bedrooms with ensuite. Plenty of hanging space, but no drawers for small items/stuff you wouldn't normally hang up. Comfortable beds, though there should maybe be a question for potential guests about the suitability of feather duvets and pillows for anyone with allergies. TV in every room. Good WiFi. Overall, we enjoyed our stay (we had excellent weather) and the majority of our issues could be addressed with a little more care and attention to detail by the owner.

It's in an ideal position with only minutes walk into Keswick amenities and lake shore. The only downside was the lack of hair dryers we had to go out and buy 1 we thought there would be hair dryers it might be an idea to inform guests to bring their own. The en suits in the bedrooms was very welcome but we didn't like the feather pillows and duvets as 3 of our party have a mild allergy to feathers and they cannot be deep cleaned as easily. The kitchen was well equipped except for no cafetière. Luckily I had seen a review that mentioned this and took my own but would have been very annoyed if I had not. The description of the outdoor area made it sound better than it was- not a problem in winter but not a place to sit out and relax in warmer weather. - the lack of Recycling bins at the house is frankly appalling in today’s recycling climate. I don’t know if that’s a house issue or local council issue. I made two car trips to the recycling centres in the town but most people wouldn’t bother doing that and so everything would go in the normal general waste. - Kitchen door needs a way of holding it back - ideally out of the way of the drawers and microwave. Just a latch will do! - Fix the front door and the 1st floor east bedroom door - both sticking! - Fix top sash of window in same bedroom - wont close. - 1st floor east bedroom Tv won’t switch on - 1st floor east bedroom - bath slow draining. - Also a woodlouse problem in the same bathroom! - The dishwasher door hinges stick on opening. - And it would be nicer to have bigger tv’s in kitchen and lounge - especially as the chairs in the lounge are so far away from the tv

The house is in a perfect location- just a short walk away from the cafes and pubs in the centre and the beautiful Derwent water. The house itself was spacious, clean and we had a very comfortable stay- there were only 6 of us in a house catering for 10. The washing machine, extra fridge, dishwasher etc- were all utilised and made our stay problem free. As a self catering holiday - particularly during Covid when eating out is trickier - we felt that the only improvement that could be make would be to ensure that there is enough crockery, utensils, knives etc for a self catering holiday for 10. We are most meals at the house and on the odd occasion found we had to improvise or make do. This in no way ruined our holiday. However the wi fi failed to work after our first night's stay and was not fixed in spite of several requests to do so. The kitchen was woefully under equipped which made catering for our group of 6 challenging at times (and would be more so for 10), the kitchen layout is very inconvenient so that the dining area is squeezed in - eating for 6 was a tight fit (again impossible to sit 10). The lighting in the lounge is inadequate - impossible to read in the evenings, making it useless to be in except to watch TV. There is not enough seating in the lounge for 10 - again a squeeze for 6 people. The bedrooms had no drawer space so we could not unpack properly. The patio is just a picnic bench which is tucked away in front of the parking area. Every room has a TV and there is a NAD amplifier in the kitchen - so lots of tech but lack of the basic essentials. I expected nothing less as I have booked with this company before and quite a few times when it was Lakeland cottage Holidays and they have always given a first class service. My criticisms are aimed at the owners of Latrigg House . 1..a two slice toaster is totally inadequate for a house that accommodates 10 people. ( this comment has been made several times about this property so I'm pleased that I took my own ) 2..There were not enough coat hangers in the two top bedrooms . 3..One of the first floor bedrooms didn't have a mirror or a chair. 4..None of the bedrooms had a chest of drawers which was a real nuisance and although the two top bedrooms had a stand with wire trays on which helped the other two had NOTHING. Although these things are small in themselves they do add up to making a property more comfortable.

Any questions we had before setting out on the holiday were promptly and fully answered for us. A washing line would have facilitated the drying of non-tumble dry items. Not all the cooking pans were absolutely clean. Elsewhere the house was immaculate. The twin beds were each made up with doubled-over double duvets - effectively at 2 x 10.5 tog each bed. Even in normal temperatures a 21 tog duvet would have been excessive. A stick-on blind on the Velux window at the top of the stairs on the second floor would have helped reduce heat and light.
