  • "This is an excellent holiday accommodation and base for exploring Keswick/the Northern Lakes."

The bathrooms, kitchen etc. are great and it is clear from the documents the owners have gone to trouble to make a 'home from home' which our family appreciated. We feel sorry for the owners about the access track which we were aware of from previous reviews and the details in the cottage make clear they and neighbours have attempted to address. The length and unmade nature weren't an issue for us, but halfway down is a short stretch where wheel ruts are so severe it is almost impossible not to hit something with the underside of a normal saloon car - this should really go on the listing as it could be an issue for some visitors with lower-set cars for example. 4x4s/SUVs etc. should be fine and this is useful for those booking to know. In addition, it is worth noting that you need to cross through and out of a communal hallway from the parking spaces to get to the cottage - which may make for minor difficulty for some carrying bags and/or walking gear.

  • "Pleasant accommodation in lovely setting."

Downfall is the rough track leading to it from the road and walking distance to Keswick. Information in the accommodation does outline apologies for the track condition and attempts to rectify unsuccessfully, this information (alongside walking distance to Keswick) could be advised in accommodation description/details so those booking can decide appropriateness for their needs before booking. 4 stars given due to the above. For proprietor reference there is a leaking gutter (witnessed during stay) above the living room window nearest to the front door and the property could do with a decent frying pan provision. 8/10 recommendation given for Lakes cottage holidays due to high booking fee and excessive fees to send on any items left behind accidentally. Postage and packing costs appropriate but £15 per item charge is deemed excessive. Leaking down pipe. Good spot.

Warm and cosy with easily controlled heating. Recently installed bathrooms with great showers, well equipped kitchen. Having a dishwasher and washing machine was a bonus, as were two parking spaces. Suitable for anyone who has difficulty with steps, as it is all on one level. Access by an unmade road is the one drawback.

Very clean and the best equipped place we have ever stayed at, soaps, coffee, jams, sandwich box, the list goes on. A short walk until the excellent Keswick to Threlkeld railway path which takes you close to Keswick centre. Wonderful views over Keswick and Whinlatter from the outside of the building. Unfortunately the unmade driveway from the road had suffered badly in the heavy rains so proceed carefully in such conditions as the owner of the track will not let it be surfaced.

Eg we were advised to bring tea towels, hand sanitiser and washing up cloths but these were provided. The toilet seat in the main bathroom is loose. There is no grab handle in either bathroom. The appliances were of excellent quality but over complicated. We had to ask next door neighbours for assistance with the TV. They said they had difficulty too. It would have been useful to know in advance that mobile signal is erratic. Having said all that, Maple Cottage is an excellent holiday retreat and our comments are well meant. Thank you.

Thank you for your feedback, we particularly liked your comments in our visitor book, praise indeed! We do take on board our guests' feedback and take action where possible. • "The apartment was very homely and the owners had thought of everything to include to make their guests welcomed."

Wonderfully comfortable beds, well appointed kitchen, washer dryer, nice showers, good parking, and great views from the front of the property. The location was good for us, with a 25 minute walk into Keswick, part of which can take you along the C2C disused rail walk (much nicer than walking in via the road). The property is also not far from the Castlerigg stone circle, a short up hill walk and then you can do another circular walk round and down into Keswick. We loved our stay. Theres loads to do in the area which is simply stunning.

  • "Comfortable and pleasant accommodation on the outskirts of Keswick, although too far to walk to the town centre."

Apartment was clean and very well equipped, although the bedrooms were rather on the small side. Two main points which prevented me to give it higher rating: a) the apartment has no views other than the small courtyard, b) the access lane is in poor condition and is just on the borderline to be driveable. Apartment information note blames the land owner for refusing the permission to improve it. This I believe to be a copout on part of the house management, as the lorryload of aggregates would improve it substantially without any need for a planning permission.

  • "Maple Cottage is a lovely property."

Very well maintained and the kitchen contained everything one could need with extra crockery, glasses, mugs. The property is facing into a very pleasant courtyard. Once you leave the property, there are amazing views from the carpark and the property is surrounded by fields with sheep and lambs. As previous reviews have mentioned, the last part of the road leading up to the property is quite rough, and the owner explains in her brochure that this is beyond the control of the owners. There was a leaking downpipe that I reported to the owner. It was raining a lot during our stay so it was very noticeable, someone came out to fix it but it remained leaking. Nearby is Castlerigg Stone Circle which is well worth a visit. We had a wonderful stay at Maple Cottage and we would definitely return.

Jackie the Lakes cottages representative was very helpful in accommodating our change in arrival time due to the storm. She was also very helpful in resolving a couple of minor problems. My wife and I have stayed here in the summer during a heatwave when the apartment was nice and cool. This time when the outside temperature was 3C the apartment was nice and warm. It was easy to control the heating and hot water. There was also a convector heater in the main room. The apartment is very well equipped and well designed. • "The photograph on the website was of the front of a large old building suggesting the property was one of the apartments shown."

However, the building has 4 wings built around a central enclosed courtyard. The apartment being let was not shown on the website and was in the wing to the right of the front of the building. The apartment has no views whatsoever, despite the website saying it does. The apartment itself was modern and well equipped but was damp, smelled like an old wet dog, had mould on the inside of the window frames, cobwebs in every room and the bath and shower plug holes were both blocked. Worst of all, the bed sheets were stained and appeared unwashed.

  • "We had a lovely stay and would recommend."

The hob and oven are electric and not gas as listed. There are only two car parking spaces and not three as listed. Neither of these mattered to us but would be good to correct on the listing. There was also a grumpy man who lived in one of the apartments or cottages who was trying to stop people accessing the courtyard from the rear even though it was an access route and the only alternative fire exit. He pulled a grit bin with a spade on top to try and stop people. He seems to have no right to do this as well as blocking a fire exit. This issue should be rectified.

  • "The apartment was very comfortable however the double bed may require a new mattress soon and perhaps the towels."

We were surprised to find there was only a view of the courtyard from the apartment and that the main photograph showed two totally different apartments which was misleading. Having said that the apartment was very quiet and we had a relaxing and enjoyable stay. I enjoyed the reclining settees after a long days walk and the apartment was the best equipped we have ever experienced. We would definitely stay again.
