  • "On arrival looking at the property and surroundings we were overwhelmed, it was beautiful."

On entering the property we found it to be very cold and some rooms we were unable to use as didn't warm up throughout the week. Downstairs rooms all had fires. Disappointed with the kitchen space as normally that would be our hub, but had to use the dining room which was lovely in the evening but very formal!! It was clean and well equipped. There was a pub a few minutes away which was lovely and served good food, however not lit up at night so definitely need torches and was very muddy. I did contact the owner due to a problem we experienced and he was very understanding. In warmer weather it would be idyllic

Thank you for your comments Patricia, I'm sorry the house didn't quite meet your expectations. I will always try to improve my guests experience...where practically possible. Property Owner

Very peaceful setting. Lot's of amenities and a well equipped kitchen. The bedrooms were large and many were ensuite. If you are looking for a place to host a large family gathering this is it. Pack a torch and wellies if you want to have a nighttime walk though

Communication with owner Bradley was excellent both before and after the stay. Many positives we could share but probably most fitting is to say this was our first visit to Berryburn and within 24 hours of leaving, we had booked our return for the summer!

  • "We had a lovely weekend at Berryburn."

The house has been beautifully restored and is really well equipped with plenty of toys and games for our grandchildren. We all enjoyed the beautiful gardens and loved watching the wildlife in the surrounding countryside. It was lovely to relax in the evenings round the large dining table, then by the fire in the lounge. I would suggest that the back staircase needs a gate, as its not suitable for toddlers.

  • "We had a great stay at Berryburn it’s an ideal property for a family get together."

The house has a lived in feeling and you feel relaxed from when you step in the front door and it was great for the six grand kids ,between the games room packed with games and the outside space for the kids to run about and play on the swings and play football on the lawn , a wooden playhouse in the bottom garden also equipped with outdoor toys for the kids. The kitchen was well equipped with everything you could possibly need especially as we were a party of 10 adults and six grand children. The dining room was a great room for us all to sit ,eat and have a breather and a few drinks . The main sitting room was big enough for all the adults to relax when the kids eventually got to bed . Overall we had great couple of days away in a comfortable period house and the owner could not do enough for us and was on the other end of the phone for any queries. Overall great place to stay for a family get together in a lovely setting and lovely to watch the rabbits on the lawn. Bradley has thought of everything to cater for everyone’s needs adults and children alike even placing bowls of apples in various rooms throughout the house which were delicious by the way!

Lots of lovely rooms and great dining room to share family meals. We tried a barbecue one evening but it was windy and so moved into the house. The host was readily available and helpful. The Station pub was nearby and we walked- food was very good and we had preordered for the Sunday evening. Our other recommendation for eating out was The Crown and Thistle at Rockcliffe. Lots to see in the area.

Our group of 10 were more than happy with the space, comfort and facilities on offer. The house is spacious, spotlessly clean and lots of outdoor space. While the house itself is set in a peaceful area it’s less than 10 minutes drive to Gretna. We thoroughly enjoyed our short stay and would have no hesitation in recommending it to others.

We were a group of 10 including 4 young children and 2 dogs. The house is roomy and the games room has plenty of games to keep children amused. The dogs loved the freedom of the large enclosed garden. Gretna is close by and easy to get to with a good choice of carryouts which at a time like this is a bonus. Plenty of places to enjoy for all in the area. Easy access to the Lake District which we love. Bradley, the owner, we found very helpful and friendly.

It is extremely well stocked with everything you could possibly want. We would all now happily recommend this house to anyone & all the 6 bedrooms worked very well with 5 of them having excellent en-suite facilities. ALL the 3 log burner stoves worked really well & we did use all of them! The heating & hot water both worked very well at all times. A real 10 out of 10 score from our 3 x Clans for every aspect of our 4 day weekend. A big thank you to Bradley (Owner) for this. He was available at any time for contact if needed. (We did not, but knowing he was there at the end of a mobile was great comfort). Thank you so much for this wonderful experience & we would all happily return anytime, if we could. Very well equipped inside and out! We were a group of kids 4/6 up to 75 year olds and 2 large dogs. The kids loved the play areas outside and the games in the play room and snug. We had many great nights around the massive dinning room table finishing with a few drinks in the sitting room with its very welcoming log fire. Brendan was great, answering any queries we had very promptly. We were very lucky with the weather with beautiful sun rises and sunsets with not a cloud in the sky, even though it was only about 5 degrees we sat out on the lawn looking over the farm land watching a rabbit or two with a Prosecco or two! Can not praise this property highly enough.

The barbeque was great too. The bedrooms had en suite bathrooms or access to an adjacent bathroom. The location is handy for the newly refurbished Station pub which does good pub food. We visited Birdoswald on Hadrians wall an the grandchildren loved dressing up in Roman costumes. We also visited the Tullie museum in Carlisle, well worth a visit and easy parking in the castle car park. The castle at Caerolock was good too. Managed to get in a bit of carp fishing near Annan.

Beautifully manicured garden as you enter the imposing gates but once through you enter a property suitably and tastefully restored to former glory. We hired this for my partners 50th birthday celebrations with life-long friends, who dipped in and out throughout the week. The property was exactly what we needed and so peaceful - even with a houseful. The kitchen is well equipped with everything you need. The 2 living areas are tastefully decorated and give guests the freedom to find a tranquil space. There is also an extensive book library for even the most prolific reader! Bedrooms and ensuite’s are so beautifully decorated. Bed linen was spotless and pristine white! So much to do in the area too. From The Burns Trail to Bike trails and from beaches to forests! Something for everyone! 5/5

This made it a perfect venue for an adult family get together in a splendid Victorian house set in peaceful surroundings. The house was occupied full to capacity, but the huge rooms allowed everyone to either congregate, or to find their own space. Despite the unpredictable October weather, our memories will be of spending warm comfortable evenings in front of the log fires. Good company, good food and drink, much love and laughter. Perfect!
