  • "We had a great stay at Berryburn it’s an ideal property for a family get together."

The house has a lived in feeling and you feel relaxed from when you step in the front door and it was great for the six grand kids ,between the games room packed with games and the outside space for the kids to run about and play on the swings and play football on the lawn , a wooden playhouse in the bottom garden also equipped with outdoor toys for the kids. The kitchen was well equipped with everything you could possibly need especially as we were a party of 10 adults and six grand children. The dining room was a great room for us all to sit ,eat and have a breather and a few drinks . The main sitting room was big enough for all the adults to relax when the kids eventually got to bed . Overall we had great couple of days away in a comfortable period house and the owner could not do enough for us and was on the other end of the phone for any queries. Overall great place to stay for a family get together in a lovely setting and lovely to watch the rabbits on the lawn. Bradley has thought of everything to cater for everyone’s needs adults and children alike even placing bowls of apples in various rooms throughout the house which were delicious by the way!

Hello George, what can I say but thank you for a such a wonderful review. Bradley. Property Owner

  • "Berryburn House is the perfect venue for a group of friends/family to get together."

Our group of 10 were more than happy with the space, comfort and facilities on offer. The house is spacious, spotlessly clean and lots of outdoor space. While the house itself is set in a peaceful area it’s less than 10 minutes drive to Gretna. We thoroughly enjoyed our short stay and would have no hesitation in recommending it to others.

Thank you Susan for your lovely review. I do hope at some point in the future you will be able to return as you will always be welcome. Property Owner

Well equipped and very comfortable. Children are provided for outside and indoors although some potential for damage to ornaments. House a little bit isolated but pros heavily outweigh the cons.

  • "A second wonderful stay at this beautiful big house."

Stunning bedrooms especially the two larger ones. The huge private garden is an added treat, our children loved running about and the grown ups enjoyed sitting out in the outdoor tables looking out at the countryside.

  • "Ideal property for family holiday."

We were a group of 10 including 4 young children and 2 dogs. The house is roomy and the games room has plenty of games to keep children amused. The dogs loved the freedom of the large enclosed garden. Gretna is close by and easy to get to with a good choice of carryouts which at a time like this is a bonus. Plenty of places to enjoy for all in the area. Easy access to the Lake District which we love. Bradley, the owner, we found very helpful and friendly.

  • "This house was truly excellent & worked really well for our family (9 people) gathering."

It is extremely well stocked with everything you could possibly want. We would all now happily recommend this house to anyone & all the 6 bedrooms worked very well with 5 of them having excellent en-suite facilities. ALL the 3 log burner stoves worked really well & we did use all of them! The heating & hot water both worked very well at all times. A real 10 out of 10 score from our 3 x Clans for every aspect of our 4 day weekend. A big thank you to Bradley (Owner) for this. He was available at any time for contact if needed. (We did not, but knowing he was there at the end of a mobile was great comfort). Thank you so much for this wonderful experience & we would all happily return anytime, if we could. Kind regards & best wishes - Steven Kennedy (Huddersfield).

  • "We had a great holiday at Berryburn even though we arrived with the storms."

A nice gesture was the owner checking we were all ok after the gales. Thank you Bradley. We booked the holiday for my daughters 40th birthday surprise, she was even more surprised when she saw the beautiful 4 poster bed and the size of the bedroom and on suite. The house had everything you would want, the grounds were lovely and the children enjoyed the wendy house slide and the swings. I would recommend Berryburn to any family or group of friends wanting a lovely house to get together.

  • "What a fabulous house and grounds."

Very well equipped inside and out! We were a group of kids 4/6 up to 75 year olds and 2 large dogs. The kids loved the play areas outside and the games in the play room and snug. We had many great nights around the massive dinning room table finishing with a few drinks in the sitting room with its very welcoming log fire. Brendan was great, answering any queries we had very promptly. We were very lucky with the weather with beautiful sun rises and sunsets with not a cloud in the sky, even though it was only about 5 degrees we sat out on the lawn looking over the farm land watching a rabbit or two with a Prosecco or two! Can not praise this property highly enough.

  • "The garden was wonderful and the grandchildren had many happy hours playing there."

The barbeque was great too. The bedrooms had en suite bathrooms or access to an adjacent bathroom. The location is handy for the newly refurbished Station pub which does good pub food. We visited Birdoswald on Hadrians wall an the grandchildren loved dressing up in Roman costumes. We also visited the Tullie museum in Carlisle, well worth a visit and easy parking in the castle car park. The castle at Caerolock was good too. Managed to get in a bit of carp fishing near Annan.

  • "This superb country manor is an absolute gem."

Beautifully manicured garden as you enter the imposing gates but once through you enter a property suitably and tastefully restored to former glory. We hired this for my partners 50th birthday celebrations with life-long friends, who dipped in and out throughout the week. The property was exactly what we needed and so peaceful - even with a houseful. The kitchen is well equipped with everything you need. The 2 living areas are tastefully decorated and give guests the freedom to find a tranquil space. There is also an extensive book library for even the most prolific reader! Bedrooms and ensuite’s are so beautifully decorated. Bed linen was spotless and pristine white! So much to do in the area too. From The Burns Trail to Bike trails and from beaches to forests! Something for everyone! 5/5

The house is exactly as described but the shop and pub nearby have now closed so you could do with updating the info. (Not that either mattered to us) The *real* fires In ground floor rooms are great and throw out plenty of heat. The only complaint I can think is the WiFi isn’t very good at all

Hello, Thank you Janet for your very positive feedback, It was lovely to meet you and your family and I'm so glad you enjoyed your stay. Apologies for the poor Broadband - it appears we had a line fault which B.T have now fixed and instead of the usual 35 mbps we were only getting 2 mbps - sorry for any inconvenience this may have caused. • "Generally worked very well for our family group ranging in age from 4 to 95, having so many bath/shower rooms was ideal."

Standard heating could be a bit better rather than having to rely on log burners/open fire to boost the temperature. Need to replace the baking trays which were very scratched.

  • "Although quite secluded, Berryburn is situated in an area which is easy to access from all parts of the country via motorway links."

This made it a perfect venue for an adult family get together in a splendid Victorian house set in peaceful surroundings. The house was occupied full to capacity, but the huge rooms allowed everyone to either congregate, or to find their own space. Despite the unpredictable October weather, our memories will be of spending warm comfortable evenings in front of the log fires. Good company, good food and drink, much love and laughter. Perfect!
