“It is a beautiful, peaceful, well equipped property.”

When we arrived everything was extremely clean and well laid out. The kitchen is very well equipped with a good number of pans, plates , glasses etc. Everything that you could possibly want. We stayed a week and cooked breakfast and some evening meals. The local restaurants are very good and we can recommend the Pheasant and the Cavendish Arms in Cartmel. We brought a large number sticky toffee puddings at the local shop in Cartmel too, really delicious. ...

When we arrived everything was extremely clean and well laid out. The kitchen is very well equipped with a good number of pans, plates , glasses etc. Everything that you could possibly want. We stayed a week and cooked breakfast and some evening meals. The local restaurants are very good and we can recommend the Pheasant and the Cavendish Arms in Cartmel. We brought a large number sticky toffee puddings at the local shop in Cartmel too, really delicious. The beds are all very comfortable with lovely white bedding. Comfortable settees in the lounge and the conservatory and a very good sized garden. We made good use of the dish washer, washing machine and dryer. The property is very warm which is important in October and we are looking forward to returning whenever possible, given the current situation.

“Poor description of how to find the place.”

(Cattle grids are filled in). No cleaning materials, no dishwasher tablets or washing tablets or toilet rolls. Place is looking tired but is comfortable and nice and peaceful. Would I go back, no.

“Lovely stay”

Stayed their friday until monday. Absolutely loved the place. The barn conversion was larger than anticipated, cleaner than I was thinking (shouldnt listen to previous reviews) and more practical than first thought. The kitchen had everything, as we was there for just the long weekend we didn't cook but there is everything there, I'd say more than the average kitchen! Beds comfortable, sofas comfortable, bathrooms immaculate and lovely decor. The large garden was a added bonus. If I was to moan about anything (and I'm being picky) is the drive along the lane towards the house, it's a track and the grass is quite long and the tracks are deep therefore the whole of the bottom of the car was rubbing along the ground. Lovely stay though and I'll be back there next year!

“Weeks stay”

Nice covertated barn with plenty of potential. Location wise it’s great to get to other little villages either walking or in the car. Would recommend the pheasant inn at Allithwaite. :) the place it selfs could do with a good clean. When we got there it was apparent it hadn’t been cleaned too good. Was previous tenants dog hairs still under rug and also cobwebs in corners everywhere. So not been hooverd correctly. Once I cleaned the hoover out and filters it took me less then 30 mins to sort from top to bottom :) could do with little time and effort spend sorting decking out, new sofas etc. But overall would stop again.

“What a Gem”

Having read some of the reviews was worried The instructions before arrival where very clear about how to find and where to park etc Parking tight but once got used to it fine. - do have a big car. On arrival and entering the beautiful spacious cottage my response was WOW All the usual I expect to be clean where, Bathrooms,Bedding and Kitchen. Spotless lovely fresh white bedding and towels Kitchen very well stocked with everything you could need and more There was some dust and in places the cottage looked tired but only added to the charm of the place. We had a dog and toddler with us and felt able to relax with them as cottage was so homely and cosy. There was an unexpected and ‘ freak’ accident where one of the conservatory window panes shattered overnight. Not going to be a cheap repair, the owner was lovely about it only worried about our inconvenience and safety. Visit this area regularly this time of year and holiday let’s that allow pets hard to find. Stayed in some that where similarly priced but not of the same high standard as this one. Booked again this year and will be booking for next year as soon as we can.

“Spacious well equipped house in beautiful area”

We booked this property a few months ago and a less than favourable review appeared between the booking and the holiday, mainly concerned around cleanliness. We contacted the owner prior to travel who asked us to contact him should we have any concerns upon our arrival. Suffice to say we had no such need. The cleanliness was fine. This house is spacious and very well equipped with all devices working properly. On the ground floor are two bedrooms, a twin or double on request and bunks. The rooms are separated by a "Jack and Jill" bathroom with bath and shower over and WC. On the first floor is the kitchen, main lounge diner, utility room with WC and conservatory. The lounge has a Smart HD TV with Freesat and DVD player. Stable WiFi connection available. An electric fire is capable of warming the area on a cold evening. On the second floor is a large double bedroom, shower room and mezzanine with settee. Beds and bedding were clean and comfortable. Washing machine, tumble dryer and dishwasher were all put to good use. Gas Central Heating was not tested but seemed fine. Some parts of the house were a little "tired" such as condensation in the double glazed units and wobbly bits in the kitchen area, but none of these affected the enjoyment of our holiday. A relatively late arrival time of 4 pm is requested with a more normal departure time of 10 am. Parking is available for two cars in designated places. An enclosed garden and decking area is accessible from the conservatory on the first floor (being a sloping site). The garden is basically maintained and has a rotary dryer. The property is on a complex adjacent to a farm in a very rural setting and therefore some insects and spiders have to be expected, but none more than usual. All in all a very good property at what we thought was good value.

“Lovely location”

Very comfortable and unusual barn conversion. Well equipped kitchen but window lock broken which could be an issue if children stay as the window as a window seat below it. Some issues with the dishwasher not emptying fully. Very spacious living acomodation and the conservatory gives access to a good sized garden. Garden is pretty secure if you have dogs. Lovely quiet location. The pheasant inn in allithwaite is worth a visit. Great food and friendly staff. Overall a great place to stay within reach of Windermere and Coniston.

“cosy, well-equipped, comfortable and clean.”

Could not fault our stay at Boarbank farm. We had everything we needed for a fantastic winter break in the Lake District. The 3 story barn conversion was spacious and comfortable. We especially loved watching the stars through the skylight in the upstairs bedroom. The kitchen was well equipped, enabling us to enjoy hearty meals at minimum cost, and snuggling infront of the most realitic coal-effect electric fire was simply pleasurable, with the wind blowing outside ( and no mess). We highly recommend this accommodation.

A delightful barn conversion, set in pretty countryside, within reach of the small village of Allithwaite in the heart of the Lake District Peninsula.
