  • "The house was really great we had space and every conceivable tool or utensil."

    House was clean and well thought out. Lounge is a little dull … the trees blocking out the daylight in the summer… but that’s only a small thing. Plenty of room if you are a party of six. Garden spaces were really useful and having a BBQ was a great feature. All in all a fabulous holiday house

  • "Hollybrook is a very generously equipped holiday let."

    We loved the prettily planted garden, the numerous seating areas inside and out and the fantastic location. Our party of 5 adults enjoyed the large living room space to sit and socialise together as well as the quiet seating areas to read or relax quietly. It’s a wonderful base for walking too and we appreciated being able to leave the car and walk for the day. Thank you

    Ambleside is a great location for a break with plenty of eating and drinking establishments, walking is hood in the area and with bus fares only being £2 there’s loads to do

  • "Probably the best equipped holiday cottage I have ever stayed in!"

    This cottage is clean, comfortable and in a brilliant location just minutes walk from the centre of Ambleside. It's private, with lovely outside sitting areas and is definitely a 'home from home'. Perfect!

  • "Very well equipped cottage, clean and comfortable."

    A really pleasant place to stay whilst enjoying Ambleside and the surrounding countryside. The house is a short steep-ish walk from the town centre but not especially onerous.

  • "Another great holiday at Hollybrook."

    Ideal location to explore the Lakes. Lovely 5 min walk into Ambleside. Really spacious and comfortable house. Fabulous garden overlooking the woods so plenty of wildlife to watch. Take bird seed and peanuts, you won't be disappointed! Look out for the deer who visits the garden early evening. Lots of good quality garden furniture both in the front and back of the property to enjoy an early morning cup of tea or cool beer in the afternoon. Only negative was the property wasn't quite as clean as I expected. Nothing major just lack of attention to detail. Food left in cupboard, crumbs in food cupboard, crumbs on wooden chopping board, crumbs under toaster, pans and baking trays really greasy (probably put through the dishwasher without a tablet), indoor bin dirty and quite a few cobwebs. However, there was cleaning items under the sink so cleaned it myself. Recommend putting all crockery, cutlery and pans through dishwasher on arrival. That aside, this is a super holiday accommodation, it was my 4th visit and I would definitely be back.

  • "The property was warm and cosy it had everything we needed, would stay again."

    Only a few minor issues oven was smoking due to previous people I suppose not cleaning after they used and must of burnt something. Everything thing else was clean and more than enough of what you need. We had beautiful weather and the property made it more enjoyable. Thank you for our stay would return.

  • "Another fabulous holiday at Hollybrook."

    Looking forward to going back in May. Feedback for the owners is to put a large clothes dryer in the property. The house is for 6 people but the clothes dryer is so small you can only fit one walking kit on it. This meant the tumble drier was constantly on the go. In light of energy prices being so high this really is not a good option and an un-necessary expense to the owner. The massive utility room could take a big clothes dryer for a large family. Also, please change the tea cosy. Someone has burnt it and it looks really grubby. Thank you.

  • "House was lovely and in a great location."

    Extremely clean and very relaxing place, the beds are very comfy and the tv packages are great, he only slight negative is the cutlery could do with a slight upgrade. The other negative is nothing to do with the holiday home but the company we booked this through, we lost some of the daughters soft toys and despite ringing and chasing as they must have been left in the house nobody rang us back, very poor.

    House was perfect, lots of space inside and out. Very clean and well equipped. Lovely having Stock Ghyll Force at bottom of garden. Good location and only short walk to centre. Bit tricky to find, could do with clearer directions. Would highly recommend. Thank you.

  • "We had a lovely stay at Hollybrook."

    The house is spacious, comfy and very clean. We slept very soundly on our comfortable beds. The only slight niggle concerned the door handles/locks. We are used to low tech. doors where the handles and locks are quite separate. I opened the french window and couldn’t close it again and also struggled with the outside front door and the one from the Conservatory to the garden (once locked couldn’t get back in). So an explanation of how they work would be very helpful :-). Aside from that our stay was wonderful and we certainly look forward to visiting again.

The property

Located in the heart of the Lake District, Hollybrook is a 3 bedroomed property (sleeps 6) a short walk away from the centre of Ambleside and its amenities (shops, eateries & cinemas).

There are gardens and patios to 3 sides of the property with 6 separate outdoor seating areas, 2 of which are covered and 1 patio area which is a sun trap.

Stock Ghyll Beck runs along the rear boundary of the property (which is fenced and netted) with one of the seating areas overlooking the Beck and waterfalls.

Loughrigg Fell can be seen from the large rear patio & back garden.

There is ample off-road parking for 3 – 4 cars. Hollybrook is an attractive family home that offers plenty of space indoors and out for making the most of its beck side setting with ample space for al fresco dining.

The rear garden may be viewed from the lounge and dining areas as well as the conservatory.

There is an outside covered storage area suitable for sports equipment.

This area has a picnic table and gas BBQ. As well as a ground-floor bedroom there is a recently refurbished downstairs walk-in shower room with washbasin & WC.

Within your holiday home, you will find a spacious lounge/dining room with a gas fire and a 49-inch Ultra HD TV with Sky Q and BT Sports HD.

The kitchen and utility rooms provide plenty of storage.

The utility room has space & racks for drying clothing and, there is a small table with 2 chairs.

A conservatory provides a lovely vantage point over the rear garden and large patio housing a picnic table and swing seat.

On the first floor there is a king-sized bedroom and a twin bedroom plus a family bathroom with over the bath shower, washbasin & WC.

Each of the two king-sized bedrooms has a 32-inch TV with Sky Q and Sky Sports HD.

The owners kindly advise that guests should supervise youngsters in the rear garden area as the garden slopes down towards Stock Ghyll Beck making the ground uneven and slippery when wet.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
