  • "Very disappointing."

I can only reiterate other reviews about this property. Firstly noticeable is the damp, musty smell in the bedrooms, good ventilation helped after about 24 hours, smell wasn't as obvious, but these rooms must be damp somewhere. The decorations are just awful, at least 2 of the kitchen cupboards don't close, most of the internal doors don't, the sofa needs replacing. The whirlpool bath doesn't work properly, it's uncomfortable, the dead sea flakes are not supplied as instructed on the leaflet in the bathroom. The garden, whilst it is enclosed for dogs, is not accessible from the house, meaning dogs have to be taken on a leash to the gate from the side door. It really is such a shame, the bungalow could be lovely, but it needs a serious upgrade. I hope I haven't wasted my time writing this review, because clearly no one has taken any notice of reviews that have gone before.

Thank you for taking the time to provide feedback. Since your visit the property is now under new ownership and has been refurbished in early 2024. Lakelovers Owner Relations Team Property Owner

  • "A very comfortable cottage in a quiet corner of Ambleside."

Very well placed for cafes shops etc in the town centre but good views and walks from the door. There is parking on the drive and a secure garden ideal if you have a dog. We have stayed here four times now and love it.

Nutkins is an excellent property to base yourself for a lakeland holiday and great for popping into town, literally a 5 minute stroll although a bit longer coming back as uphill

  • "There is a smell of mould and damp in the main bedroom, probably hazardous to health, the mattress in the main bedroom needs replacing."

We found old underwear from previous occupants under twin bed so obviously not cleaned thoroughly. The power switch in the bathroom for the shower will pull the ceiling down at some point, it's not fixed to anything solid. The whole property is just a bit tired and needs some TLC. Great location though.

  • "The bungalow has everything you need, however the fixtures, fittings and furniture inside and out are very tired."

Some maintenance and repairs are definitely needed including a new 3 piece suite. A guide to use the TV is needed. Please water the poor plant in the bathroom, I did. A good quiet location but you need to say about the steep hill. I'm on holiday I don't appreciate being told to strip the beds!! There's comments in the visitors book I agree with that still haven't been addressed but would improve the bungalow. For the price I paid I expected better and didn't receive value for money.

  • "Main bedroom was smelly - damp smell has to sleep in living area as stench was too much and I have a compromised immune system and could not risk becoming g poorly due to dampness."

Carpet appeared damp / smelly in main bedroom Woodlice found in bed and on pillows, photographs took and sent to Sykes, totally disregarded this. Lots of crumbs under and behind toaster (cleanliness not as expected) Only positive thing was the location… do not recommend until issues resolved - sorry !

  • "We had a good stay."

Luckily the weather wasnt anything as bad as the forecast suggested! Nutkins was comfortable and clean enough for us. Good sized living room and main bedroom. Everything seemed to be in working order. In a quiet area and only a couple of mins walk in to the town centre.

  • "We had a lovely stay but one or two thing were an issue ."

The shower pull cord could do with looking at as if it was pulled to hard it would have pulled ceiling down there was a sign but it is still an issue a contanse worry also as we did have a dog I tried to clean dog hair up every day this was difficult as hoover provided was not very good but did manage with brush and pan one last thing some of the windows wouldn't open handles seemed loose . All in all a very nice clean and comfortable property fully equipped with everything you could need the garden was lovely and aperfectly enclosed brilliant for pets and a quiet place to retreat. My comments are not complaints and would definitely to stay again Thank you

Thank you for your comments. It is lovely to hear that you enjoyed your stay. We will ask our Maintenance team to take a look at the pull cord, and windows. We take all comments on board. The Heart of the Lakes Owner Relations Team Property Owner

  • "Main door handle broke."

Single bedroom has 2 windows neither could be opened (major fire risk). Double bedroom left window also doesn't open. Double bed sinks at the sides and needs a new mattress. Lights on bedhead only the right worked. Shower is far to high of the ground understand that it has to be for the pump but it needs to be stated of the high step as not suitable for people with limited mobility or sight issues. Also the shower is tiny and even my skinny dad struggled to get through the doors. The pull for the pump was left on as didn't work one day and when you pull it the ceiling moves several inches bit frightening. Dimmer switch in dining area wouldn't work most times and had movement due to bit of wall missing. Fridge wouldn't get cold and we had to throw lots of food and milk out as it spoiled and besides it is hard to get into the fridge due to the door opening the way it does and then the double radiator is on the other side. States a 5 min walk into town, well it might be for the fit and healthy but it has a serious very very steep hill which is hard enough to drive up. This should be mentioned as we only booked this property due to the closeness to town so we could walk and not have to use the car but we couldn't do that. Even our little dog felt it going up and down when taken out. It should also be mentioned that there are steps into the property. Steps at one end and one step to get onto the ramp which also has a lip which could be dangerous. Should have railings around so people don't trip over it. The house was very clean but some of the quilts need replacing as they had big holes in them and didn't look clean and hygienic. We had to call the office due to the fridge not working which had already been noted by previous occupants. We can't fault the response and we had a replacement fridge within hours but still had to wait for that to get cool before cleaning it and using. We got to know the maintenance crew pretty well as they had already had to come one day to sort the wi-fi and were then back again to try to sort it, which is when we reported about the windows not opening. They had great difficulties getting them open and said they needed new handles so were unable to fix them that day. Begs the question when the windows were last checked along with the electrics as I found a plug for the TV in master bedroom had a PAT testing date of 2019 !!!! Surely all these things should be checked annually?? When there is only one door to the house it is essential that the windows are checked as they are needed as an escape route in the case of a fire. The property could be a wonderful place to stay as the views were lovely but it needs alot of TLC. We as a family have been using self-catering accommodation for 40 years, going once or twice or more a year so we have stayed in alot of places and this property unfortunately is in the top 3 worse places we have ever been to.

About the location

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
