Private parking is a bonus. Bathroom smelt bit foisty, quite mouldy round shower screen and few cobwebs with spiders in residence. Rest of the apartment was clean though.

  • "The property was warm, clean and comfortable."

It had a spacious feel in the living room and kitchen. The bedrooms were smaller but perfectly adequate and the king-size bed was superbly comfortable. The downside was a lack of cleaning materials. We like to clean the bath/shower after use for the next person so we had to buy cloths and cleaner. The small box of kitchen cleaning materials contained a 30ml bottle of dish cleaner and 3 dishwasher tablets. We don't use a dishwasher so had to buy dishwash liquid. If we did use the dishwasher the 3 tabs provided wouldn't do a week. There was no welcome pack but thankfully, after a long drive, we had brought milk, tea, coffee etc just incase. The info file didn't make what to do with bins or laundry clear. Sadly, due to constant rain and getting repeatedly soaked, we packed up and came home on the Thursday. Nobody can organise the weather and we knew that the Lake District can be wet so we half expected it.

Thank you for your comments, we are glad to hear that you enjoyed your stay. As the property is self catering, there is not always a welcome pack provided. Thank you. We will take a look at the welcome booklet to ensure that the information is correct. Property Owner

  • "This was the first Sykes booking where we found no Information booklet within the property."

We had no information on any appliances, what to do with rubbish disposal nor used bedding and towels There was minimal soap provision in the kitchen and none in the bathroom. There was no central heating control and the shower on switch appeared to be inoperable. There was no advance notification of where the locztikn of the parking space nor the front door and no cear signage direction at the location.

Thank you for your feedback. The central heating control is located in the hallway facing the entrance door as you walk in. The shower is electric and controlled by the control panel on the shower. There is also a fuse switch for the shower next to the bathroom light switch in the hall, this may need to be turned on if previous occupants have turned it off. This switch is clearly labelled shower. We are sorry that you had difficulties during your stay, had you contacted us on the number provided we would have been able to assist. Property Owner

Arrived at the cottage and no cot was there. No phone signal to phone the numbers for the caretakers, in the lakes so I understand the no phone signal. Really poor from Sykes, impossible to contact anyone. FAQs are very limited. No phone number to get hold of anyone from Sykes Will not use Sykes again.

  • "On arrival at Over Ghyll, we were greeted by a cosy apartment."

Beds were lovely and comfortable, and bedrooms had suitable storage space. Lounge was clean and cosy, comfortable sofa. Bathroom was clean. Nice little sensor night light in the hallway, good if anyone needs to get up in the night. There was not much in the information folder, and no instructions on what to do with the bedding/towels when leaving. The kitchen is where I had some issues. As others have stated, there is not much in the way of cupboard space. This is because the cupboards are taken up with 3 or 4 different sets of bowls/ plates/ side plates (one bowl had been put back in the cupboard used and unwashed), quite a few mugs, and I counted 33 various drinking glasses.... in an apartment for 4 people. I had to move some bits around so I could put my shopping away. And the biggest annoyance for us was that the washing machine was unusable. The plastic paddles in the drum were missing, leaving several inch long holes in the drum, which would have just ripped clothing to shreds. It wouldn't have been a problem if we'd not packed light (due to us thinking we had a usable washing machine) so had to hand wash every night and let the washing drip dry on the airer in the bath.

  • "We have stayed at this property previously, albeit several years ago."

The property has seen some improvements, but not all for the better! There's a high king-size comfortable bed in a room that isn't large enough. No dressing tables and no drawers apart from on the two side tables. Can't open the bedroom door fully nor the two wardrobe doors. Narrow walkway round the bed and that's all. The twin bedroom has two single beds of the same design, with one table in the middle, again a lack of space but at least the door can be opened fully. The bathroom was clean and tidy, but the guard holding the shower screen over the bath fell off and looked grubby. The toilet flush did not work well and the push button moved on the backboard. Only one toilet roll provided (in a flat for 4 people) and not even a spare roll - first time ever in a rental in our experience. Also the toilet holder was loose on the wall. The kitchen - on our arrival there were crumbs and poppy seeds on every work surface. It was as though the same cloth had been used to wipe over the surface and not rinsed before moving on to another area. Little storage space for dry/tinned food and had to reorganise some of the glassware in order to find space for our cereals etc. The fridge/freezer either has a fault or is on too high a setting - Lurpak out of the fridge was nearly solid and hard to spread! The freezer section has one drawer and two sections have drop down doors. The top section was full of frozen ice and split plastic bags and I had to remove a lot of this ice etc in order to make use of the space. The fridge/freezer needs defrosting. The living room/lounge was comfortable and pleasant to use. Again there were crumbs on the coffee table but otherwise the room was clean, with comfortable furniture. Good tv with only minor interference, good wifi connection, no mobile phone signal (EE). Windows overlook the parking area and greenery. It was good to have the tray for boots but it was outside in the small entrance area and was more of a hassle, so we moved it into the flat where it fitted perfectly under the hall table. We had good weather most of the time so didn't actually have any wet footwear to need the tray for that purpose. This small entrance area upstairs is shared by another flat. It is lit by a timed light that is switched on either in this hall or in the main stairwell. The lights do not stay on long enough and several times we found outselves in darkness trying to find the switch or door handle! The main entrance and stairs of the block needed more cleaning but presumably this is a shared undertaking. We would not stay here again.

  • "Property was comfortable and as always we have had a great holiday in Ambleside."

Have stayed at several properties in the Falls. A few aspects of the flat were disappointing. No cleaning supplies. Had to buy soap ( one half liquid soap in bathroom), washing up liquid, dishcloth , dishwasher tablets, clingfilm, salt and pepper , toilet rolls (only one supplied). The property we stayed in the previous week in Keswick had all these supplied and more. (Sykes property). There was also a lack of storage in the flat. Had to juggle things in kitchen to store any of our food. Only 1 small drawer in bedside cabinets in main bedroom so had to leave clothes in suitcase on floor of wardrobe. A small 3 drawer bedside cabinet from IKEA would give a bit of storage. Otherwise the flat was clean and very comfortable. Such a range of what properties supply.

A gradual hill down into ambleside but close to amenities. The apartment was so comfy the settee and very comfy bed were most welcome after a day exploring. The only issues we really had were In the kitchen no kitchen scissors or measuring jug and one of the baking trays Dosnt fit in the oven. Also some of the pots had been left dirty eg mugs on mug tree and a really dirty wok. Other than that excellent stay.

  • "We love the location of the property and have stayed in another property on the Falls development in the past."

Really handy to be close to amenities in Ambleside with young children and some great walks from your door. Sadly this property just wasn't kitted out particularly well and really let it down: -There were no hooks to hang coats. -No where to leave muddy boots (yet you're asked not to bring them inside - the next door property had a mat and basket available to them). -Oven gloves has holes in both hands. -No measuring jug, kitchen scales, kitchen scissors, and the biggest oven tray didn't fit the oven. -Massive wardrobes but no drawers so lived out of suitcases. A few cleanliness issues also: -bathroom fan covered in dust. -a few mugs not clean. -cafetière still had remaining coffee grinds in. -dried coffee stain on kitchen floor. Sofa and beds were nice and comfortable.

  • "Nice place to stay well equipped and comfortable beds."

The only things that were really needed was some coat hooks. There was nothing to hang damp coats on apart from behind the bathroom door or in the wardrobes, really not ideal. Also in the double bedroom wardrobe it would have been helpful to have a couple of baskets or shelves to put non hanging clothes in. All in all nice place to stay and we would return.

Lovely and well appointed with all kitchen requirements for cooking. Very cosy, lovely views of the ghyll from the lounge window. Ideal strolling distance into Ambleside with walks into the hills straight out of the door. Noticed a few light bulbs missing/not working, and the cooker/hob might be on a go-slow, but nothing to spoil the stay, we will definitely be back…just hope it’s not another 15 years!

My only comment is could you make the carparking numbers more obvious and put a sign in to say parking only for that flat. We got there and someone had parked in our spot as they hadn't seen the number. This was made worse by someone parking in their spot as the couldnt find theirs.

The only criticism I would say is the hoover needs to be changed. I only used it once and it made the flat smell like wet dog. Otherwise we had a brilliant time.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
