  • "I enjoyed my stay at the property but arrived at the wrong time when there was an event on at the school so parking wasn’t easy."

    Despite being near the school there were no issues with noise. The property was clean and very convenient for the town centre.

  • "We were very disappointed with the cleanliness of the property, thick cobwebs behind and around furniture and behind the doors, dust on surfaces."

    We have stayed at the property 3 times in the last 5 years and it felt tiered, disappointing given the cost. The cleaning sheet and time cleaned was not completed. The kitchen was lacking on wine glasses and crockery was chipped, particularly bowls. The cafetière was not fit for purpose and so we replaced the plunger and left that at the property for future use. The kitchen tap continues to constantly drip, as was the case last year. No spare toilet rolls, although we wouldn’t expect a weeks supply, but at least a spare in each bathroom. For information - There were a number of wasps in the property, we cleared at least 12, all very slow. Just wonder if there is issue with a nest somewhere. We love the location but think we would look for another property next time.

Lake Lovers will also keep an eye on the crockery and glassware situation at the house on our behalf; we have since ordered new items.   • "We left a message for the maintenance team : - Downstairs T V would not turn off using the remote - we had to unplug it from the tangle of leads in the cupboard."

    Reading lamp not working, Used the fuse from the iron. Have stayed before on two occasions and the upstairs bathroom / toilet door still doesn't close properly or lock, which would concern some people. We enjoyed our stay, and would stay again. Thank you. David + Susan Till.

  • "The cottage is ideally situated for access to Rothay Park, and has generally easy parking outside the cottage."

    The kitchen is well equipped, but the rest of the cottage does need a bit of updating. The top floor bedroom does not get warm - the radiator felt like it needed bleeding - and the mattress was not comfortable for us. The two bathrooms are tiny; making it tricky to close the door once a person is inside the room, and the top floor bathroom door didn't close properly. There is very low water pressure in the shower, and the shower head over the bath does not work (plus, the bath is small, stained and old). Finally, the sofas are not comfortable for lounging on - we would have appreciated something like a corner sofa in the first floor lounge to enable us to stretch out after a day walking, or to watch TV as a family. Finally, the downstairs TV didn't work properly - we were able to navigate it eventually, but it may cause an issue for others. If the issues above are addressed, we would consider booking it again - the location really is great for a young family, but the bathrooms, poor heating, and old mattresses and sofas didn't offer us the relaxation we were looking for from a week in the Lakes.

Both mattresses are relatively new; less than two years old. First floor has a shower room (not a bathroom), as is stated in the Lake Lovers description on web site and the second floor does have a small bathroom, with small bath, as is show in the photograph 14/22 on the web site. The doors normally close but we shall get them checked. Water pressure can be a little low but this is the first time it has ever been mentioned. We shall check the bath shower head. The furniture of the house is shown in the photos on the web site and guests have previously found the furniture in keeping with the house and comfortable.   • "Nice cottage close to Ambleside center."

    We stayed with two kids and was a real pleasure to organize ourselves during the stay. The house is clean and tidy. Beds have linen and kitchen is fully equipped. We stayed there in November when it rained a lot and started to be cold; we found we didn't have enough control on the heating system; we could have used a couple degrees more.

  • "We loved our stay at Park View."

    Fantastic location in centre of Ambleside and right next to the park which the kids loved. The cottage is well equipped inside and lovely outdoor seating area which gets the sun most of the day. Sofas could do with a change as not really comfortable but didn’t spend much time in the property as our and about a lot. Would definitely stay here again.

  • "We are exceedingly disappointed with the service we have received from Lakelovers."

    We have arranged many holidays with you in recent years and never had any complaints, but this time you have let us down. Firstly, the standard of cleaning at Park View, Ambleside when we arrived on 24/7/21 was poor. The bathrooms in particular were dirty and dusty with cobwebs in the corners. Even our teenage daughters noticed it, which is an indication of how bad it was! Secondly this property is badly in need of maintenance. Several doors do not close properly and do not lock. The sealant around the bath is badly cracked and the shower is very unsatisfactory. However, the biggest issue we have is your inability to address a boiler fault. We reported this and we’re given a maintenance number but had no contact from the assigned engineer, Anthony, regarding this. This was not initially urgent, since we used the immersion heater to provide hot water. However, the immersion heater subsequently ceased working as well and I then found that I could not reach you on the contact number, despite repeated calls and long waits. Incredibly, your answer message refers to long wait times due to thousands of callers: a tacit admission that you are not providing enough staff to address customer issues. This is wholly unacceptable for a holiday management company; you should be addressing maintenance issues within hours not days. As a result the last few days of our holiday were spent without heating and hot water; particularly disappointing since the weather turned rather wet in Ambleside. We appreciate that Covid has made this a difficult year for everyone, but nevertheless we are very dissatisfied with Lakelovers this time. We therefore request a significant discount or credit note against our next holiday, by which time we hope you will have returned to your normal high level of customer service.

The property

Park View is a delightful cottage that is quite literally a stone's throw from the heart of Ambleside centre and, hence the name, it stands beside Rothay Park with great views over the church towards Loughrigg Fell.

The property was fully refurbished in summer 2014. Enjoying the very best of both worlds this cottage is located in a peaceful spot, but is just a minute's stroll from the village amenities and attractions. There’s accomodation for two couples or a small family, with plenty of space to relax and enjoy the two stylish bedrooms, one with a separate dressing room, the other with its own lounging space and each of the bedrooms have a bathroom facility.

Cosy up by the wood burning stove on chilly nights or after a day on the fells.

For warm, sunny days there’s a patio but heading into ever popular Ambleside, with excellent restaurants may prove to be too much of a temptation. The property comes with a parking permit so you can park on the lane outside and nearby.

There’s a pretty entrance to this lovely cottage, complete with honeysuckle round the door, leading into the porch with slate floor that is great for walking clobber.

A hallway leads you into a cosy lounge with plush furnishings and a warming wood burner.

The kitchen / dining room is very well appointed and there’s a separate utility / boot room with a stable door that leads out to the patio / garden complete with garden furniture - this sunny spot is ideal for al-fresco living on warm days.

Upstairs you’ll find the first floor double bedroom with stunning views towards Loughrigg and a second lounge / TV room with Smart TV, this room has its own shower room.

Upstairs again to the second floor where the views get even better and a second double bedroom with a separate dressing room, its own bathroom with shower attachment and bath.

Windermere 4 miles; Grasmere 4 mile; Keswick 15 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
