  • "A fantastic, well equipped, comfortable apartment with just a short walk to the centre of Ambleside."

    We spent all our days out hiking and exploring without any need to jump in the car due to the apartment's great location. Due to unprecedented heavy snow we had to extend our stay by a night as the roads were impassable. The apartment owners and property management company were fantastic and extremely helpful throughout, I can't thank them enough. They turned what was a somewhat stressful situation into a great and memorable end to our trip.

  • "Fabulous property, spacious, light, geat views, quiet, everything you could need, great location although very steep path leading up from the town."

  • "What a beautiful apartment!"

    Amazing views across the hills and over the town. Everything you could want for a restful stay, comfy beds, well- equipped kitchen area, Fire stick to use with the tv. Peaceful location with private patio area to enjoy the sunset over the fells in the evenings. Some general noise from the traffic through town and the pubs below but not beyond closing time. Ambleside has lots of great places to eat and even a cinema as a rainy day option. Great place to explore the Lakes, lots of walks from the apartment and short drive to lots of beautiful places close by. Hope to return again for another restful stay.

  • "Lovely Apartment suited our needs perfectly."

    The only gripe was upon arrival the key lock didn't work and it was very difficult to contact anyone to sort, I was on hold for 45 minutes before speaking to someone who kept asking if I was definitely using the latest email (I felt they didn't believe me). They eventually then transferred me to someone else who agreed to contact maintenance. In the meantime our Tesco delivery arrived, so this presented a challenge as we couldn't get into the apartment, Around 5.30pm. Eventually the maintenance man arrived who also couldn't get in, so had to give us his spare key. So we had to share the key, which wasn't ideal as there were four of us going out at different times having to hide the key etc. By Wednesday we noticed the key box had been fixed (smell of wd40), nobody told us but at least it was fixed. We had a really nice week and this was fairly minor, but felt it should be communicated.

You should certainly not have been kept waiting for a response as long as you were, particularly as there were options available to enable you to access the apartment had we been made aware.   • "We had a very enjoyable stay."

    The views from all aspects of the property are beautiful. Being such a short walk from the centre of Ambleside was a bonus. The only negative comment is that we found the sofa and armchairs uncomfortable. However, would definitely book again.

  • "The only thing we missed was a washing machine"

  • "The toilet had not been cleaned thoroughly and I was unwell on the second day ."

    I was up in the night with gripping pains and the runs and had to stay in most of the next day . We booked last summer and paid top rate , we know the price went down . We accepted this but the huge disappointment was to find the swimming pool a building site . There was only two of us and we had booked this flat for the pool. I have written to Heart of the Lakes but have not yet received a reply .

    Hello. We are extremely concerned that you did not receive a response from Heart of the Lakes. This is unusual and we are making our own enquiries as to what happened. Turning to your specific comments. Pricing is purely dictated by market forces and we do keep an eye on other apartments of a similar nature and are confident that the rates charged are in line with, if not lower than others, particularly being a larger than average two double bedroom, two bathroom property. We are making enquiries as to the circumstances why you felt one of the toilets was not thoroughly cleaned, which again is a comment we have never had before, expect on one occasion when due to an administrative issue the whole property had not been cleaned. As far as the pool is concerned, this has not been open since 2019 and has no connection to our property. We had an arrangement that our guests could pay a sum directly to the time share property in the adjoining building, which is an independent company, but in 2019 it was temporarily closed due to a building issue. Our reference to it specifically stated it was by arrangement with Lakeland Owners Club and only subject to availability, and all references to it was removed from our website in July 2021 when it became known that major rebuilding may be required following a new planning application, and subject to funding. The building site, to which you refer is purely access scaffolding on the next door building required for external wall repairs and decoration, but this has no connection with us nor in our opinion does it impact on our apartment as is not directly adjacent. We are sorry that your stay fell short of your expectations. Property Owner

  • "We had a really lovely week at the property."

    It was clean and well laid out. Easy to get to and convenient parking; although the spaces are very tight, it didn’t cause any problems. It’s in the perfect location; just a short walk into town and access to many walks without needing the car. The views from the apartment are stunning and a shame we didn’t get to sit in the little garden. Our only very tiny issue was the symbols on the buttons of the storage heater in the sitting room have worn off so was difficult to work out how to lower the temperature. We turned it off in the end as it wasn’t needed because the apartment stayed very warm.

It isn't actually a storage heater, but a panel/convector heater to provide extra heat when required. There are full instructions with illustrations as how it is controlled, and what buttons are for, in the information file, but apologise if this wasnt clear and hope it didnt impact too much on your stay.     . Great views, excellent position to town yet very peaceful. The bedrooms and bathrooms fab would recommend this place to anyone and I would book the same place in the Summer cos I didn't get the opportunity to sit out on patio due to weather but in nicer weather the views would be lovely.

  • "The apartment hadn’t been cleaned ."

    After we called the cleaner turned up at 6pm . We had all had a drink so couldn’t drive back home so with no offer from the company of alternative accommodation (offer was one free drink in the village while cleaning took place ) we had little choice but to stop . We all spend the next few days taking COVID tests . Company’s offer ? Late check out on the final day .. absolutely disgusting this could happen in the current climate

  • "Fantastic stay for me, my partner and our 16 month son."

    All round a good experience, great location, just a slight up hill walk back to apartment. Great location, Ambleside itself is beautiful and plenty of beautiful places a few minutes drive away too. Had a few problems with bathing the little one of an evening as hot water seemed to run out but all in all we would definitely go back.

  • "Lovely cottage, perfect location, but the hot water supply was inadequate."

    The water temperature was set really low so there was not enough hot water for 2 showers each day. For a walking holiday in particular this was a serious defect. Sykes were no help.

  • "We had had a lovely time at Rothay 18, however, on arrival at 4."

    20pm we found that our parking space was occupied by your cleaning contractor and we couldn’t get the key safe at the patio doors to open with the number provided, fortunately a very kind neighbour who saw us struggling let us in to the building where we were able to access our apartment. The parking space was not vacated by the contractor until 5.30pm. My partner has never before experienced these issues with her dealings with Heart of the Lakes before but we feel this hopefully is just a one off problem and will still be holidaying with Heart of the Lakes in the future.

The keysafe for the patio doors was only fitted as a temporary measure for a few weeks during the Covid 19 restrictions earlier in the year as the communal door in the Atrium could not be used. We assume that you did not see the revised information sent to you as you should not have been aware of this keysafe. We apologise for any inconvenience. A new pin operated lock and a new Atrium door is being fitted to the complex and will be the main way to access the apartment which is much more convenient. Property Owner

Rothay 18 is a lovely two-bedroom apartment set over two floors, in an exclusive holiday complex overlooking the traditional Lakeland town of Ambleside and the fells beyond.

The apartment is set away from the hustle and bustle of the town, yet close enough to enjoy its attractions.

There are magnificent views from all parts, and it is a good holiday home for a family or two couples.

Walk through the entrance hall into your impressive and comfortable sitting room with natural light pouring through the full height windows and gaze out to spectacular views to Loughrigg and beyond.

Go through the elegant double doors into your impressive dining area which sits alongside the cheerful and modern kitchen.

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
