    Fantastic location near to great walks and Ambleside centre. We hardly used the car this week. The property is warm and comfortable. Appreciate that the kitchen is very well stocked with a good range of dishes and nice crockery and glasses to make a special meal. The welcome packs are a nice touch.

    The location is ideal, close to the centre of Ambleside yet easy to set off from for a hike up into the hills. The appartment is very comfortable, thoughtfully kitted out with everything we could need.

  • "This is true but misleading as it is far from a level walk to Rothay Park : "Nearby Rothay Park is also a lovely place for you to take a level walk by the river."

    " I think the very steep walk to the town should be included in the description. The location was peaceful but the sound proofing is poor when people clump around upstairs. Not a major criticism, just an observation that the first floor flat has another one above it. Again, not mentioned. Everything else was as described so, with the above reservations, people can decide if this flat is for them.

    We are sorry that you felt misled by the description. It's the hill that gives 'Waterfalls' the amazing views of the tree lined Beck below. For the benefit of other guests, the walk from 'Waterfalls' to the centre of Ambleside is half-a-mile downhill, through a residential conservation area passing traditional Lake District cottages. Once in the centre, there is a level walk at Rothay Park and the river. Property Owner

  • "Very nice location."

    Far enough out of town to be quiet and near enough to be convenient. Aspect from all 4 windows was a pleasing view of trees and greenery, with one of them a lovely view of the river which looks like it’s coming out from under the flat. Noise from the river was a concern before we arrived but loved it once there. Did not disturb sleep, rather lulled you to it. Flat very clean and well maintained. Instructions to find it could be a little better considering those getting there have probably not been before. We overshot and first time and went through a very narrow opening to find there was a better one. Flat numbers on the facing tall wall would be useful. ( you’ll see what i mean) Not a big issue but, all the common stairwell lights are on a short cycle mechanical plunge timers, but the one in the dark lobby area to this flat kept going off too soon and with the backwards and forwards of luggage was a bit inconvenient while trying to navigate a plunge switch while loaded up with bags and trying to get the key in the slot. One the whole, very nice and would recommend.

  • "The apartment has everything you need and is very clean and comfortable."

    We would certainly return. The only comment we have is if you have a large car the getting to, and parking in, your allocated parking spot needs considerable care. Otherwise we were very pleased and had a lovely time.

  • "We had an amazing stay at Waterfalls!"

    A great location in Ambleside, giving easy access to the rest of the lakes. Being able to open the window to hear the sound of the waterfall outside was magical. The view of the waterfall below equally so! Our stay was for a few nights, the place was clean, really well presented and comfortable - providing everything we hoped for! The only downside was the muffled noise from the flat above, who were heavy footed in the middle of the night and early morning! Not much to be done about that, we put on some Netflix in bed to mask it. We would highly recommend and would love to return in the future!

    Warm and comfortable with very well equipped kitchen. Appreciated the addition of the bench seat in the porch for putting boots on. Loved the herdy jigsaw ! Great access to lovely walks from the door and also into Ambleside and all that is to offer.

  • "Really loved my week in Waterfalls - from the quiet location, looking out over the waterfall below, to the cleanliness and the quality of the fittings right through to the comprehensive information folders provided by the owners, who have obviously also loved being there."

    Fantastic instant hot water, close private parking, great Wi-fi connection and great soundproofing, as the waterfall really does rattle, and you may not want to hear it at night but I found it quite soothing to hear it through the open window - very sleep inducing. Short walk into town - (5 mins) steepish climb coming back up but lovely walk round the back of the cottages and church. The waterfall walk is a must - I shall really miss it and hope to be back. Thank you to the owners for making Waterfalls so nice.

  • "Location is fabulous although a bit steep after a day out walking, apartment spotless and owner had thought of everything from iron, hairdryer cleaning products etc nice little package with tea sugar coffee on arrival, only thing missing is some outside space and only one toilet roll for the week but we had a fabulous stay and I would definately recommend, would book again."

  • "I know they are self catering but most cottages are that we’ve stayed in and it would have been nice to have coffee tea and sugar available."

    Additionally 3/4 of a roll of toilet roll for the week was disappointing. The shower was temperamental and at the slightest touch was either freezing cold or scolding hot. We loved our stay. Those things aside… great area close to everything you need, amazing views and comfy bed.

    Great selection of games etc We had a wonderful stay and will come again. We had a couple of problems with the TV but think it might have been the signal. We managed to resolve. The apartment above used their washer and dryer after 9pm on a few days . Maybe consider having a late evening restriction? The light in the hallway was on too short a timer which made it difficult to use the key into apartment ,especially when one of us was on our own . A small seat would be great in the hallway for putting boots on and off.

  • "Waterfalls is a lovely holiday flat in a beautiful location ."

    It was spotlessly clean for our stay and is beautifully decorated. It’s also very comfortable with a well equipped kitchen. There were two small negatives that may be useful for other guests to be aware of, 1. The allocated car parking space is very narrow. Our car is on the larger side (Ford Kuga) and once in the doors couldn’t be opened. 2. There’s no mobile phone reception in the flat. The internet connection was fine, but during the stay I couldn’t receive any calls or texts. Aside from those two points, we had a great stay and would highly recommend.

    The only negative was the sound of the people above. The washing machine and tumble dryer was on well after 10pm and could easily be heard below. Also, all footsteps above could be heard especially above the bedroom.

  • "Positives: location fantastic, view from living room window delightful, walk into town centre charming."

    Apartment was clean & well presented. Denby tableware added sense of luxury. Furniture was comfortable & of high quality. Negatives: 45 mins delay in getting into apartment due to key in wrong place. Cleaner spoke to us on last day but I came away not sure if she understood that she had put the key in the wrong place by leaving it in our door which we couldn’t access due to the outside door being locked (not that I pushed the matter). The hall area was very cramped around the front door. This made getting ready to go out or getting coats off on return difficult and uncomfortable. There was no soundproofing between us & the people upstairs. They got up an hour ahead of us every day and it sounded like they were stepping on our heads it was so loud; impossible to sleep through. The advert suggested one or perhaps two flats above a house; in reality it was a block of multiple flats; we felt a bit mis-led by this.

  • "Lovely apartment in a good location (for us)."

    Only downside was information. We struggled to find the key safe. "By the meters" doesn't help unless you know where the meters are. "Under the arch" would have been more helpful. The Heart of the Lakes information folder in the property was empty except for the separators. This can't be because of COVID as the instructions folder was fully populated and there were lots of maps and guide books

About the location

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force.
