It has everything you need for a very comfortable holiday. The garden is brilliant and we made good use of it. The views of the river are fabulous. The cottage is right in the centre of Appleby which is a lovely village and also has everything you could possibly need. It is well placed to visit other places should you wish to. We visited Ullswater and had a great day. Nice place to cool off our dog and kids to go kayaking. Cant recommend this cottage enough and are hoping to visit again some time soon. Booking through Sykes Cottages was so easy and they were very helpful with any queries we had.

We had amazing weather, so made good use of the lovely garden at the back, with fantastic views of the river. Appleby is a really nice little town, and we loved strolling in and having something to eat in the nice cafes/pubs. We also drove to Ullswater and Penrith, and got the train to Settle, all of which were worth seeing. Everything in the cottage was finished to a really high standard, with lots of storage space. The sitting room is a little dark, and the cottage is on a very busy road, so we tended not to leave the car outside, but these are minor quibbles. All in all we had a great time, and were very impressed!!

Great family accommodation. It does feel like a home rather than a holiday cottage, it has everything you need. The south facing garden running down to the river is lovely. A wonderful spot to base yourself for the North Pennines. We will be back again.

We had a lovely stay here with our three kids and little dog, the house has everything that one could want and is very clean and well equipped. It is central for access to Appleby and close to some lovely walks along the river. There is a good sized garden, that is mostly enclosed. We parked on the road opposite, but this gave us no problems. It is very well situated to explore both the Pennines and the Lakes, but is very pleasantly not overly touristy. The wood burner is lovely, and we would recommend comparing wood prices locally as they vary a lot. The lack of Wifi is the only drawback to the cottage and mobile reception poor with a little to the back of the cottage, but getting the teenagers off their electronic devices is not always a bad thing!

We have just spent 5-days at Eden Cottage. The cottage is home from home and has everything you could possibly need. The kitchen is fully equipped and the beds and bedding are of very good quality. We didn’t want to leave! The locals are very friendly and it was lovely to be able to take our dog almost everywhere we went. We would recommend this cottage to anyone. P Rawlings Knaresborough
“Fabulous Cottage, great location, can't wait to go back!!”
This cottage is simply perfect! I stayed here with my family from Fri-Mon and we didn't want to leave. The cottage is simply gorgeous and has everything you need, beautiful garden, log burner (although we couldn't find a companion set). The cottage is lovely and clean, beds are very comfortable and the cakes and milk left for us by the lovely owner were very much appreciated. We took our little dog with us and he loved the walks around the river. The location is fantastic and I can't wait to go again in the summer time (if only to make use of the quaint summer house in the back garden overlooking the river). Whilst there we had lunch in the Turfton Arms Hotel in the town and that was really nice and reasonably priced. We had a lovely lunch in the Royal Oak just further up the road from the town, this was by far our best meal and a must if you visit this town. Whilst out and about we visited Crafty Monkeys in Penrith which was great if you have children, they can create their own masterpiece and have fun inside if the weather isn't great. We also visited Puzzling Place in Keswick, again this is fantastic (not just for kids!). All in all we had a brilliant short break in this beautiful cottage, if I had to find a negative I would say that we really could of done with wifi in the cottage as the 3G/4g coverage in the area is none existent, having said that there is wifi access in quite a few places in the town. We will definitely be staying here again!
eden cottage is a lovely cottage with everything you need for a great holiday clean and comfortable with lovely views and the summerhouse was great the ensuite was great as we had 4 adults and 2 children who loved fishing in the river and our dog loved it too
Lovely cottage very well equipped disappointed in appleby most of the local pubs in need of a little tlc saying that local supermarket and take away pizza both short walk excellent. Loved Keswick really dog friendly!

“Despite the weather!!!”
The cottage was beautifully appointed and lacked nothing. Certainly the nicest we've had over many years. The rear view is exceptional. Space is a tight upstairs, and the front bedroom a little noisy from the main road traffic. Having said that you would be very hard pushed to find anything else to say on the down side. Appleby is a charming small town, and access to visit other places is excellent. Try the Eden Railway, we loved it! The locals were very friendly, and despite the weather, we thoroughly enjoyed our first visit to Cumbria.

The historic town of Appleby-in-Westmorland lies in a loop of the River Eden and is overlooked by the North Pennines, an Area of Outstanding Natural Beauty with the Lake District Fells showing on the western horizon. Set at the heart of the lush Eden Valley and steeped in history, this is one of the loveliest towns in the north of England and was originally the county town of Westmorland. Appleby is nestled between the Lakes and Yorkshire Dales, so guests can enjoy the contrasting scenery of these two National Parks, plus numerous walking and cycling opportunities as well as the fantastic leisure centre in the town.
