    It is maintained immaculately year after year. It is perfectly equipped with no unnecessary odds and ends. The area is beautiful with so many wonderful walks and places to visit. We have already booked our fifth visit for next year.

    We have now been 4 times and love it. Kate and Rich are welcoming and so helpful. There are many beautiful walks from the cottage. There is a local shop and great community pub. Sunday roast was amazing. We will be back next year. Thank you for your hospitality Kate and Rich. Ps There are two gorgeous dogs too. Fraggle and Luna. Sheep and horses visit you at the gate. Oh I could go on and on. LOVE IT THERE

  • "We stayed at Howes Beck for a week, we fell in love with the place and are seriously considering living in the area as we loved the village life and the community feel where everyone pulls together."

    Howes Beck cottage was a delight to stay in and it had everything anyone would need for a stay here and there wouldn’t be any hesitation in staying here again and most likely I will book for next year as well now.     Lovely cottage with beautiful views but unless you are a walker or youngsters then there is nothing to do and have a long way to go to do anything so sorry not really for pensioners Found the shower dangerous as very slippery Said its dog friendly but found a lot of restrictions and no outdoor space apart from a cobbled drive

    The location of the cottage is perfect and the village and people are lovely. So sorry to leave, wished we had booked for longer. Hosts excellent All equipment and furnishings within Howes Becks 1st Class, 5 stars all the way. We will definitely book again.

    Walks on the doorstep or a short drive away. Horses to greet you in the morning and so peaceful. The cottage was warm, comfortable and well equipped. We had everything we needed. The beds were super comfy and the dogs loved lying in front of the log burner on the one night we lit it. We had a wonderful time, had everything we needed and would highly recommend the cottage to anyone wanting to stay in the Lake District. The hosts Rich and Kate were on hand if needed.

  • "A totally outstanding holiday cottage in an amazing location."

    Everything you need and more. Rich & Kate are wonderful hosts. The beds are so comfortable and huge! The living room so spacious and cozy and the bathroom and kitchen done to a very high spec. I usually bring extra stuff from home when self catering, it is not required, there is everything you could possibly need , including a washing machine. I only got home yesterday and am already planning my booking for next year Xx

    The property is beautiful, situated in a wonderful, peaceful and very scenic part of Shap. Wild horses, sheep and a lovely stream on the doorstep. The owners had decorated for our arrival for our birthday celebrations. The welcome pack was very informative, especially for our first visit to the area. The house was immaculate throughout and very comfortable for our family of 4 + our doggo. Could not fault it! Will highly recommend!

  • "We have stayed in many cottages with Sykes, but this has to be one of the best."

    We wanted to try a different area in The Lakes to where we normally go and we were not disappointed, we were able to do so many new walks and visit so many new places being based slightly further north within The Lakes. The cottage itself is beautiful, so well equipped and very comfortable - especially the beds, I slept in until 10am on the first night, which is absolutely unheard of for me! We are especially grateful to the cottage for being two-dog friendly, we sometimes struggle with two so really are so happy to find somewhere so amazing that is two-dog friendly! A shout out to the owner(s) also who helped us on the first evening! We absolutely hope to come again very soon!

    The owners had made an extra effort with Christmas tree and decorations. Great to have dog biscuits and chocolates on arrival. The cottage has everything you need. Highly recommend a stay at Howes Beck to anyone. We all had a great stay in the week before Christmas. Highly recommend a meal at the Mardale Inn. Our children loved seeing the ponies that visited. We will be booking here again.

    Directions owner supplied were excellent and accurate. Cottage is very well equipped, the best I have ever had. The only slight quibble I had was instructions regarding dogs, had I known that dogs were not welcome in the bedroom, whilst understanding this request had I known before booking I would not have booked. One of my dogs is a Rescued dog and needs to be able to find me in strange surroundings so for his happiness I could not comply with this request and felt uncomfortable doing so. But that is a minor quibble in what was otherwise a wonderful week. ,

  • "The single story barn conversion was lovely, warm, wood fire, all you would need, lovely comfy mattresses and perfectly situated for walks along the river or up the tops from the house."

    Excellent for our dog too. There is sadly no pub in walking distance but there are advanced plans for a community owned pub nearby. The local shop is convenient and plenty of choice for places to eat in a relatively short drive. Only drawback is the lack of a view from inside the accommodation, but I guess if it had a picture window it would be much less affordable! And the view is there if you put a coat on and open the door! Absolutely recommend it.

    Wonderful setting & lovely cottage. The hosts made sure everything was in place for a comfortable stay, with great attention to detail. We loved it & our two dogs were very settled & comfortable too, with dogs treats, dog towel & safe secure yard. Ponies stopped by for a greeting over the gate one evening and we met them again on beautiful walks directly from the cottage. A wonderful place off the beaten track but still in easy access to the attractions of the lakes. Thank you

    Ideally situated on the edge of the Lake District giving access to the Lakes and Scottish Borders for day trips. Very rural feel with sheep & horses roaming around, spectacular sky’s at night. Cosy & very comfortable, we want to go back!

  • "Lovely cottage out in the sticks great view and there is a small river just out the back which was ideal for the dogs as our week was very hot indeed."

    Area between the cottage and the owners house is secure for medium sized dogs upwards and is perfect for outdoors on a hot day at nights as it keeps you shaded. Walks for dogs are on your doorstep just keep an eye out for the sheep. Facilities indoors were ideal everything you need is there apart from a toilet brush is all I could find lacking. And just personal taste but the seats in the living room were high armed leather ones. That apart the cottage is very clean and has everything you need. A good base for anyone with dogs visiting the area.

    The pub was closed and the landlord/Lady had moved to Australia. But a lovely cafe and shop in the village, maybe a little remote for some people but we absolutely loved where it was. Cottage well equipped and spotless. And within 5 miles from pubs.. would recommend if you love walking and peace a tranquility

    The owners live next door and are warm, welcoming and couldn’t be more helpful. The cottage was immaculately clean, comfortable, and provided everything we needed for our weeks stay. Milk, biscuits, tea, coffee, treats for the dog and fresh flowers left as a welcoming gift. Had a relaxing stay and wouldn’t hesitate to stay at Howes Beck Cottage again.

    There are regular visits from Sheep, Horses, even an occasional Red Squirrel. It's ideally located on the East side of the Lakes. Be aware there are many narrow, twisty and steep roads around the area.

  • "The cottage was comfortable, well presented and the owners seem to have thought of everything as it was very well equipped."

    They even thought of our dog, with treats and towel etc. The off road parking is good and secure. It's in a lovely, quite remote area on the fells. There are barely any amenities in the local village, just one little shop/tea room so you do need to drive a lot if you're not planning on just taking walks in the area. Inside, the cottage is a little dim, even on a very sunny day, as all but one little window in the kitchen face the large barn conversion at the side rather than the views but nevertheless we had a great time and the surroundings are beautiful!

    The cottage was so cosy and well equipped. Kate and Rich were lovely hosts- made us feel truly welcomed. This was a fantastic dog friendly place that provided bowls and towels to wash and dry dirty paws as well as dog food bowls and doggy treats. Safe enclosed area and fabulous walks from the cottage gate-Murphy loved it!!! It was in a stunning area- secluded but only a few minutes walk from the little village and a short drive from shops and the Lakes. Fantastic to walk round festive Keswick and Ambleside. Drove to Haweswater and managed a wee hike up the pass on Christmas Eve- absolutely awesome views! Definitely recommend Howes Beck Cottage for a proper dog friendly break.

  • "This lovely cottage is nicely situated that you can easily get around to visit the Lake District or you can just relax and chill in semi-seclusion."

    It's fantastic having the moors around you with the sheep roaming freely and the occasional horse may come to say hi too. There are some great places to eat just a few miles down the road in Askam but the local pub only feeds it's residence.

A very clean and shallow srream runs just behind the cottage which he loved . Will hopefully return in the future .

    The facilities in the cottage were excellent. We had our two dogs with us who were made very welcome, and loved the many scenic walks in the area. Great time had by all, and will definitely be returning.

  • "The cottage is large, clean and comfortable."

    We. Arrived to find the owners had left us a pint of milk - invaluable. TV reception and WiFi was excellent. A jar of dog treats left for our dogs. We were self catering and found the kitchen absolutely fully equipped including a dishwasher and washing machine. The shower was really efficient and bathroom well equipped and modern. The beds were comfortable and plenty of storage. Heating was good including log stove. Would definitely book again. Highly recommend.

  • "When we arrived, the owner gave us a fantastic greeting , All the information you could possible need is in a clip folder (idiots guide) complete with pictures showing what is being described."

    We didn't use the log burner , too lazy, but we are sure it would have given a lot of heat.. the local shop was very accommodating although, only open 10 to 1 pm.. The lakes were In easy reach and beautiful. A GOOOD all round Quiet holiday made even better by excellent weather for the time of year (5th to 12th Jan 2019) Well done to the owners .. we will be back. 10/10

  • "The cottage was absolutely first rate."

    It was spacious, warm, plenty of instant hot water, beautiful comfy beds and lovely clean bedding and the kitchen so very well equipped. The entertainment systems, radios and tvs etc, were modern and first class, a good sized telly is always a welcome bonus. The surrounding area is a delight and the space immediately adjacent was very secure for our 3 small doggies. I cannot recommend this cottage highly enough. A total delight.

  • "The new owners have made this cottage a wonderful relaxing place to stay, the bedding, towels etc was top quality and felt like a lovely treat, we have never stayed anywhere before where literally everything was provided, so we took a lot of our own things only to find they were not needed as everything was available to us."

    We can not recommend this cottage highly enough and we will definitely be booking again. It was situated ideally to explore north or south lakes and we found lovely places to walk with the dog. A big thank you to the new owners who made us feel welcome with the note and flowers and gift of wine as we were their first guests, and the biscuits for the pooch! We had a wonderful time thank you very much.

The property

A unique barn conversion resting in the fells above the cosy village of Bampton within the Lake District National Park, ideally placed for taking in all that the destination has to offer.

Suited for couples, friends and families Howes Beck Cottage is a delightful retreat, your peaceful escape from the demands of daily life.

Situated across the ground floor, you will discover a collection of rooms, commencing with a lovely kitchen/diner with comfortable seating for four people, and a stylish colour scheme.

Views over the fells add to the charming overtone.

Next door, the sitting room is modern and attractive, including leather sofas, exposed beams and original features, all tied together with a wood burning stove.

There is a recently modernised family bathroom benefiting from a bath with a separate shower, and two bedrooms presented in a quality fashion.

To the outside is an enclosed space with access to secure storage for bikes or other equipment and a seating area which encapsulates stunning views across the valley to Knipe Scar where you can relax after the days exploring with the only sound being from the birds and the nearby beck that cascades to the village below.

The Cottage is immediately surrounded by 6,890 acres of common land, the home of a variety of wildlife, with sheep, fell ponies and red squirrels visiting the cottage almost daily.

There are wonderful walks and cycle routes right from the door, including on the surrounding fells leading over to Haweswater and Ullswater, with excellent high level walking for the more adventurous, many of the Lake District's walks have their starting point from around Ullswater, including the renowned trek to Helvellyn's summit via Striding Edge, and more gentle footpaths, bridleways and quiet scenic roads for those just looking for more light activities in beautiful countryside.

The attractive hamlet of Bampton situated in the Lowther Valley is a traditional Lakeland village away from the hustle and bustle of the busier central Lake District towns and villages, but with all the popular and much-loved tourist destinations close at hand.

This is a tranquil, unspoiled and beautiful area of the Lake District: perfect for getting away from it all and for seeing wildlife.

However, the location is still also convenient for accessing not only other parts of the Lake District, but also the Yorkshire Dales, Pennines and Hadrian’s Wall.

Bampton has a village store/Post Office with tea room and children’s playground all a gentle stroll away in the neighbouring hamlet of Bampton Grange.

For those who want to venture further afield by car, Askham and Pooley Bridge are only a short drive away with a traditional village inns, cafes and shops.
