  • "We had a fantastic stay at Timley Knott ."

Beautifully presented property with lots of space for 5 guests and 1 dog . Very comfortable and spotlessly clean. Lots of lovely walks from the property and Coniston village ( 15 minute walk away) has a very good selection of shops and pubs serving food .

Had all the facilities you’d need. Close to great walking routes, town and the water. Wouldn’t hesitate to recommend for exploring the Lake District.

  • "Regarding our stay at Timley Knott, there are a few issues we wanted to make the owners aware of."

Of course, these issues may only have occurred very recently. The wooden veranda at the back of the house had partially rotted away and the uprights and fence were leaning badly into the neighbour's garden below, making this area very unsafe as it is quite a steep drop. This also left a large hole in the fence so we had to keep our dog away from this area. There was another hole in the fence on the seating area above this. The steamer chair was broken on the balcony. We arrived at the house at 3.40pm and parked across the road as the cleaner was still there. At 4pm I went across to the house but we had to wait another 10 minutes before the cleaner finished. I am not blaming the cleaner for this as she probably had a very busy day, but feel that more cleaners should be employed so these delays do not happen, as 4pm is already quite late in the day to have to wait to check in. Very surprised that there was no "welcome" pack at all in the house - not even a pint of milk! Have stayed at many cottages over the years and can only remember on one occasion before not having been left anything.

Thank you for this feedback. Our understanding is that your stay at Timley Knott finished on 26th April so these unexpected negative comments refer to a holiday that finished over three weeks ago. If you had reported the broken fence and anything else, then it would have been repaired immediately during your stay as it was when brought to our attention by others after you had left. The other "hole" under the hedge you refer to can also be blocked if really necessary, but the cottage is not let on the basis of a fully secure dog garden nor should it be; it is for you to control your animal in unfamiliar and exciting new places where inquisitiveness might take over. We apologise for the ten minute wait that clearly was important to you. Changeover days are busy for all housekeeping teams and small margins of error are inevitable both in guests' favour and sometimes not. Welcome packs are a difficult topic. Our view is that people booking a Coniston cottage will arrive with all they need including milk, bread etc. To do otherwise would be folly. We owners appreciate that we are seen as the fatted calf by everyone, but after commission, housekeeping charges and fixed costs you may be surprised to learn that we received less than £50 for each night of your stay; so even with two people that's less than £25 ppn. Please therefore excuse any perceived lack of generosity in not providing your provisions as well. Sadly your review gives no indication at all about whether you actually enjoyed your stay in our home which is a shame. Other reviews are consistently contrary to yours in both tone and score. Sadly we will not now be able to learn why our"comfort" and "facilities" did not meet your expectations. Property Owner

  • "We were very comfortable and cosy during our 2 week stay."

Excellent pubs nearby. Quiet area. Minor point - although listing says fuel included, this does not include logs, other than a starter pack. Would be helpful to make this distinction in listing.

We are delighted that your extended stay at Timley Knott was such a success. Perhaps you visited the recently fully refurbished Ship Inn as our nearest pub - getting great reviews. We will amend the text for the property to make it clear that logs are not included beyond that starter pack left for you on arrival. Please come again to Timley Knott. Property Owner

  • "We had a lovely week in a lovely house."

The house had everything in it we could have wanted and was as beautiful as the photos. We accidentally left some precious belongings and the owner couldn't have been better in arranging to send them back to us. Would absolutely recommend.

Thank you for your lovely positive feedback about Timley Knott. We think that it is so homely particularly at this time of the year when the days are shorter and the log burner is in use. Please come back and repeat the experience. Property Owner

Great location to walk or drive into coniston. The house is clean, comfortable (lovely bed linen!) And very homely. We would love to stay again. Thank you.

Thank you for your positive feedback about Timley Knott. We too think that the location offers multiple opportunities; be it access to the lake shore, the village (via the disused railway line) or to the fells on foot right from the door. We are glad that you found it comfortable and that the high quality bed linen was appreciated. Please come again. Property Owner

Thank you very much for taking the time to provide feedback. We are delighted that you enjoyed your stay at Timley Knott and that everything was just right for you. Mr and Mrs woodpecker are frequent visitors and usually the garden is full of birds in a way that you so rarely see nowadays. Our housekeepers specially commented on how nicely you had left the house on departure and that everything was in its place. Last Friday was the busiest day of their year so they were extremely grateful. We hope that we can welcome you again soon at Timley Knott. Property Owner

  • "Lovely stay, property in very good condition ( fan in the main bathroom wasn't working) Location great and facilities excellent."

Very comfortable beds. There are a lot of steps in the garden so care would be needed for children or older people. We had excellent weather so the outdoor seating areas were a bonus. We stay in rental properties 3/4 times a year and the only feedback I'd give would be provide more toilet roll and consider a small welcome pack. It is a nice touch to be able to make a hot drink on arrival.

Thank you for your comments. It is lovely to hear that you enjoyed your stay. We take all comments on board, however, not all properties include welcome packs. The toilet roll provided is meant to serve as a starter for guests. We hope to welcome you again. The Lakelovers Owner Relations Team Property Owner

  • "We had a lovely weekend at this property."

The house has everything we needed and more. The downstairs bedroom was great for us and gave our daughter and family and dog their own privacy. The views from the house are lovely and its a 10 to 15 minute walk into the village where you can get anything you need. Hope to return in the future.

Thank you for your lovely feedback. We are delighted that you enjoyed your weekend stay so much. The downstairs bedroom is often the favourite as it has ultimate privacy and direct access to its own patio area. It also, of course, has its own ensuite shower room, a fridge, toaster and kettle. It's only fair to remind our guests that there is no direct access to this bedroom from the house as it is accessed by some steps that lead to the back garden. Property Owner

Ideal base for walking into Coniston and the railway line was ideal for our dog. We loved being able to watch the lambs in the field opposite and also sitting out on the patio. We are hoping to be back later in the year Thank you

That's super that you enjoyed Timley Knott so much and thank you for your review. We hope that you also enjoyed the very short walk down to the lake - turn left for the lakeside way into Coniston and turn right through Coniston Hall Campsite for a glorious and flat lakeside walk. The disused railway line also goes the other way to the village of Torver, where you will find the Wilsons Arms pub well known for good food and atmosphere. Torver Deli next door. Property Owner

  • "Charming cottage in a fantastic location."

We were lucky with the weather and enjoyed the outside space. Powerful showers were an unexpected bonus. Only slight negatives for our family was that we found the kitchen area a little small and the outside steps were steep so a slight liability for my husband to negotiate on his way to bed after a few drinks as third bedroom was on a different level. I would love to wake up to those views every morning. Thank you for having us to stay and we would love to return!

We are so glad that you enjoyed your stay and appreciated the convenience of the location with Coniston village a short walk down a disused railway line, a pub (the Ship) 500m away, the lake just a few minutes walk down the hill and with instant access to the fells and the Old Man of Coniston on-foot from the front door. The property

Nestled in Haws Bank, with all the amenities of Coniston very close by, sits this beautifully presented, semi-detached home, Timley Knott (named after a local geological feature on the Old Man of Coniston).

The house is finished to a superb standard and offers views of the lake to the rear and of the mountains and fells to the front and side.

The driveway provides private off-road parking for one car and there is unlimited and free lay-by parking directly opposite.

The house boasts its own 7kw electric vehicle charger, broadband speeds of up to 40mb/s and Wi-Fi throughout the house.

Timley Knott provides a simply exceptional abode for up to six people and their canine companions.

Stepping inside, head to the striking open-plan living space, full of charm, character, unique arty touches, and the latest mod cons. The sitting area is tastefully adorned with quirky personal pieces and artwork, along with a woodburning stove, curved Smart TV and soft lighting that make this a wonderful spot to kick back after a long day.

The kitchen is equipped with everything you will need for unrestrained catering at home including a dishwasher and fast electric oven; meals at any time will feel special off the Minton fine bone china crockery.

The pièce de résistance on the ground floor is the glass fronted Juliet balcony accessed through large double French doors in the dining area; bringing the outside in and offering wonderful views across to Coniston Water and the Grizedale hills beyond.

Upstairs you will find two tasteful bedrooms, including a king-size with lake views and a Smart TV and a bathroom next to it with full sized bath and shower.

The twin room has its own en-suite shower room and has views across the sheep field to the summit of the Old Man of Coniston.

Accessed externally via the rear of the property is a self-contained bedroom complete with a king-size bed, Smart TV, en-suite shower room, walk in wardrobe and a small kitchenette which includes a fridge. The utility room provides extra shelves for food storage, an extra fridge, clothes washing and drying and space for all your outdoor gear.

Step out to the rear cottage garden, offering two outdoor seating areas with furniture for relaxing and dining to the sound of the slow running stream at the bottom of the garden and the illuminated water feature.

Tasteful glass panels shelter you while you dine or relax.

The rear garden is made up of a small lawned area complete with neat shrubs and borders.

The fully enclosed front garden offers a further lawn and well-tended borders.

The secure (lockable) and covered side return hosts the EV charger, a boot/bike washing hosepipe, solid security shackles for bikes/kayaks etc.

and outdoor hanging/drying space for wetsuits.

Enjoying the best of both worlds; Timley Knott is a short, scenic walk along a traffic free disused railway line into the village of Coniston (Ship Inn, Sun Inn, village centre all nearby) but also offers immediate access onto footpaths and cycle trails leading down to the lake and up to the fells.

Walking up the Old Man of Coniston, Dow Crag, Wetherlam and all the Coniston fells is best done right from the front door of the house.

Coniston itself is home to several shops, cafés, and pubs where you can refuel after a long ramble, plus it has its own brewery producing Bluebird Bitter - well worth a try! You may wish to escape to the water on a cruise, or if you’d prefer to stay on foot, hike up the Old Man of Coniston and be rewarded with stunning views.

Further afield lies Hawkshead, Ambleside and Windermere, each providing their own attractions and charm.

Choose Timley Knott for a memorable escape to Cumbria.
