  • "I made a complaint to Sykes about this property."

The washing machine was broken on arrival, we had not been informed and spent the week chasing the owner who on the final day of our holiday sent her husband to have a look and said she needed to get a plumber out. There were no instructions for the appliances. The Visitor's book had long lists of minor repairs not attended to, and which we encountered. No welcome pack, fireplace full of ash on arrival, no starter pack for fire. No sense of accountability to guests.

Badly scratched frying pan and no scissors. Most of the above are mentioned in the property comments book but the owners don't seem to be aware. Otherwise a great stay !

  • "We loved the village and location and had a lovely holiday."

The cottage has been renovated to a high standard but is looking neglected. The fridge was dirty, cobwebs on the ceiling, stair carpet looking grubby, second bedroom starting to smell damp and no broom or hoover to clean with- just a brush and dustpan which I did my best with. The washing machine was not working properly either. Disappointing, as it has a lot of potential. Despite these issues, we enjoyed this beautiful part of the world and hope to return to the area again.

Very comfortable. Appreciated supply of luxury towels ,lovely bed linen. Met our needs. Just wanted to add,we arrived late and although I could identify the cottage from photoes on line,it would have been comforting to have had the name of the cottage outside. No garden ,no clothes horse to dry washing or swimwear or wet weather gear ? Cutlery drawer concealed right at the back of another drawer. Bedrooms got very hot as they are subterranean .

  • "The barn itself is a great property and I would recommend it it, however, there are certain faults that seem to have been pointed out by other guests that still have not been rectified."

The shower leaks, the light switch in the bedroom has a fault that means it sparks and the window latch is still broken. The fridge had not been cleaned when we arrived and the dishwasher had dirty plates in which isn't great when cleanliness is paramount at the moment. It made me think how detailed the overall clean had been. As I said the property itself is comfortable, well equipped and in a great location and well worth a stay.

  • "There were some really nice touches to make this more homey that I don’t remember being listed when we booked like Netflix, fireplace etc."

The guestbook was also a nice touch. Rooms and facilities were in excellent condition and the properly felt like it had been newly decorated. Check in was also really easy due to the key box outside and had no issues working any of the appliances. Given the need to book restaurants etc with COVID at the moment, it would be good if something could be done to help guests book tables in places to eat in the village, as the pub opposite literally ignored all my emails requesting to book for dinner. It’s hard to know when you haven’t been somewhere whether you can just turn up and expect to be seated!

  • "The old barn had been converted to a very high standard and was well equipped."

Broughton is a very nice village with 3 pubs the Old Kings Head is 20 yards across the road. There is a bakery and a butchers just round the corner. The heating upstairs in the lounge diner was very good. There was no instructions on how to operate the under floor heating in the bath room and bedrooms which would have been a problem if it had been winter. We visited Ulverston, Grange over Sands, Coniston for a cruise on the lake and Ravenglass for a trip on the steam train. Went on a couple of walks from the village, we were very lucky to have good weather all week. Negatives the tin opener does not work even though it has been put in the comments book, first fill of logs was one small log?. Most cottages leave you a welcome pack not the Old Kings Barn.

  • "I was extremely disappointed and annoyed that I arrived to a property which had not been cleaned."

This is bad enough normally but under the current situation, disgraceful. At most, an hour and a half was spent on the property after I arrived and contacted the owners. No apology and no cleaning equipment left, not even a cloth or antibacterial cleaner. I have had this situation before when I was about the third visitor when the property was first available, and put it down to 'teething troubles' and made no complaint. A window latch which was broken last time I visited (and left a note to bring to the owners attention) had still not been mended. I currently run a holiday cottage in Somerset and and to a very much higher standard; it feels as though it is all take at the barn and very little give. I have used your company many times and have no complaints - booking has been easy and efficient. I have not have cause to try and change a booking or deal with a COVID cancellation so I cannot comment how well such things are handled.

The heating was not on, taking many hours to heat up and not working in the second room. As we had our one year old with us, my husband went out to buy a radiator from Barrow-in-Furness as the bedrooms were 10 degrees. When contacting the owners they were not able to help and didn't appear to care. We were very disappointed with this.

  • "I don’t think feedback is looked at."

In the visitors book everyone had written that the can opener was broken (for over a year). Still not replaced. There were no instructions regarding heating in the bedrooms (no radiators but some sort of thermostat on the walls). To cold to shower. Petty little thinks that make me think owners and renting company don’t care.

  • "A lovely cottage which is much better inside than it appears from the outside."

Furnished to a very high standard, light and airy. Upstairs anyway, the downstairs ( which is where the bedrooms are) is a little on the dark side. This is due to the cottage being on a slope. Just a couple of small niggles, there wasn't a spatula, the tin opener didn't work, both essential for a self catering cottage. Broughton in Furness is a lovely place to visit, with three pubs, a good butcher, baker and grocery. The pubs are all excellent for food and beer.

(I kid you not!) the only thing lacking is some personal outdoor space. Very comfortable beds and a fabulous bathroom/shower with soft fluffy towels it has an amazing kitchen and living space. Some nice dog walks along a disused rail line and around the village. 20 minutes from the bottom end of Windermere this cottage is a great base to explore the Western Lakes area and Grange over Sands.

    - We came for a relaxing quiet 5 days, but it was everything but that due to the location of the cottage. - It is next to a garage which is noisy in the morning. - Cars are always parked directly infront of the door & windows allowing no privacy and noise when parking and leaving. - Parking of own vehicle difficult due to cars parked infront and near to cottage all of the time. - Had to have curtains closed at all times for any sort of privacy (felt like you were enclosed all the time). - Door had glazed panel that anyone could look in. - Central heating/radiators played up and did not work any of the four days we were there. - Had to use log burner everynight to keep warm and supplied ourselves apart from a few logs supplied when we requested them at the start of our stay. - Received no signals for any mobile phones in cottage. - View from bedroom always had a van/car outside.

  • "Village street much busier than anticipated."

Large building opposite was a book company with as many as five vans parked in the area in front of the cottage. The building next to the book company was being redeveloped with the consequent noise and vans of the workmen. Also the number of delivery vans and lorries serving several of the local businesses using the same area for parking seemed never-ending during the day. Evening and night-time was fine. The large picture window would have been great if the cottage had been in the country, but when the view is a street scene full of workmen and traders it felt like we were as goldfish in a bowl. The bathroom was quite pokey and the bedrooms would probably have pleased Bilbo Baggins as they were basically underground. We left after 4 nights and although we will return to Broughton and the surrounding area it will not be to this property.

  • "The Kings Head Barn is really lovely it's beautifully finished and the little details like the Egyptian Cotton towels really reinforce the excellent quality of this accommodation."

Both bedrooms are excellent though one (purple) does have better storage as there is a beautiful double wardrobe my husband commented that it makes a real difference when little details like a plentiful supply of wooden hangers are in the wardrobe so you can hang all your clothes individually. Broughton in Furness is a very pretty town there is a great butchers around the corner from the barn which not only supplies great meat they also have lovely fish. There is only one thing that I would raise as a point the utensils in the kitchen where not great quality at all the knives in the knife block seemed cheap and they were blunt which ment I had to resort to sharpening them on the stone step as we couldn't find a knife sharpener anywhere. I love to cook and the quality of the pans knives kitchen utensils and crockery matters when trying to prepare meals. I do intend on returning with friends and it would really enhance the experience if this area was improved. Finally the facilities in Broughton are excellent the Kings Head pup in my opinion is the best pub in the area and if you go the I highly recommend the veg stir fry with king prawns it was delicious. They also have a great Gin collection which include a great local gin called Shed. Chloe and Scott cannot do enough for you and it also benefits from a great garden area which Chloe and Scott enthusiastically told me and my husband of there great plans for many future events. All in all Broughton in Furness is a brilliant gateway to the Lake District though it gives you the homely charm you cannot get in the popular resorts I highly recommend the Kings Head Barn in Broughton in Furness

About the location

BROUGHTON-IN-FURNESS

Millom 7.5 miles; Coniston 9 miles; Ulverston 9.5 miles.

Dating back to the 11th century, Broughton-in-Furness is situated in the south western corner of the Lake District and is just six miles from Coniston Water. There is much to please the visitor such as a pretty, cobbled square complete with a splendid horse chestnut tree, enclosed by shops, pubs and homes, many of them Georgian in origin. The village provides an ideal base for a walking or climbing holiday, with ample opportunity to explore the rugged beauty of the Duddon Valley and the quieter Lake District fells. Norman Nicholson, one of Britain's finest 20th century poets and William Wordsworth, both immortalised this area in their writing and poetry. The village was home to Branwell Bronte, brother of the Bronte sisters, for a short time. The Furness railway line runs from nearby Foxfield and makes for an ideal day out, travelling the west coast of Cumbria. Set amidst the charm of the Lake District and close to the sea, this attractive town makes an inspiring choice from which to further explore a magical heartland of silver lakes, lofty towering peaks and lonely, heather-clad moors.
