  • "The property was great and in a beautiful location."

    We all had a great time and will go back again. The only downside was the parking. It is on the road and round the corner from the property. Less than a minutes walk away but a little inconvenient.

  • "Generally very happy with our stay at Rosebank."

    It was a frosty, foggy weekend whilst we were there. The heating was not on when we arrived and as the temp in the main kitchen/living area was 11deg we had to use the gas fire to supplement the central heating on Friday evening and again on Sat morning, this triggered the CO monitor so we obviously turned the fire off and reported the issue to the company. The French doors allow alot of cold air in. However, once we got the place warm it proved very comfortable, plenty hot water, bedding and towels all acceptable, no problems with appliances in the kitchen. A few cleaning issues - alot of dead flies on the top floor carpets, hinge areas on ovens both need a good clean to clear grease and crumbs. Food items left in top cupboard on left of hob (?owners or cleaners??) The information on Sykes' site states parking, this should be altered to street parking, note this has been mentioned in comments several times. The information in the property re dustbin day and parking permits is contradictory and needs clarifying. Garden gate was open and we noted dog mess in the garden...… But, the location and facilities offered by this property made for an enjoyable visit to Cartmel for a family wedding.

  • "I had read the recent reviews of Rose Bank prior to our holiday and was a bit concerned about some of the comments which didn't seem to have a response to say issues had been resolved, so i contacted Sykes helpdesk and got reassurance points had been dealt with."

    Rose Bank was fine, but it was a shame that there were some elements which wouldn't take a great deal of effot that would make such a dfference and improve the quality of the property and stay. Things like - No toilet roll or towel in downstairs loo No guest soaps in any of the bathrooms Cold tap on bath in purple back bedroom didn't work so couldn't run a bath, leak from shower in same bathroom. really cheap duvets and pillows (lumpy pillows) and really old 'bobbly' sheets. Front door lock is very tempermental (as has been reported in other reviews) DVD player in main kitchen/living/dining room didn't work Back garden has no side gate, so not quite sure how it can be classed as an enclosed back garden. Parking - welcome folder says here are your parking permits, but there werent' any - when i phoned Sykes to check, they checked with owners and said they only provide them on racedays. Although we didn't have a problem parking in Orchard Close, we only had one car and it was out of summer season, it may have been more difficult for other guests and everywhere else in Cartmel requires a permit. Overall the stay was fine, but with a little bit more tlc and attention to detail it could have been elevated to a great stay.

  • "The cottage was a great space for a family bit there were several issues that need to be addressed going forward."

    There was no parking permit so we constantly checked the car to see if we got a ticket as parking is very restricted in Cartmel, although you could tell the cottage had been cleaned better than previous reviews the oven was dirty and needs a deep clean, some areas of the cottage are tired and worn and need some TLC, the fridge still hasn't been fixed and taping the door shut is not ideal and water leaked all over the kitchen floor when it was not taped enough, there was broken glass on the floor from a lamp when we arrived which our dog found first and decided to try and eat it! Our daughter used one of the hairdryers which caught fire and burnt the socket - tripping the fuse board so the electrical items do need testing for safety, the front door lock is loose and did not feel secure. There continues to be problems with the TV turning itself off repeatedly and the back garden could do with a little side gate to keep dogs secure in the back garden. Considering the money we paid for the week we weren't expecting these sort of issues.

  • "TV - has a fault and it puts itself into standby mode 5 or 6 times in first 10 mins of watching it Fridge - known problem since May, but still not replaced, mini fridge not sufficient for 6 adults Mattresses - both double mattresses were awful, very lumpy not good enough for holiday let."

    Shower curtain - front bedroom needs replacing - full of mildew Front door - dodgy lock, had to use back door throughout stay once we managed to get in, with trouble. Parking - visitor guide in cottage suggested parking in Orchard close including 2 spaces behind cottage in close. Local resident was not happy with us using this and had words! Wardrobe - in front bedroom, back was falling off and dusty inside Curtains - In most rooms they did not fit the windows and were not on pole at top, due to height this needed a ladder to fix when you pay £1300 for a weekend you expect the property to be perfect, this was a massive let down and we would like compensation for the shortfalls from this property.

  • "Unfortunately Rose Bank was not in a satisfactory state on arrival."

    The bedding and towels (apart from the one in the downstairs toilet which was dirty) had been changed, but that was about it !! The whole downstairs and the staircase were filthy. I spent the first 2 hours cleaning before the rest of our party arrived as it was an absolute disgrace and not fit to inhabit, especially in the current climate. The fridge door is being held closed with tape, which according to the guest book was reported in May !! Not an ideal way to keep food cold. There were plates in the cupboard that were filthy and the grill pan was awful. The teapot still had cold teabags & water in it. I ended up washing everything before we used it. So instead of being relaxed on the first day of our holiday, I was very angry and stressed. I genuinely can not understand how any ‘cleaner’ can have the audacity not to clean a property before the arrival of guests. Also the TV was intermittent and kept cutting out which was very annoying especially when we wanted to watch the Euro’s. I have already emailed Sykes cottages, but have not had a reply !!! I look forward to your comments, and explanation .

  • "We enjoyed our stay at Rose Bank but should let others know that the road it is on is busy (sleeping in the bedroom at the front of the house, we were woken every morning by the traffic)."

    It is also next to the playground of the local primary school so it’s not a peaceful place to stay during the day but the excellent location does make up for it.

  • "Upon arrival parking was difficult to find as the space mentioned in the write was already being used (not reserved for the cottage) and a parking permit is required pretty much everywhere in Cartmel."

    Upon entering the cottage everything seemed ok in need of a bit of TCL (chipped paint work etc) only to be expected as it is well used all facilities were in working order & plenty of them. The big disappoint was the fact that both the landing & front bedroom windows the seals around the closing area had gone & the windows did not shut correctly. A repair had been attempted by putting foam rubber strips i the gaps but this was drying out & turning to powder. The fact that it was a very windy week meant that the wind whistled around the gaps making the front bedroom very noisy fortunately we did not need to use this room. Dispite this the cottage was very good & the lounge kitchen very well equipped and cosy

  • "Fantastic location in the town and for visiting the other lakes especially Windermere."

    6 min away from Grange over Sand. And 2 min away from the race course at Cartmel. Fabulous little village with pubs and fantastic restaurants on your door step. House was very clean and had everything you would need for a holiday and enclosed garden if taking your pets. Would deffinately recommend.

  • "We love this cottage & it’s the 3rd time we have stayed here & as a cottage it has always been perfect for us as a family."

    The owners made a special trip up to bring a replacement garden table that had been broken the week prior to our visit, which was super kind of them. My major disappointment with this trip is that whoever Sykes use to clean the cottage, then their take on a “Deep Clean” needs looking into!!! Our arrival time was changed from 3-5pm & our departure time was changed from 10-9am to allow for a thorough “Deep Clean” but this was clearly not done!! Too many cobwebs, spiders & dusty areas around the home, especially on the top floor to have had a deep clean. This negativity has no reflection upon the home or the owners, this is just to inform them that the cleaning company need to improve. Would we stay here again?.........100% (we will be back)

  • "We had booked a family meal at L’Enclume for a birthday and this house was ideally situated being a short walk away from the restaurant and the centre of Cartmel."

    The house was much bigger and better appointed than we expected with a large, comfortable living and dining area. There are also plenty of walks direct from the house and a handy local shop a few yards away.

  • "As a family of 5 we stayed here for christmas week 2019 and we were absolutely over the moon with the house."

    This is the 2nd time this year @ Rose Bank and once again it didn’t disappoint. Thank you to the owners who provided a really nice Christmas tree which we all loved & we are just saddened that when trying to reserve it again for next Christmas the week had already been reserved. Just a couple of minor things need addressing to make the stay perfect as follows:- The kitchen knives need replacing or sharpening as it was very hard to carve the Turkey. The bed in the back double is very creaky Other than the above this is a 10/10 place to stay & we look forward to coming back. Thank you.

  • "The reason I have marked you down a little is because there was a leak every time it rained in the back room, we had to use a bucket and pans to stop puddles developing, another thing I would like to mention is when you tell visitors that towels are supplied you should mention that you only supply one bath towel per person in each room which is not enough when we shower daily, the bedroom floor at the front of the house was full of dog hair, I know it’s dog friendly but it should be clean before the next visitor uses the cottage, that apart we enjoyed the stay."

  • "Rose bank could be a great place to spend your holiday if a little more attention was give to what people expect when on holiday."

    The standard of mattresses are really poor making a goodnights sleep impossible . We ended up sleeping in the single beds on the top floor which wasn't much better. The shower fittings in the bathroom in the double room at the front of the property is broken and makes having a shower near impossible plus the extractor fans in the bathrooms are not working. There are also large stains all over the ceiling in the extension on the ground floor. All of these thing could be corrected easily which would turn a nice house into a great place to stay. The property is in a fantastic location with plenty of great pubs, restaurants, coffee shops and as loads of walks from the door for the dog. We would definitely like to stay at the property again if we knew these small problems had been attended to. One last thing a side gate to the rear of the property would help contain dogs the back garden and in view at all times.

  • "We've stayed in many holiday cottages as a family over the last 15 years."

    This was without doubt the worst of all and the first time we used Sykes. The cottage was well past its prime and needs refurbishing. The dishwasher was useless, the roof in the extension leaked when it rained (not ideal in the Lake District!), the master bedroom's ensuite was rough and the shower curtain disgusting. The unpleasamt neigbours complaining about our parking where Sykes explained we should in the instructions did not help set the experience off to a good start. I doubt we will ever use Sykes again.
