  • "A lovely cottage in a very central yet quiet location."

    A little noise a couple of morning as the garage across the way was having deliveries. Very well equipped but in need of a tumble drier and a slightly larger bed in the smallest bedroom - our 13yr old struggled in it. We arrived just after the heatwave and found the evenings and mornings chilly. The log fire in lounge was lovely of an evening and the oil filled radiator warms up any room quickly. We had a few issues but the owners were very responsive and the local housekeeper excellent. Sadly the shower could not be fixed during our stay so 5 of us had to manage with baths - not easy with limited hot water. It didn’t spoil our stay and the owners could not have foreseen the issue. We found it difficult to dry clothes and towels as the weather was overcast and damp much of the week. I would say that tumble drier is a must for any lakeside/walking location and would have cut down on a lot of work and stress for us. The cottage was very comfortable, had everything you could need in the kitchen and was very clean. The TV seems a bit small for the size of the lounge but we took an Amazon Firestick which gave us more viewing choices. The garden is suitable for dogs but if yours is a jumper/climber then you may need to use a barricade as there is a wall of about 1m which our dog tried to get over. Take peanuts and bird food - we loved watching the wide variety of birds that come to feed and also the wildlife in the field beyond with Old Man of Coniston in the backdrop - a really relaxing and beautiful outlook. Two garden chairs are under the stairs. We would love to return to The Lakes and this cottage would certainly be among our choices as it was so clean and central - literally 2 mins walk from the main shops and 6 mins walk from Lake. Check out Monk Coniston which is a 5 mins drive - perfect quiet lakeside shore if you have own paddle board/canoe or for swimming/picnic. A little hidden gem. Overall a really lovely place. As a family of five (2 adults, 2 x 21yr olds, a 13yr old and a small dog) we had a wonderful time and made precious memories.

  • "We had a lovely stay at the property."

    This was our first time in the lakes as a family and we had a fantastic time. The house is perfectly located for the facilities in coniston (garage with spar is just over the road) and the village centre is a few minutes away (great pubs with lovely beers). Its Perfectly situated for walking either to the lakes or hills and good walking routes for dogs along the old railway and down lake road. The house was basic but met all our needs, everything was provided. If we go again I would definitely stay here again! Thank you for an amazing holiday!

  • "Great holiday and lovely cottage."

    Perfect for our needs. A few issues on arrival which we did not know how to report - the dish washer did not work properly and there was a broken cover on the dairy compartment in the fridge. Felt uneasy as there did not seem to be an obvious way to flag our concerns and these were pre-existing problems that could be attributed to our stay. They may have been longstanding and previous guests may have faced the same problem but did not know how to report them.

Our housekeeper has confirmed that the fridge compartment was not broken prior to your arrival, however this has now been removed following your departure.   • "Perfect location, a delightful cottage with everything we needed."

    The rooms were bigger than we expected, especially the kitchen. The standard of cleanliness was excellent. In our experience the shortcomings mentioned in other reviews have been rectified: the toilet flushes without noisy plumbing; all the doors fit; the garden was weeded and lovely to sit in and watch the birds on the feeder, most notable arrival was a nuthatch; firewood and kindling was at the hearth; the bathroom fan works automatically when the switch above the toilet is on. The location couldn’t be better for everyday shopping, pubs, eating, high and low level walks. Also, the beds were very comfortable.

  • "Holiday was spoiled to a degree by the maintenance of the cottage."

    The toilet would not flush properly and was making a horrendous noise which was rectified by a plumber.The bedroom at the left at the top of the stairs needs sorted as the door is such a tight fit in the frame it will not even close. One of the other bedrooms also has an issue with the door not closing properly. The garden at the back is overgrown so was not used by ourselves. The guttering at the back of the house was pouring water out of one of the joints spoiling sleep for one of the occupants. Very disapointed with the cottage overall , we cut our holiday short by one day .

    We apologise for the leaky guttering, but when there are heavy down pours in the Lakes this can be a problem. With regard to the toilet, the village has suffered with variable water pressure problems recently and is being investigated. Property Owner

  • "We booked this cottage a week prior to departure."

    We have booked several cottages via Sykes and the booking system is very efficient. Cottage in heart of village. Ideal for pubs etc. Lovely walks from the property. The heating in the cottage is by Economy 7 heaters which did not throw any heat out in the ones downstairs.. We were contacted by the owners on our way to the property that the sitting room heater showed an error but was working. It wasn’t, and we had to take time to ring owners to take us through the settings. It still was inadequate as we had quite a few cold days. We notice in several previous write ups that other tenants had had similar problems. There was an oil fired radiator which we made use of. The write up on the website states that a starter pack is provided for the open fire. This was not available and when I mentioned it to the owner he said they did not provide initial fuel and you could go across to the BP garage to get some! There was no information available to say how to dispose of ashes. We were also informed that the washing machine was out of order and this was rectified later in the week. The back garden was secure for our two cockers but needed weeding. The bed was comfortable and the kitchen was well equipped.

    We are sorry you had a problem with the heating in the cottage. The heaters were set at 21’ on your arrival and as you say my husband helped you to increase to 24’ for the rest of your stay. We were told about the washing machine when the guests before you departed, I was not able to get a plumber to look at it before your arrival and you did mention to me that it was not a problem. We thank you for agreeing to admit the plumber during your stay to make the repair. I do apologise for the weeds in the garden and thank you for mentioning it, it should not have happened and It has now been dealt with. Property Owner

  • "What a lovely cottage!"

    Right in the centre of Coniston, close to everything. A spacious cottage, good sized kitchen. The garden is lovely, with a stream running through. Although it was March, we still managed to sit out a few times. Would love to visit in summer to get best use of it. The only complaint we had was the storage heaters. Upstairs is really warm but the downstairs ones don’t appear to work properly. We had a few snowy days so we used the electric radiator and lit the fire every night. I contacted the owner about a minor problem we had, and she was really really helpful! Coniston is a gorgeous village with lots of easy walks and fells on the doorstep. I would definitely recommend visiting Monk Coniston, Tarn Hows and obviously a hike up Old Man. And some nice friendly pubs in Coniston to relax in at the end of a busy day. Like most places in The Lakes at the moment, there are staff shortages, so you might need to book a table for food.

  • "This is a lovely cottage is in a perfect location, it was very clean well equipped and comfortable."

    We thoroughly enjoyed our stay and would certainly look to visit again. We were not familiar with electric storage heating and there was not any information on the controls so we left them as they were. It was very mild for the first couple of days & we were very hot during the night. The bathroom fan was not working so there was a lot of condensation on the we cistern which dripped on to the floor, we did keep opening the window.

  • "We think the shower could do with updating as it had no power and was very disappointing, had better ones in some caravan accommodations that we have stayed at."

    , however we were very impressed with the cleanliness of this house and had very comfortable beds. Maybe an upgrade on the TV (Smart) or Sky) so its not just Freeview TV channels, for when the weather is bad. Also there wasn't any instructions for heating controls which we felt maybe an issue if the weather had been colder. But overall we had everything that we needed for a very relaxing holiday.

    The electric shower mentioned was replaced, by our plumber, with a new one before the season started. As with all electric showers it has a number of settings, and although not as powerful as a mains shower they are normally found to be very efficient. The heaters, again were installed before the season started. They are self regulating and once set up will keep the property at a set temperature, switching on and off as needed 365 days a year. We welcome your feedback as it shows we should have this information in our welcome sheet. Property Owner

  • "We enjoyed our stay at Greenbeck in Coniston."

    It is a nice town with all the amenities we needed (4 pubs and a shop!) within very easy walking distance of the cottage. The cottage is well placed to hike to the hills surrounding the town and we didn't need to use the car at all. The cottage was comfortable and had what we needed to have an enjoyable stay. It was clean and well kept and key collection was straightforward.

  • "Excellent location within Coniston village."

    Shops and pubs about 1-2 minute walk away. No problem collecting or leaving keys with the owner. Cottage has a parking space allocated which is useful and a small courtyard type garden at the rear backing onto a beck. Bedrooms were comfortable with plenty of storage. Bathroom was adequate with a powerful electric shower and plenty of hot water should you require a bath. Kitchen had everything you could possibly need. Lounge had a real fire which is always nice but to be fair the electric heating meant the fire wasn't really used that much. Wi-Fi throughout the property although the signal was weak in some areas of the house. Key to front door required a little "wiggle" now and again but not a problem. Overall we would not have a problem stopping here again.

  • "Sykes were very good with the booking and keeping us informed."

    Can’t fault Sykes. The cottage though is in need of work. The front door was terrible to open and most times it took some juggling of the key and pulling the door to actually get it open. The shower was dreadful. The water barely trickled out and one minute was extremely hot then the next it was really cold. We also noticed in the visitors book that these things have been mentioned before. Kitchen very old fashioned and some windows in need of replacing. The owner could do with shutting it for a couple of weeks and bringing it into the 21st century.

    Thank you for your feedback. The owner was sorry to hear that you struggled with the the front door, it was not something they were aware of. With reference to the the shower the number of the house keeper was in the property information booklet and they would have been only too happy to assist with any issues you had. The kitchen is only 5 years old and is in good working order and the owner currently has no plans to replace it, we are sorry that it was not to your liking. Property Owner

  • "According to our confirmation from Sykes, our accommodation was available between 3."

    00p.m. on day of arrival & 10.00a.m. on day of departure but key collection was not until 4.00p.m. On speaking to the key holders the correct time was 4.00p.m. but they did allow us to go in at 3.30. Minor point but caused some confusion (during the winter 3.00 p.m. would make more sense due to having to unload luggage in the dark). Having to collect the key fron elsewhere, although not a major problem is a little old fashioned especially when the property has a key safe by the door. In fact the key holders did leave the key in there for us after we spoke to them & we returned it to them when we left. Our one real complaint would be the provision of only ONE key to the property. This is something that we have found on a number of occasions but neither owners nor agents seem to understand why it is a problem. As a keen photographer & walker I tend to rise before my Wife & go off on my own for a few hours before coming back so we can do things together later in the day. With only one key (& often no way of locking/opening the door from inside) then I either have to lock the door & put the key back through the letter box (if there is one) or I have to leave the door unlocked which,considering I may leave at 4.00a.m. in the summer is not a safe option. If I lock the door and repost it & then have to return early or forget something I have to knock the door (disturbing the dog) & get my Wife out of bed. Also I may return wet & cold to find that she has gone out on her own & then I have to wait outside until she returns. This is enough of a problem with just two of us but as this property sleeps 5 then it would be very difficult with two couples sharing. I wonder if the owners only have one key to their own home & go everywhere together? When there is a back door it is less of a problem but on this occasion you could only access the garden from the house so it doesn't help. A MINIMUM of TWO keys should be provided at all properties. This property in particular would also benefit from an outside light to the rear so that the garden could be made better use of. Even in the Lake District the weather is sometimes good enough in the summer to sit outside after dark & it helps if you can see where you are stepping - especially as there are various levels/ trip hazards. All in all though a nice clean & comfortable cottage ideally located in one of the best villages in the Lake District. We hope to return.

    We were sorry this guest had some issues with his holiday but also pleased that they would like to return. In answer to these issues the availability was correct on our description and has now been rectified. The 4pm key handover is necessary, in our case, because our housekeepers have to walk some distance to clean and prepare, and are dedicated to our cottage. The time scale they have ensures that our cottage is as fresh and clean as possible for our guests. The second key issue is a very valid point, although we have not come across this before. We are making arrangements for a second key to be available, on request, in the future. The outside garden light was removed because it was faulty a short time ago and is being replaced very soon. We would like to thank our guests again for their observations and look forward to welcoming them again in the future. Property Owner
