  • "Only 11 dining chairs for 14 people which was not satisfactory."

    Double bed on top floor (front) needs replacing. Metal legs give way when anyone gets into bed obviously has been like this for sometime but appears ok on first view. No tv is a miss especially in bad weather. Bathroom facilities were excellent although hot water intermittent.

  • "The house was lovely but is looking quite tired in places-paint coming off walls etc and the sofas are obviously very old."

    There is also no glass on the open fire in the second lounge, this meant all the smoke and fumes came into the room and actually made it unbearable. It was cold most of the time and as much as there are lots of bathrooms the ones on the top floor are unusable due to no pressure so you end up with only 2 bathrooms for showers etc We had a fantastic stay and if these things were rectified it would be superb

  • "We had a super time at Thwaite House."

    There was plenty of room for everyone to do group activities and enough space to still have some peace and quiet! Unfortunately we had a power cut during the night which affected the water pump so we had no running water. Due to heavy snow, maintenance team were unable to fix the problem and there wasn’t instruction for us to do it so we had to leave a day early. The kids (and some of the adults) had fun playing in the snow and chasing the sheep that had wondered up into the garden! There was no wood for the stove so went to local petrol station to pick some up - however we’re unable to use the stove as glass front was missing and room filled up with smoke. This was a shame as we were looking forward to a warm snug with fire but we’re unable to use this room as it was too cold. Overall we really enjoyed our stay.

    Dear Tim, I'm so glad you had a super time at Thwaite House. I'm so sorry about the water issue. Unfortunately due to the temperature and power cut, the pump that feeds water to Thwaite House overloaded and then cut out. This has now been fixed but I'm really sorry it affected your stay. Regarding the glass in the wood burner this was unfortunately smashed at some point prior to your stay. It has been slightly fiddly getting it replaced but I am hoping to get it fitted before Christmas. There are two radiators in that room as well as the wood burners and turning up the thermostat in the pink lounge should adjust the temperature in both rooms. Sometimes if the pink room gets really warm it switches off the heating to the other one, so maybe opening the doors to try and equalise the temperature might work. There is an open fire in the pink lounge that can be used to get that snug open fire , I know it's lovely after a winter walk! Property Owner

  • "The property was beautifully restored with modern kitchen and bathrooms."

    Each room was clean and had everything that you needed, including the kitchen. There was signs of damp with flaky paint which was disappointing to see, especially when the property was so lovely decorated. The property is advertised as having a log fire with enough logs for the stay. Unfortunately the glass in the fire is missing and it was by chance I read a review that said they had been advised not to use the fire. There was nothing to suggest not to use it and could potentially been quiet dangerous. Me and my family had a lovely time and would love to book again in the future.

  • "This is our second visit to this beautiful property with our family and we have booked for next year we really do love it here and the location is perfect, lovely pubs one at the bottom of the drive others in the little village 15 mins walk away Coniston water is only mins away across the road and you can also walk around to the blue bird cafe and sit looking out across the water I agree with previous comments about the flaking paint in the kitchen and some of the other rooms which is a shame and also more importantly there was no glass in the log burner, we rang up to see if it was safe to use and we were advised not to but there was no tape across to say out of order and with fire wood at the side of the log burner the next person may well use it not knowing it’s not safe to do so !"

    We missed the log burner this year with the bad weather out side , I hope this gets fixed soon as it’s one of the things we really enjoyed about the property last year But overall thank you for another memorable weekend away

  • "Overall the property was good but it certainly looked like it needed some TLC."

    It’s clear a significant sum was invested in beautiful bathrooms and a kitchen perhaps 10 years ago and it seems to have been left since then. Even the pages in the guidebook seemed like they’d been there a long time and were really tatty. Main issues were around damp with quite a lot of peeling and broken plaster in places. Rooms were huge if a little impersonal and bare. Location was excellent and central yet still remote feeling. Coniston is beautiful and pubs were cosy after days hiking. TV aerial wasn’t connected so we had to watch the Rugby QFs in the pub which was no bad thing. No firewood was left although guidebook said there would be. Light bulb didn’t work in room fire was in.

The house was actually renovated in 2018/2019 and the damp bits redecorated in 2021 but damp conditions in the Lake District and issues maintaining the original lime plaster in old houses mean that it needs very regular replastering and redecorating in winter. This will be done winter 2023 ready for spring 2024. Regarding firewood, this is actually a Lakelovers/Sykes website description issue. When they say fuel and power provided, they refer to gas and electricity, but it is easy to assume this also means firewood. I have asked them to make it a bit clearer. Firewood was provided in 2018, but given the increased cost of utilities since 2020, I can no longer afford to do so. Now, like most lakeland cottages, firewood is not provided as standard. Firewood, kindling and firelighters are readily available in the village. I am not sure about the TV arial issue, it seems to be functioning but I will have it checked. Many thanks. Property Owner

  • "The property is very modern with gorgeous bathrooms and huge rooms for the whole family but feels a tad unloved with paint chipping off the walls and an overgrown garden, which would have been lovely for the children to explore."

    The Wi-Fi could do with updating as doesn’t reach all rooms in the house especially main living area where the smart tv is. The owner did answer a phone call to respond to a query but hasn’t replied to a separate text message advising of a few issues during our stay. Conniston is a beautiful village with easy access to Lake Windemere and lots of outdoor activities.

There is the large lawn area to the front and side, with flower beds forming a boundary between that and the more wild areas on the lake & hill side. There is a small orchard area with apples and plums, large trees with a rope swing, BBQ area and seats placed at view points. Towards the boundary it is wilder, but this is intentional to create areas for wildlife including birds, deer, rabbits and frogs. There are paths cut through the long grass in summer and kids are always very welcome to explore. I'm sorry I didn't respond to your message about the issues you raised, you had left by then so I redirected the issues to the maintenance team and got them fixed, but please rest assured you were not ignored, I appreciate the feedback and got on with fixing the issues you raised.   • "Excellent property."

    Thoroughly enjoyed. Very spacious and excellent location. Only complain is that the rooms were very cold. I hope the owner does something about it. One other person has already mentioned about this in the feedback previously.

  • "We had a fantastic weekend at Thwaite house and appreciated the standard and quality of the fixtures and fittings in the property."

    It was immaculate and had everything we needed. The only slight issues we had was that at least one of the bedrooms had no heating which may have just been a case of radiators needing bled but was a bit uncomfortable and the shower in the master bedroom doesn’t drain away fast enough and you have to keep turning the shower off. But we would absolutely recommend staying at Thwaite House. X

  • "A fabulous property to enjoy a family holiday in - so much space to spread out and not feel on top of each other."

    Great location. My only negative concerns heating - when the outside temperature dropped to low single figures it would have been nice to have been able to increase inside temperature just a little, but it certainly did not spoil our holiday.

  • "The house is gorgeous."

    Amazing location and lovely huge rooms, comfy beds etc etc. however there was hardly any loo roll which was a challenge with a full house!! And none of the basics (like washing up liquid, tea, salt pepper oil etc) we had purchased a large food shop but were only there for two nights so things like Salt and pepper we didn’t think of…. So just remember that this place is a gorgeous house and great location but has NOTHING. You have to bring everything :)

  • "We had a lovely weekend in Coniston."

    Thwaite house is definitely haunted. Very strange things going on. Excellent facilities and suited our very large family needs.

    Thank you very much for your review and I'm really glad Thwaite House suited your family! We have had Thwaite House for 5 years and while we have lived in it we haven't noticed anything strange. It is an old house and it can be pretty windy in the winter and autumn, so the wind in the trees and chimneys can make noises and some of the floors can creak when you walk on them. It is also in a quiet area with no streetlight and mature trees in the garden, so it might feel darker and more spooky than a town or city house. I know there are stories told in the village about a ghost, but I have heard several completely different versions, so my sense is that people enjoy telling a good ghost story and Thwaite House is the old house on the hill and the obvious choice. The previous owners lived happily in Thwaite House for 3 generations and brought their kids up in the cottage next door. They have come back for family reunions and have told me that they have very happy memories of Thwaite. So I really hope the strange goings on didn't spoil your holiday. Property Owner

  • "Absolutely amazing."

    .... The house is to die for! We loved it that much, we rebooked for next year the day we arrived :) The house is in a fabulous location with a pub at the end of the lane and a short walk to the lake and local village. A great big spacious house for large family gatherings. My kids loved roasting marshmallows on fire pit and playing on the tyre swing in the garden. Towels and hairdryers were provided in each bedroom. Just simply awesome! Thank you so much

  • "Hi. Thwaite House was absolutely brilliant, and the perfect base for our weekend in and around Coniston."

    We were doing various outdoor activities over the weekend, and the weather was mostly wet, so the boot / utility room on entrance was brilliant and the ability to dry out kit fantastic. The house decor and set up is excellent, all the rooms are superb and it really works for a large group like ourselves. Please pass our thanks on to the owner, we will definitely return.

  • "This is a fantastic property that has been recently restored to a high standard in a great remote location with wonderful views, but still within close walking distance (under 10mins) of Coniston."

    The bedrooms are all very large and plenty of very nice bathrooms with big tubs and walk-in showers. There’s a huge kitchen with large table and large modern range cooker. A large boot room with washer and dryer was perfect for removing soggy muddy children’s clothing. We all loved it, keen to return and would highly recommend this property. Our only comment is that it would be very nice for Sykes to provide adequate dishwasher tabs (one box of 4?) and toilet roll (no spares and some almost used up) for the size of property and number of guests for a week - it has two dishwashers which is a clue! It’s a hassle having to shop for such amenities or remembering to pack some. The tin opener is also next to useless (trusty pen knife came to rescue) and other properties we’ve stayed in have been well stocked with kitchen basics like salt and pepper, tin foil, oil, etc. which is a nice touch.

The property

Sitting on the outskirts of Coniston in Cumbria is this outstanding, detached house of Thwaite House.

A large dwelling which offers charming interiors throughout, along with enjoying stunning views of the country and access to a half-acre of mature gardens, Thwaite House is a superb retreat for a multi-generational or large family of 14.

Progress down the private driveway to come across the delightful abode, which is surrounded by fields with sheep speckled throughout and rests adjacently to seven, sought-after off-road parking spaces.

Continue inside to find a grand hallway and turn left to discover a welcoming snug which enjoys views of Coniston Water, whilst offering a Smart TV for entertainment.

Move through the property to find a sitting room, where a woodburning stove will warm your toes as you unwind on the plush, corner sofa.

When you're feeling hungry, make your way into the kitchen/diner, a space enjoying country décor with complementing, contemporary touches; the chef of the group can get busy fixing up sumptuous meals with the brilliant range of appliances at hand, including an American-style fridge/freezer, two dishwashers and a Smeg range cooker.
