  • "The property itself was much better in person than the photographs."

    Everything was immaculate and it truely felt like home. The kitchen was well stocked the seating area upstairs was my favourite as the views are stunning. You can even see Pendle hill it was very peaceful. The host was very friendly and attentive if I needed anything they went above and beyond. Even fulfilling my request of a Christmas tree which was really nice and providing fire wood. I highly recommend and personally couldn’t fault anything.

  • "An excellent stay, the barn was immaculate and the beds incredibly comfortable."

    It is located in a beautiful spot overlooking the countryside and River Ribble and is perfectly located for visiting the Yorkshire Dales and Forest of Bowland. The property has been beautifully renovated and the feature window makes for a perfect spot to sit with a coffee and view the sunrise over the hills. There is some road noise but we didn't find it overly noisy to the extent that it ever bothered us and we were staying in the room on the road side. The property is well equipped and we had everything we needed during our stay. The Spread Eagle pub is a minute drive away and is well worth a visit for good ales and wholesome food. The owner was very welcoming and attentive during our visit and he couldn't do enough to ensure we had an enjoyable stay. We look forward to returning to the property in the future.

  • "Very good accommodation in well converted barn."

    Well maintained, well equipped and thoroughly cleaned. Beautiful area, lovely views, walks and lots to see and do. Yes, as others have said it is close to the road but that is the nature of barns. It did not bother us too much. Excellent garden centre - Holden Clough close by, well worth a visit. We also enjoyed a walk doing the Pendle Hill Sculpture Trail ending with a very good meal at the Pendle Inn. Steven is a very good host who took the time to visit to ensure we were settled in and again to check all had been well the evening before we left. He was very keen to know if there was anything he could improve on. We know from looking back at previous reviews he takes this very seriously and puts suggestions into action. Notably, there are now outdoor chairs and sun loungers to compliment the wooden outdoor table with seating. So, we did mention a non-slip mat in the shower and replacement of worn non-stick pans would be a good idea and are confident this will be done.   • "First impressions were good but on further investigation, we noticed that the oven and grill were very dirty, in fact so dirty that I was not prepared to use the grill pan and whilst I used the oven area I kept this to a minimum- the inside of the glass oven door was brown with burnt on food - not pleasant plus the wood burner has not been cleaned out from the previous user."

    We also found the road noise to be excessive especially at the weekends and in early mornings. In the freezer there were bags of food and also a carton of juice which had expended and burst -plus packets of crisps and cereals boxes all opened but just left clearly from previous occupiers but should have been removed before our arrival On the plus side the property is well laid out and the seating area on the landing is a nice touch and we spent many hours chilling out in this area. There is definitely room for improvement at this property. Not good value for money

    I had popped in to show you how the heating worked and was not made aware of any problem at the time. I'm so sorry that you found an issue following this during your stay which is highly unusual and a regrettable oversight and will of course be addressed immediately with the cleaning team and monitored moving forward. I do provide my two contact numbers pre arrival and Sykes Cottages also has a dedicated helpline for guests with any concerns during a stay. I would of course have rectified any issue straightaway and I'm sorry I was not given the opportunity to do so. Regarding the road, while the property is located in a rural location, the advert pictures are as transparent as possible to ensure that guests are fully informed before booking to make sure the property is suitable for them. The advert includes photographs showing that the property is near a country road and due to the nature of the countryside, farm machinery or agricultural vehicle may sometimes pass. We do hope though that the scenery makes up for any vehicle passing by. I'm glad you found the property well laid out and enjoyed the seating. Property Owner

  • "Had a lovely stay at the barn."

    It's clear it's a very newly refurbished cottage, everything felt shiny and new and very clean. The layout and facilities are excellent, even the washing machine is a combi dryer which was a bonus. Plenty of towels provided and the views of the countryside are lovely. Sawley village is a few mins walk with a lovely playpark, interesting free ruins and a nice pub. The only issue is the road past the cottage is very busy, didn't bother us but may be annoying for some. Overall I am extremely impressed with the cottage and the location is great for exploring lots of the area, with Blackpool, the Lakes and the Dales all within fairly easy reach.

    It was extremely clean and looked even better in person than in the pictures online. The house was well stocked, and it would have been helpful to list that there would be basic essentials like salt, pepper, flour, milk etc so we didn't have to bring our own. As well as this, the house had so much cooking equipment, so it would be great for prospective guests to know his beforehand. Lastly, we would've appreciated a guide to the heating and underfloor heating in the house! Thank you for an amazing stay, and we would strongly recommend the property.

  • "The barn is really nice with beautiful big windows and views of the river and Pendle Hill."

    We saw 3 herons from the first floor landing window. It's a short walk (5 mins) on a quiet road to a pub, and 5 mins more to a nice playpark. The fields round about are quite boggy so I'd recommend wellies. The barn itself is fully equipped for cooking etc.

  • "We had a wonderful holiday at cow hill laith barn."

    Beautiful conversion in a lovely setting. Very well equipped kitchen and lovely bedrooms. Spacious living room with comfy sofa and chairs. Ideal place for touring the area as it's only a mile or so from the A59. The weather was beautiful the week we stayed so we took advantage of sitting on the patio. Just a couple of suggestions for the future. Some foldaway chairs so you can sit on the grass as the sun disappears early afternoon from the patio and a video player in the lounge in case of bad weather and unable to get out and about. However, we would definitely stay here again and I certainly would recommend it to others.

  • "The location and the barn were excellent."

    We had booked the barn as a mini moon after we got married and wanted to spend some time getting away from it all with our two young children. The photographs of the barn don't do it justice, it really is beautiful. We enjoyed walking to the local pub which overlooks the river and the children enjoyed playing in the local playground. It really feels like you are escaping from it all. We enjoyed exploring the local villages and found some lovely tea rooms and cosy pubs nearby. We hope to return again perhaps in the winter to enjoy the log burner and beautiful views.

    In a picturesque spot on the outskirts of Sawley the views were lovely, and everything you could wish for in accommodation was catered for, spotlessly; and of a very high standard. The owners were particularly helpful as I have an annoying allergy to fur and feathers and it is so reassuring to find somewhere which caters to my hypo-allergenic needs. I climbed Pendle with my daughter for the first time in 40 years and thoroughly enjoyed visiting my old family haunt. I will definitely go back to Cow Hill Laith Barn again.

    The property was spacious and very warm, and the wood burning stove a lovely touch. The provision of tea/coffee/sugar and a bottle of milk was really nice after a long journey. The busy road was the only downside of an otherwise amazing stay.

Lovely views from the cottage of a very grand house sitting on the hill, the pub across the river and the neighbouring sheep & cows. Ideally located for exploring the Yorkshire and Lancashire areas. Would definitely recommend this place to others and would probably stay here again as it was pretty much perfect!

    Two observations (rather than criticisms):- 1) No information on local amenities (eateries, doctors, dentists etc) which we have usually found in other properties we have rented. 2) Little information on using the facilities of the property ( how to raise the temperature of the heating system and instructions on how to deal with waste correctly both general and recyclable).

    Also provided with a small bottle of milk, which was very thoughtful. Cottage was immaculate throughout and so spacious! Even though this cottage is right next to a road you do not hear the traffic from this whilst indoors, seating area outside and lovely view! Will definitely stay here again.

The property

Cow Hill Laith Barn is a recently renovated barn conversion, nestled in the hills of the Ribble Valley and offering superb views across the beautiful Lancashire countryside.

The property is located in the small village of Sawley, just outside of Bolton-by-Bowland, and the local pub is just a short distance from the property.

As you enter the property, to the left is the newly refurbished kitchen containing a dining table and chairs for up to five people, a fridge/freezer, dishwasher, oven and washing machine.

The lounge has comfortable seating and a cosy woodburning stove to relax in front of in the evening.

There is also a downstairs WC with basin.

Heading upstairs, you will find a beautiful feature window and seating to enjoy the countryside view on offer, the ceiling also features some beautiful original beams, which add character to the property.

There are three bedrooms; one is a king-sized double with an en-suite shower room, the second is a single room with a Velux window and beamed ceiling and the final bedroom contains two single zip & link beds which can be used as a twin or double.

The good-sized family bathroom has a shower over bath, WC and basin.

To the exterior of the property, there is a lovely patio are with seating and picturesque countryside views from every direction.

There is ample off-road parking and the property is set in a peaceful location.

Cow Hill Laith Barn is a great base from which to explore the Ribble Valley and the town of Clitheroe is around 7 miles away.

Bolton-by-Bowland is a pretty working village nestling in the hills and dales of the Ribble Valley, north-east of Clitheroe and west of Skipton. With two village greens, a village hall, cricket club, a shop and a tea room, Bolton-by-Bowland is an excellent village base for a holiday in this area.
