  • "This is the most beautiful place."

    The cottage is just perfect and the views out of all the windows was stunning. The garden was beyond fantastic with the neighborhood cows popping over for a nosey! Our dogs loved it as did we. Waking up in the morning to see red squirrels and rabbits in the garden was magical. We were so sad to go home and will definitely book this again as we fell in love with the whole place.

    We loved our stay. It is very comfortable and had everything we needed. The lovely, secure garden was greatly enjoyed by our beagle. The owners were lovely and on hand to answer any questions. The cottage is near to a number of great walks.

    The cottage and garden was beautiful we had a lovely stay there is a farm either side with cows that could be noisy but the views from every window was so beautiful the upkeep of the cottage wasn't the best it was tidy but not clean and it stunk of an old people's home the microwave took me 3 days to clean cos it smelt of eggs the hoover didn't work until we investigated and opened it up my brother in law was heaving while doing it he sed it was jampacked with dog hairs he sed the smell was horrendous but once he cleaned it it worked fine the bathroom wasn't clean upstairs it was full of like scum under like the hand gel and soap it looked like the cleaner doesn't clean properly just around things so other then that we had a lovely stay until my husband had a shower on the last day in the downstairs bathroom it was a cubicle shower non of us used it we always used the one upstairs and as he opened it to get in it the whole shower door fell off on him he suffers from a bad shoulder anyway and this has made it much much worse so we rang the lady owner to tell her it went on to voice message so he left her a message to tell her about the shower door and it not being that clean he wasn't nasty to her about it then as we was getting into the car to go home it mustn't av been 5 mins since he phoned her and 2 women turned up the lady owner and the CLEANER the cleaner came aggressively marching towards us shouting at us so it's not clean is it not I'm the cleaner so we couldn't believe her attitude towards us so we told her no we're sorry but it wasn't clean we went through all the things that wasn't clean and the smell she stormed off shouting stuff at us as she was leaving non of us raised our voices we actually couldn't believe the way she was speaking to us and the lady owner just stood there and said nothing I said to the owner so no apology for the shower screen falling on my husband she replied I'm sorry we never seen the owners at all they never even came with us on our arrival it said go to the coach house to get the keys when we got there the owner was stood behind a big gate she didn't even come over to us to say hello we shouted over we've come for the keys and she pointed it's down there which I thought then that was a bit rude it also says leave it as you find it clean and tidy we left it better then wen we arrived it was spotless and it smelt beautiful and that's how we got treated wen we left we was discussing coming back because the area is beautiful but we definitely won't be staying at little treasure cottage again the treatment we received was disgusting

  • "Had a very relaxing, weekend break with my husband and 2 chihuahuas Rocco and Tallulah."

    Enjoyed a long walk along the riverside. The garden is huge and fully enclosed, allowing our pets free to explore. The cottage is very comfortable and provides everything you would ever need and more. We travelled into Kirkby Stephen to use the co op which had a great selection of salad and artisan bread and pastries. We really enjoyed our stay and would definitely recommend.

  • "The cottage is beautiful."

    Key collection was confusing as email clearly said to come to the owners cottage to collect but was greeted by owners sister who abruptly said "it's open isn't it?" - I'd recommend just telling visitors to use the key safe which is what cottages usually state. Fuel burner couldn't be used as glass is broken into 2 pieces - disappointing as had taken lots of wood with us and was a factor in choosing this cottage to begin with - left note informing owner it's dangerous and should not be used until fixed. A little more cleanliness would benefit as huge spiders and cobwebs in corners of every room and wardrobes on arrival. Just some more effort made to keep everything up to top notch would benefit them. The beds and sofas were comfy. It was well equipped. The garden and views are beautiful. There are chickens in the garden (not the secure area) and a huge area where dogs of all sizes are secure to run free. Red squirrels, rabbits, small birds and pheasant are daily visitors. There's wood available on the shed that wasn't stated in the description but handy for future visitors to know. We did enjoy our visit and lots of local areas are fab to explore

  • "We really liked the cottage and it was generally well equipped."

    The location was even better than advertised. This relates to the views from the cottage but also the access to both the Lakes and the Dales. There was fantastic walking both from the doorstep and with only a few miles driving. Sue was very friendly and helpful without ever over imposing herself. There was a problem with heating on the last three days of our stay which Sue tried to get resolved. Fortunately the excellent woodburner kept us warm so this didn't spoil our experience. The garden was completely enclosed for the dogs and it was a genuinely dog friendly cottage. We found it very spacious for three adults and two dogs. The conservatory area was a real bonus. The equipment was generally of a good standard however oven gloves and a glove for the woodburner would be appreciated, Overall we were very happy with our stay and we would happily return - although probably for two weeks next time as there is so much to do in the area.   • "This is a gem of a property in a super location."

    Red squirrels, nuthatch, woodpeckers, owls - all on the door step and viewed from the window....who needs 'Winter Watch'!! Snow drops and celandines flank the approaching path. Warm and snug. I feel refreshed. Thank you 'not so little' 'Little Treasure Cottage'.

  • "Lots of cobwebs Very poor mattresses on all beds."

    Not good for someone who has back problems Heating started off far too hot then was far too cold. Unable to regulate. Listing should state that you are unable to park close to the door. Carrying heavy luggage for some people would be an issue plus we got soaked on arrival and leaving Very poor lighting on access path, only solar lighting No turning point for parking, no good if you are no a competent driver

  • "We had a lovely, relaxing time at Little Treasure Cottage."

    It's a very peaceful place. The house itself is larger than I expected. It's close enough to the Lakes for day trips, and there are plenty of other great walks to do. I would agree with another reviewer that a simple welcome basket would be appreciated, or even just a pint of milk, as the closest shop is about 6 miles away. The back garden is fully enclosed and our large dog had a wonderful time exploring it.

  • "The property is spacious & well laid out, its generally clean, however lots of cobwebs & dead flies around a lot of the windows & door frames do spoil it a little, lovely garden, well fenced so perfect for dogs but be aware there are rabbits & if you’re lucky as we were red squirrels!"

    The free running chickens never caused any issues, Parking could perhaps be improved & you may struggle if you have a large vehicle. It is though a beautiful property in a beautiful area & we’d definitely consider visiting again.

  • "The cottage was amazing!"

    Waking up to see the view of the mountains every morning with a coffee was just... a little treasure. Our dogs loved the spacious back garden and seeing the cows and sheep, first time they have ever came close to them. The only thing I could advise and it really is just little picky things. The tree just behind the white dog sign, trim the top so we have a clear view of the mountains across. The shed at the bottom, maybe just give it a touch of paint, just gives it the new type of look. Everything else was amazing, couldn't of asked for a better location. It was quiet, brilliant walking spots to take your dogs, little river to see if your pup will swim or play in the river.

  • "If you don't like a beautiful setting with just the the sound of birds, cows, sheep & nothing else then this place may not be for you."

    We absolutely loved it & although there is a working farm next door the noise was minimal. The property itself was beautiful & could easily hold 6 without anyone tripping over each other. We brought 2 dogs & they loved being in the large enclosed garden. You do need a car in case you forget something as there are no local shops. We walked 30 mins & found a lovely dog friendly pub. On Saturday we drove out to Dufton for a walk in the woods then lunch in Kirby Stephen, the weekend just flew by. We would definitely rebook & have shared the link with strangers we met in the pub who were on holiday from Brighton with their dog, as well as family & friends. It is a great place to relax & recharge your batteries. It lives up to its name.

  • "Cottage has lovely setting in amongst trees and daffodils with a great view."

    The bathrooms, bedrooms and kitchen were well done with solid oak doors on kitchen units. Unfortunately the cottage was let down with a very dirty settee and cushions.We had 2 large blankets with us and were able to cover it. The photo of it looks great but what it does not show is the farm next door no more than 20 m from back door. The smell was so bad we could not open windows or sit out in the beautiful weather. Stayed in many cottages and this is the only one with no welcome pack, not even a pint of milk so make sure you take everything with you. 5 miles to shops.

  • "Stunning house and scenery."

    Clean and comfortable accomodation and a lovely log burner with wood supplied for after cold walks along the river. The only thing that would have helped is a few more cooking utensils as there were no large knives or dishes, however we made do. Would definitely recommend and return.

    The four of us loved the location and the atmosphere so much. The cottage itself is so lovely and bright and the rooms are such a great size. The garden is beautiful with stunning views..we spent most evenings sat outside watching the sunset and enjoying the company of the animals and wildlife. Would highly recommend going and will definitely be re booking. We loved the cottage and the location so much so we looked at properties to buy.

    We loved the chickens roaming around in the car parking area and the garden was enormous; our 1 year old loved the animals and space! The owner was lovely and was happy to help when we couldn't work out how to use the oven. The cottage was large, tidy and homely. We can't wait to go back to do more exploring of the area.

The interior and furnishings are comfortable, but not too precious, perfect for kicking off muddy boots and making yourself at home.   • "Amazing property in an incredible location with stunning views."

    Quiet, private and secluded. Clean and tastefully decorated. It was very cosy and warm and I loved the underfloor heating. My only suggestion for improvement would be the quality of the kitchen equipment which was really quite poor (cutlery, crockery, glassware and cooking equipment etc). A bit of investment here would lift the accommodation substantially.

  • "The fridge/freezer was different from the photo and was old."

    the freezer compartment was small and needed defrosting. as there was a 5 mile drive to shops for food a half/half fridge/freezer would be better. the duvet and pillows were old and needed replacing. the outside light by the back door did not work . despite a few little comments i had a lovely relaxing break with my two dogs. i would certainly go for another break next year. sue the owner was lovely.

    Huge grounds (with chickens, pheasants and all sorts of birds) right next to sheep and cow fields and close to the river Eden. Great facilities - ground source underfloor heating throughout is awesome, DVD player and smart TV with fast broadband so you can watch Netflix if you want to! Huge bedrooms. I would go again in a heartbeat!

    The cottage is so large, for a place with 2 bedrooms . We were so cosy in the lounge and the kitchen/ diner was enormous. The owner welcomed us and the area is beautiful and peaceful with so many birds feeding in the gardens. It’s a perfect place for dogs, lots of space. We enjoyed the weekend, long walk along the river. We were looking for a book to write all this in, but unfortunate we couldn’t find one. Thank you.

  • "Our hosts were lovely, the cottage was clean and tidy and very comfortable and the setting was idylic."

    The location was perfect for exploring. We went on day trips out to lake Windermere, high force falls, vindolanda at hadrians wall and checked out local walks and villages. We would happily stay again and would highly recommend to friends and family and anyone looking for a relaxing getaway and base from which to explore the area. Thank you for having us!

  • "The views around the cottage are spectacular."

    The trees and the wild flower garden are beautiful. It was good to relax in the garden and soak up the views. The cottage was extremely well equipped and comfortable. The cottage is light and airy and has plenty of room. I particularly enjoyed sitting in the conservatory and reading. There are some great walks for dogs - we have two. One walk in particular down by the river. We met some local people there and they were friendly. We briefly met the owner and he was very nice and friendly. He said if we needed anything we just had to phone him. We were only a few miles from Kirby Stephen, Appleby and Penrith. I would definitely recommend this cottage and I hope to return in the near future.

  • "It would have been helpful to have a tumble dryer or a heated airing rack."

    With 2 dogs and 4 adults wet clothes took some drying after heavy rain. Some way to grill food would have been helpful. could not find how to do this on current oven and no grill pan was available. Other than that the house was wonderful, providing a restful time for us all. The dogs loved the walks down to and along the river, where we watched herons fishing. Sitting in the garden room watching the variety of birds was lovely. Appleby itself is a lovely market town, we also enjoyed Brough castle but unfortunately we picked a very cold day to visit. Thankyou for a superb holiday.

  • "A fantastic property in a great location."

    The property is very clean, comfortable and well equipped. It is spacious, warm and is probably the best property we have ever stayed in. The garden is large with wonderful views however it is not fully enclosed so the dogs were not able to run freely but we did manage. The property is near to Kirkby Stephen for shops and cafes etc and is well located to visit all this area has to offer. I would thoroughly recommend this property to anybody looking for a relaxing break in Cumbria. It really is a "little treasure".

  • "Towels and hand towels would be useful."

    Extra washing up liquid & kitchen roll would have been useful as we ran out. Although clean, it looked like the cleaning was half way through, as cupboards were open and some cleaning products left out. Location was great. Cottage was exactly what it said on the description. Tony checked in with us a couple of times and was very helpful.

    Cant rate it highly enough. Only one little snag was that we where asked to leave before the stated check in time as the cleaner had arrived. Its not something that was an issue at all but it just made us rush a bit as we often clean the house before leaving ourselves. Like i say we will be coming back for a third time in may and cant wait!

    We had a wonderful time thank you! Everything you need for a perfect little holiday. The village is quaint and peaceful and pretty. I’ve already rung up to Sykes to thank the owner, Tony, Fudge & Family were really nice! Tony was so friendly and helpful. The property

Little Treasure Cottage is a delightful contemporary clapboard cottage, nestling in woodland with glorious views over the Eden Valley in the northern Lake District.

Offering affordable yet contemporary and comfortable accommodation, this pretty and modern cottage has been finished to a high standard and would make an ideal base for a family or friends exploring the Lake District at any time of year.

This peaceful little hideaway has a lovely, light-filled living room with an unusual curved sofa for curling up on in front of the wood burning stove.

Double patio doors let the light flood in and lead out to the charming garden.

There's also a fabulous conservatory with a vaulted ceiling and huge feature windows to make the most of the wonderful views.

The modern breakfast kitchen is well equipped and also has access to the garden.

There's a spacious contemporary shower room on the ground floor with large walk-in shower enclosure, sink and WC.

Upstairs there's two bedrooms - one double and one twin, both with gorgeous views over the gardens and woodland - and a large family bathroom with bathtub, overhead shower, washbasin and WC.

The garden at Little Treasure Cottage is a particular pleasure, with views over the open countryside and lovely, informal planting including drifts of daffodils in the spring.

There's a large patio and garden furniture, and this tranquil oasis is the perfect spot to relax and unwind after a busy day exploring the North Lakes or the Eden Valley.

Ample off-road parking is provided.

Little Treasure Cottage is nestled in the grounds of Eden Gate, a country house in the village of Warcop.

It's a haven of tranquility with walks and biking trails almost on the doorstep, and easy access to the river Eden for riverbank walks and superb angling.

For your nearest amenities, beyond the local convenience store, the villages of Appleby and Kirkby Stephen are both a car journey away with a range of shops, bars and restaurants.

Penrith, the gateway to the North Lakes, is half an hour's drive and offers a fantastic range of family-friendly activities including a swimming pool and cinema.

Warcop is ideally located for exploring the Yorkshire Dales and the Pennines as well as the Lake District.

The historic town of Appleby-in-Westmorland lies in a loop of the River Eden and is overlooked by the North Pennines, an Area of Outstanding Natural Beauty with the Lake District Fells showing on the western horizon. Set at the heart of the lush Eden Valley and steeped in history, this is one of the loveliest towns in the north of England and was originally the county town of Westmorland.
