    We were so pleased with our choice - the kids loved having the space to run around and play! Kitchen had everything we needed and the instructions sent over in advance for the heating, sauna, etc was so helpful. Wish we'd been there longer to really make use of the snooker room and sauna! Would love to return one day and explore more of the beautiful surroundings!

  • "Absolutely loved this house."

    It had everything you could need, was in a fantastic location with so many places to visit nearby. The weather was great for October so we were really lucky to be able to go out for local walks as well as drive a bit further to some great places, like Pooley Bridge and Lowther Castle. It’s a place I would love to go back to as I know there are still more places we could visit that are nearby. The garden was incredible too, the kids were delighted to see a hedgehog wandering around! The rooms were clean and spacious and there was the bonus of having the snooker table. We didn’t try the sauna out but it looked great. All in all, we had the best few days here and would really recommend it to everyone. Thank you!

Very much enjoyed our stay in this spacious lovely home and beautiful garden (where we enjoyed watching la wide of birds and saw a red squirrel scampering on the lawn). The house has everything you need and is ideally located for days out in the lakes.

  • "We had a fabulous break away for my sons 30th birthday, the house is massive spacious and full of love, we had everything we needed to facilitate our stay for 14 adults!"

  • "Edenhall is a great house for a family group, with a large well-equpipped kitchen plus a dining room and two sitting rooms downstairs, a library (where the teacher in our group did his holiday marking) and a games room with a snooker table."

    There is also a large walled garden where the kids played football, frisbee and rounders, and was ideal for our Easter Egg Hunt. There were the inevitable couple of minor problems, but the landlady was very helpful and issues were resolved promptly.

  • "Lovely house from the outside but needs work on the inside, 2nd bathroom the shower curtain needs replacing with a screen as trying to shower was awkward to say the least."

    Thanks for your feedback. Unfortunately the bath is an ornate one with the shower head in the middle so is tricky to add a screen. Sorry cobwebs were missed. Usually the house gets excellent ratings for cleanliness and suspect as rooms were empty the week before they'd formed in the interim . Will ensure this is passed on to the cleaning team.   • "It is a lovely house, beautifully kept and with lots of extras - sauna, snooker table, well-stocked library."

    However, there are various steps which makes it unsuitable for wheelchair users and this needs mentioning on your website.

  • "We really enjoyed our stay at Eden house."

    The property was superb and we had lots of space, which was brilliant considering we were a big group. We really enjoyed walks nearby and a trip to the Shepherds Inn for a lovely roast dinner.   • "Amazing, huge house in a lovely small village with a nice local pub over the road."

    Everything about the house was as described. Very comfy beds, nice fire places with plenty of wood, sauna was decent, central heating was toasty in every room. Only thing I would say though, that baffled all of the guests, was the outrageous length in the snooker room, it was at least triple the size of Danny Devito, with insufficient space for manoeuvre. That being said, we'd love to know how to handle the length and if anyone figures it out please do let me know and we'd be certain to make another visit to make full use of it.

    The bedrooms , bathrooms , kitchen and lounge rooms were spacious and comfortable . The extra space in the games room made for some fun evenings whilst the huge garden and patio were ideal for bbq's and outdoor games . The house is a beautiful building with lovely periodic features expressing the history and character of this great home . Would highly recommend and we will be returning.

    This is the second time we have stayed here last year we noticed that a lot of the wallpaper in some of the bedrooms were in need of attention a large stain on the kitchen ceiling was still there and in the main living room in the corner the ceiling is damaged, we thought all these things would have been sorted as the price went up a few hundred pounds and we were hoping to stay again but I have looked for next year and its gone up again by nearly a £1000 for the current condition of this house we have decided to go elsewhere which is a shame a little more upkeep on this property and up dating bed from doubles to king size beds this is a great house

  • "A bit confused with parking as in your advert it said parking for 5 cars."

    However, the annex next door was given the parking to the left of the front path (and they parked right up to the path), which meant we had to park 2 cars along the side of the house making it a bit difficult for people to get out without getting other people to move. So it was a maximum of 4 cars for the house. One group of our party couldn't come at the last minute meaning we only had 4 cars. Luckily.

  • "The accomodation Eden House was ideal for a large group a family holiday."

    There was 16 of us and everyone was delighted with the house's facilities. The kids especially thought the house and large garden, which was like having your own private park, was fantastic. On the one day we were visited by a group of friends who'd propped in to see us and have lunch and tea with us. This brought our party numbers, for that day, up to 27. The house easily accommodated the buffet style meals we had. Eden House is a lovely location and has easy access to the Northern Lakes in particular as well as the market town of Penrith.

  • "What a fabulous house and gardens, exactly as described in photos which do not do it justice."

    The space is amazing especially for 9 adults and 4 young children as in our party. Everything was provided, to the point of sledges and extra high chairs when asked beforehand. Gabrielle decorated it for a magical Christmas with two trees in both living rooms. All rooms were furnished to a high standard and in keeping with the era of the house, beds really comfy. Snooker room and sauna were used daily and made for a great 'escape' for the adults. We were fortunate to be invited to singing carols around the village and the hotel bar across the road had welcoming and friendly staff and customers. Information provided by email was informative and Gabrielle replied to additional queries immediately. Cannot praise enough how smooth our experience has been both before arriving and throughout. Highly recommended

  • "The house was splendid and very family friendly and comfortable."

    For us, the kitchen was preferable in which to dine, though we did use the dining room once, however, dining in the kitchen would be more comfortable with a little more room to use the oven - depends what you are serving. The snooker table would benefit from a good servicing. The bed runs all over the place and needs ironing, therefore, you need to hit the much harder than a "bona fide" player would want to. These points are quite minor and in no way spoiled our holiday.

Amazing garden space for lots of games, bbq and plenty of indoor space with the bonus of library and snooker rooms. Well kitted kitchen and spacious living rooms and bedrooms- Good for hide and seek! The owner was most helpful and good house information provided pre holiday A nice walk to St Cuthberts Church and then following the Ladies Walk along the river and back to the village , as a pre amble for steeper things!!   • "Eden House is awesome!"

    We were a group of 12 friends and we had a wonderful stay there. There is plenty of room to do whatever you want: chilling out, playing, reading or just eating and drinking staying together. The garden is huge and being there with the good weather was definitely a plus for our weekend. The place is about 40 mins by car away from the Northwest lakes of the Lake District, so it's possible to enjoy a walk there too, but there are nice things to see and do in the closest surroundings. Gabrielle emailed me a few days before our arrival with very clear instructions on everything we would have needed during our stay: from keys collection to appliances functioning and so on. Very much appreciated. We will definitely go back there in the future.

The property

A magnificent, Grade II listed, detached house in the centre of Edenhall village.

Furnished and decorated to a good standard, Eden House oozes charm and character, with high ceilings, creating a feeling of space and grandeur.

Very much a home-from-home, this delightful property offers open fires, original tiled floors, canted bay windows, shutters, beams and gorgeous fire surrounds, all retaining the provenance of this 18th century house.

The main sitting rooms overlook the beautiful, walled garden and the comfy sofas entice the whole family to curl up and relax after a day exploring the surrounding countryside.

The kitchen is sleek and spacious and ideally located next to the dining room, perfect for the allocated chef to serve up a delight for that long-awaited get together with family and friends.

On the first floor there are three double bedrooms, one with an en-suite and a single bedroom and a pull-out stacker bed, along with a bathroom, whilst the second floor has two twins, one with an extra single bed, a library with a sofa bed and a bathroom.

In the west wing there is a large pantry with slate shelving, perfect for cooling drinks and snacks, and a large games room with darts and a full-size snooker table.

There is also a useful utility and boot room.

Eden House is set in 1.5 acres of tended garden, to the rear there is a large patio with steps leading up to a lawned area with mature hedges and trees, plenty of room for the children to let off steam, and to the front of the house there is a semi-circular sweeping carriage drive.

The surrounding countryside provides plenty to see and do with cycle routes and walks galore.

Nearby Penrith has a good selection of shops, pubs and restaurants, a cinema and a swimming pool.

There are many lovely drives available, including ones which will take you to Alston, the highest market town in England, Appleby, Keswick and Langwathby, which has been voted amongst the top ten scenic driving roads in the world.

You can take a day trip to visit the Lake District National Park and go for walks around the magnificent lakes of Ullswater and Haweswater, or head in the opposite direction to the Yorkshire Dales National Park.

The Eden Gorge is also well worth a visit, from where you can join the Settle-Carlisle Railway and enjoy one of the most beautiful railway journeys.

Eden House is the perfect location for that long awaited get together in the Eden Valley.
