  • "The property was finished to a good standard, having been refurbished recently, and was actually a little more spacious than the photos suggested - plenty of room for a couple to spend seven nights in, as we did."

    The under-floor heater was a great bonus. The only negatives were: not much of an outdoor space, a shower that was hot but not very powerful and a noisy boiler for the instant-hot-water tap, which we kept switched off when not in use. Other than that, a lovely stay with lots to see and do nearby.

  • "We really enjoyed our short weekend break despite the Cumbrian "major incident" that occurred which meant we had no option but to stay in the studio and unable to use the car."

    This highlighted the fact there were no games/books in the property, which in normal circumstances we wouldn't have needed. However, the owner could not be faulted for his concern that despite the snow we were OK. There is no greater recommendation than the fact that we are determined to return next year and have the weekend we missed out on.

  • "A compact but adequate accommodation for our three night break."

    The Studio was clean and decorated lovely; it also had the added benefit of a electric car charger. The hosts were always on hand, in the Country House next door, if we needed anything. We hadn't stayed in this area before but would definitely recommend it, and would love to revisit.

  • "Fantastic little place attached to the Ees Wyke Hotel - the owner, Richard was very helpful and accommodating."

    The studio has recently gone through a renovation and now has under floor heating which our dog thoroughly enjoyed! A cosy location and some lovely local pubs and locations to explore and eat - Easy to get to Coniston, Hawkshead and also the Ferry to Bowness is only a few miles a way! We would definitely stay again!

    Clever how they have made the most of the available space. Ideal for a couple who want a short stay in a quieter corner of the lakes. Would have liked a vacuum cleaner and mop to hand so we could keep the place tidy during our stay.

  • "Ees Wyke Studio is extremely small with very little space to store anything eg."

    the wardrobe is tiny with only six hangers provided. Having said that we enjoyed our stay there, it is in a lovely location but would not wish to stay for more than a week. If I had to make any criticism the radiators, although not in use at the time, have screens for the controls and are very bright, lighting up the room at night making it difficult to sleep. If there is any way that they could be shut down I was unable to find it.

We are looking into refurbishing the property for next year, and including more storage without reducing the free floor space. We are sorry the radiators lights caused difficulty sleeping, these of course can be switched off at the wall plug if not in use, or dimmed.   • "A lovely place with great views."

    Friendly owner but not the least intrusive. Allowed us to use the hotel terrace to enjoy the sumptuous view. Just a couple of improvements needed. The shower needs some self-adhesive patches on the floor as it became a bit slippery when wet and soapy. Also as there is no conventional oven there really needs to be an instruction booklet for the convection oven and grill functions in the microwave. Some microwaveable cooking pots would be useful too.

  • "This property was our first experience with Sykes holiday cottages and it was a very pleasant one - consequently we have booked another."

    It is in a stunning location and ideally situated for some lovely walks. We were warmly welcomed by the owner and also the neighbours! Being a studio it is obviously compact but was big enough for us as a couple along with our giant breed dog and had everything we needed. The owner also provided some nice little extras such as treats for the dog, comfy slippers and lovely soap, shower gel and shampoo. We would definitely return - many thanks.

  • "Really loved my stay and will go again."

    Great views and parking alongside the cottage. So much provided in such a small place. Cleaning materials and toilet roll provided, shampoo, soap, shower gel all there. So clean, very warm and lashings of hot water, fab fluffy white towels and slippers provided. All you need bring is food.. Cooking facilities are simple no conventional cooked but a very effecient halogen hob and a very fancy microwave/oven. Fridge with a small top freezer compartment. Will happily return but in need of a new mattress. Good dip both sides. So loved my stay in a wonderful location.

    Moss Ekles Tarn was a lovely evening stroll straight from the door in the evenings. The only issue that we had (probably us being a little un-prepared!) Was that everywhere to eat of an evening locally seemed fully booked for months and the cottage's only oven was part of the microwave, this wouldn't of been a problem and yes we knew about it before arrival if we were able to eat out as planned. If ever we visit the area again we wouldn't hesitate to stay here or reccomend it to friends. Thank you for a lovely holiday

  • "Hi one thing that did let us down, was on the day of the arrival the code we were given to get into the studio was wrong."

    It was dark and raining when we arrived and couldn't get in I tried ringing the number I was given but there was no reply we had been there about a hour and ended up with the chef from the hotel close by letting us in and telling us it was a completely different code. Regards Nigel

  • "The cottage was lovely and clean - compact but definitely big enough for two of us for a week."

    The location was brilliant - close to a pub/ restaurant, lots of walking paths, the car ferry to Bowness and Beatrix Potter's Hill Top House. It was also within easy reach of other popular towns/ villages, restaurants, cafes and sights. We would have liked the shower to be a bit warmer but it wouldn't stop us from staying here again. The key box also made checking in and out very convenient and the kitchen was fairly well equipped.

  • "A nice little studio but lacked the personal touch."

    I didn’t like simply getting a key out of a safe, would far prefer to see and talk to an actual person. Other self-caters I’ve stayed in have at least put a pint of milk in the fridge, here the cupboards were bare. Could add some small details to really enhance the experience.

    Being attached to a hotel made a difference as they were able to help us with any issues we had with the property eg. Needing more toilet roll/connectivity problems. It was a perfect place for a hiking trip to the lakes. Kitchen very well equipped. Near Sawrey is a fabulous quiet location unfrequented when we went by tourists. The walks around are outstanding and we found ourselves on many 20km loop walks right from the property. We would highly recommend the flat for a young couple and will be making a booking in summer if it is available.

  • "We found this studio cottage to be very clean, warm, and though compact, there was enough space for my husband and I and our two Labradors."

    The bed was comfy, hot water instant, and has a good shower. The studio is in a fantastic location for many walks straight from the door, and is just around the corner from Beatrix Potter’s Hill Top cottage, which I visited also. The owner is very helpful in suggesting walks, and the information file left in the cottage is very useful. This is a super little place to stay!

  • "We stayed at Ees Wyke studio in Near Sawrey for 7 nights from 23rd August, paying £380."

    For the same period my sister stayed in the Loweswater Apartment at Ees Wyke Farm, paying £460. The difference between the two properties could not have been greater. My sister was in a well appointed apartment, comprising a huge, fully fitted kitchen, a large, well furnished lounge and dining area, a large double bedroom with a large en suite bathroom. The apartment was clean, nicely decorated and comfortable, had good car parking and lovely views. On the other hand, the Studio was a single storey building attached to the side of the Ees Wyke Hotel. We had one room which comprised a poorly equipped kitchenette, a double bed, 2 easy chairs, a drop-leaf table, and two collapsible chairs hanging on the wall, with minimal space in which to move about. The bathroom was ‘rustic’ in the extreme with a latch door which required slamming for privacy. The decor was shoddy. Fortunately my sisters apartment was only a couple of hundred yards away and so we spent our time and had our meals there. Had she not been so close, or had we been alone, we would have had a very unsatisfactory holiday. Finally, we feel that the Studio was sub-standard and over-priced.

    Towels, bedlinen etc were all fresh and clean but the floors only seemed to have been vacuumed however not mopped at all. This was quite disappointing. Everything else was great.

  • "I enjoyed my short break at Ees Wyke studio."

    There was one thing though, I have a chest complaint and it is aggravated by aerosols. When I entered the studio I was met by the very thing that I have to try to avoid. Luckily I found one of those aerosols that puff out the smell periodically and was able to turn it off and open the window. I had to go out again for a few hours to let the room clear. Why would you need one of those in an area with such clean air to breath anyway? The accommodation is small but for only myself and my dog, it was a nice quiet place to spend a weekend.

    Has all the amenities and more. Penhaligons shower gel, fluffy towels, warm shower, comfy bed. Perfect on foot access to grizedale and hawkeshead if you like walking. The tower bank arms pub has wonderful food 2 minutes away, booking is a must!

  • "Had a really great time, thought it was good value for money."

    A humble cottage in a fairly isolated location which was exactly what we were looking for, if you want facilities it’s just a short distance in the car. Taxis in the area are expensive so a car is needed. The advert online said that it was 900 square foot which it wasn’t but I could tell that from the photos before I booked so I wasn’t bothered. The owner was fantastic, we left some items behind by mistake which he offerd to post back to us which we really appreciated. I have already recommended it to a relative.

  • "The cottage was what we expected but with a couple of setbacks."

    Firstly the cleanliness of the cottage wasn't up to standard. Dust was covered all over the bedside tables, TV unit and cobwebs all over the bathroom. Secondly the bathroom really needs updating. A dated lino on the floor with signs of mildew and the toilet moved when sat on. A wooden warped and mildew covered panel (skirting board) was used to the entrance of the shower which wasn't exactly nice to look at. Also signs of what looked like rising damp in the bathroom. Other than that we had a nice time in the cosy cottage but a couple of improvements in cleaning and the bathroom are needed.

  • "The directions to the cottage included a route via the Windermere car ferry."

    This has not been operating since the end of May due to an engine fire and would have resulted in a longer journey had we decided to choose this option. I do not understand why this was offered to us.

    The walk up to Moss Eccles Tarn, about 1 mile, is highly recommended. We had an issue with the television but this was sorted within minutes. We will definitely be back.

The property

A cosy, semi-detached studio cottage located in the hamlet of Near Sawrey, two miles from Hawkshead in the beautiful Lake District National Park.

The cottage is perfectly appointed to provide studio accommodation for couples to explore this peaceful and tranquil part of the Lake District.

Nestling amongst a small cluster of cottages and next door to a country guest house, this Lake District cottage is surrounded by stunning scenery around every corner.

With an open plan living area with a king bed, sitting area and kitchenette plus a shower room with a heated towel rail, this holiday home is compact, but a perfect spot to escape the hustle and bustle of everyday life.

Outside this cottage is a small sitting area with endless footpaths and bridleways to explore in every direction.

You will always find somewhere to simply sit back and enjoy this mesmerising landscape.

Just 200 yards from the cottage door there is a footpath leading to Moss Eccles Tarn and Claife Heights.

The views from Claife Heights over Lake Windermere are spellbinding – don’t forget to take your camera!

Just up the road is The Tower Bank Arms Inn and of course, Hill Top, home to Beatrix Potter meaning that without even moving the car you will find lots and lots to do.

There is fishing available on Esthwaite Water and lots of lovely shops and tearooms to enjoy in Hawkshead itself.

Why not explore the other side of Lake Windermere by taking the car ferry from Far Sawrey and cruise over to Bowness-on-Windermere where you will find a colourful mix of shops and restaurants?

Also the beautiful walled gardens at Holehird, just out of Windermere, are a delight at any time of year.

This sweet cottage is compact but a perfect base for couples or just one person to explore this beautiful area.

About the location

SAWREY

Hawkshead 2 miles.

The village of Sawrey is situated two miles from Hawkshead down the eastern side of Esthwaite Water, overlooked by the woods and tarns of Claife Heights. Sawrey consists of two separate hamlets - Near Sawrey and Far Sawrey - both with a cluster of picturesque cottages, tea rooms and pubs. Near Sawrey is famous for Hill Top, the 17th century farmhouse where Beatrix Potter wrote her acclaimed children's stories. Now a museum, owned and run by the National Trust, Hill Top is one of the most visited houses in the Lake District. Far Sawrey is the hamlet furthest away from Hawkshead and the nearest to the ferry point on Windermere. It offers a church and pub/restaurant with a beer garden. There are good walks in the area, including those to Claife Heights and in Grizedale Forest. It's also a great base for enjoying a wide variety of typical Lakeland pursuits - with watersports close at hand on Lake Windermere, fishing on nearby Esthwaite Water and, of course, fell walking.
