  • "The house was very very dirty when we arrived there was food remains every where in the kitchen on the sides the cooking facility were so dirty that we could not bring ourselves to use them."

    there was chocolate and cheerios all over the arm chairs, the few board games that were in the house were also dirty that my kids would not play with them. there was razor blades left on the bath room sink, and food wrappers in one of the beds.......... I dont believe any cleaning was done before we came at least we had a washing machine and dryer that could ensure we had clean bedding and we spent our first day of hols cleaning your last tenants mess you offered five tv but the internet only worked for one screen at a time. the main lights in the sitting room did not work. We requested that the zip bed be separated but it was made up as a double with a double sheet and quilt so we were down on a bed. usually your houses provide an info pack of what to do in the area or places to eat out this acc was not very helpful with this

  • "I wanted to let you know of the disappointment regarding our recent visit."

    Firstly after booking the holiday for several months we received a phone the day before the holiday starting requesting the nature of our visit. As a group of single sex predominantly over 50s walkers this was stated on my booking request and should have been noted by both Sykes and the vendor at the time of acceptance. The threat of potentially cancelling our holiday with less than 1/2 days notice when we had all packed and booked time off was hugely disappointing, let alone the undue stress that this conversation put on myself as the booker. In addition, I understand that this property was new to Sykes but it felt like it had not been vetted properly to ensure the high standards that should have reflected the high cost. Whilst the property itself looked lovely, there was a number of major faults that ruined the holiday. At a cost of over £2500? For 4 nights this was more than the equivalent bed and breakfast which we were happy to pay for the ability to have a shared warm living space with the ability to cook and watch television. However these ability were not realised due to a lack of care and attention. * No hot running water in any room other than the utility shower room. Meaning that the other 2? Bathrooms only had an access to cold showers. Less than ideal for a party of 5 with busy itineraries . * Lack of welcome instructions especially for key household items such the agar , the only cooker and main cooking facilities, leaving us with little cooking facilities. * Lack of Wi-Fi code and therefore internet especially as given the mountainous location resulted in a lack of access to the internet for streaming and tv viewing. * Insufficient rubbish storage and collection. Upon arriving there was the previous occupants old rubbish strewn across the driveway including dirty nappies, as wild animals had attacked the bin bags which had been left next to the overflowing bins. Although we cleared and rebadged this it reoccurred on concurrent days. * Insufficient cleaning between occupants. Examples include popcorn in the sides of the master bedroom and pasta sauce smeared on the back of the dining chairs. In conclusion, I would have to consider using your future services given this bad experience. I await your feedback. Kind regards Grant Gibson

This substantial, detached property is ideal for families, sits in a rural location surrounded by fields just north of the picturesque village of Hawkshead.

Head for a walk into Hawkshead and enjoy the whitewashed cottages and quaint yards, before choosing from a selection of pleasant inns, teashops and restaurants for some food and drink.

The surrounding area is filled with wonderful walking territory for all abilities, including routes around Esthwaite Water and Tarn Hows providing particularly stunning scenery, whilst the more energetic can be tempted by Latterbarrow, Claife Heights or perhaps the Langdale Pikes.

For a choice of quirky shops and acclaimed Lake District restaurants, head north to Ambleside, or catch a cruise down the lake to Windermere and Bowness, offering hustle, bustle and variety of family-friendly attractions.

Ambleside 5.1 miles; Kendal 17.4 miles.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside.
