    Absolutely a gem of a cottage. Stayed for the last three years and booked for next year too. We love the scenery, the countryside, the rabbits and the cows; they are so inquisitive. The cottage is central to where we want to visit. The owners are welcoming and if anything isn't right I am sure they will put it right. Just wish we had found this ten or so years ago!!!!

  • "Lovely place to stay really homely and comfy."

    Had everything you would need and more. We loved everything about the cottage and would stay again. Owners were lovely and left clear instructions on how to use the facilities. The bed was very comfy and there was plenty of leaflets about what to do in the area. Cottage is in a good place to travel round the lakes as close to the main road to get you anywhere without it being to close to hear the traffic noise. Only sounds we heard was the birds which was lovely

    Kitchen had everything we wanted. Appreciated the bottle of wine and cake. The garden at the back was very nice. The conservatory was very peaceful to sit and relax. The beds were very comfy. It was lovely to look out onto fields with cows. Very close to A66 but we didnt notice much noise. Would love to return.

    Clean and tidy cottage with a cool living area which was appreciated during the heat. Option of conservatory and enclosed garden was important to us and were the prime reasons for booking this cottage. Plenty hot water and lovely soft towels. Appreciated the bookcase as an avid reader!!

    Judith and Fred were very welcoming. They were there in case of any queries, but not intrusive. Minnie the border collie was very welcoming to. Cottage was spotless, very cosy and well equipped.   • "Overall comfortable and a nice cottage in a good location for exploring the lakes, dales and pennines, however the heating tends to sporadically knock loudly waking you up early which adjusting the living room radiator thermostatic valve quietens temporarily, so we just turned that radiator off unless needed but couldn't have done this in winter."

  • "We had a wonderful week at Elm cottage."

    The owner gave us a warm welcome and was friendly throughout the week without being intrusive. The cottage had everything we needed and more (games, books, DVDs, bird feed, plenty of logs for wood burner, plenty of towels, blankets and pillows and a well stocked kitchen and cleaning supplies). The location was great as it was peaceful but there was easy access to the Lakes, Yorkshire Dales and North Pennines thanks the the A66. There are plenty of leaflets in the cottage with suggestions of days out. The welcome bottle of wine and fresh flowers were a lovely touch. The enclosed garden was fantastic for our dog. Thank you for a lovely stay, we would highly recommend this cottage.

    Outdoor space just enough, and a sun trap. Plenty of tractors passing by at the front and cows in the field at the front. Entertaining for the little ones. Would definitely go back again. Owners live next door, but aren’t intrusive at all.

    The cottage was well equipped, supremely clean and we wanted for nothing. We arrived on a cool day, but in entering the cottage had a lovely warm welcome. Beds were made up and there were plenty of towels. Judith and Fred introduced themselves over the garden gate due to social distancing and although we saw them on several occasions, they were not intrusive. Would love to visit this place again. The cottage is quiet with lovely views from the front of the property and has a lovely little conservatory, there was plenty of wildlife to see as, well as cows and sheep. Can’t fault the write up about this property.

    Our second time here and again we didnt want to return home. The cottage is warm and comfortable and has everything that you need during your stay. Judith and Fred are very approachable and friendly and were on site if anything was needed but left us alone if we were alright.   • "We had a really relaxing holiday at Elm cottage."

    The owners Fred and Judith are lovely people and very helpful. Our little Border Collie can be nervous but she settled really well. We enjoyed walks from the door and trips out to various places including watching a steam train go over the Ribbleshead Viaduct and a great walk in a hidden Nature Reserve. The cottage is really comfortable and has everything you need for the week. The Co -op at Kirkby Stephen is recommended for a food shop.

    Although it snowed rather heavily at the beginning of our week we were lovely and cosy and enjoyed the wood burning stove. The cottage is perfectly situated for visiting the Lake District, the Scottish Borders and the Yorkshire Dales (we did all three). The small garden is very secure for visiting dogs and the conservatory is a real suntrap. We really enjoyed our stay at Elm Cottage and will definitely return.

  • "Lovely holiday."

    We got blocked in by the snow as it was a few foot high and snow drifts were huge. Couldn't get out in the car for 3 days. The cottage is a little out of the way, no pub or shop in walking distance and we needed essentials from the shop. Also, the double mattress very hard so I'd recommend taking a mattress topper. Shower is amazing and we were warm and cosy each day. Overall it was a lovely holiday and got to use our snow sledges so very happy!

An attractive, red sandstone detached cottage on the owner's upland sheep and cattle farm in the hamlet of Flitholme, a short drive from Appleby-in-Westmorland.

Situated in open countryside, with glorious views over the Pennine hills, the area is ideal for walking, cycling and exploring both the Yorkshire Dales and the Lake District National Parks.

Traditionally furnished with a homely feel, the cottage has an open plan living area with characterful beams and a cosy woodburning stove set in a feature stone fireplace.

A lovely, light and sunny conservatory leads off from here, while the two bedrooms take in fine views over moorland and fields.

The small rear garden is accessed via the conservatory and the perfect spot to relax in the sunshine and plan your day.

The surrounding area is a walkerÂ’s heaven, with numerous trails and footpaths straight from the door and cyclists will enjoy the challenging terrain.

Just three miles away, the village of Brough caters for everyday needs, with a market square, castle ruins and selection of pubs and shops, while nearby Appleby is picturesque and offers riverside walks, independent shops and is known for its annual horse fair.

Guests will enjoy driving through beautiful scenery to visit the Bowes Museum with its stunning exhibits, or take a trip up the Tees Valley to High Force and Cauldron Snout waterfalls.

Alternatively, drive twenty miles south to Wensleydale and visit the creamery and water mill in Hawes.

APPLEBY-IN-WESTMORLAND

The historic town of Appleby-in-Westmorland lies in a loop of the River Eden and is overlooked by the North Pennines, an Area of Outstanding Natural Beauty with the Lake District Fells showing on the western horizon. Set at the heart of the lush Eden Valley and steeped in history, this is one of the loveliest towns in the north of England and was originally the county town of Westmorland. Appleby is nestled between the Lakes and Yorkshire Dales, so guests can enjoy the contrasting scenery of these two National Parks, plus numerous walking and cycling opportunities as well as the fantastic leisure centre in the town. Appleby has a wonderful selection of quality independent shops, cafes and delicatessens selling locally produced food and crafts. The picturesque street of Boroughgate, with some interesting old buildings, is at the heart of the town and links the well-preserved Norman Castle with the fine medieval Church of St. Lawrence. Appleby is a major stop on the Settle-Carlisle Railway, which is one of the most beautiful railway journeys in Britain, and still today many of the old steam trains wend their way along this line and over the historic and awe-inspiring Ribblehead viaduct. With the delightful Ullswater and the magnificent Lake District within easy reach, this is an ideal holiday location.
