    Just back from a lovely stay at 3 gilpin cottage, they say it needs an upgrade, maybe, but you cannot fault it for fabulous views, comfort, cleanliness, super comfortable beds, great heating system, weather wasn't very good during our stay, so it was a pleasure to come back to Gilpin Cottage after a full day out,

  • "All in all an amazing place to stay - great quiet location and a very charming little cottage."

    However, we would agree with other residents who have noted that the place would benefit from a bit of a face lift. All it needs is a lick of paint and a refresh, nothing more. It would do wonders for first impressions! I must stress that the accommodation did not disappoint. Yes, a refresh would be nice, but we still thought it was great. My husband complained about the lack of a scart lead to use the DVD player, but that didn't bother the rest of us. A few basic essentials would be good (salt, pepper, olive oil) but, again, nice to haves rather than necessity items.

  • "This cottage is in a lovely location surrounded by well maintained grounds."

    The cottage itself is a bit dated and could certainly do with some redecoration and maintenance. However, it was perfectly adequate and we enjoyed our stay. Just a couple of points: there were no pillow protectors on a couple of the pillows which could do with replacing and there is not so much as a pinch of salt in the kitchen so you need to take everything with you if you plan on cooking. I’m not sure if it mentions in the details but the lawns by the river are not fenced so if going with small children you’d need to keep an eye on them. We would stay again.

  • "We had a lovely stay in an idilic setting."

    The setting is picturesque and the grounds very well maintained. As previous reviews the property could do with an upgrade if you’re looking for modern furnishings but everything you need is provided, is adequate, is clean and works well. The air fresheners (probably due to previous mould complaints) were over powering but easily turned off. We didn’t see or smell mould except around the velux windows. You can walk to Windermere from the property and easily get there by car. The wood floors are ideal for returning with two teenage boys and a dog from walks-easily to keep clean. Compared to a lot of places in the area it is good value for money and a solid recommendation.

  • "The property is in a wonderful location but is let down by its tardiness."

    On entering the property for the first time it smelt damp and musty. The shower needs replacing and updating. The double bed is small. The owners would do well to invest in new beds, and a 3 piece suite. The very fact that the toilet roll holder is rusted is testament to the owners lack of commitment to providing a comfortable stay for their guests. Even the pictures on the wall are faded. The cutlery draw contains a random selection of knives and forks that were most likely picked up at a boot fair. It is a shame as we would love to return but will chose not to do so for these reasons. We would be willing to pay more if the property was brought up to standards befitting the location. I am surprised that Sykes keep this on their books. Sorry to moan but it's not worthy of the rating you give it other than the location.

    We are sorry to hear of all your complaints after your stay at Gilpin View and sorry you were so dissatisfied. We take on board some of your issues and yes certain things we can improve on and fair enough constructive criticism is good. However some of your points we feel are not valid. The guets staying the week before you only had an issue with the garden and the guests after you had no criticisms whatsoever about anything. The cottage bear in mind is 700 years old and by a river as a former mill, hence at times there can be a slight smell of mustiness. As it was a former mill and the cottage at the rear of the building the sun never shines in the property that's the way it is. Again we are sorry you felt the only good thing was the view from the window indeed it is wonderful and we are glad you enjoyed it.   • "Clean property in a lovely setting."

    The kitchen is well stocked with all the equipment and utensils you could need. The property is very dark, with poor lighting, dont think I'd want to stay in the winter months . It's comfortable enough but could definitely do with being modernised and the bathroom needs the mould/damp sorted. We also couldn't open the main bedroom window as the key was broken. I think it would benefit from some information relating to the property (recycling info out of date) and local area/walks, the leaflets there are all quite old. The WiFi is good though so we just searched online.

  • "Excellent Location."

    If you like reading or working from outdoors it's a great place. My dog loved the open space. its located right by the stream so you hear the pleasant sound of running water which has a very tranquil effect. Also great for going on long walks. The cottage itself is has a great layout. Kitchen is well stocked with utensils. Good internet speed if you are working do ideal if you need to catchup on work. About 20 min drive to supermarkets. 10 min drive to local pubs. overall great location. The complementary tea/coffee/biscuits and washing up pack on arrival was a very thoughtful gesture which was greatly appreciated.

  • "Firstly may I say an idyllic peaceful place, ideal for a well earned rest away from the busy life, birds singing and the noise of that beautiful running water, lovely and thank you."

    Directions for us worked well and great for access to other parts of the Lake District and surrounding places of interest for us. Key collection great and easy to find. Just a couple of suggestions if I may, entering the property we thought the patio sitting area could of been tidied up (shrubs cut back, weeds taken out and table and chairs maybe painted) first impression a little untidy but easily sorted. Inside just again a little TLC and attention to detail required, pictures very faded and not all relating to the area, I think I would take them down and maybe have 1/2 new ones. Artificial flowers replace, fresh plant or flowers. Bedrooms again little touches would make all the difference, remove old pictures, attention to details when finishing off the decor fill in gaps, emulsion over marked areas on walls and either paint gloss or make sure it's washed down thoroughly removing brown stains of bathroom door, and I do hope this is used as constructive feedback in a positive manner as I have wrote it. Lastly we have and would certainly recommend this holiday cottage as a peaceful, relaxing central base for your stay that will help you unwind with very pleasing surroundings, we will go back again. thank you Jayne

  • "Good accommodation in a lovely location."

    Provision of the welcome packs was a nice touch. Generally good facilities but some areas would benefit from repair, such as the kitchen laminate flooring for example. We would consider staying here again when visiting the Lakes.

  • "Gilpin View is in a beautiful location and an interesting building."

    The sound of the river and the birdsong, and the walks from the property, were wonderful The kitchen was quite well stocked but the lighting was inadequate, as were the bedside lights - NOT FOR READERS! Current leaflets and information about the historic mill building would have been an advantage (some of the leaflets were up to five years old, full of pre-pandemic time, prices, etc - but we did not like to throw them away) The random nature of the many pictures on the wall was curious, and local paintings, prints or photographs might have been more suitable. The bathroom plumbing fixtures and tiles need a bit of TLC. Clearer information about finding the property, and the use of the keypad - including how to lock the property when going out - would be helpful, particularly for anyone arriving after dark.

  • "The twin bedroom had brown leak stains on the ceiling below the Velux and plaster damage and leak stains on the ceiling above the beds, as well as mould on one of the bedroom pictures."

    Although the leak ingress had been fixed, the source of the leak had not, resulting in the twin bedroom being unusable for the duration of our stay due to leaking water hammering off the roof whenever it rained. On reporting this we didn't get as much as an apology from the owners once it had been brought to their attention. The property was not cleaned to expected standards - we found dog hairs and dog treats from previous visitors on the living room floor. In addition, each evening was accompanied by the sound of vermin scuttling around behind the kitchen units (which were not sealed off). The private patio seating area is only private in the sense that is is for sole use of the cottage guests - it is in full view of the entire courtyard and is separated from the neighbour's patio by a path and 8 feet of air. Although the owners agreed to a partial refund, it was nowhere near acceptable given the state of the accommodation and the discomfort caused by having to camp out in the living room as one bedroom was unusable. PS Nothing says welcome like a cleaning pack - complete with dish washer tablets for a non-existent dishwasher!

  • "Lovely comfortable cottage."

    Perfect for a short break for two of us and the dog but would be equally good for 4 people. Very relaxing spot in a good location for The Lakes. We had plenty of kitchen facilities and bedlinen and a nice modern bathroom. The gardens were being maintained during our stay so it is good that this maintenance is ongoing.The heating was a bit complicated to figure out and a tad noisy but we rarely used it so not too much of an issue. I agree that the electric fire in the lounge needs repair as it keeps cutting out and the headboard on the double bed is not yet fixed either. Once these two things are rectified it would be ideal for a return visit.

  • "I recently had the pleasure of staying at the above "chocolate Box " cottage, sitting in an idyllic corner of cumbria, a babbling river flows past the property leaving with a feeling of relaxation, not to mention well being, which was exactly what I was looking for."

     Imagine my surprise when I read the list of complaints compiled by the previous visitor, whom I followed into the cottage. I MUST REFUTE The faults listed all without foundation, apart from a shared path way. The cottage was as the name suggests a cottage! with all that implies, the back to nature we all crave, the place was spotlessly clean, linen and towels snow white and beautifully presented, placed artistically on  the beds, wecoming me to a week of rest and relaxation. With my dog Fizz by my side, Bliss.There is a very old saying " you can't please all of the people"

  • "This is an absolutely fabulous location."

    However, we were very disappointed with the cottage itself. After looking back on the website listing, we now realise that the photographs taken inside were taken with every light being on downstairs. On arrival, we walked into a dark and dingy room with no natural light save that from the one small window. This meant that lights had to constantly be on and althougn the weather was gloriously warm outside, the cottage itself was quite cold. This in turn meant that we needed to put some heating on. Working the central heating was no minor feat and the electric fire had a mind of its own. Putting one vent on low was giving some heat off but trying to turn it up and putting two vents on, switched the whole thing off. We couldn't get the cooker hood to work therefore, there was no ventilation or direct light over the cooker therefore, door and window needed to be open to get rid of the steam from cooking. Upstairs, both in the bathroom and the second bedroom, the skylight was difficult to reach, even with the window pole, and the double bed dipped on the right hand side, as did the headboard. It was only on the morning of departure we realised that the castor was broken and there was no washer on the the slat holding the headboard in place. Going outside, the lack of privacy was quite intrusive. Gilpin View front door and Bobbin Mill front door are very close together with a joint path leading to both. Outside of Bobbin Mill cottage, there is a wooden table and bench which, quite rightly, their guests can enjoy sitting on. However, this afforded no privacy when coming out of Gilpin View and was quite uncomfortable. I would suspect that those staying at Bobbin Mill would also feel the same way. Gilpin View's seating area was quite unkempt and not very pleasant to relax in, and obviously hadn't been tended to for some time e.g. weeds, overgrown and generally messy and untidy. As one time owners and managers of a holidy let further up into the Gyhll, we were looking forward to revisiting this picturesque hamlet, sadly, on this occasion, Gilpin View dulled what we had hoped, would have been and enjoyable week.

  • "I wish that was my every-day home."

    We couldn't have picked a better location than this! The cottage is located right next to a picturesque river, a very short drive to Kendal and lake Windermere. The house had the best central heating and everything was clean and comfortable. We cannot wait to go back in the summer. Also, perfect for dogs too.

  • "We had a lovely stay at Gilpin View and found the house to be great for our family of 2 young kids and our teenage puppy."

    The house was comfortable (albeit the decor is a bit dated, but it’s very clean) and the setting is lovely - obviously we had to watch our toddler like a hawk around the stream, but we knew that when booking. We would recommend this cottage to anyone wanting to be a bit out of the bustle of Windermere & Bowness - it’s about a 15/20 mins drive to either there or Kendal. It is about a mile up a narrow lane from Crosthwaite, so not in the village itself and so you can’t walk to the Punch Bowl pub - but equally it’s lovely and quiet.

    All the facilities are perfectly adequate although the cottage is in need of a bit of updating - it looks a bit tired and dated, and the beds weren’t very comfortable. We had a lovely week in the Lakes and the location was great.

  • "Great location, lovely walks and runs close by with a river good for kids to play in."

    Cottage was very comfortable with lots of nice homely touches. On the whole the property was clean just found the bathroom sink could have been a little cleaner. Facilities were fine, would have been nice to have a dishwasher, also there wasn't a chopping board or peeler which we would have found useful. Having said all that I would definitely stay there again as it's a fantastic location.

  • "Booked cottage through Sykes who said no pets."

    Arrived at cottage and information pack stated that 2 dogs were welcome at Gilpin View. So I spent over £140 to have my dog housed in kennels for nothing. Booking stated that we had access to pool and leisure centre - but there was no information at the cottage. The pool and leisure centre was offsite. ( Not clear when booking.) Called Sykes Cottages to discuss not having access to pool. They found the number for the leisure centre and said to discuss access with leisure centre directly. Called the leisure centre numerous times with no answer. We could not access pool during our stay. The downstairs of cottage ( particularly kitchen) is very dated and expensive in my opinion. The electric fire didn't work ( blows hot for 30 seconds and then just blows cold air) and only half the grill works. Also, only a minor detail but we could not find any chopping boards. On a positive note the cottage was cleaned to a high standard and the upstairs was quite comfortable and the views and surround of the cottage are very picturesque

Crosthwaite is a small village set in the picturesque Lyth Valley, famous for its damson trees, and boasts a lovely pub known nationally for its excellent food. The lakeside towns of Windermere and Bowness are nearby, with plenty of activities, interest and entertainment for all ages. Also within easy reach is the popular market town of Kendal, an historic Lakeland town with a fine reputation for shopping. Kendal nestles on the banks of the River Kent. Its old cobbled lanes and byways branch off the attractive main street, and the stone ruins of 12th century Kendal Castle sit perched on a hill with views over the town. Both Sizergh Castle and Levens Hall with its superb Topiary Garden, are nearby, as are limestone escarpments for easy walking, offering thrilling views of the Lakeland Mountains, the Howgills and Morecambe Bay.
