  • "Be very careful staying at this property!"

There was a storm when we stayed there last week and they are trying to blame us for breaking the electric gates! As if a person could push the gate and break the mechanism! They have took £900 out my back for a good housekeeping bond and trying to charge an extra £2200 for something a storm caused! It seems like the owner try's anything to get money back! Total disgrace.

Thank you for taking the time to provide this feedback. CCTV footage does show that the damage to the electric gates was not caused by the storm. Lakelovers Owner Relations Team Property Owner

  • "This is a spectacularly located house on the shore of Lake Windermere."

The spec is high and the outlook impressive. The kayaks and lake access and hot tub are the cherries on top. However like guests before us there were just a few niggles. We arrived early and was told that on no terms we can get in there early as the owners are very strict about this. We had to return 3 times to get keys. It might be better to say the house won’t be ready until 4pm? Any way that got the holiday started on a sour note. Otherwise the only issue is there is no microwave in the kitchen when all the blurb said there was. It is one of those things you only miss when you haven’t got it. We had lots of youngsters with us so could cope with the tech. Can imagine older people like us struggling. The builders next door were very discreet except we couldn’t work out how to lower the blinds in one of the bathrooms! All in all a lovely stay n would defo return.

Thank you for taking the time to share your feedback about your recent stay at the Lakeside. We are delighted to hear that you found the house to be spectacularly located, with high-quality finishes and impressive views. We are also pleased to hear that you enjoyed the kayaks, lake access, and hot tub. The microwave is integrated into the right hand, side oven. Before using, please remove all metal items accept the designated tray with microwave engraved on it. To access the microwave function, turn the oven on and wait for the house symbol to illuminate. Once illuminated press the house symbol to access heating options, scroll across to the microwave option (three horizontal squiggly lines one on top of the other), Scroll down to access wattage and scroll across to set the power required, Scroll down again to access time and scroll across to set the time required, Once you have selected your requirements press the play button.' We sincerely apologise for the inconvenience caused by the early check-in issue. We understand that having to return multiple times to collect the keys was frustrating. We regret that our previous communication used the phrase "The Owner Is Strict on what time the keys can be collected." This was our phrasing and not a true reflection of the owners, we take full responsibility for the error in judgment. The check-in time is 4pm to allow sufficient time for the housekeeping team to complete their work and this should have been clearly communicated instead. We have reviewed our check-in procedures and will make sure that all future guests are clearly informed about the check-in time. We are glad to hear that you enjoyed your stay overall and would consider returning in the future. We value your feedback and will use it to improve our services. Thank you again for your feedback. • "The house is a lovely in reality as in the photos."

It was perfect for the 6 of us. Finding a property either three king sized beds all ensuite is rare and Lakeside had 4! The building noise was audible but didn’t impact us. There was no bad language heard. However, the weather wasn't good enough to sit outside. The level of gadgetry runs to a little on the high side but we managed and it all worked. There is no comfortable seating area to chat. Both rooms focus on the tvs. So the kitchen ranle was used a lot. The main issue is noise travelling within the house. It goes from down to up and across between upstairs rooms. It does not go downstairs., which when you are calling for help is a problem. A place for adults to relax and enjoy.

  • "The property is superb and we had a great time, despite the rain."

Our only issue was with the underfloor heating in the main bedroom as this would not come on and the Sonos system due to the instructions suggesting that we should download and use the app on our own devices rather than using the tablet in the corner of the kitchen. I did report this to Sykes Cottages on the Tuesday but heard nothing back from them.

  • "We booked the stay for much needed recuperation after my husband’s recent chemotherapy."

However, although we were very much looking forward to the stay, we were very disappointed and would not book the property again for the following reasons: - weeks after our visit and without our knowledge we were charged £192 for a faint lipstick mark on a duvet (I’m sure a bit of Vanish would have done the trick!) and £4.50 for a supposed broken Prosecco glass that we didn’t smash. They also ‘waived’ a £45 fee for a broken tripod, again we have no idea about. We have stayed in many beautiful properties over the years and have never had this happen to us before. We left the property clean, tidy and respected it during our stay. - the building works next door were very imposing. The master bedroom has two sided glass walls, with beautiful views of the lake… and the building works next door! from 8am - 4:30pm the workmen could see right into the bedroom. I was caught in my underwear the first morning which was very embarrassing. The blinds are electronic and you cannot close just one side, so we had to keep all of the master bedroom blinds closed throughout our stay. - the noise of the works was very loud from 8am - 4:30pm so we could not relax outside in the day. Also, there was a lot of foul language from the workmen - we have a 3 year old. - I love to cook, but the size of the oven and hob was caravan sized so I struggled to make a big family meal. - we had good weather but with all of the glass the property was exceptionally hot and we only had 2 fans for 2 bedrooms. It was unbearably hot at night, the couples in the hot rooms didn’t sleep a wink. (We tried to rotate the fans). We did try to get more fans for the property but were told we were lucky to have 2. - the main sliding concertina doors to the patio / dining area were out of order - there are a lot of cameras outside the property so we felt a little ‘watched’. There is one on the master bedroom balcony so it didn’t feel very private when we were sat taking in the the views at night. We use lakelovers a lot and spend a lot of money on stays, regrettably this is our most disappointing stay to date. Which given the reason for our stay, was very unfortunate for my husband.

Dear Guest, Thank you for your feedback and sorry to hear you were disappointed with your stay. It is heartening to know you chose Lakeside for your husband's recuperation and I hope the beautiful views of Windermere went some way to aid that. I have contacted the foreman of the building site next door to voice our concerns. Thank you for bringing these issues to our attention. We do not make claims lightly and in most instances it is a last resort. It is usual for Lakelovers to contact you initially to inform you of our concerns and I am not sure why you were not contacted to inform you of the three items before you were charged. We use bed linen of the highest quality for our guests to enjoy, usually 800 thread count. We do put extensive processes in place to treat the linen professionally. If items are still marked at the end of this, unfortunately, they cannot be used again and we have to charge for replacement. The cameras are there for health and safety purposes and if issues arise which require footage to be viewed. I hope you understand it is not our intention for you to feel watched. The cooking area is fitted with a teppanyaki hot plate, which can be used as an additional large hob or to cook non-liquid food directly on to. Great for omelets. I was interested to read your account of trying to obtain more fans. We were not made aware of your request and we will look into this. We always endeavour to assist where possible and I am sorry to hear that was the response given. The Lake facing bi-fold door can be opened at your request. It is custom made and the housekeeping team are required to demonstrate the correct opening and closing of the panels to avoid damage to the doors. • "Overall we had a very enjoyable stay."

We haven’t given full marks above as there were a few niggles which some of our party had. It would be helpful if there were clearer instructions for things such as the coffee machine. If you have never used one you could quite easily damage it. We also had problems with the Sonos system. However, the cleaner was able to help us. They also sorted out the gas for the barbecue which was empty. We asked for another fan as one of the bedrooms has no opening windows and this was brought very quickly. The previous guests had broken a chair and also damaged another one. They had also damaged the bifold doors although it is appreciated this could not be rectified before we arrived. There were a couple of cleaning issues such as the dining table light which the cleaners said they would sort. As other guests have said there are a lot of cobwebs too. One other thing I was asked to mention is it would have been helpful to have up to date information leaflets on the area. When booking other properties in this price range we have received a welcome pack. As we said some of these are helpful suggestions and would not stop us from staying again

Thank you for your feedback and suggestions, which we have taken on board. We are happy to hear you enjoyed your stay at Lakeside and the housekeeping team were able to assist you. We have placed a copy of the coffee machine instruction manual in the information pack and leaflets on the area in the snug. The damaged chairs have now been replaced and the lake facing bifold door is now locked. The key can be requested from the housekeeping team if needed. The dining table light is sorted and the high level spider webs are being kept at bay. We hope to welcome you back to Lakeside soon. The Louper Weir Family Property Owner

We had three generations of family and there was lots of space for us all to do our own thing. We will definitely be booking again. Driveway was scary on first drive but did get used to it although I’m not sure I would drive it will leave that to my husband. The size and position of the entrance was very awkward/tight. We drive a Volvo XC90 and our son has an Audi Q5. Not sure we could have parked any more cars as it would have stopped us being able to manoeuvre in and out of the gate. Spent the majority of our stay sat looking at the view and watching our children (grown up) in the canoes. Took hundreds of photos of the sunset, just breathtaking.

  • "Our second time staying here but unfortunately until the building works are completed and the bi-fold doors fixed we won’t be booking again."

From the other reviews it seems the doors have been broken for a long time which isn’t acceptable considering the cost. We had lovely weather but couldn’t open the doors to make the most of it, and the other set kept jamming up with the rubber seal. The other downside was the building work. This was going on in 2020 when we stayed and to be fair it didn’t really bother us then, but this time the builders were right outside the property for most of the week with machinery running constantly and a disc cutter going most of the time. Although they try to keep to themselves it’s impossible to enjoy the patio and garden area with the noise and dust. Also the two ring hob for a house this size is nuts, and I think we found one frying pan. Overall this is a fantastic house in a fantastic setting and waking up to the lake every morning is amazing, if you don’t mind builders looking at you in the bedroom or bathroom. Like I said once building work is complete and doors fixed I would recommend this house to anyone.

Thank you for your feedback and sorry to hear of your dissatisfaction. The building works on our neighbour’s property are out of our control. However, I have contacted the building contractor and relayed your comments. They will work to mitigate the noise and dust and minimise distribution to our guests. The bifold doors are heavy and require care when opening and closing otherwise they can catch the rubber seal and jam up. To stop the door from becoming unbalanced, the lead door needs to be opened fully (360 degrees) so it can connect flush to the frame on the outside before the bifold section is released by turning the metal shootbolt handle. The ‘D’ handle can then be used to aid the smooth opening and closing of the bifold door. If in doubt, please contact the housekeeping team and they will be happy to assist. There is a large teppanyaki hot plate next to the 2 hobs, which provides a unique cooking experience. It can be used to cook a wide range of non-liquid foods without the need for a frying pan. It can also be used like a standard hob with the use of pans. As with all heating appliances please use with caution as the whole plate becomes hot. When it has cooled down and been wiped clean the glass cover can then be placed back on top. I do hope you return soon. The housekeeping team is always happy to assist. The facilities and the views are amazing, the location is excellent. There were a few niggles, I will put the most important below, but please do not let these put you off, it was a truly amazing property and we would definitely go back. Niggles - Lots of cobwebs, the ceilings are really high and I should imagine this is an ongoing problem. - The bedroom with the balcony needs a window that can be opened. It has bi-fold doors, which cannot be opened properly because the bed is in the way, plus you cannot have the door open when the blinds are down. This means there is no ventilation. It was only 18c outside when we were there, but the room reached 28c. - The Quooker tap is dangerous, fortunately there is also a kettle available, The tap spits and splutters, so would easily scaled. We have a different brand hot tap at home and it does not spit like this one, so I think the tap needs replacing. - There are kayaks to use, but a couple are not really usable.

Thank you for your comments, we are so pleased to hear that you had an enjoyable stay. We take all comments on board. Thank you. The Lakes Cottage Holidays Owner Relations Team Property Owner

  • "We have stayed at Louper Weir previously but not during the Winter months , unfortunately our stay was tainted by the condition of the drive way on our arrival and departure."

On both occasions the drive way was impassable beyond the entrance to the properties at the top of the drive way. There was insufficient grit available to grit the drive way and as a result we had to leave 2 of the cars on the road for the week and hand ball our luggage and provisions up and down the driveway. We also had 2 members in the party who were over 75 and they had to navigate getting up and down the drive way on foot in very tricky conditions. The drive way should have been gritted daily during the freezing conditions and not left for the occupants to have to navigate round the issue. We won’t be rebooking again unless assurances are provided that this issue is resolved.

Thank you for your comments. Apologies for the delay in responding to your feedback, so thank you for your patience. We are now in a position to respond. On your arrival there had been an unexpected heavy flurry of snow. The grounds team we hired had gritted prior to this and the sheer depth of snow and speed it fell rendered it ineffective. We had requested they return to clear the snow before you arrived and they were unable to do so since many of the roads in that area were difficult to navigate and they were helping clear other roads along the way. During the week of your stay, you are correct in saying there was insufficient grit available. Windermere had practically run out of gritting salt, as had the grounds team, so we used our own provisions that we hold for the guests in extreme circumstances/emergency situations. I believe in this instance, your party was provided with this. It had been a period of exceptional extreme winter weather that week. To date, we have a new grounds team who assure us they monitor the weather closely in the winter months and will do their utmost to keep the driveways clear of snow. They also advised that gritting salt is ineffective below -5 degrees and we would still need to advise guests to use the same caution as they would when driving in wintery conditions. At the time of your stay Bowness was experiencing unusual freezing temperatures below -5 degrees. The top of the main driveway, which is the steepest section, has underground heating to assist in melting the snow and keeping that area clear. Although, we would strongly like to assure you that the situation will not occur again, we cannot. However, we can assure you we are in a better position running into the winter months and we do the best we can when facing extreme weather conditions to assist in making the guests stay a positive and memorable one. We do hope you return and we would be happy to see your name return to the bookings schedule in the future. The Louper Weir Family Property Owner

This was particularly frustrating as the bath took an age to fill and there were no grab rails to assist getting in and out of the bath which made life difficult for the elderly couple occupying the room. In addition, the windows in the bathroom and bedroom did not open making the occupancy of this room uncomfortable during the hot weather experienced in September. The baths generally had no grab rails making their use difficult. No serving spoons in an otherwise well equipped kitchen. Others had previously commented on one of the kitchen bi-fold doors being inoperable and we found this particularly frustrating as the kitchen got very hot with the full sunshine pouring in and we were unable to use the lake facing door to assist ventilation! We got the impression that the house, whilst being extremely well appointed, had never been lived in and this proved frustrating when preparing meals. At times it felt more like a hotel than a house! Apart from that, a very enjoyable week spent by the side of lake Windermere with all of its accompanying views.

Only having two hot plates for eight people is unreasonable, luckily there was only five of us but this still gave us problems. Despite phoning me to say that the housekeeper would be coming with a maintenance man on Thursday to replace a broken mirror in a bathroom, nobody came. This means that you need to agree times of return with the rest of your family otherwise you cannot access the grounds or the house so you are kept outside on a busy road. (The couple in this bedroom had to share everyone else's shower - we couldn't swap as we are are all 'older' people and the baths to difficult to get out of!!) The cinema room and snug were great, as we often wanted to watch different programmes. • "The location of the house was brilliant, right on the lake and the inclusion of the kayaks was something we enjoyed even in October!"

All the rooms were a lovely size and included plenty of soft towels and two bathrobes in each room which was a nice touch. The kitchen was fully stocked with any gadget you’d be familiar with at home. We had two families staying in the house and the only thing I would suggest to consider is the driveway/ parking. We were able to get two cars out the front of the house but we had to manoeuvre round the gate entrance each time one car wanted to leave so if there were more than two cars this may be more challenging. There is an additional parking space on the winding driveway and you could get a car parked up by the road. With this house being designed for up to 4 couples we only had one gate entrance key, so on the occasions that we wanted to go out separate we had to agree who would be back first to open the gate which was a slight inconvenience as there was no way down to the property unless you left the side door open on the latch. We had a slight issue with the electric gate on arrival and we couldn’t seem to easily see any out of hours support which was frustrating. We got a call back at about 1pm the following day so if we were really stuck then this was far too late to be helpful. The battery in the electric gate key was not connecting properly so we were unable to open the gate upon arrival however it wasn’t until the morning that we realised this was our issue. The instructions mentioned a triangle fob (which we did not have) so we thought this was our issue.

Certainly a return visit will be done in the years to come! Just a couple of points, however, which we found slightly disappointing during our stay:- > on arrival at the property & after collecting our keys. We were unable to turn off the alarm which then sounded very loudly, for some time. After being on hold for about 10 minutes+, we managed to speak with someone and turns out we weren’t given a fob for the alarm at all with the keys! We then had to wait a further 30 minutes+ for someone to arrive to sort the problem. Needless to say this was a stressful start to the holiday and after being in a car for 6 hours+ it spoilt our mood. > We found the property too warm and with only one fan available- was very uncomfortable. So air conditioning or fans in each bedrooms would help. > The master bedroom had clear windows in the bathroom and meant we had to have the blinds down at all times for privacy, as this overlooked the building work next door. If they were frosted like the other bathrooms wouldn’t of been an issue at all. Other than those points we would recommend and would love to return once the building works have finished next door- as we had a lovely stay with the best view!

The property

A truly contemporary, luxurious property lying on the shores of England's largest lake, Lakeside at Louper Weir is a delightful detached house offering a unique escape to Windermere.

Whether you are bringing your family together to make happy holiday memories for years to come, or gathering your friends for a reunion you won't forget, this architectural masterpiece will serve as a haven for you all.

Once you have come through the electric gates and down the drive, head in through the front door and into the large kitchen and dining space, holding magnificent views across Lake Windermere, a bespoke handmade kitchen with quartz and granite worktops, equipped with the highest standard of appliances that you could need.

The chefs of the group will love getting creative in this space and you can keep them company and supervise with a glass of wine sat at the breakfast bar.

Move things over to the dining table, all the while watching the sun go down in the background through the floor to ceiling glazed windows, bringing the outside in.

After a day of walking has tired you out, you can look forward to watching a film on the cinema style TV with Sonos sound system in the stylish sitting room, featuring designer sofas in sky blue and beautiful dark wood flooring.

When you want a quiet moment, somewhere to take up a good book or just read the papers in the afternoon, there is the snug which has a leather sofa and a Smart TV.

When you are ready to head to bed, you will have four stunning bedrooms to choose from, all super-king rooms with en-suites; three with views of the lake and one with a view to the garden.

Of these, the master bedroom on the south west corner of the property is really something special, with bi-fold doors that open onto a private balcony wrapping around the corner of the building where you can enjoy an early morning cuppa and watch the world go by.

Bi-fold floor to ceiling patio doors in the kitchen and dining space open onto the patio area where you can enjoy some alfresco dining or indulge in a soak in the hot tub with a cold drink in hand.

Flanked by ancient woodland where the owners have created a haven for wildlife and kept landscaping to a minimum, the garden sweeps down to the lakeshore benefiting from its own private jetty mooring (boats can only be launched from Bowness-on-Windermere, not from the house), and a small beach overlooked by the large covered outdoor dining area.

Bowness-on-Windermere is a pretty Lakeland village with a wealth to explore, you can hire a row boat or take a cruise on one of the steamers to see the shores from the water, while the Windermere Lake Cruises that depart regularly to Ambleside and Lakeside provide a spectacular way to explore with no need of a car.

The opportunities for walking are endless in this part of the world so whether it's a leisurely amble or a hardcore hike, there is something to suit all abilities.

Lakeside at Louper Weir was built to impress and you will come away from this magnificent property deciding when to book it next.
