The property is very well located and has some nice period features. The master bedroom is an excellent size with dressing table and more than ample wardrobe space. Kitchen is nicely fitted and well-equipped with a nice breakfast bar. Living room is cosy but spacious with a good size TV that includes a fire stick and Netflix. Also plenty room for dining. Bathroom is modern with a great shower. The driveway does get very narrow but it is easily negotiable in a small family car. We loved our stay here and it was perfect for our family of 3. Would definitely recommend and consider staying again!

At one point there was banging on the floor and we were left wondering if it was their way of telling us that we were loud even though we only had the tv on very low and there was just the 2 of us. Lovely period building but decor was bland and tired. Having said that it was really spacious, in a good location and had everything we needed including a comfortable bed.

  • "Number one Flaxford House is a beautiful Victorian house which has been converted into three apartments."

The holiday rental is the ground floor and there are times when you are reminded that you have neighbours living above you which if you are not used to this can make it tricky to fully relax. The property is very well maintained furniture and beds are comfortable and it was cleaned to a high standard. Very high standard for a property which allows dogs to stay we have often found dog friendly properties have grubby unloved furniture that is not the case here. The excellent position of the property for views of Grange over Sands and walking access to shops pubs and cafes means it is positioned on a steep slope and close to the centre which although gives you a fabulous location does present challenges for access to parking at the rear of the property which is well described in the property description and only off peak street parking or risk a parking ticket. We used the station carpark on days we were not out sightseeing for just four pounds for twenty four hours but be prepared to pay by app and this carpark and most in the Lake District are non cash payment via apps. We loved our stay at Grange over Sands it is a beautiful location which was only moderately busy during the peak Summer holiday period which was a lovely contrast to the very busy towns villages and lakes in the main Lake District area. This property was a great find. Thank you for letting us and our four legged friend stay.

Thank you Toni for your informative and great feedback, it is much appreciated. The narrow drive and rather awkward car park presented a challenge to our rather large car initially but we got the hang of it with practice. We both missed the security of a grabrail in the shower cubicle where the floor was slippery when wet. Perhaps provision of a floor mat for the shower would also be a good idea. These minor improvements would make the apartment truly disabled friendly.

Such a great location and a gorgeous, comfortable apartment. Every room had been thoughtfully decorated and fitted out. I was very jealous of the huge wardrobes in the bedroom, and the kitchen had absolutely everything you could wish for. Extra touches like a hosepipe outside to wash off muddy boots, huge shower, huge bed, coat hooks in the hall, and a complimentary bottle of Prosecco (for simply putting the rubbish out one morning) made our stay extra special. The driveway is a little tight, but we had no problem accessing it in a Renault Kadjar. You just have to be a bit careful. Overall it’s a fantastic place to stay and we wouldn’t hesitate to recommend it to anyone.

We do also have an electric car but always holiday with our petrol one because of the lack of charging points at properties. I know it's a difficult one as you would have to have some way of charging your visitors for charging, but perhaps something for the future. It would certainly be a selling point for us. Cottage very clean, kitchen well equipped Nice & spacious, light inside, tall ceilings HIVE heating system easy to use, & all the appliances had instruction books Listing described a gas fire, but this is not functional (disconnected), so for decoration purposes only. The room was lovely & snug without it on anyway. Nice touch on having the folder with information & local walks etc Garden: Astroturf with gravel. Small area but big enough to let dog out in. Just be aware the garden gate latch did not latch securely, but this was easily rectified by tying up with string. If you did not have a dog, this would not be an issue at all. Drive: The drive is steep as noted in some of the review, but we had no issue navigating this & parking was directly outside the back door which is very handy & there was a hose ideal for washing the dog off directly outside the back door Location: Good for exploring the South lakes (~30mins away from Windermere) & local area. Nice little promenade which is tarmacked along the estuary front. Plenty of local shops (Tesco extra, Co-op, plus fish & chips / Chinese etc, & x2 butchers -> Recommend a visit if you are a meat eater !) We enjoyed our stay & would recommend the property. We had a little "drama" on the way home and the owners went out their way to try to help, so thank you again for that.

It is well-situated for exploring Grange-over-sands and the surrounding areas of the South Lakes. The only problem for us was the tight passage that you need to negotiate to get to the parking behind the house, especially in our brand new car ! Overall, though, a very pleasant stay Thank you.

The apartment was really near the shops, the park across the road and the path down to the promenade! Ideal for us all, the kids loved it, we had a great holiday and the dog was in his element!!! The apartment is suitable for people with disabilities, there is a very large shower, and two chairs at the right height to get in and out of with ease. The bed is very comfortable, we had the best sleep ever! The drive up to the parking bay is very narrow, but you can park by the back door which is ideal for those with mobility problems. The views across the estuary are stunning. Grange over Sands has all the necessary shops and two lovely parks. At the bottom of the hill there is a bandstand in the park which has music on Sundays. The area is very doggie friendly and all the pubs cater for our four legged friends. The only problem we encountered is there is no tumble drier, and although there is a clothes airer, it took three days for things to dry out. We loved Flaxford House and will definitely go back again.

The apartment is spacious and well furnished. It is possible to glimpse the sea from the bay window of the lounge. We found the bed very comfortable. The appliances in the kitchen were easy to use. 10 pm), the gas fire wasn't working and there was no heating on so it was really cold. However after a couple of phone calls 2 very nice ladies arrived and cleaned and changed beds etc. A plumber came to look at the fire and new part ordered though we never heard any more about it. Anyway after the first day we warmed up and things got better. The apartment itself is lovely, really nicely decorated and (maybe apart from the sofas, ) comfortable. Loved the high ceilings and cornicing, the view from the windows and nicely fitted kitchen. Drive needs a bit of care until you get used to it. Grange is a good base to get into the lakes and we also enjoyed taking the train across to Arnside. We ate at the commodore Inn a couple of times, not posh but really friendly, dogs welcome and great food. The promised prosseco never arrived but we put the bin out anyway!

Thanks for your feedback regarding your stay at Flaxford House. We are delighted you like the decor, character and comfort of the property. Since your stay two new armchairs and large footstool have made the lounge even more comfortable. Apologies for the mix-up with the changeover which was an administrative error our agents are very reliable, and this was an isolated incident. I am pleased this was quickly resolved to your complete satisfaction. The gas fire is fully operational again. South Lakes Services called around on the Monday evening of your stay to turn this back on and to put out a bottle Prosecco, unfortunately they missed you. We appreciate all feedback and thank you for taking time to review the property. We are proud of the many positive comments published online by Sykes, the majority of which are very positive. • "The Apartment 1 Flaxford House was well equipped and clean."

However, I would caution any one that if you are looking to relax in comfort. This is definitely NOT for you. Also, the width of the driveway and the unevenness of the walls either side should have been more prominently 'advertised' prior to booking. There was at its narrowest less than a couple of inches from the side of my car. If I had not 'folded' the mirrors access would have been impossible! As it was, even though I was careful, I scratched the wing mirror casing on my new Range Rover. I believe Sykes have a responsibility to warn potential buyers of such hazards prior to taking a booking. But this was not the worst bit by a long chalk. As for comfort. There was NONE. An old three/ four seat sofa which you could not sit comfortably on. Two very uncomfortable chairs were also supplied. This was certainly not the place to go if relaxation and comfort were even a slight criteria. In our case it was a disaster because we needed somewhere to relax in comfort. My wife has recovering from a breast cancer operation By Tuesday evening we could not put up with this any more and left first thing Wednesday morning. Very dissatisfied and of course we shall NOT be using Sykes again.

We are sorry to hear that your experience at the property was not as expected. We take care to provide all guests with a full information pack prior to arrival and highlight that parking is accessed via a narrow driveway and provide details of nearby free parking for those who choose not to use the available space. It is unfortunate that our furniture was not to your taste, although we appreciate you commenting that the property is well equipped. Most of the furniture is from Marks & Spencer, John Lewis and local retailers, and we are confident everything is of a high standard. The leather Chesterfield sofa was handmade to order in the UK in 2016 and the Parker Knoll armchairs are considered classic items, however, in light of your comments, we have ordered replacement armchairs to provide guests with an alternative in 2019. We appreciate all feedback and thank you for taking time to review the property. We are proud of the many positive comments published online by Sykes, the majority of which are very positive. We are genuinely sorry that Flaxford House is not to your personal liking. We recommend that guests also read other reviews on our property, which provide an alternative view of comfort and location. One minor gripe is that the company that services the property only left 2 inferior quality loo rolls to last 4 adults for 7 days over the Christmas period and no spare bin bags. Some people may also find the narrow access drive a problem and your dependence of considerate parking by the adjoining property, as we had to ask them on our arrival, to move 2 of the 3 vehicles that were parked there preventing us from accessing our parking allocation.
