"Church View is a place that is a 3-3."
5 star place that could so easily be a 5 star place! Pros: lots of rooms for larger groups, huge eat-in kitchen that is fairly well equipped, living room with lots of seating, laundry room, 2.5 baths, the towels and bedding were very clean, outdoor table & chairs, located walkable to the train, shops, eateries, coffee shops & Grange Promenade. Cons: a little run-down and lack of attention to details. The outdoor seating area was overgrown and we had to trim back briars to use it, outdoor steps are dark at night and the wooden railing is decayed. The interior walls need a fresh coat of paint and if they steam cleaned the carpets and living room furniture (and accent pillows) once or twice a season it would make all the difference! We had to vacuum a bit and gussy up one of the bathrooms (mildew in the shower) before use. The concept, decor and location of this place are all great - if the owners gave it a little push with upkeep it would be 5 star. All that said, we had a great time.

"Great location and spacious property for our family party of 7 so we had an excellent week at Church View!"
Comfortable accommodation with everything you need. We were a little concerned by some of the reviews but the owners have obviously addressed the main concerns and although the tv remotes were an issue we had such good weather this did not affect our enjoyment.

"Large and comfortable property, ideal for some families, if children are older and stairs aren't an issue."
Well placed to visit many areas of the lakes from the south.
However, the many stairs up to the living areas and bedrooms would be challenging if you had small children, toddlers or access needs. Fire doors are in all rooms, and door jams not evident immediately as they were tidied away, therefore the movement through the property was difficult until they were found.
A book on how to use the various TV options would have been very useful.
Local mini supermarkets had daily deliveries very early in the morning, which are noisy. A shop below part of the building is open until 9pm most days too with music evident at times.
Parking is very tight, as explained. The nearby carpark is useful and especially for any dog owners as it has small areas of grass and poo bins. The property is dog friendly, but has no garden, only an unattractive and sad paved area with a table. Overall, comfortable if you don't have any problem with stairs or normal requirements for dogs comfort.

"The property inside was good but outside the steps leading to the property and the outside patio area were in poor condition with weeds moss ect not a good first look."
Inside the tvs in all rooms were a nightmare to get working causing stress.
The welcome booklet was found stuck in a corner on top of a stool in the corner of the kitchen. Should have been in full view.
Church veiw is a good house and in a perfect position but just needs a general tidy up outside and the tvs sorting.

"This house is beautiful & in a great location."
It provided us with a great base for 5 adults and 3 teenagers. This house could be better if it had double glazing which would improve its energy efficiency and help reduce noise.

"This was a beautiful house but there are quite a few issues."
The first was the smell. There was an awful smell of must as soon as you opened the front door which hit you. The whole of the corridors were like this though thankfully not the main rooms. I had to go and buy air freshener and open all the windows before it was bearable. The carpets are quite heavily stained in the main area leading up to first floor. The bedrooms here were OK though it would have been nice not to have towels that had bloodstains on and sheets that were marked with something. The living room was lovely but the remote control was missing for the TV. It was eventually found at the end of the stay under the unit. It was also quite dusty in here. The kitchen was lovely and big but the kitchen table was rickety and very sticky. It had to be cleaned before usage. The utensils were all filthy and all had to be washed before usage. The freezer was unusable due to it being completely iced up and the fridge could also do with defrosting as it was also heavily iced. Tea towels stunk of grease so I had to wash one before it was usable. The utility room was horrendous, the smell in there made it completely unbearable. The tumble dryer still had water in it so that had to be disposed off before use. The upstairs rooms were fine but the en suite on the top floor does suffer from low water pressure so if somebody is having a bath or shower downstairs it can't be used for at least an hour as you won't get any water apart from cold. This should be made clear. I did ask for extra bedding which was left folded on the bed settee. I eventually found the duvet and one pillow just thrown into the ottoman at the foot of the bed, which has a broken lid.
This is such a beautiful house it is such a shame that the upkeep is sadly lacking. The whole place could do with a thorough deep clean and some maintenance done on the property.

We also found a small amount of ice build-up at the back of the fridge and in the freezer, although this was by no means excessive and did not prevent either appliance from being used normally.
We did not find any evidence of the other issues mentioned in your review. Nonetheless, your comments have been passed on to both our housekeeping and maintenance teams to ensure every aspect of the property is carefully checked and up to our usual high standards.

"Lovely place, really comfy and cosy."
Everything and more you need for a comfortable stay. Lovely, log burner that we didn't get to light as the weather was beautiful late October.
Loved it. We will definitely be looking to book again in the future.
Possible considerations: the sky light in top floor single room could do with a clean/replacing.
Could do with an outside light on the courtyard. There might be one, but we couldn't see it.

"Overall, it was a nice place to stay."
Very well equipped, particularly the kitchen. Lots of towels. Spare bedding if needed. Washing machine and dryer provided (although a clothes horse would have been useful, and would probably save the owner money on energy usage). The listing was somewhat misleading, saying that there were six steps up to the property. There were, but there is also a staircase indoors going up to the accommodation. We had a party member with limited mobility and this was a struggle at times. The smallest bedroom on the top floor had a velux window which didn’t open-it was quite hot because of this. Location is very nice, and the lido is due to re-open next year.

We are also in the process of installing a new clothes dryer rack for guests to use and can only apologise that the original does not appear to still be there.

"Plenty of room for the 8 of us,close to shops,cafe,bakery and pubs."
No welcome note from the owner of the property or contact number if any problems arose.No cleaning products ,half a bottle of washing up liquid ,and we had to buy toilet rolls near the end of our stay.The single bedroom on top floor had skylight window that did not open and was quite uncomfortable to sleep in as the weather was quite sunny the week we stayed ,and quite humid at night,we tried to contact sykes cottages a few times about the skylight but could never get through.The house is over a bargain booze but there was no problem with noise from there, the big issue is that the tesco express practically across the street,had a delivery almost every morning and they were usually around 7 a.m and very noisy,also woken up by bin waggon one morning around 5,30 am didn't have a single good night's sleep the entire holiday.We would not stay again simply because of being woken up so early and so frequently
Thank you for your feedback, we are sorry to hear that you were woken during your stay by noise from the Tesco store further down the road. This is not something that has been raised before.
We would also like to apologise that you did not find the welcome folder that is present in the property. We have checked with the cleaning company who attended both before and after your visit and they confirmed that the A4 black Welcome Folder was in the property during your stay and would have been in the kitchen or lounge when you arrived. This folder includes numerous helpful sections including details about the property itself, recommendations for local amenities, the Wi-Fi password and contact details for both the holiday agents and our handyman who is on call in the event of any problems.
We can also confirm that toilet roll, and a spare roll in each bathroom is provided for all our guests and cleaning cloths and dishcloths are left in the kitchen by the sink before guests arrive.

"This was an excellent property to stay at."
The house itself was lovely and well appointed . The house has the added bonus of being central and within walking distance of all local amenities. We had a marvelous time.
