    . the welcome pack was a lovely touch.... the cottage is as listed , spacious, well decorated, clean and tidy. It is very well appointed with everything you need home from home . Kitchen is perfect , layout , size and again everything you may need... support was on the site , Matt from maintenance attended immediately to those requests that keep the cottage in excellent condition , thanks Matt, also supplying local knowledge of walks from the estates. Perfect weekend for me and my family for that special birthday treat . Thankyou.

  • "We loved staying at Grubbings!"

    Such an amazing setting. Loved the peace and tranquility of the estate, especially when elsewhere in the Lake District was so busy (expected in August). Pool was fantastic and particularly great for the children. The property itself was really nice.A couple of small things which could be improved would be information about how to access the cutlery drawer (hidden inside another drawer) and how to switch on heated towel rails. Really hope to stay again in the future. Thank you!

  • "The tap water throughout is yellow!"

    ! If it’s meant to be it would have been helpful if there was a note saying so. We had to buy bottled water as we didn’t know if there was a problem and the shop was shut every day when we got back so no one to ask. Great accommodation and location though.

  • "Very spacious and well equipped."

    En-suite shower difficult to use as it had the tap sticking out on one side and a soap holder on the other side, impossible to use without banging your elbows. The other shower was great but it meant everyone ended up using the same shower. Swimming pool great. Outside space could be better arranged, having a communal bbq area directly outside our bedroom windows wasn’t great. Particularly for children trying to sleep.

    Very comfortable and homely. One concern was the hob hood, 3 members of our family caught their head on the corner whilst at the hob. We had a lovely time in Grubbings and the swimming pool across the way. Definitely recommend. Thank you

    The wood burning stove made it really cosy. I believe the property is being refurbished soon, with a bigger kitchen which will be so much better as the existing one was a bit of a squeeze at times.

  • "Had a lovely weekend here celebrating my daughters 40th birthday we stayed in the Grubbling cottage this sleeps 10 and we had lots of space."

    We booked slots for the pool it said heated and I found it OK but some of our party found it cold. The little shop is great but a bit expensive have to say nothing is to much trouble for them. On a negative note we went Friday to Monday check in is 4.30pm and checkout is 9.30am so effectively you loose 2 days

  • "We've all had a brilliant time staying at Grubbings cottage, everything was lovely, cottage is very spacious & got everything you need, lots of beautiful surrounding cottages too & everyone had a ball in the pool (which you can use more than once a day if not already booked) The grounds are stunning & the shop is well stocked & the Lady in the shop is especially helpful."

  • "A lovely, large cottage in a beautiful, quiet location, well equipped with excellent swimming pool and table tennis, just yards from our cottage, which we used daily."

    We were able to book the pool for our own use. It should be noted that logs for the fire are bought from the farm shop and are not complimentary. Unfortunately, 2 bedrooms on the north facing side had damp/mould on the walls. There was dust in some areas and the cooker is difficult to regulate. Despite this, we had a wonderful time at Grubbings.

  • "Disappointed in the cleanliness of the Grubbings lodge this year, kitchen/lounge area floors were dirty in fact the kitchen floor was filthy don't think it had been cleaned for several weeks."

    The cleaning team are only teenagers who obviously don't know how to wash floors etc This time there was no smell of any disinfected been used in the kitchen or bathrooms. Also not checking the glasses and crockery. The furnishings ware also getting rather shabby now think need to be changed or at least refurbished. No sitting area as previous years the rattan seating has gone!! which is essential we all would like somewhere to sit in a relaxing area after been out all day, or even someone like me at 71yrs who doesn't want to go walking or out all day and who goes to Graythwaite cottages for a relaxing break now there is no where to sit....think you need to have a rethink about the outside areas more comfortable rattan seating needed, spoke to most of the quests and all of the same opinion....so Im guessing you will get quite a few bad feedbacks this year. A response to the above would be appreciated. Also why was the gym not open?

  • "The pool situation was joke, having so many cottages all trying to book their 45 minute slots is bad enough without the pool being closed for two afternoons in the week for private children’s swimming lessons!"

    ! This was outrageous! Not only was it unfair on paying guests it also brought traffic and destruction to our stay. We could not park near our cottage due to parents of local children who came for their swim lesson, the instructor and parents of the children were loud and inconsiderate to holiday makers, we were trying to have a bbq while sitting opposite a line of parents waiting for their children to finish their lessons. This felt entirely money grabbing of the estate! And not covid safe either! If the pool is only available for a maximum of 45 mins per day IF YOU ARE LUCKY then this should be advertised as such as we would not have booked it for our family holiday. Other than this the cottage was totally satisfactory however I agree with other online reviews there was no luxury touches what so ever. The photographs are misleading. The prices for this cottage in 2022 are outrageous and it would require serious improvement to warrant them. We took a break from our farm in Yorkshire to visit grubbings and due to the “private” swimming lessons felt like we had booked a week in Piccadilly. Incredibly unfair and disappointing.

  • "Overall we were really pleased with the accommodation."

    However if being totally honest the place could have been cleaner. The bedding and towels were immaculate, however the bathrooms and specifically the carpets & sofa seemed dirty and grubby. The location of the accommodation is in the most amazing location! The staff at the shop and the ground workers where so helpful and friendly. We could come back again.

  • "Lovely holiday in the Grubbings cottage."

    Cottage was exactly as described and was warm and cosy. The cottage is in an excellent location and has some lovely walks you can do from the cottage. The on site swimming pool was a great added bonus and both members of staff we encountered in the shop were very friendly. Will be looking to rebook this in the future!

This attractive and spacious, all-ground-floor property, forming part of a barn conversion, sits on the peaceful Graythwaite Estate, near Hawkshead.

HAWKSHEAD

Ambleside 5.1 miles; Kendal 17.4 miles.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy!
