  • "A truly great property, eight of us celebrated my wife's 70th birthday here, and what a great choice it was."

    A stunning house, every room is spacious, including the bathrooms, every room was warm, in fact too warm, everyone turned their room thermostats to 1 , and that's in February. Quality fittings were used throughout the house and were much appreciated, plenty of spacious seating and all the beds were extremely comfortable. The hot tub was appreciated by some of the group, and again,as with the house, it was the warmest they'd known, lastly the house was clean and well equipped, full marks to the owner for letting this superb property so it can be enjoyed by people like ourselves .

  • "As a party of 8 with 2 dogs, we all really enjoyed our stay at Pendle view."

    The house is spacious and comfy. There was lots to keep us entertained, especially the snooker table and jacuzzi and views. The owner was very helpful on the two occasions we contacted him. We did visit a couple of the local pubs (dog friendly) and made to feel welcome. The Dog and Otter do a very nice Sunday Roast. I had read on previous reviews that some curtain fitting were loose and this was the case with the bathroom blind in the main bedroom, other than that all was perfect. We would all come back again. Thank you.

  • "We had a lovely time at Pendle View."

    It was in a great location opposite a large park area for our dog and the garden was enclosed and private. Comfy beds. Large kitchen area as advertised. Easy walking distance to local shops, cafe & pubs. Only downside was house looking tired. Missing finer details. Have already given some feedback to owner. Some broken furniture, curtains, kitchen utensils.....

  • "Great location, fab views."

    Plenty of car parking. The property is spacious and well laid out with areas where you can sit if you want some quiet time. Lovely outdoor space although the paths were slippery underfoot - the weather was wet. The staff we met were friendly and helpful, arranging for extra bowls and toilet paper when we rang them. You might find it helpful to bring basics with you like tea/coffee, sugar, milk, bread, butter as nothing in provided as a welcome pack. There is a large supermarket within walking distance, though. As mentioned in previous reviews, the property would benefit from maintenance - the kitchen worktops were sticky as was the floor, some windows didn't close easily. The furnishings are looking tired; not all the curtains close properly. And not all the instruction manuals were available. We did have fun trying to work out how to turn on the hob! One thing that is disappointing, is that I left my crystal pendant on the bedpost - I hung it there every night. I messaged the number provided and was told they'd ask the cleaners to check and would post it if found. Despite messaging them since and telephoning, I have had no response. But, overall, we enjoyed our stay.

    Thank you for taking the time to give us feedback. The maintenance team have since been to the property and addressed the above issues. With regards to a welcome pack of food. We don’t advertise providing one and it is a self catering property. We provide one toilet roll in each bathroom and enough tea and coffee to keep you going when you first arrive, giving you chance to settle in before going to one of the three local supermarkets, all within walking distance. The instruction manuals can be found in the welcome folder, if you find any are missing we’d be more than happy to help with working appliances by providing replacement instructions or videos. We are sorry that your necklace wasn’t found, we can’t take responsibility for guests belongings. We looked twice for the necklace and if it had been found we would have returned it via post free of charge, like we have done in the past for previous guests. Property Owner

  • "Beautiful home, however lots of snagging points and strict list of rules to adhere to, which are listed all over the house, emailed and then re emailed to you on departure."

    Felt like we were on edge constantly, no music after 10 and no hot tub after 11. No hair dryer after searching reviews and seeing it should be in the main, lots of bulbs not working, sticky work surface in kitchen, curtains in upstairs rooms don’t block out the light as many are missing curtain rings, main en suite sink was blocked, and water pressure poor. Really didn’t expect this after the amount of money paid. The locals and location were lovely, couldn’t fault the views, just lots of snagging that feel should be addressed. We are air b and b owners ourselves and find the approach to tenants could be a bit more inviting. Very open house for a large family as long and you’re looking for a low key weekend away. Must add had a fantastic Indian from Zam Zam spice, very cheap and owners went above and beyond to stay past close to accommodate us. You’ve got to give them a try as a regular favourite of ours the food was 10/10 by far the best take away we’ve had!

As you can see from previous reviews we strive for our guests to have a fantastic holiday. As you have stated you are air b and b owners yourselves.   • "We had a fantastic week in Pendle View."

    The house was so spacious even for our group oof 9 adults. A 17 year old and dog. Beds were really comfy. We didn’t use the hot tub but did use the table tennis and pool table. Bath rooms/ en-suite were all very large. We didn’t have any problems so did not have to contact owner during our stay but we did contact them before our visit to change the one double into a twin. The communication was easy and we received a prompt reply to our request. Lovely welcome message on the chalk board when we arrived. Would definitely use again if we were all in the same area. ( It was not a problem for us as we ate out each day but if we were going to self cater for all meals it may have been nice to have some more kitchen dishes/utensils) This did not affect our fantastic stay here.   • "The house was perfect for our holiday with the family and grandchildren."

    Comfortable and spacious in a lovely position and in a surprisingly nice rural setting. Great views. Garden was secure for grandchildren and dogs. Just a couple of niggles. Island unit worktop was sticky and we could have done with some extra crockery for the 10 of us.

  • "The house was good."

    I was disappointed with the lack of a welcome pack, there were only 5 tea bags, a few coffee and sugar sachets. I have stayed in many properties, often providing milk, biscuits, cake even beer/wine. It's a thoughtful touch to have these when you arrive. There were lots of leaflets about the area, but no instructions for the tv or dvd, despite loads of dvds! I believe it is common practice for the hot tub not to be ready, which is a pity, as we couldn't get in till 3pm and had to leave by 10am. Therefore only giving 2 days access. These small things would have added to our stay, as this is not a basic property. It was great for our family, but we wouldn't stay again.

    First of all, thank you for taking the time to write the feedback and I am glad to hear you liked the house and found it to be great for your family. We are sorry you didn't feel there was enough included in the welcome back, we aim to provide enough to get you started when you first arrive (before you go to any of the three supermarkets in town), as we are a self catering holiday home. We will look into the instructions for the TV and DVD player not being available for future guests. The reason there is a wait for the hot tub to heat up to the correct temperature is that the hot tub is totally emptied, cleaned, refilled and left to get to the standard temperature after every booking, this is all done within a day if customers have departed that morning, we do try and get it ready on arrival but it is a process we ensure to do thoroughly so as not to disappoint customers during their stay.   • "A perfect place to relax with friends or family."

    The space and comfort are fantastic. Bedrooms and bathrooms are luxurious. A great outdoor space too, probably best enjoyed in good weather. However we used the hot tub and swinging chair daily and the lights around the garden made it cosy. The pool table was well used too. Thanks for a great stay, we didn’t want to go home.

  • "We recently stayed at Pendle View as a family of 10 with our four legged friends in tow."

    The house is amazing, enough space to all get together to eat or for games nights and also enough space to have some quiet time if needed. There was something there for all of us ages ranging from 3yrs up to 67yrs. We had a meal at The Park, the food was delicious, everyone thoroughly enjoyed it and the staff were fantastic. We visited Clitheroe Castle a short 15min drive from the property where the children enjoyed the museum activities and had lunch and play at Violets Deli, another fantastic bunch of people. Mrs Dowsons farm was another place we enjoyed. We will be visiting again, very highly recommended

  • "We’ve just had a lovely week staying at Pendle View."

    The house is beautiful-so spacious and tastefully decorated. The pool table in the living room was well used as was the ping pong table in the outside garden room. We used the hot tub everyday from our second day and absolutely loved it. Towels are supplied but either bring your own if planning on using the hot tub or be prepared to wash and tumble dry them after using the tub. It was a pity that Sykes advised the owners not to allow guests to open the bi-fold doors because they are a great feature of the kitchen. The Robinson’s responded quickly to a couple of queries we had which was much appreciated. Pendle View is perfectly situated to visit the coast within an hour. We also visited Skipton which was lovely too. We highly recommend visiting Finch Bakery and Brie Mine on Great Harwood high street. We also had a lovely vegan lunch at Holy Cannoli which is also just off the Main street. Can highly recommend the dog friendly The Park (within walking distance from the house) for one one the nicest Sunday lunches we’ve had in a long time! We can highly recommend Pendle View and would love to stay again.

  • "We booked Pendle View as a party of 8 for a retirement celebration, what a lovely week we had at this property, the photos don't do it justice."

    It was spotlessly clean, the house is a great size (big enough for everyone to have space but it still felt cosy) and the pool table and hot tub are great additions and were very well used by our party. The view from the house is stunning and the enclosed garden and field opposite were great for our dogs. There is lots to do in the surrounding area and we could easily have spent longer here exploring. The only very minor notes were there is not a BBQ at the property that we could find - it wasn't an issue but with such a nice garden it is a shame one isn't provided. We also could not find an iron at the property, but again this isn't an issue but worth noting. Thanks for a great week and hopefully we will be able to return in the future.

  • "We just returned from a fantastic stay at Pendle View for my mum’s 60th."

    The house was amazing and suited us all. Each bedroom was luxurious and well decorated which meant no one felt hard done by. On our first night the house was perfect for drinks and dancing. The kitchen area is a perfect party room. Members of our party loved the pool table and the TV was huge! The garden was so nice and we all enjoyed that (especially the dogs). Any issues/questions we had were promptly answered and everyone agreed it had been the best place we had been to together. Great location too and a big field across the road for dog walks. Tips- Hyndburn Bridge pub (20 minute walk) was absolutely gorgeous and dog friendly. Also we had an Indian from Health spice which we ordered on just eat and it was so good! Plus they gave us a free curry.

  • "Pendle View had everything !"

    We were a very mixed age group, (from 11- 75 years ) and I can honestly say everyone found something to do here. The hot tub was a great hit with all ages , as was the pool table . The younger people enjoyed table tennis too . The quality of the house was second to none, very comfortable and spacious . The weather was fantastic so we also made use of the lovely garden . And although the house is in a quiet area with rural surroundings those who wanted to could easily walk into town or set off for a longer countryside hike . Perfect for everyone !!!

  • "The property surpassed our expectations."

    The pictures did not prepare us for the size of the property, and although we were a party of 10 adults, at no time felt on top of each other. It was exceptionally clean and the garden was a lovely outdoor area, which, thanks to the unseasonably warm weather, we were able to make the most of. We hosted a murder mystery evening, and had plenty of space to hide clues. All in all, a great weekend was had and we would not hesitate to recommend others to book. There are lots of nice walks and eateries near by. We were well looked after at the Park Hotel pub and had a delicious meal and were at the coast in less than an hour. This property really has it all.

  • "Wow, what a phenomenal house."

    The property was beautiful. Spotlessly presented and a joy to stay there. The owners are incredibly lovely and unbelievably helpful which was a real plus point. They gave some great recommendations pre-visit and went above and beyond post-visit too. The beds were incredibly comfortable, the bedrooms were fresh and clean and the communal spaces were huge which meant we were really able to make the most of family time. The hot tub was immaculately maintained and was a lovely addition. We had hours of fun playing pool. The playing fields opposite the house were ideal too, the younger members thought it was great for a game of football. There were some really lovely walks in the local area and it was really handy having the welcome pack pointing out all the best routes. In all, I wouldn't hesitate to recommend the property and I wouldn't hesitate to return. Thank you to the Robinsons for such a lovely stay, we hope to return very soon.

  • "Brilliant stay!"

    The house was gorgeous! So spacious with lots of quirky unique art pieces all over the house! Plenty of facilities meant that a large family could stay wide spread without being on top of one another! All bedrooms are stunning with plenty of bathrooms dotted across the house!! A few snagging points for us were the summer house needed a touch of TLC, but didn't take away from the houses charm! The top step near the summer house was sinking meaning could be slightly dangerous for younger/ more unsteady visitors!!! The tub was incredible!!! Absolutely a favourite for everyone during the stay! The kitchen was full of fab facilities!!! We even cooked a full Sunday roast!!!!!!! Thanks again for a lovely weekend ❤

  • "Beautiful home exactly as advertised."

    We were all sad to leave but had a wonderful time catching up with extended family. In total, 6 adults, 2 teenagers, 2 young children and a dog stayed at the property and at no point did it feel crowded in such a spacious home. The kitchen has extensive cookware which made self catering for the 6 nights very easy. Plus it was a great place for the family to gather with it being next to the garden and jacuzzi. We stayed during some very stormy and wintry weather, but the property lends itself well to nights in, and if we did venture out there are two great pubs nearby that were welcoming and warm after a muddy walk in the nearby Forest of Bowland.   • "We recently stayed at PendleView with extended family."

    What a beautiful house! Very homely and gorgeous decor. All amenities catered for and large enclosed garden so the pooches couldnt escape ( a very important thing for us when you have two mischievous bulldogs) Hottub was perfectly attended to with someone popping by to check the levels. Owners were quick to respond over a small matter we had and quickly addressed. Bedrooms are super spacious. Wifi is superquick ( always a bonus when you need internet access) House is opposite a large memorial park which is ideal if you have kids who want to play ball games although the garden is also very spacious. House is very near to the town so supermarkets are minutes away for your shopping needs and loads of takeaway places if youre fancying something quick. Would definitely reccomend.

    The house was great had a few minor problems with facilities jacuzzi bath which leaked etc but main problem was hot tub which was green and scummy water for amount of time we used it didn’t seem right owner made aware but put down to us but I noticed another review said same so cut stay early also 6 of party got spots which when googled down to dirty hot tub filters thanks

We have a strict process when it comes to maintaining the hot tub and this is carried out before and after each stay. The hot tub and the lines are drained and power cleaned. The filters are removed and cleaned whilst replacing the previous bromine tablets. Once we are happy with the cleanliness of the hot tub, we refill it and carry out tests in line with the relevant guidelines. We attend the hot tub mid-week to ensure it is right for our guests by completing further tests. It states in the house rules that the charge of £150 is only applied from the good housekeeping bond if the rules haven’t been adhered to. For example, not showering before getting in the hot tub as products like false tan, body sprays and deodorants can affect the quality of the water. It is also important that guests use the hot tub correctly by not staying in the hot tub for long periods. We received your feedback as soon as you left our holiday home and contacted you straight away. We are always working towards better and better future bookings and will continue to make sure our guests have the best holiday they can. We are always available to help, even during the Christmas holidays.   • "Although the property was stunning and allowed our large family to be together with out being on top of one another we did come across a few problems during our stay We didn’t use the hot tub for the first night on advise of the property owners and the second day it rained from morning till night so we first used it on NYE night( 3rd day of stay) on using it we noticed that the inside of the tub was scummy and the water was foamy and had a strong odour to it !"

    We have a hot tub of our own so I know when it’s dirty/clean ! So we discontinued use, on NYD we opened the hot tub in the daylight and saw that the water was green and the smell had become worse ! So we didn’t use it the rest of the stay (7 nights) as I didn’t want to disturb the owners on NYD and it takes a day to clean and re fill and also may have incurred an additional £150 charge as stated in the property, which I felt was unfair ! ( this was one of the reasons we booked this property) The whirlpool bath upstairs didn’t work ? No water came out of the tap and when we tried to switch it on it tripped all the electricity in the house so this we couldn’t use either ! On the Sunday of our stay (day 5 ) the neighbours kept our young children awake until the early hours on the morning watching darts and parting in the garden, whilst I realise it was Christmas and everyone deserves to enjoy themselves I thought this was very excessive and didn’t feel we could approach them about it ! I did leave this feedback for the owners and didn’t really get a response as such except and apology and a promise of making it up to us if we return .

  • "Firstly wow - what a beautiful house."

    I wish i could live there all year round. This house has everything from hot tub, pool table etc. Plus it's huge! From the adults to the kids who stayed there with us - we truly had a very special christmas indeed.   • "Absolutely stunning home: the photos don't do it justice, it is even more beautiful and spacious in real life."

    I booked this house for a week's stay for a 40th birthday celebration with friends and it couldn't have been better. The pool table and hot tub were brilliant, and we loved the open fire too. The hosts were very responsive when we asked questions and set up the downstairs room to be a twin on request. Amazing stay and wouldn't hestitate to book again.

  • "Wonderful stay."

    Only problem was the large front room was quite cold. There was no obvious facility for increasing the heating. Some wood for the log burner would have been useful on arrival. Some sort of light above the pool table would have been useful. Apart from these slight quibbles it was a wonderful stay in a beautiful home.

  • "We loved the house and it’s facilities ."

    Struggled a bit with the oven and hob but my son soon worked it out ! I was surprised that there were no hairdryers or iron and board! Is this a Covid thing? Would have loved a couple of sun beds on the lawn as the weather was fabulous.

  • "We recently visited as a family of 6 ranging from teens up to 70's and a couple of dogs."

    Had a great time. We have not been to the area before so enjoyed exploring around the area. Its great for dog walks and we also did quite a bit of trail running. The house was superb and spacious for all of us, my daughter especially liked the pool table. We did have an issue with running short of pots and pans but the owner rectified the net morning, so great service.

If we had been made aware of any issues during your stay, we would have been more than happy to attend the property to help sort this out for you.     The Robinson’s have put a lot of thought into making this huge spacious house perfect for all seasons. We loved the top of the range hot tub and the enormous television. We loved the pool table snd the table tennis in the summer house. Our small dog loved the garden snd the space too. We take cottage holidays every year snd this place is the best we have stayed in. Great location with plenty of local attractions snd walks. We really needed longer than a week and will certainly stay here again

  • "Fantastic and beautiful place."

    The Robinsons have put so much love and care into the home. Thoroughly recommended. Hot tub was serviced mid week which was perfect as we used it a lot! The pool table was a firm favourite and the rooms were comfortable, spacy and with comfortable duvets and pillows. Ample towels provided. Fantastic washing machine and dryer too! All in all a wonderful week! Location was perfect for exploring the west coast/ lytham st james/ Blackpool etc as well as Yorkshire Dale's. ( would highly recommend a trip to ingleton waterfalls and white scar caves ! True gems). Thank you!

  • "Such an amazing property."

    We had a great time here and did not want to leave. The rooms are all perfect. The tv is huge and is great for watching films on, the pool table was a big hit. The jacuzzi bath was so nice and is huge. The garden is big and is great if you are taking a dog with you. Unfortunately it rained quite a lot so we did not get to sit out as much as we hoped but when we did it was nice, there is also shelter with a swing seat. The hot tub is huge and we used it a lot. It got quite dirty after a few days from us all using it so they came round to empty and refill it for us which we was thankful for. The kitchen and facilities are great, we easily cooked big meals for 10 people without struggling and there is a dishwasher. There is a utility room with a washing machine and dryer which we did use to keep on top of our washing and there was plenty of towels. There are plenty of supermarkets close by and also takeaways which we did order from a couple during our stay. It’s in a nice quiet area with a big field facing it and also not far from Pendle hill which was nice for a walk. We didn’t want to leave and would definitely like to return again in the future.
