    Everything we needed was there and more, lovely welcome hamper. Really comfortable beds. Situated in a nice village with a great playpark. Great for a large family get together. Lots of short toddler friendly walks nearby. Well equipped kitchen. Amazing, well kept garden with lovely water feature and some of our guests loved being able to go out on the Tarn on a kayak.

    You could not enjoy the cottage. The area ,walks,locals everything was just perfect EVEN THE WEATHER. Joanne & Terry are lovely people who really care about guests staying in their property.   • "The bed in back bedroom very comfy, the on-suite ok."

    Although the house was good there could be improvements. Seating in the kitchen wasn't that comfortable and also the front/garden room was cold and seating to low. The fountain feature looked good but thought you could hurt yourself on the sharp edge if you happened to stumble. Lovely village and Tarn. Pub was very good, food excellent, staff and locals very friendly. Would stay at village again.

  • "A wonderful week in a beautiful house with a stunning garden and beautiful views of the Tarn, which sporty individuals can make use of and the rest of us can sit and watch with a tea or a wine."

    It can be rare to arrive at a holiday home (and it definitely feels like a home, not a ‘let’) and immediately feel relaxed and comfortable, Clerk Beck cottage provided that feeling which made the holiday seem longer than a week. We loved the comfortable bedrooms and the different areas for a larger group to either spread out in or all come together to eat or play games, watch TV – both inside and outside. Admittedly, we found our spot in the kitchen/sofa area as so welcoming and the dogs could easily go in and out!! Jo and Terry were fantastic – not just as hosts, with each query answered efficiently & patiently but as individuals - we had a situation arise before arriving, where we had to make a special request and they were brilliant in accommodating when they didn’t have to. Thank you! With regards to the Lake District – it is as stunning as expected and there are also some great shorter trips to local beaches and south edge of Windermere to walk in surrounding areas on the days when a longer drive isn’t fancied or an end of day ‘top-up’ walk for the dogs. All in all – fantastic holiday enhanced by a lovely home.

  • "I went with my sisters, kids and grandparents and we had a fantastic time at Clerk Beck."

    The cottage is really big and plenty of space for all us, with lots of toys for the children and games to keep us entertained on very wet days!! The kitchen is very well equipped with lots of storage space. The beds are comfy too. The garden is beautiful! we enjoyed sitting out on the patio and going for a paddle on the kayaks early evening. We would highly recommend

    The property is clean and well equipped with plenty of things to do when the weather is wet. The owners were friendly and helpful and although they were away at the time they kept in contact.   • "This property is amazing, so welcoming and extremely well equipped."

    The garden is stunning with its mature plants/trees and the stunning water feature. The pictures don’t do it justice, especially the size of it. We used the tarn for kayaking and paddle boarding, which even the dogs enjoyed. In fact, we struggled to keep the dogs out of the water! They had an amazing week! We were lucky enough to have a full week of sunshine, so we enjoyed the garden to its full extent. The local area is fantastic for walking, dog walking and cycling. Local restaurants were fab - The Farmers at Baycliff, Naaz Indian & The Mill in Ulverston. The General Burgoyne pub over the road had just shut towards the end of our week there, so we only had a drink there before it shut until further notice, a real shame. We will definitely be looking to book this property again! The hosts were so lovely and helpful. You will not be disappointed if you book this property!!!!

    Plenty of space for large families Tarn beautiful with exceptional views and wildlife, and gardens reasonably well kept. Weather fantastic, no rain so were able to get out and about.     It’s amazing! The hosts are so welcoming and they cater to ensure the minutest of touches are there to ensure you feel welcomed and at home and we did. That said, whilst they are joined to the property you are there on hand for help but they are so respectful of your space. The kitchen couldn’t be more fully equipped. If I’d been unable to leave the property to visit all that the lakes had to offer I’d have been just as delighted. Grateful thanks to Joanne and Terry - we will be back.

    It was the perfect place to make memories at Christmas with our family of 10 of and our 2 dogs. The house is beautiful, homely and cosy warm with the log burner, it’s well maintained and very well equipped with everything you will need for a perfect stay and it was spotlessly clean. I had excellent communication from the owners before and during our stay, nothing was too much trouble. The garden and view was nice too and must be wonderful to use in the summertime. Thank you for letting us stay in your wonderful home and for our welcome gift. Best of luck for 2022 !

    Cottage perfect accommodation and location for family get together, we were 3 generations and there was plenty of room. Lots of extras such as children’s playroom, games and books. Garden amazing, spent a day on our paddle boards on the tarn. Weather horrible but what can you do......it was the Lakes! Would highly recommend this property.

    Lots of space and very well equipped with lots of added extras, welcome pack, doggie treats etc. The most amazing thing is the garden. Huge patio with lots of garden furniture and a BBQ. This leads to a massive lawned area perfect for football and finally at the end of the garden is the lake which is the perfect place to sit and enjoy the wildlife and soak up the tranquility of this beautiful place.

    The house was great, lovely bedrooms, brilliantly equipped kitchen, and comfy seating areas inside and out. The access to the tarn was such a bonus with plenty of swims, allowing for sharing with the swans and their cygnets of course. Clearly so much effort has gone in to making this a lovely holiday home and it was hugely appreciated.

    The garden is huge and the view from it is fabulous. The lake at the bottom of the garden is beautiful and we had lots of fun on the kayaks left by the owners. The welcome hamper was a lovely surprise and Joanne and Terry were so friendly and helpful. I would definitely recommend it and return for a 2nd visit.

  • "The hosts Joanne and Terry were excellent, they left us to enjoy our holiday and just dropped us a couple of texts to check all was ok which I thought was excellent."

    The house way exceed expectations and the photos do not do it justice. This house oozes charm and this is complimented by the quality of the decor, furnishings, equipment and location. The garden is just amazing and the kayaks were a great surprise which enabled us to have even more fun. The patio is wonderful on a sunny evening and the seating at the edge of the lake was a great place to watch the wildlife. I have already recommended this property to friends and hope to return one day. The location is good with Ulverston being close by and is a lovely little town. Sella brow area is great for kids and adults paddling and even swimming in some parts and It’s free to park along roadside (google maps is best to find it) Windermere is also beautiful but was extremely busy. Kendal is nice is you want a larger town. There are also some good beeches but the best ones seem to be west and if you are willing to travel a bit further, some real gems. We had an amazing holiday!

    The weather was good and it enabled us to make full use of the most amazing garden which leads right down to the Tarn.     situated in a very quiet village - only disappointment was that the pub was closed due to Covid 19 - we would not hesitate to travel there again with 4 teenagers as the cottage is very spacious and with 5 bedrooms ideal for large family. The owners - Joanne and Terry made us feel very welcome and the welcome pack left for us was a real bonus. We can't thank them enough for letting us use their beautiful holiday home

Lake Windermere 10 miles; Coniston Water 11 miles.

Ulverston is a traditional market town built around a cobbled main street. It boasts a fine selection of independent shops, café’s, and pubs with open fires and real ales. There is an extensive selection of eating places to suit everyone, from fine dining to traditional pub food. Ulverston is also well known as a festival town, with events ranging from flags and walking to art and music festivals throughout the summer months and with the renowned Dickensian Christmas festival in late November. It is the birthplace of Stan Laurel and world record holder of the biggest foam pie fight in the world giving a glimpse into the fun community spirited little town. There are excellent walks around the town and beautiful countryside, with views of the southern Lake District and Morecambe Bay. Home to the deepest, widest and shortest canal, which makes for a lovely afternoon walk with a pub at the end and views over the bay. All of the attractions of the National Park are also easily reached. The Furness Coast boasts sandy beaches and good birdwatching. Nearby family attractions include the South Lakes Wild Animal Park, Lakes Windermere and Coniston and popular Birkrigg Common, with its incredible panoramic views across Morecambe Bay.
