  • "Lovely barn conversion in an idyllic location very isolated."

    Well equipped and very comfy beds. We had a lovely time despite the weather and would definately recommend to family and friends. Would suggest some sign posts from the school to guide you onto the right tracks, we arrived in the dark and found it difficult to navigate the directions.

  • "We loved our stay at Hill Brook Barn."

    It is very remote and if we hadn’t had a week of howling winds it would have been very peaceful! Grace was very helpful and easy to get in contact with. The house is very well furnished with all important comfortable beds and well heated. The surrounding countryside is beautiful, this would make an excellent base for a walking holiday. Thank you.

  • "We have just returned from our second visit this year to this fantastic barn conversion, the fact that we have been twice in one year and we are already looking at booking for next February should tell you how wonderful this place is."

    Hill Brook barn is so comfortable , the cottage is finished to a wonderfully high standard and is spotlessly clean throughout, the surrounding area is glorious with so many wonderful walks in all directions and views that simply go on for miles. The owners Grace and John are on hand if you require any information on the area or the cottage and are both such lovely people to chat with , we loved having a cuppa with Grace chatting about the surrounding areas and life on the farm. Book Hill Brook farm I guarantee you will love it and like us be gutted when it’s time to leave but excited for our next visit ! James

  • "I would 100% recommend this holiday property."

    It is a beautifully converted barn: comfortable, exceptionally clean, modern, charmingly furnished and well equipped. I did not want for anything. The views and location are breathtakingly stunning. I grew up in Grindleton, where this barn is, and it was the perfect location from which to re-visit the place which I love and call home. The owners were extremely welcoming, friendly, helpful and great company, going out of their way for me who was visiting on my own. If you want wonderful walks, relaxation and wildlife (I have photos from the kitchen windows of the hares, deers, pheasant and, of course, cows and sheep) this is the perfect place. Plus, the Ribble Valley, Pendle Hill and the lovely surrounding villages and abundance of gastro pubs are a perfect backdrop to any holiday. The Ribble Valley is known as the food capital of the North! I felt like I was truly back at home, and I cannot wait to come back. Melanie

  • "We found the location, size and facilities perfect for our group."

    The property was very well equipped and comfortable as well as being roomy with plenty of bathrooms! The barn is in a quiet, fairly remote spot up a rough track after going through the owners farmyard etc so a little tricky to locate first time but no problems after that. Great walks, pubs and gorgeous scenery all around the area. Ideal if you fancy getting away from it all!!!

  • "Without a doubt, the best holiday home we have stayed in."

    Everything about the accommodation is quality. We took away two young children and their parents and it was ideal. There was so much provided for their amusement but because of the house's layout,we were never worried that might break something or get hurt. Not a place to go if you want to live the high life, but if you want serenity, magnificent views and some good pubs and restaurants nearby, you won't be able to improve on this. And a word too about the warm welcome and readily available advice from Grace, the owner. Marvelous!

  • "We had a nice stay at Brook Hill Barn, it was clean and the fixtures and fittings are of good quality as is the furniture, however the sofas in the lounge were very uncomfortable so this made sitting on them for watching TV on impossable."

  • "Really well set-up barn conversion."

    Everything you should need, at top spec. Exactly as described, or better. Wonderfully warm in autumn with the mixed weather we had, the log burner was not wanted/needed some evenings. It is as described - isolated, completely quiet. The single track access route was not an issue at all but c.a mile off the public road and for those wanting complete get away from it, perfect. I checked instructions given and then found the barn, and route to it on 'Google maps' . In the dark there might be uncertainty that you are on the right track and be confident as you drive right through the big farmyard. Worth checking out on google maps or Whatthreewords with 53.917,-2.363 or printing.obtain.haven respectively for the location of barn and work backwards to the new school of Bowland High which you drive around the back of from public road. The map location on the Website is a fair bit wrong and a postcode map search in this sort of rural area just doesn't work for locating property. Host ever helpful when needed and directions for arrival/help should not be an issue.

    It all comes together to make for a wonderful stay. You feel so relaxed the minute you walk through the door, lt's that homely.   • "The barn is an absolutely beautiful building, in a wonderful location."

    Breakfast on the patio in glorious sunshine (not always guaranteed in Lancashire, but we were very lucky) is an amazing way to start the day. There are some great walks on the doorstep and some beautiful spots only a few miles away. Grace, the owner, couldn’t be more attentive or helpful. We had a great week, taking in the coast, limestone pavements, local food and coming back to the barn every evening to watch some gorgeous sunsets. We wholeheartedly recommend the barn.   • "Couldn’t be happier with this holiday cottage - Grace made us feel incredibly welcome, down to some flags and bunting for the jubilee!"

    The barn is great; the kitchen wants for nothing and the rooms and bathrooms are big and luxurious. The views and the surrounding area were idyllic, and exactly the kind of getaway we were looking for. We stayed with two children under 4 and had no issues with the property in that respect. They particularly enjoyed the sheep, cows, hares, pheasants and ducks that visited us all week. P.s. Thank goodness for Grace’s directions - this place is truly off the beaten track. You will have to talk the supermarket delivery driver through it :)

  • "Pictures cannot adequately capture the beauty of this location."

    It is gorgeous! The approach to the house takes you along the River Ribble and through the stone cottages of the village of Sawley. The home enjoys uninterrupted 360-degree views of the Ribble valley, with Pendle Hill right out our bedroom window. A small brook comes through the property and there is a large deck out back from which you can enjoy your meals and forget about your day job. The barn was built to look 100 years old but EVERYTHING is brand new inside. Fully appointed kitchen/laundry, excellent bath/shower facilities upstairs and down, large family room and sizable beds/bedrooms. Extremely neat and tidy. The men in our group loved it. The women never wanted to leave. Grace is a friendly, responsive host that took good care of us. Unforgettable location/experience.

  • "It's difficult to fault this property but two issues occur to us."

    The lounge was rather dark and the settee was low- backed and not very comfortable. The induction hob did not work properly which made cooking meals for fóur difficult. We were alerted to this by the owner beforehand and they apologised in advance. It is to be replaced shortly. Apart from those issues the property and outside area is superb, as is the location.

    n reply to your comments we are first of all pleased that overall you enjoyed your stay. To address your comments regarding the dark lounge there are two decent sized windows in the room but as the sun only reaches this room in the evening. If the skies are overcast during the day the light can be dull. We installed lots of lighting in this room as we have throughout the property. We are sorry you did not find the settes comfortable as they were an expensive purchase. The hob is to be replaced on Friday 22nd October. Thank you for your comments. Property Owner

  • "We really enjoyed our holiday in Hill Brook Barn, what an amazing place."

    Clean and comfortable, everything you might need provided and to a high standard. Away from it all, just what we needed, just open fields and sheep for our neighbours. We loved playing with our remote controlled cars on the patio and nearby lane. We were lucky with the weather, I was even sunbathing on one of the sun loungers provided. We have been booking cottages for the last 30 years and usually only garden tables and chairs are provided so I was impressed to find the loungers there especially since they were of a very good quality. There is plenty of walks straight from the doorstep and nice places to visit near by, places to eat if you don't feel like cooking. Grace, the owner, is very friendly and eager to help if there is a problem. There was a nice little hamper left to welcome us, thank you Grace. We don't normally go back to the same cottage twice but we loved this place so much that we plan to book another week soon.

  • "A beautiful, well presented modern property."

    Spotlessly clean and with some nice little touches such as the welcome pack. A lovely sitting out area, which catches the morning sun and is a lovely place to sit and have breakfast or late night drinks. Nice and secluded, up a farm road (watch for the speed bumps) with just the local sheep and cows for company. The helpful owner lives in the next property, far enough to still be private, yet close enough if any help required. Comfortable beds and great showers helped make this a great family break There are some great places to eat in the area such as the Brown Cow in Chatburn, Calfs Head in Worston and some great villages such as Downham with it's little Ice Cream shop.

  • "Very well equipped property in a stunning, isolated location."

    The property enjoys views in all directions, including Pendle. The wildlife are memorable with a deer and a family of hares sighted plus an assortment of birds. Peaceful. Two generous bedrooms each with a nice view. The third bedroom is smaller and has no window as such but relies on a window in the roof for natural light. Strong WiFi. Property location makes access to many different destinations easy to visit.

  • "What a beautiful location and accommodation."

    The barn was recently renovated, combining modern comfort with traditional charme. A real heaven of peace with everything you need: comfortable bedding, strong wifi (adjustable in each room), functional bathrooms and and a perfectly equiped kitchen (we even baked muffins). And to us : what a stunning location, nesting in an intact nature - with plenty of fun neighbours to observe all day long: sheep, deer, hare, pheasant, ducks, oystercatcher and plenty more birds singing. Resting amongst the scenic splendour of the Pendle Valley, in a wonderfully remote area of Lancashire, you will find this contemporary holiday cottage, Hill Brook Barn.

On the grounds of the owner's farm where you can watch cattle and sheep frolic in the fields as you soak up the beauty of your rural surroundings, this beautiful barn conversion is a fantastic choice for families or groups of friends in pursuit of a countryside adventure.

Sitting in Grindleton near to Chatburn, you can find the stone-built cottage settled down a single track lane in an idyllic position; park up outside and enter the feature glass-fronted porch before making your way into the inviting sitting room to light up the woodburning stove and begin your relaxing retreat amidst your loved ones as you sink into the sofa with a refreshing beverage in hand.

Move through into the kitchen/diner where everyone can gather around the table to keep the chef of the group company, the kitchen area hosting every essential for a self-catered stay, with a handy dishwasher to assist too!

Also on the ground floor you can find a convenient utility and also a shower room, with a family bathroom on the first floor too, giving you a choice of how best to prepare for your day.

Find the three beautifully-presented bedrooms on the first floor too, made up of two king-size rooms each with their own en-suite shower room and a separate twin too, which can be made into a super king-size double bed on request, each room boasting rustic beams and a stylish interior.

Spend time sitting outside in your own private garden, listening to the soothing sounds of the flowing stream, before heading out to explore more of this scenic area.

Stroll along the Grindleton Brook making a lovely spot for an early morning stroll amongst the fresh countryside air, or make your way into the nearby village of Chatburn, home to a Post Office, pub, convenience store, Chinese takeaway and even an ice cream parlour, there's plenty of choices to take your pick from after a fun-filled day of exploration.

Take a walk to the village of Sawley on the River Ribble where you can spend time at the river bank enjoying the widlife and the countryside to work up an appetite before eating out at the well-renowned Spread Eagle.

Visit Clitheroe where you can attend the Clitheroe Castle Museum to learn more about the local history, heritage and geology, with plenty more restaurants being found here too, or spend a day in historic Skipton, home to its own imposing castle and golfing opportunities, it also boasts an idyllic day out at any time of the year.
