  • "Just returned after a lovely New Year break at Rose Cottage."

    The cottage was perfect for our needs and is suitably located for those wishing to explore what the Lake District and Cumbria has to offer. The cottage was clean and tidy, and the log burner gives it that cosy feeling, which is also great after a long day of walking and exploring. The communication with Sara and Paul was amazing and we will definitely visit again in the near future.

  • "Rose Cottage is a little gem in a beautiful location."

    It is tastefully decorated, with lovely touches and has everything anyone would need for a relaxing stay. Our dog loved the many surrounding walks. The Derby Arms, half a mile down the road, serves lovely food and is a very friendly place to spend an evening. Will definitely return to Rose Cottage!

  • "A beautiful old characteristic cottage that is comfortable and cosy."

    My favourite spot was the window seat to read, or take in the view of the lovely cottage garden and beyond. Located in a quaint small village with a great country pub serving beautiful food and a community shop to get all your basic needs. We visited Cartmel and Grange over Sands which are well worth a visit and just a short drive away. Coniston was a longer drive but again absolutely beautiful. A peaceful and relaxing week had by all. Not forgetting to mention the lovely welcome gifts and great communication from the hosts. Thank you again!

  • "The cottage is very damp with wet patches on the bed head wall (second bedroom) and damp patches in the sitting wall to the left of the fire place."

    The smell of damp is strong and unpleasant, the owner seems surprised we complained, to mask the damp smell there are 2 strong air fresheners in the cottage and a small dehumidifer in the cupboard under the stairs. The fan in the bathroom does not work and the electric towel rail did not work for the last 4 days of our stay, water leaks from the shower screen onto the floor. The steam when showering, with the window open, produces excessive condensation on all the hard surfaces it is wet to the touch, mould is visible on the bathroom ceiling above the window. The owner controls the electric heating remotely, we were cold so increased the radiator temperatures which were then turned down remotely. The landing radiator was set at only 7degrees C (Frost Setting), when we increased the temperature it was again turned back to the frost setting remotely. Further examples of damp in the kitchen include a soggy wet cardboard box of dishwasher tablets under the sink, the smell of damp when opening the top kitchen cupboards all the plates and bowls felt cold and clammy, bubbling paint and rusty metal showing through on the top of the microwave oven. The owner claimed that a slipped tile that was causing the damp, the damp problem is far more than just a 'slipped tile', the whole cottage feels clammy and damp. It is an old cottage but that is no excuse for this level of dampness, we have lived in a 200 year old cottage which not damp. The cottage looks ok superficially but the pervading damp made this property the worst Sykes cottage we have stayed in.

    We are sorry to hear that you did not enjoy your stay at Rose Cottage, but hope the you were able to enjoy the surrounding beautiful locations and lakes during your stay . Please note that your vocal dissatisfaction from the outset prompted us to offer you the opportunity to be refunded and relocate which you did not take advantage of. Then our builder attended and found only a loose tile which he fixed and a broken fan which could have contributed to some of the suggested issues. To clarify, the radiators are maintained at 20 degrees and we are happy to adjust them whenever guests request, which you did not. Clearly we will take note of your comments and as ever strive to improve, although most of our guests enjoy the cottage and all it has to offer. Property Owner

  • "We had a wonderful week at Rose Cottage."

    The cottage itself is really pretty and extremely cosy with everything you would need for a comfortable stay and the secure cottage garden is perfect for relaxing in with both sun and shade as required. And the neighbours are amazingly friendly. The location is perfect for exploring the lower lakes and we enjoyed visiting Grange over Sands and Cartmel, just a few miles away. We went on the steam train and took the boat up to Bowness which is really pleasant. There is a local pub about 1/2 mile away that does nice food and an outside pizza oven two nights a week. At the back of the pub is the community shop, run by volunteers, which sells everything including wonderful homemade cakes. We thoroughly enjoyed our stay and would definitely stay there again.

  • "We had such a lovely time staying at Rose Cottage."

    Set in a small very quiet village with a local shop & pub, it was so lovely to sit out in the garden area with a coffee listening to the birds or just nothing at all! There were lots of walks in the village for walking my golden retriever Scout. We visited Halecat gardens on a morning walk from our cottage. It was a great location to be based for exploring the wider Lake District as well. We visited many wonderful places including, Bowness on Windemere, Ambleside, Grizedale forest, Brown Howe, Tarn Hows, Hawkshead, Cartmel and Grange over sands. Cartmel and Grange over sands are a 10 minute drive and definitely worth the visit! Scout loved our walk through Grizedale and Tarn Hows is certainly one of the most beautiful sights I've seen in a while. The cottage was a perfect cozy place to return to for evenings and had everything required for cooking an evening meal. The TV was a smart TV with all apps you would need to pick a film or a series. The garden was secure and gated for Scout and the neighbors were very friendly. One thing to consider is that to enter and exit the village you do have to turn off the A590 which is a very large 70mph dual carraigeway. A little nerve wracking at first without a slip road to turn left but it has a central area to wait in if turning right out of the village. Just something to note before booking if you wouldn't be comfortable with this.It was perfectly manageable especially after doing so for a whole week. Thank you so much for having us!     So good to hear you enjoyed your time at Rose Cottage. Its a good point about the turn off from the A590. There is an underpass that can be accessed by making the left hand turn for Meathop and Ulpha as you approach. It cuts back under the road and avoids the need to cross the fast moving traffic stream, which can be unnerving in summer time with all the holiday traffic.   • "We very much enjoyed our two weeks staying at Rose Cottage."

    It was clean and attractive. The location was quiet and easy to find. Good pub nearby and great walks for dogs. Easy access to The rest of the Lake District and the Yorkshire Dales. We strongly recommend Rose Cottage. Richard, Sally and Honey the Labrador.

  • "Oven and contents all very dirty."

    Barbecue filthy and unusable. Black mould round the bath and tiles. Parking, very difficult access and manoeuvring. Needs warning. Very obtrusive road noise when in garden which was directly beside the road. Beds and bedding clean and comfy.

    Rose Cottage is a real gem.   • "Pros: lovely cottage, great location close to many lake district attractions."

    Nice enclosed dog friendly garden. Modern feel to the property. Cons: property can get a little chilly. Nothing on arrival, no coffee or milk to welcome someone for a weeks holiday after a long drive, one very thin tea towel, no hand towel for kitchen, tiny bit of washing up liquid left (for a 1 week stay). Oven heating element broken and hanging down (made cooking tricky).

  • "I booked a four week stay at Rose Cottage (24/02/23 - 24/03/23) and I cannot thank Paul and Sara enough for the care they have put into ensuring their holiday cottage has all that is required for a comfortable stay."

    I never wanted for anything. My stay was not for holiday purposes, so I required everything you would need to look after yourself during that period of time. I was not going out for dinners or sightseeing, I was working. Simple things such as being able to cook meals for myself and having the necessary implements to do so, was a huge benefit. So many times I’ve been in holiday homes where essential items such as saucepans are missing or not supplied, or simple items such as tea towels/hand towels are not provided, which can all make for a very frustrating stay. That was not the case at Rose Cottage - I had everything I could need. Also, being allowed to have my pet cat stay was a huge plus. I also loved the fact Paul and Sara contacted me, prior to my arrival, to ask whether I wanted their cleaners to come in on their regular scheduled days or if I’d like to arrange something else (due to the length of my stay). I asked that I be allowed to keep the home tidy myself, and they were happy to accommodate this request by providing additional bedding, linen, cleaning products, etc. I felt that Paul and Sara fully understood and respected my “do not disturb” request, and were completely accommodating in that regard. Rose Cottage and its owners, Paul and Sara, made my stay feel very homely and comfortable, and I would highly recommend to anyone, whether it be for a short or long stay, or for holidays or work purposes. PS. Even the neighbours were lovely; very friendly and helpful. PPS. The village community shop is a great little place to pick up any essentials, and the lovely ladies who run it were very friendly and helpful.

  • "This is a really nicely equipped cottage in an excellent location to explore the Southern Lake District."

    My only criticism is that having specifically booked a cottage with a log burner, no logs were available. Other than this small issue we would book the cottage again if visiting this area.

  • "Spent a lovely week at Rose Cottage."

    The location is perfect, with easy access to the national park particularly the South Lakes. We found the cottage was very well equipped and had a lovely secure garden for our pooches to play in. Had some lovely walks around Arnside, and Haverthwaite as well as the immediate surroundings of the cottage. Would definitely recommend the location and the beautiful cottage.

  • "Fantastic location for exploring south lakes."

    Everything is on your doorstep , great walks through village hall car park and onto the common 40yds away from your front door. Cracking local pub 10 min walk away, not a tourist rip off. Cottage itself has everything you need and unlike most “holiday” cottages I’ve stayed in, I could happily live in this one full time. It was spacious, picturesque and comfortable. Never got to meet the owners Paul and Sara, but they touched base via text on our arrival to let us know they were there to be contacted should we have any questions/problems etc. Thank you Paul and Sara, had a fantastic vacation in your lovely cottage Bob, Claudia and Max the collie

  • "We really enjoyed our stay at Rose Cottage."

    The house was comfortable and unusually well equipped so we had everything we needed. I liked the stylish furnishings and lovely touches around the house. A drawer full of maps and walking books was really welcome too. The beds were super comfortable. There’s a lovely little garden which gets the evening sun and we enjoyed sitting there when we returned from our days out. There is really no negative feedback to offer! There’s a lot to see and do within 30 mins of the house. One quick recommendation to people staying here in the future is that we thought the gardens at Levens Hall were fantastic on a sunny day and there’s a great cafe. I would not hesitate to recommend the cottage and am likely to return in the future.

  • "Upon arrival at rose cottage, it looked beautiful from the outside, also there was one car parking space available for the cottage."

    Going inside the cottage it was as beautiful as the outside, would highly recommend it to family and friends. The only problem we had was that there was no Iron provided. We rang the number provided and spoke to the owner and we where told that there should be a new Iron in a box. We told the owner that it could not be found anywhere and was told that was all he could do for us. This was disappointing as other than that everything else was perfect.

  • "A lovely cottage beautifully situated."

    Dedicated safe parking space just a few yards from the garden. The cottage is warm, comfortable, and nicely decorated, the kitchen well supplied with crockery, pans and utensils. The garden is well kept and enclosed, a must for dog owners. There is a village shop and friendly pub half a mile away, dog friendly and serving good food. There are two nature reserves within walking distance, with Kendal and Windermere a short drive away. Rose Cottage had everything we needed for a relaxed and memorable holiday. I hope we will stay there again.

  • "Superb stay at Rose Cottage."

    A beautifully furnished, cosy, comfortable cottage with everything of extremely high quality, including a really well-equipped kitchen. The village is very quiet, but accessibility to other areas is incredibly convenient with the A590 only a few minutes away. Some beautiful walks and bike rides right from the cottage door, and the owners were lovely and very helpful. Highly recommend a stay here.

  • "We really enjoyed our week at Rose Cottage which we found well equipped, clean, and comfortable ."

    In particular, the wood burning stove was easy to use and extremely efficient and the lounge was very spacious and cosy. The shower was "work in progress" , with the power shower and taps fitted and working, but the old electric unit and hose still left in place but redundant and disconnected from the mains water supply. We had an initial problem with the heating system controls but this was swiftly rectified by Paul the Owner. Witherslack is a charming village with a shop and good pub , and well located for exploring the beautiful Lake District .

  • "This cottage was very well appointed and had everything necessary for a self-catering holiday."

    We particularly appreciated the little enclosed garden with table and chairs so we could sit outside with our dog in the evening sunshine. The sitting-room was very comfortable with two large sofas and the kitchen had a large table for meals, and even a dishwasher and a washing machine/tumble dryer if required. The cottage was situated in a quiet village and the neighbours were very friendly. The Derby Arms Pub was within walking distance and provided evening meals. The location of the cottage was conveniently situated for touring the southern lakes with a good road network nearby.

  • "Rose Cottage was fantastic, already looking at a few dates to come back again!"

    Great location quiet location within the Lake District, Witherslack seemed a quiet place, which was great for us, we didnt explore the immediate area, but used our car to get to other places which was handy - very close to Grange on Sands & Cartmel, & about 30 minutes from Windermere. The cottage itself is beautiful, a little old-y vibes, which we loved - everything worked perfect & the cottage is very well equipped, I cant think of anything that wasnt there! So grateful it is dog friendly, with an enclosed space he could explore! We had minimal contact with the owners, as we didnt seem to need to contact them for anything - however the contact we did have, they were lovely & very polite.

  • "Rose Cottage is full of character and has a homely feel."

    The location is perfect with views of the beautiful countryside. The cottage has everything you need for a relaxing break and Lake Windemere is within a short drive. There are some good cycling routes from Witherslack and we enjoyed fishing on the Ulverston Canal. Lots to see and do. Covid-19 many parks and attractions are online pre-booking only, some already fully-booked during our stay (Aug 20). So plan ahead for your trip. We would definitely recommend Rose Cottage and will be returning.

  • "A lovely cottage with quiet surroundings and easy access to lots of low level mountain walks."

    We found it very homely with very comfortable beds and a fully equipped kitchen. Could not fault anything. The weather was not kind to us but after lighting the fire and a good shower we were ready for dinner either locally or cooking in. We would book the cottage again if we are in the area.

The property

This quaint whitewashed semi-detached cottage rests in the village of Witherslack in the Lake District, looking as though out of a fairy-tale, this picture-perfect cottage will be a perfect home-from-home for your trip to the Lakes.

Rose Cottage is an ideal property for a small family or some avid walking friends wanting to test their limits on the peaks and fells in this wonderful area.

Find yourself relaxing in the evening in the snug sitting room, where two sofas await you after a brisk walk, rest your feet and warm them with the woodburning stove set in the fireplace, and flick on the Smart TV.

Expect to find exposed wooden ceiling beams throughout, and classic wooden cottage doors continuing the idyllic country style, offset by bright white and cream walls and modern fittings.

A fitted kitchen/diner houses all the cooking essentials you’ll need to prep some tasty meals, or prepare a picnic so you can eat your lunch with a spectacular view on a hillside in the Lakes, whatever you choose the cream units and wooden worktops will be a delight to work with.

Set up the dining table and gather the party around to share a lovely meal, before enjoying a drink outside in the enclosed garden taking in the last bit of sun and warmth of the day in the summer months.

Come upstairs when your eyes feel heavy and find two bedrooms on the first floor and the family bathroom; choose from a double or a twin room, both enjoying delightful bed linen and furnishings, creating a wonderfully calming area to wind down in at the end of the day.

The newly refurbished bathroom features a walk-in shower where you can wash off the day.
