  • "We had a fabulous weekend for my daughters 50th birthday all woman age range from 17 to 75 Eden mill was very comfortable and we really enjoyed the outdoor facilities and we loved the stream."

    We will definitely be returning.

We are very happy to hear that you had a good time at Eden Mill. The stream is actually the original mill run of the Mill, with the water coming from a hill close to Kendal. The Mill itself is more than 400 years old. As a matter of fact I actually grew up on a working water mill, so it was a bit of back to the roots when I purchased Eden Mill back in 2018. • "The property was fantastic for our group size."

The beds and pillows so comfy and the overall cleanliness, amenities and comfort was fantastic. Our group would love to return as it is such a great base for a walking holiday. Easy access (check in and out) and helpful having a contact too. Only recommendation is to provide a surface spray in kitchen and more dish cloths, I think next time we’d take a scourer. We took everything we needed and had a food delivery which was perfect. Amazing stay, the sauna and hot tub were fantastic. Space for all 16 of us to dine was such a bonus too.

thank you for this very positive feedback...we will take up the points you make with our cleaning company who provide the towels and cleaning products...so hopefully we will get this sorted very soon...we always aim to improve and admittedly you live and learn...! Property Owner

All the facilities in the house were fantastic and all the utilities to hand. Only feedback I would provide is possibility of a tv in every bedroom. The outdoor facilities were fantastic. We will definitely look to return in the summer next time so we can enjoy the wonderful outdoor space

Many thanks for this very positive feedback. And it is true that we are taking some pride in the outside area, although we had some wind and frost damage last year but all trees and plants have been recovering well...on the TV point raised by this guest: guest feedback has been varied on this point and not all the bedrooms have the space for a TV. But we will be having another look. Anyways, we hope to see you again in summer! Property Owner

We were a group of 17 and this house felt more spacious than we thought. It was clean and inviting and the garden is stunning! We had no issues with anything. The road is a busy road but we barely heard it especially at night. Plenty kitchen equipment to use. Would definitely recommend.

  • "Collective reviews from the 8 families sharing the accommodation: Check out time was too early, especially for very small children."

Lack of basic sundries made it inconvenient For example. No salt, pepper and oil in the kitchen. We understand that it's self catering, but in previous establishments these basics have been supplied. There was also not a mop or broom available, nor a kitchen spray, despite this being expected. So we found it difficult to keep on top of the cleanliness (we had weaning children within our party). There was only 2 tea towels in the kitchen, when we expected towels to be supplied. 15 adults and 2 tea towels is not near enough. Only one wash cloth and one sponge for the kitchen sink, same issue as above. No fire lighters for the BBQ, again in the discription we anticipated for some to be supplied, same goes for the sauna (wood but no fire lighters). We didn't feel that the hot tub was in fully working order (you could only have bubbles on one side at any one time, not simulatiously around) Car parking allocated for 8 cars, however, one space was full of debris and unusable, someone had to park on the road.

Thank you for your feedback. We will take up some of the points with our cleaning provider such as a lack of tea towels and sponges. There is a mop available and fire lighters for the sauna are usually provided so I will have to investigate what went wrong on this occasion. We do not provide fire lighters for the barbecue. It is true that in the corner of the rear car park there is some firewood but there is still plenty of space for four cars as we have seen with other guests. We also checked the hot tub and it is in full working order and no hot tub is quite the same in terms of how the jets work. Despite Eden Mill being a high quality property and offering outstanding value for money when compared to any other form of accommodation (hotels, B&Bs, etc) for a large group we offer a phone service to solve any smaller issue and a call out service for any significant problem (for example there is a large ASDA only 10 min away so that this guest would not need to have suffered from a lack of tea towels, sponges, fire lighters, etc). Of course it is difficult to be 100% perfect with a large property such as Eden Mill and some guests leave this large property not in a very good state which makes change overs a challenge, but we will of course strive to continue to uphold our high standards. And it is fair to say that all the points raised by this guest are of a minor nature and can be easily rectified. Property Owner

Just two small points of note, the five barred gate has a loose hinge at the bottom and although most visitors probably would not need it shut,we had small children in our party and had to keep it shut when they were around.Secondly we could have done with more oven space, that said the kitchen facilities were much appreciated by us.Three fridges provided plenty of room for our celebration weekend food and drinks.

Thank you for your positive feedback. And yes, it is a great place, and we love Eden Mill and its heritage a lot ourselves. Of course, we will never be perfect as every guest has a different emphasis and different expectation, but we like to think that most guests will be very pleased with the property, and the incredible value it represents when you bear in mind that the cottage sleeps twenty in comfort, and any alternative holiday accommodation for 20 would be multiples of what we charge. Many thanks for this very positive feedback. Eden Mill is more than 400 years old and we believe that it has finally found its real purpose as a holiday let..and we believe we succeeded to a large degree in marrying the old with the new, and give our guests a special experience. • "Great house."

Garden also really well laid out but small - nowhere to kick a ball around. Inside we found the lounge quite dark. This could be improved by cutting back the over enthusiastic wisteria. This would also allow use of the balcony which was so overgrown it was not useable. There was obviously a new cooker but few of the pans would work on it - it was frustrating working out which ones would and would not work! The non workable ones should be removed and a few more ones that do work would be desirable. The 9.00 am limit on the last day was a significant drawback and we did not appreciate the threats of fines for any overstay. We thought this could be done in a less severe manner.

Many thanks for the constructive feedback. As a matter of fact the wisteria will be cut back shortly as we are also replacing the wooden decking of the balcony with composite decking. With regards to the new induction cooker we actually replaced all frying pans and pots with those which are designed for induction cookers, so this is a bit of a strange thing and we will check on that. The 9am deadline on a Friday morning is unfortunately also a reflection of the constraints we have on the cleaning front as most cleaning companies are still understaffed, however, to compensate for that we have a check in time of 3pm on a Friday instead of the usual 4pm. But if there are specific constraints we will always try to accommodate our guests. Property Owner

  • "We absolutely loved our stay however we rang Matt a couple of times for things that weren’t working and these were not resolved in our stay."

The lights to the outdoor area would not work at night therefore when we were using the hot tub at night we couldn’t see which was dangerous. The hot tub wasn’t working properly on the Friday the bubbles only seemed to work one side. Then we also rang regards the tv in the lounge. We wanted to watch the FA Cup final but couldn’t get it working. It said no signal we tried everything which was a shame as a group we couldn’t watch it. We couldn’t find anything in the house to help these issues. Like I said previous the house is beautiful and the photos don’t do it justice and it’s perfect for a large group it was just the above problems we had issues with. Also under the sink in the kitchen was leaking which we noticed just before we left on the Sunday. We cleaned it all and put a pot there just in case.

“We are very sorry to hear that some things were not quite perfect. We did check on all of it as soon as we heard about these issues. The Antenna issue has been fully resolved and there was a fault in one of the distribution boxes. This said it is a large smart TV and you could have probably watched the FA cup via the internet on the ITV hub. Strangely enough we never received a call about this as we would have responded immediately. The hot tub works fine, but it is worth bearing in mind that you can adjust the jets both on top and at the jets themselves. With regards to the outside lights we had actually the electrician there about two weeks ago, so we are a little bit unhappy to hear that the problem had not been fixed at the time. Anyway, in the meantime the electrician has been back and addressed the issue. The kitchen sink was very easily resolved as a plastic screw had just loosened up. But of course we are very happy that overall this guest had a very positive experience and we will do our best that this is the case for all our future guests at Eden Mill." Property Owner

  • "The parking is tight for 8 cars especially if you have bigger cars."

There is no blind/covering in the room that sleeps 4 people in the side that has the Velux window so very bright in there - awake very early as it’s so bright. The hot tub was only really hot the first night. Apart from the above we really enjoyed our stay and had a fantastic time and the house and garden are really great plenty of space for everyone and there were 20 of us altogether. Would definitely recommend the house to anyone.

We are a little bit disappointed by this feedback. The hot tub issue could have been easily resolved as occasionally the hot tub goes into economy mode and it takes two clicks to get it back into standard mode...With regards to the roof window it is the first time that we have had this complaint over the last two and a half years of trading, but we will look into this. And it is obviously the only room that has a roof window. Most of the time parking is ok, and usually four medium sized cars can be parked in the front and four in the back...Anyway, we are happy that otherwise his guest had a very enjoyable time. Thank you for this very positive feedback! We stayed in the property ourselves over New Year and that is when we decided that despite the fact that "old" cooker which was only 6 months old was not quite fit for purpose. So we decided to replace it and switch from gas to induction and have a larger oven. As a matter of fact we did the same with some of the beds and we now have one super king bed in the property as well as a king size plus new bedside lights. Trying to improve on what we have is very much in our DNA, so we love it when our guests comment on that. Property Owner

Generally it has been very challenging to get good and reliable cleaners in 2021and many cleaning companies are struggling for staff. However, I am very surprised to read this comment as we get contacted by Sykes on many occasions and we are trying to accommodate our guests as much as we can, especially as our new family run cleaning company has been very flexible as well. We enjoyed all the facilities and especially loved the soothing stream running in the garden with the wonderful views of the surrounding countryside. Great time had by all. Only points to note but it did not spoil our holiday are the following: 1. Cooker - when lit the flames shot out very far, potentially dangerous. 2. Extractor fan needs a new filter as grease was leaking down when we used it. 3. Dishwasher in the main kitchen needs attention as the spray arm has dropped, therefore not spinning on the wash and dishes not being cleaned. Also, the pull out tray does not glide smoothly causing the breakage of 1 wine glass an cereal bowl. 4. In the bedroom on the top floor with the fire escape stairs one of the knobs was missing from the bed which is potentially dangerous as the exposed edge of the metal is quite sharp. 5. A few buttons were missing on the sofas
